Ifthepreliminarytitlesearchuncoverspotentialproblems,abuyercanrequirethatthose problemsaresatisfactorilydealtwithbeforeclosingonthehome.

Inaddition,owner’stitleinsuranceprotectsbuyersagainstamyriadofrisksthatnoteven themostcarefultitlesearchcanuncover,includingthingssuchasforgeddocuments, undisclosedormissingheirsofapreviousowner,fraud,willdispute,andunrecordedclaims ofmanytypes.

Withouttheowner’stitleinsurance,thelegalcoststoresolvesuchtitleclaimscouldeasily beinthetensofthousandsofdollarsandwouldhavetobepaidoutofpocketbythebuyer -nottomentionthestressthatsuchsituationswouldcausetothebuyer.

Owner’stitleinsuranceisoneofthemostaffordableinsurancepoliciesapersoncanever buy.Unlikeotherformsofinsurance,thereisonlyaone-timefeeatclosingforthepolicy, whichfinanciallyprotectsthebuyer’sinvestmentforaslongasthebuyerorthebuyer’s heirsownthehome.

So,ifsomeonetellsthebuyerthattheowner’stitleinsuranceis“optional”,thatcertainly doesnotmeanthatthebuyershouldnotgetit.Virtuallyeverylenderrequiresalender’s titleinsurance,butthatinsurancedoesnotprotectthebuyer.
