Family-owned manufacturer Nu-Way Industries relocated and consolidated their operations from Des Plaines to a 260,000 sq. ft. facility at 2301 Lunt Avenue, bringing 250 employees with a plan to hire 10-30 more. This $9 million relocation project converted a warehouse space to a modern manufacturing facility.
In 2024, several key developments marked significant progress in Hoffman Estates. The Compass Datacenters project officially kicked off with demolition of the former Sears Campus and earthwork . Meanwhile, Bell Works Chicagoland continued to thrive, attracting new tenants and fostering a vibrant community atmosphere.
As of February 2025, the city proposed a redevelopment plan for the East Peoria Riverfront area, encompassing approximately 375 acres along the Illinois River northeast of Interstate 74. The plan aims to stimulate private investment through tax increment financing (TIF), facilitating site assembly, public improvements, and infrastructure enhancements.
In a market where new commercial development opportunities have been stymied by high interest rates and material costs, Oswego has continued to experience significant commercial and residential growth in 2024. Village staff worked diligently with several development groups on those projects including Core Acquisitions, Kite Realty, MJK Real Estate, PMAT Companies, along with various homebuilders.
Over the course of the last 14 months, the Village has approved over 330,000 square feet of new commercial development that includes two new dealerships (Hawk Cadillac & Volkswagen), a Woodman’s development with 7-9 new outlots for future development, a new Portillo’s restaurant, and a Cooper’s Hawk restaurant. In the residential sector, the Village permitted 459 new single family homes and approved new final plats for 537 new single family homes and 411 new townhomes all starting development in 24’.
In early 2024, construction started on a new city square and the redesign of Chicago Street in Joliet. These projects are slated for completion by late 2025 and are expected to transform the downtown business district, making it more family-friendly and positioning it as a destination point.

CRE Advising transacted the sale of 1529 N Fremont Street, one of the only development deals that actually put a shovel in the ground in 2024. The project includes a fully entitled development site in Chicago’s Lincoln Park neighborhood, to CityPads and Wayland Real Estate Capital. The forthcoming five-story, mixeduse development will include four stories of rental housing above 9,500 square feet of retail space with parking spots. The project will feature highly efficient units ranging from studios to two-bedroom layouts, alongside community amenities like a fitness studio, co-working lounge, and activated outdoor space.
Eastdil Secured facilitated the sale of 150 N Michigan on behalf of CBRE Investment Management, and their lender MetLife. Situated in Chicago’s Loop, this iconic 39-story skyscraper, completed in 1983, rises 582 feet and is celebrated for its distinct slanted façade, earning it the moniker ”Diamond Building.” The transaction marked a milestone as the first major Chicago office tower sale exceeding $50 million since July 2022 and set a precedent as the first deal in the market this cycle structured with seller financing.
Colliers’ Capital Markets team of Steve Disse, Jeff Devine and Tyler Ziebel brokered the sale of a six-building industrial portfolio in the Chicago MSA in 2024. the sale was one of the larger multi-building industrial trades in the Chicago market last year.
151 units spread across seven California-style buildings, located in the Sheridan Park Historic District within the Uptown neighborhood on Chicago’s north side. A standout aspect of this deal was the buyer’s assumption of the seller’s existing loan, featuring a sub-4% interest rate locked in for the next five years. St. Clement Catholic Church in Lincoln Park, built in 1917-1918, required restoration after a century of weathering. The project balanced historic preservation with modern techniques, focusing on the Byzantine-style copper-clad limestone dome, which stands 80 feet above the nave. The Archdiocese of Chicago enlisted Berglund Construction and Thornton Tomasetti to repair 16 steel trusses, restore limestone on the buttresses and drum, and fix deteriorating copper roofing, flashings, and gutters.

During the fourth quarter of 2024, Trammell Crow Company (TCC), a leading commercial real estate developer, signed a lease with COUR Pharmaceuticals at Evanston Labs in Evanston, Illinois. The lease for COUR Pharmaceuticals represented a relocation of its headquarters, R&D lab, and pilot manufacturing plant. The company will occupy approximately 50,000 square feet across multiple floors of Evanston Labs, a 10-story, 178,800-sq.-ft. Class-A advanced sciences lab building that delivered earlier in the year. David Burden with Colliers International represented COUR Pharmaceuticals in its lease while Dan Lyne and Brandon Green of CBRE represented TCC.
Medical-surgical manufacturer Medline Industries signed a 214,560-square-foot lease in Northbrook. Transwestern brokers Kyle Robbins, Andrew Davidson, and David Burkards represent owner and partial occupier Astellas Pharma in its commercial real estate dealings at not just Northbrook but worldwide. Medline plans to move into the North tower of the two-building, 432,000 Sqft office campus in the second quarter of 2025. Along I-294, the property has superb signage and an appealing new amenity offering. Tenants have access to a cafeteria, 400-person meeting space, fitness center, new tenant lounge, and walkable retail at a mixed-use park.

The Varsity in downtown Evanston transformed the historic Varsity Theater into a modern mixed-use space. Originally built 98 years ago as a single-screen theater, the property had been largely vacant since 1988.

Inspired by LOT’s fleet and Poland’s landscape, the design blends deep blues, soft lighting, and warm copper tones, with a suspended copper chain ceiling fixture serving as a striking focal point.
