Berglund Construction is leading the restoration of Waukegan’s historic Carnegie Library, focusing on preserving its cultural and architectural significance. Family-owned manufacturer Nu-Way Industries relocated and consolidated their operations from Des Plaines to a 260,000 sq. ft. facility at 2301 Lunt Avenue, bringing 250 employees with a plan to hire 10-30 more. This $9 million relocation project converted a warehouse space to a modern manufacturing facility.

VILLAGE OF HOFFMAN ESTATES

In 2024, several key developments marked significant progress in Hoffman Estates. The Compass Datacenters project officially kicked off with demolition of the former Sears Campus and earthwork . Meanwhile, Bell Works Chicagoland continued to thrive, attracting new tenants and fostering a vibrant community atmosphere.

EAST PEORIA, TAZEWELL COUNTY

As of February 2025, the city proposed a redevelopment plan for the East Peoria Riverfront area, encompassing approximately 375 acres along the Illinois River northeast of Interstate 74. The plan aims to stimulate private investment through tax increment financing (TIF), facilitating site assembly, public improvements, and infrastructure enhancements.

In a market where new commercial development opportunities have been stymied by high interest rates and material costs, Oswego has continued to experience significant commercial and residential growth in 2024. Village staff worked diligently with several development groups on those projects including Core Acquisitions, Kite Realty, MJK Real Estate, PMAT Companies, along with various homebuilders.

VILLAGE OF OSWEGO

VILLAGE OF PLAINFIELD, IL

Over the course of the last 14 months, the Village has approved over 330,000 square feet of new commercial development that includes two new dealerships (Hawk Cadillac & Volkswagen), a Woodman’s development with 7-9 new outlots for future development, a new Portillo’s restaurant, and a Cooper’s Hawk restaurant. In the residential sector, the Village permitted 459 new single family homes and approved new final plats for 537 new single family homes and 411 new townhomes all starting development in 24’.

JOLIET, WILL COUNTY

In early 2024, construction started on a new city square and the redesign of Chicago Street in Joliet. These projects are slated for completion by late 2025 and are expected to transform the downtown business district, making it more family-friendly and positioning it as a destination point.

360 N Green is a premier office development in Chicago’s Fulton Market, redefining the area’s northern boundary by extending Class A office space north of Metra’s Union Pacific West line. Developed by Sterling Bay and designed by Gensler alongside Sterling Bay Design Studio, this 500,000+ RSF tower integrates cutting-edge workplace design with premier amenities, including two outdoor terraces per ﬂoor.

CRE Advising transacted the sale of 1529 N Fremont Street, one of the only development deals that actually put a shovel in the ground in 2024. The project includes a fully entitled development site in Chicago’s Lincoln Park neighborhood, to CityPads and Wayland Real Estate Capital. The forthcoming five-story, mixeduse development will include four stories of rental housing above 9,500 square feet of retail space with parking spots. The project will feature highly efficient units ranging from studios to two-bedroom layouts, alongside community amenities like a fitness studio, co-working lounge, and activated outdoor space.

150 N MICHIGAN

Eastdil Secured facilitated the sale of 150 N Michigan on behalf of CBRE Investment Management, and their lender MetLife. Situated in Chicago’s Loop, this iconic 39-story skyscraper, completed in 1983, rises 582 feet and is celebrated for its distinct slanted façade, earning it the moniker ”Diamond Building.” The transaction marked a milestone as the first major Chicago office tower sale exceeding $50 million since July 2022 and set a precedent as the first deal in the market this cycle structured with seller financing.

SIX-BUILDING PORTFOLIO SALE IN THE WESTERN SUBURBS

Colliers’ Capital Markets team of Steve Disse, Jeff Devine and Tyler Ziebel brokered the sale of a six-building industrial portfolio in the Chicago MSA in 2024. the sale was one of the larger multi-building industrial trades in the Chicago market last year.

In 2024, CRE Advising facilitated a significant lease agreement at 600 N Villa Avenue, Villa Park, Illinois. This 28,000-square-foot industrial property, situated on a 5.5-acre site, secured a long-term lease with Rose Paving, a prominent national provider of Parking lot management, asphalt and concrete services. The building, designed for dual tenancy, allocated the majority of its space to Rose Paving, enabling them to expand their operations within the Chicagoland area.

SMURFIT WESTROCK LEASE IN PLEASANT PRAIRIE, WI

Cushman & Wakefield successfully acted as dual agent when they represented W.P. Carey and Samsung in the long term lease at Chicago’s largest available industrial property—a 1.55M SF facility at 701 Central Ave., University Park, IL. Through a strategic marketing campaign, the team secured a long term lease with Samsung immediately upon vacancy. This landmark transaction, one of the largest single-building leases in the Midwest, highlights C&W’s industry leadership, innovative leasing strategies, and ability to deliver transformative real estate solutions for owners and tenants.

In June of 2023, Dermody purchased the former WE Energies’ power plant in Pleasant Prairie, WI, with plans to build LogistiCenter at Pleasant Prairie®, a build-to-suit industrial park with unparalleled access to rail, water, and power. St. Clement Catholic Church in Lincoln Park, built in 1917-1918, required restoration after a century of weathering. The project balanced historic preservation with modern techniques, focusing on the Byzantine-style copper-clad limestone dome, which stands 80 feet above the nave. The Archdiocese of Chicago enlisted Berglund Construction and Thornton Tomasetti to repair 16 steel trusses, restore limestone on the buttresses and drum, and fix deteriorating copper roofing, ﬂashings, and gutters.

As one of the largest office lease deals in 2024, this project reﬂects Sterling Bay’s ability to meet the unique needs of a fast-growing fintech company while boosting leasing momentum in the Fulton Market District—one of Chicago’s most dynamic neighborhoods.

During the fourth quarter of 2024, Trammell Crow Company (TCC), a leading commercial real estate developer, signed a lease with COUR Pharmaceuticals at Evanston Labs in Evanston, Illinois. The lease for COUR Pharmaceuticals represented a relocation of its headquarters, R&D lab, and pilot manufacturing plant. The company will occupy approximately 50,000 square feet across multiple ﬂoors of Evanston Labs, a 10-story, 178,800-sq.-ft. Class-A advanced sciences lab building that delivered earlier in the year. David Burden with Colliers International represented COUR Pharmaceuticals in its lease while Dan Lyne and Brandon Green of CBRE represented TCC.

Medical-surgical manufacturer Medline Industries signed a 214,560-square-foot lease in Northbrook. Transwestern brokers Kyle Robbins, Andrew Davidson, and David Burkards represent owner and partial occupier Astellas Pharma in its commercial real estate dealings at not just Northbrook but worldwide. The design-build project, led by Berglund Construction and Perkins Eastman, serves as the new headquarters for the University of Illinois Foundation, located near the State Farm Center. The three-story, knot-shaped building features a ﬂoating brick façade, full-height curtain wall windows, and plaster soffit ceilings.

Wright Heerema Architects completed a build-out project for Grumman|Butkus Associates, transforming the workplace into a vibrant, collaborative environment. The design introduces zones for collaboration, focus, and socialization, accommodating various workplace dynamics. A welcoming reception decorated with an achievement wall sets the tone upon entry, while the layout reconfiguration increases desk capacity without sacrificing space.

The Barry-Hughes Performing Arts Center renovation revitalizes a 123-year-old building, transforming a historic brick and timber bow-truss structure into a ﬂexible, multi-functional space for generations to come. The building was an under-utilized asset on the Mount Carmel High School campus, a Catholic all-boys high school located in Chicago’s Woodlawn neighborhood.

Located in O’Hare’s Terminal 5 Headhouse, the 6,650 SF LOT Polish Airlines Lounge is the airline’s first in the U.S. This double-height space features tall ceilings and ﬂoor-to-ceiling windows overlooking the airfield. Inspired by LOT’s ﬂeet and Poland’s landscape, the design blends deep blues, soft lighting, and warm copper tones, with a suspended copper chain ceiling fixture serving as a striking focal point.

The Saint Grand brings boutique luxury living to Chicago’s dynamic Streeterville neighborhood. Envisioned as an “energized retreat” for residents, the interior space was designed with wellbeing in mind. Every thoughtful detail—from the mindful curves and exaggerated silhouettes of the furniture to the bold and playful nods to urban art to the rejuvenating glow of indirect lighting—enables an escape from the ongoing bustle of the city.
