My Local Concierge MY LOCAL CONCIERGE is an exclusive membership service bringing Personal Luxury into your everyday life or travels.

Private transport, Gastronomy, Accommodation, Tours & Activities, Yacht charter, Villa services and Personal assistance; nothing is too much for our intelligent and intuitive lifestyle managers who’s expert knowledge and locally sourced contacts coupled with an attention to detail that only vocational individuals possess, means that you are always in safe hands.

My Local Concierge offers 4 types of service level to suit different expectations and requirements.

The Property Management Department Our Property management Department is a separate division of My Local Concierge, dedicated to their industry and working hand in hand with our lifestyle managers.

Our Property Management department are a team of professional, honest, multi-lingual people that will ensure your home or holiday residence is in safe hands.

Property Management can be contracted independently or as an add-on to our Private Concierge membership programme.

Property Management Each property, each owner, each situation is unique which is why we offer a tailored and bespoke Property Management service as opposed to a set package.

We do have a basic level however included in all of our Property Management contracts.

Included in our monthly fee are all the following: •Secure Key holding •Dedicated representative in Marbella all year •Emergency call out 24 hours a day •Weekly check of the property to include • Airing the property • Flushing toilets, running taps and showers • Check for damp and mould • Inspect all window, doors and alarm • Check lights and power is on • Check appliances • Water balcony and pot plants • Check mail • Check for pests and vermin •Visits detailed in a monthly report with photos and any advice regarding necessary repairs

Property Administration In addition to the management of the property itself certain home owners also require our assistance with administrative matters pertaining to their property in Marbella.

My Local Concierge Villa Management team can take care of all of the following for you if required.

•Organise the electricity contract with Endesa Sevillana.

•Organise the water contract with Acosol •Organise the telephone line connection and fibre optic connection with Telefonica •Organise mobile phone lines for your family •Organise IPTV services for International tv channels •Ensure utility payments and community fees are made on time •Organise to pay the annual non-resident property tax declaration and/or tax due on vehicles •Organise home insurance quote and payment •Represent you at your community meetings

Cleaning We offer high standard cleaning services with a variety of options to suit your requirements. Whether you are a permanent resident, an occasional visitor, or plan to rent your property to guests just choose what you need and we will take care of the rest.

Options include: •Regular cleaning for home owners •Linen and Towels •Dry Cleaning •Changeover service •Spring Cleans •Window Cleaning •Seasonal Management for rentals •Departure cleans •Mid – week cleans •Daily maid service

Property Maintenance All properties require elements of maintenance and our team of qualified servicemen are here to help whether it is a regular programme that is required or an emergency repair.

Additional options Many of the more miscellaneous options that you will require as part of your lifestyle in Marbella are covered within our Concierge Membership programmes however, some of the following can also be part of your Property Management arrangements with us.

Rental Management Some of our home owners decide to also rent their property to guests on a seasonal basis and look to us for a full Rental Management service in addition to their own personal Villa Management requirements.

Villa Rental Management includes: •Consultation and advice in preparing your home for rentals •Viewings with agents •Liaison with agents regarding confirmed bookings •Client screening •Complying with the Andalusian Holiday Rental Laws •Provision of Guest services directory via our Concierge website •Meet and Greet service for guests •Welcome packs for the arrival of your guests •Cleaning services •24/7 Concierge membership options for your guests • Itinerary planning • On call Concierge • One off reservation requests

Pricing Basic Villa Management Prices are per annum •4 bedroom apartment/villa : 1995€ •5-8 bedroom villa : 2149€ •8 bedroom + : POA

Property Administration Tasks involved with property administration are charged at our hourly rate of 40€ p/hour.

Once the initial organisation is in place most clients have 2-3 hours per month added to their villa management contract.

Cleaners are charged at 15€ p/hour

Property Maintenance Our handy man is charged at 20€ per hour. Other Maintenance is paid at the workman’s hourly rate + cost of materials or per job.
