THE PRICING Understanding Market Conditions A Seller's Market: This occurs when demand exceeds supply.

A smaller inventory of homes available gives the seller advantage over buyers resulting in increased prices as well as "bidding wars".

A Buyer's Market: This occurs when supply exceeds demand. This typically results in sellers lowering their asking price to gain advantage in the market.

A Balanced Market: This occurs when supply and demand are about the same. Sellers usually accept reasonable offers while houses tend to sit on the market an average amount of time.

THE PRICING What Factors Affect Pricing Past Sales:

By studying past sales for homes in your area and areas similar to yours, we will gain a clear understanding of true market value. This is the first step to establish your price.

Active Listings:

We study active listings to see what homes you are competing with in your area. Buyers will compare your home to similar actively listed homes as a basis when submitting offers.

Condition:

The condition of your home will factor into the pricing.

Any upgrades or renovations can increase your leverage. However, if the condition is less than desirable or repairs are needed, your leverage can decrease.

The Market:

Pricing your home is largely based on current market conditions. We will run a CMA (comparative market analysis) to help guide you set a price.

YOUR MARKETING PLAN I will set up a comprehensive marketing plan that will attract prospective buyers

Visuals We will use eye catching photos, videos, flyers, property brochures, and yard signs to highlight and bring attention to your home.

Social Media We will set up a social media campaign that will feature your home on my website, Facebook, Instagram and Google. Your listing will also appear on the MLS and several popular home search sites

Open House We will strategically distribute flyers, emails, and posts on social media to attract the maximum amount of interested buyers. By showcasing your property with an open house, we will create and target a highly qualified group of buyers.

PREPARING YOUR HOUSE Here is a checklist to help you prepare your home for sale. Taking a little time and effort to address these helpful hints can make a big difference in how quickly you sell and may help you get a higher price.

ELIMINATE ALL CLUTTER Clean out garage and basement Clean out and organize closets Pack away small decorative items Remove excess appliances and items from countertops Organize playrooms and toys Tidy exterior, yard, and walkways. Remove toys and outdoor equipment Mow lawn, trim hedges/shrubs, remove any dead or dying vegetation

MAKE NECESSARY REPAIRS Dripping faucets/leaking or running toilet Cracked walls and chipping paint Inoperable windows and ripped screens Re-grout tub/shower and clean tiles Repair any water stains from past leaks Replace any burned out bulbs throughout the house

HIRE A PROFESSIONAL CLEANING SERVICE Pay special attention to kitchens and bathrooms-all appliances and fixtures.

Stove, microwave, fridge, tub and sinks should be sparkling clean If necessary, have any carpeting or drapes cleaned, especially if they have odors Wash windows to allow more natural light into the home Mop and vacuum all floors Clean all trim, doors, cabinets, walls, and switch plates from smudges and fingerprints

DEPERSONALIZE YOUR HOME Remove family photos and artwork from walls and on display Pack up your collectibles and awards/trophies Remove anything potentially controversial, politically, socially, or morally inappropriate items

PREPARING YOUR HOUSE Gather your warranties, guaranties, and user manuals for items remaining in the house

Get replacement estimates for big ticket repairs. This will be handy when negotiations begin

Attract more buyers by sprucing up your curb appeal. A little effort can pay off big when the home is showing

Consider painting any rooms that have bold colors. Neutral color schemes are more appealing to potential buyers Small things such as a new doormat, new outdoor lighting, and placing a seasonal wreath on the door will all add visual value

Consider getting a pre-sale inspection.
