Only two things need to happen for us to officially start your home search:
We need an Exclusive Buyer’s Agreement on file.

1. We need to get you a Pre-Approval Letter for your home loan.
An Exclusive Buyer’s Agreement is a form that names the agent you have chosen to represent you. It is “exclusive” because you can only work with one real estate agent as your representative.
The reason you must choose one agent is because of the way buyer’s agents are paid. As you may know, the seller typically pays the fees for their agent and for your agent. And this only happens once the deal is complete. So in a standard transaction, all the work I do for you is free to you!
This is a wonderful service for buyers who have enough expenses already. But it also leaves buyers’ agents vulnerable if there is no Exclusive Buyer’s Agreement on file. What if I spend dozens or even hundreds of hours working for you, and then you have another agent draft the purchase contract, and then they get to collect the fee?
But when there is a signed Exclusive Buyer’s Agreement on file, I can confidently throw my resources into finding you a home, knowing that I will be compensated once you officially own the new home.
This is why almost all real estate professionals will require this Agreement before working with a buyer. In fact, if an agent offers to work without this document, I would run the other way! That agent is either desperate for business, horribly inexperienced, or a poor negotiator. True professionals will only invest their time in finding your new home when they are your exclusive agent.

Provide your financial documentation to a lender. Receive your pre-approval letter confirming the amount you can borrow
Work with a real estate agent to make your search more efficient
When you ’ re ready to make an offer, make sure the seller knows you ’ re pre-approved This will make your offer more appealing because the seller will know you can get the financing to close.
Respond promptly to all requests for additional information and documentation from your lender. Don’t change jobs, apply for a new loan (not even a credit card), or make any major financial moves until after you close on your new home.
Once the underwriting is complete, your lender will give you the “clear to close.”
Ask for a copy of your loan docs before your signing appointment so you can take your time reviewing them
Sign your docs in front of a licensed notary
Wire your closing costs as instructed
Sign the closing docs for your new home and collect your keys on closing day!
A pre-approval letter is a statement from a lender confirming how much money you qualify to borrow for your home loan.
You will just need to complete an online application and have a lender review your financial documents. In many cases, you can app;y today and have your approval within 48 hours!
The Pre-Approval Letter serves three purposes:
It confirms that you qualify for a home loan.
1. It tells you how much you qualify to borrow, so you’ll know what price range to look in.
2. And it shows sellers that you are a serious buyer, which will make sellers more likely to consider your offer.
3. The next page will outline everything you need to do to get your Pre-Approval Letter
Have a government-issued photo identification ready
Last two years of federal tax returns ready to present to the mortgage lenders
Last two years of corporate tax returns if applicable
Last two years of W-2 or 1099 statements
Paystubs from the previous 30 days
Name and address of all employers for the last two years
If you're a business owner, you will need to provide profit and loss statements

List of all current loans: name, address, account numbers, balances, and monthly payments
The lender will want to look at your credit score. Be prepared to explain any late payments, recent credit inquiries, collections, or judgments
If you currently own a property, have your property tax statements available
Prepare an asset statement, providing the lender with information about your current assets including bank accounts, retirement accounts, and investment portfolios
