MEET

PROPERTIES

MRE Properties is the real estate arm of the MRE Capital. MRE Capital is the private investment firm of David Williams, the Chairman and Founder of Merkle Inc., one of the largest marketing services companies in the world. MRE Properties currently manages a $50 million portfolio of commercial real estate all located in Anne Arundel County, Maryland. MRE will acquire existing real estate as an investment while also working through the entitlement and development of neighborhood focus mixed-use projects.

MRE has located their corporate headquarters in the West Annapolis neighborhood at 706 Giddings Avenue, the first development project taken on by the firm. Since this project inception in 2016, MRE has acquired ten other properties in the West Annapolis neighborhood.

These properties and projects include retail, office, and residential components. MRE Properties is run by EJ Rumpke. Both David and EJ reside in Annapolis, specifically in the West Annapolis neighborhood.

WEST ANNAPOLIS NEIGHBORHOOD West Annapolis is located between Rowe Boulevard (MD Route 70), Weems Creek, the US Naval Academy, and Taylor Avenue. This area boasts premiere access into the City, has a commercial office district, a retail corridor, one of the top elementary schools in the region, and is a highly desirable residential community.

Compared to the entire City of Annapolis, West Annapolis boasts a median household income over $100,000 and almost double the median home value as the rest of the City at $806,000. West Annapolis is a family-centric neighborhood that embraces its village characteristics and feel. Households with families comprise a larger portion of households in West Annapolis (91%) than the rest of the City as a whole (54%).

OUR VISION FOR WEST ANNAPOLIS MRE believe West Annapolis is a true jewel not only in the City of Annapolis but for Anne Arundel County. We believe this area has the potential to grow into one of the most vibrant neighborhood villages in the state of Maryland. MRE, in partnership with the Community and local government, is trying to act as a catalyst for the continued revitalization of West Annapolis into a vibrant walkable neighborhood village that is serving its local residents as well as the broader Anne Arundel County community. To fully develop the potential of West Annapolis, MRE believes it is critical to have a vibrant retail and restaurant focus on Annapolis Street, a competitive Class A office market south of Ridgely Ave, and high-quality market rate housing available throughout the community.

MRE does not wish to see West Annapolis turn into a Towne Center, have chain restaurants, and become a bar/nightlife scene.

106-108 ANNAPOLIS STREET 106-108 Annapolis Street is the redevelopment of two parcels into a single 16,000 square foot building. The first floor of the building consists of 4,482 SF of rentable space and the second floor consists of four rental residential apartments.

GROUND UP DEVELOPMENT

MRE is currently seeking a restaurant tenant for the first-floor commercial space. The entire first floor can be one single restaurant user, or the space can easily be broken into a 3,500 SF space and accompanying 982 SF space.

MIXED-USE PROPERTY

Construction of this project will start in the late fall of 2020 and should last approximately twelve months, allowing a new restaurant group to open for the fall/winter holidays in 2021.

101-103 ANNAPOLIS ST 101-103 Annapolis Street is the redevelopment of two parcels into a single 8,000 square foot building. The first floor of the building consists of 3,734 SF of rentable space and the second floor consists of four rental residential apartments.

The first-floor commercial space is setup so we can have anywhere from one to four commercial tenants in the building.

The layout of the building provides space in increments of 925 SF that can be pieced together based on a tenant’s need. MRE is currently seeking a restaurant user to anchor the portion of the building at the corner of Giddings Avenue and Annapolis Street.

Construction on this project will start in the beginning of 2021 with an anticipated 12-month construction period.

4 RIDGLEY MRE acquired this old PNC Bank building in the fall of 2017. Since then, MRE took the building through entitlement to convert it into a coffee shop and juice bar. Rutabaga Juicery & Eats will occupy the building in the fall of 2020 and utilize the existing drive through to grow their business.

100 RIDGLEY MRE is redeveloping 100 Ridgely Ave, a two-story single-family home into a four-unit townhome project. This 6,200 square foot project will consist of four equal sized townhomes that are two-bedroom, two-bath, and have a basement in each unit.

This site will see a complete revamp in stormwater management upgrades, provide eight onsite parking spaces, and all the units will be available to rent starting at $3,500 per month.

Construction on this project will commence in early 2021 with an anticipated delivery nine months after construction starts.

706 GIDDINGS MRE redeveloped an existing 16,000 SF Class C medical office building into a boutique Class A office building that is 100% leased. This building was MRE’s first development project in Annapolis and upon delivery it immediately elevated the status of West Annapolis as a viable commercial corridor. This building has attracted the likes of a private equity firm, national law firms, regional law firms, and top tier non-profit organizations.

107 FORBES This development is a boutique trophy Class A office building located at the entrance to the city of Annapolis. This building was built speculative in nature. The 4,000 SF building is a jewel-box asset that commands the top street presence in the City. This building is ideally suited to be the headquarters for a small to medium sized firm or a regional office for a firm looking to establish their presence in the Annapolis market.

FUTURE DEVELOPMENT OPPORTUNITY MRE owns 15 Ridgley Ave, a parking lot currently leased to the West Annapolis Professional Center Condominium, Inc. This lease expires in 2025. MRE has early conceptual renderings to build a 30,000 SF office building on this site.
