Hot, Fast Market Making Slight Shift STUART

- The real estate market appears to be slowing, and while the downward shift has been noticed by Realtors across the Treasure Coast, the latest Martin County market first-quarter update supports this trend with some very convincing data.

In the first quarter of this year, sales dropped by almost 20 percent from the previous quarter, and as compared with the same quarter in 2021, there was a 25.1 percent decrease, according to Florida REALTORS. Only 508 closed sales occurred in Q1.

As for inventory, while it remains on the low side, it is trending upward. The market has seen its first increase in available homes since late 2019. First-quarter listings totaled 702, which is a 15.6 percent decrease over the previous year.

A very bright spot is that inventory has not had a drastic decrease like it has experienced in previous months. Available homes on the market have been decreasing month-by-month from June 2021 to January 2022. And just this past February, a slight

“This should alleviate some of the inventory issues, as some buyers will hold off on their purchase to see what the interest rates continue to do.”

In the first quarter, the median sale price of $526,350 is 16.3 percent higher than Q1 last year, and the average sale price rose 18 percent from $775,728 to $920,927. According to a National Association of Realtors report released this month, five of the top 10 top markets for increases in median home price were in Florida (Punta Gorda, Ocala, Lakeland, Tampa, Sarasota).

Another trend that is holding steady is that sales in Martin County are going, on average, for 100 percent of the listing price.

When a buyer submits an offer for a particular property, it is recommended they bring their highest and best to the table.

There hasn’t been much wiggle room as there was a year ago, when the closed sale price was 96.9 percent of the listing price.

That said, many aspects of a transaction are negotiable, which is why it’s imperative to employ a Realtor skilled in negotiations.
