Liverpool’s property industry appears to be showing tentative signs of the ‘upturn’ housing minister Margaret Beckett recently referred to. While talk of ‘the green shoots of recovery’, which has caused so much controversy of late may seem premature, there are definite indications that interest among homebuyers is rising. Agents in both the suburbs and city centre are reporting increased interest in properties since the start of the year. Mike Black, director at Blacks estate agents, said: “People are taking advantage of reduced interest rates, reductions in house prices and government incentives. “Even before Christmas we saw an increase in buyers and investors but since the New Year there has been around 25 – 30 per cent increase in viewings and offers.” Sheila Renshaw, proprietor at Priory Property Services, added:

The newly announced HomeBuy Direct scheme aims to boost the property industry across the UK, and could see more than 18,000 new sale homes provided to buyers. The new package to make housing more affordable has signed up 130 property developers who will agree to offer the scheme at their developments across the UK. This will see buyers secure a property using an equity loan, partly funded by the government and the developer. If that all sounds a bit complicated, we’ve been doing the legwork to find out exactly how this will benefit you the homebuyer, and the developer, here in the north-west.

What exactly is shared equity… A shared equity loan works by reducing the mortgage a buyer needs for a property. The Homebuy Direct scheme offers equity loans of up to 30 per cent, from the Homes and Communities Agency and the housebuilder equally. This means that, if the new home were to cost £100,000 then the buyer needs to find a mortgage, with a qualifying lending institution, for a minimum of 70 per cent of that cost, at £70,000. Shared equity is not the same as shared ownership, and is accessible to a wide crosssection of potential buyers. Eligibility Applicants to the scheme can earn up to £60,000, so it really does cover a wide range of customers, although to ensure that you fit the criteria, contact the Homebuy agent Homeshub on the details at the bottom of this feature. Unlike other schemes, it’s not restricted to key workers or social tenants, although these are desirable candidates. Other groups of buyers such as previous homeowners and those who have experienced a relationship breakdown are also eligible, but to qualify the buyer must not be able to afford a property in their local market. Criteria The applicant to the scheme must also be able to demonstrate access to savings or sufficient funds to pay, if required, a

deposit, which may be five per cent or more of the purchase price, as well as legal fees, stamp duty and the other costs of moving. A typical applicant will have a permanent contract of employment, although there are exceptions. They must not be names on a mortgage or be homeowners, must have a good credit history, and must be prepared to take out a first mortgage with a qualifying lender. This will be assessed according to your income, typically on a multiple ranging from three to four times your household income. Interest and payments The equity loans will cost you nothing for the first five years, after which the fee on the loan is 1.75 per cent, rising annually by the retail price index, plus one per cent. As such, the loan works as a stepping stone. After 12 months on the scheme it’s also possible to make part repayments of 10 per cent or more of the HomeBuy Direct assistance at the prevailing market value. Ownership of the property By purchasing a property on the scheme, you will still have 100 per cent title to your home, and can sell it on the open market without restriction. This also means that you are responsible for repairs and maintenance on your property. However, you will not be permitted to extend or alter the property without permission, as repayments to the agency should be a priority. A

future sale means that both the mortgage lender and the HomeBuy Direct agent are both entitled to a share of the proceeds. This exciting new scheme is sure to tempt potential homebuyers into making a purchase. In Venus: The Designer Florist, a chic rose patterned wallpaper and a tiled mythological scene promise the beauty suggested in the name; the rich hued flowers and intricate designs created by Claire Toner and her creative team certainly live up to expectation. Florist Elizabeth Mooney says customers are already making preparations for Valentine’s Day; they’ll surely find something apt in this treasure trove. Just a week or so prior to going to print, housing minister Margaret Beckett visited Tancred Road where refurbished homes under the Affordable Housing Development Company (AHDC) Rockfield Project have already seen members of the community enjoying their newly renovated homes. AHDC’s programme to energise the area bordered by Anfield Road, Back Rockfield Road and Lothiar Road was recognised at the Your Move awards 2008 with the Environmental Award for its energy efficient designs and installations, which see low costs for homeowners and added benefits for the environment. Adjacent to Anfield’s football stadium, the project is investing multi millions of pounds to transform the area for visitors and the local community. Ian Robinson, chief executive officer of AHDC, commented on the scheme: “What is so remarkable about the AHDC ‘model’, as against anything I have seen before in my 42 year career in housing regeneration, is that 48 Your Move

She was also complimentary about the level of partnership working with the Liverpool city council, Arena and NewHeartlands Pathfinder, which has helped to create this second large pilot scheme. “AHDC is providing the community with what they want: houses with character in the areas that they are familiar with, preserving communities and forcing houses out of negative equity by restoring market confidence in the structures. The product that we offer currently is larger than the equivalent new build house. House of the week Q&A With Julia Ford, Head of Conveyancing Q I have had my house on the market for a while but it seems that the current credit crunch may be affecting new buyers. I am now thinking of a possible extension to the house but am unsure what consents I need for this. Can you please advise? A Firstly you will need to contact your local authority’s planning and building control department to find out if you need to obtain planning permission. Most of the local authorities have good websites which are user friendly and can provide helpful information on how to submit your applications together with the relevant forms to complete. The majority of extensions will require planning permission and your completed application form together with a plan should be submitted to the local authority in writing for approval. A fee will be payable and the local authority will advise you of this. The authority has criteria which will need to be met in order for planning permission to be granted. If permission is granted, there may be conditions which you will have to comply with. Most planning permissions state they you have 5 years in which to commence the work. In addition building regulation approval must be obtained. Building Control is not the same as planning permission and this must be applied for with the Building Control department. Building Control ensures that buildings are properly designed and built for the health, safety, welfare and convenience of people using them. Again, plans are checked to ensure all information is shown and that it complies with building regulations. If approval is given, work can start on site. The Building Control officer will visit the site at regular intervals to ensure that the work is completed in accordance with the plans. Once the extension is complete, you will be issued with a Final Completion Certificate. The planning permission and final completion certificate must be kept in a safe place as if you do eventually sell the house, you will need to pass these to your solicitor.

The Domestic Energy Assessor Tom O’Clee, Energy Reporter Having trained as a domestic energy assessor, Tom O’Clee set up business Energy Reporter a year ago, undertaking Energy Performance Certificates as part of Home Information Packs. Tom undertakes energy inspections, checking heating systems, lighting systems and the fabric of buildings. How has your career progressed? The property and construction industries have always been a real passion for me. I moved to Liverpool a decade ago to study at the University of Liverpool and during holidays worked as a labourer on-site. After my degree I did an apprenticeship in carpentry, working for bespoke joiners, renovating properties. Then two years ago I decided to widen my horizons and train as an energy assessor. I’m really enjoying working in another part of the industry. The key to success is… …knowing how important it is to put honesty and integrity first. For me, it’s the only way to behave and is key to building a good reputation. My greatest influence is… My father. He has always been his own boss and advised me that being bold and working hard pays off. If stranded on a desert island, what couldn’t you live without? Movers How did you find this property? I was looking on the Internet for properties in town. We decided to move here because my wife works in the city centre and it’s close by, easy to get to, and cuts out any transport. We asked Keppie Massie for their advice and they were really helpful. Where did you move from? We moved from a three bedroom detached house in Huyton and didn’t want to move into something too small. The fact that this is quite a big apartment really attracted us to it. We wanted something that would fit in all of our furniture and this was perfect. It also has lovely views from the living area looking out over the River Mersey. How is the apartment laid out? As you come in there are two utility rooms on the left hand side. There are steps leading down to the two bedrooms and the master bedroom has an en-suite. If you walk back up the steps there is a long hall, which leads off onto the family bathroom. The dining area and separate kitchen area are at the end of the hall. Do you have a theme? We have a lot of Indian-type furniture, which is all made up from dark woods with nuts and bolts incorporated into it. We bought the majority of it from the Maharani range at John Lewis where my wife works.

Philip McChrystal, 34, is a bus driver from Liverpool and has just bought a two-bedroom apartment at Wapping Dock with his wife, Kerrie, 36, a manager at John Lewis department store.

What are your favourite features? The big patio windows look out onto a lovely view of the river and the balcony area, where we’ve put a table and two chairs. It will be perfect for dining out in the summer. Walking up the steps to the dining area we have a large Maharani dining table with bench style seats and a tall, dark, wooden chest of drawers.

And what about the bedrooms? We only moved in at the very end of December so we are still to decorate the bedrooms. They have fitted units already in them and we are going to stick with the brown and cream colour scheme. We also have cream coloured canvas pictures on the walls. What is your bathroom like? The main family bathroom has a grey and white fitted suite, which includes a corner bath. We have spotlights on the ceilings, white tiled walls and a light brown coloured laminate floor. We also have two grey canvas pictures on the bathroom walls. And your kitchen? The kitchen is newly fitted with sleek brown cupboards, cream coloured laminate flooring and spotlights. What are your favourite features of the property? I really love the layout of this apartment. Many of the spaces in the city that we looked at were quite cramped and would never have fitted all our furniture in. We’re really pleased with it.

Describe your living area… We have a three, a two and a one seat chocolate brown three-piece suite, a large, brown wooden Maharani coffee table, which sits in the middle of the room, and laminate flooring. We have a big flat-screen television, three large canvas pictures and a large mirror with a dark, wooden frame.

Liverpudlian actress Katy Carmichael returned to our screens in January in BBC’s Waterloo Road after last appearing as Lucy Barlow, the bubbly florist and marriage wrecker in Coronation Street. Since leaving Weatherfield, Katy has become a mum of two and is relishing what she considers to be her defining role.

What Katy did next Is it tough returning to TV work now you have two young children? The hardest part is the guilt and separation. It was a real wrench at first and I’d be crying on the train travelling back to work in Manchester but ultimately I’ve found it really liberating. The juggling act is difficult and in a way there’s a sense of having nowhere to hide. If I worked in an office I could hide behind a filing cabinet or something when things got tough but being on television you’re continually exposed. But it was nice to get back to some adult conversation. Which member of the Waterloo Road cast have you most connected with and why? Eva Pope most definitely. We just clicked straightaway because we’ve got the same gabbling and hysterical

personality. And I’ve had a good laugh with Neil Morrissey so it’s been great for the three of us to work so closely together. It’s like playing tennis with a good player; it makes all the difference. If you were a teacher what would you teach? Nothing highbrow or too bookish, it’d have to be something involving very young children and making a lot of mess – maybe teaching drama or art to young kids. I’ve always imagined myself as a Blue Peter presenter. I’m interested in creative subjects and I’d have liked to have been a graphic designer if I didn’t do this job. I’m working on a children’s wallpaper design at the moment. What impact do you think playing a high profile role like Lucy Barlow in the Coronation Street bigamy

storyline had on your career? It was a mixed blessing. Lucy started out nice, warm and friendly but turned into a bit of a bitch. As that character had such strong associations there were jobs I didn’t get after it because I’d become known for being Lucy. Equally there were jobs I got because the role was so high profile. But the way I see it is after every acting job you’re back on the scrap heap anyway because there are no guarantees in this industry. Where did you train for acting at home in Liverpool? I did a lot of my early years training in school plays at Gateacre Comp. A particularly memorable one was Alice in Wonderland with Eunice Huthart from Gladiators playing the Mad Hatter. I went to the Liverpool Playhouse Youth Theatre when I was about thirteen and had a great time there and I did some amazing theatre workshops at the Everyman. Then at 16 I began to spend my summers down in London at the National Youth Theatre before I got my place at uni. What are your best memories of the city? My parents live there so it’s still home. My dad’s a Liverpool architect so I’ve always appreciated the stunning architecture and the iconic skyline. It may seem a cliché but the people stand out for me because they are the most outrageous, warm and funny characters and the city as a whole is so embracing. I also love the culture and music heritage; I’ve been a Beatles fan since I was about six. I have fond memories of treasure troves such as Quiggins and other shops on Bold Street and cool clubs like the Mardi Gras and The State on a Saturday night. You appeared in Spaced with Jessica Stevenson and Simon Pegg. Do you prefer comedy roles? I met Jessica at the National Youth Theatre and she was

my comedy partner, we had an absolute ball together. I introduced her to Simon Pegg after I met him at uni and they clicked straight away. It doesn’t get any better than being able to play silly characters with your friends but ultimately I like to play a mixture of roles. After uni you were in a relationship with David Walliams. Have you remained friends? Yes we’re still really good friends and see a lot of each other. We were together for five years and it was true love at the time. He was always my strange, tall friend and still is. It’s surreal now to see how incredibly well known he’s become but I’m so pleased for him because he’s worked so hard with Matt to get where they are. We’ll be friends forever. Who’s had the biggest influence on your career? For me it’s a hotpotch of inspirations. I remember seeing Judi Dench and Anthony Hopkins in Antony and Cleopatra and that was an electrifying performance. I remember thinking, ‘this is definitely what I want to do’. I love directors like Baz Luhrmann, who makes far out epic pictures, and contemporary actors such as Cate Blanchett, but now I consider my main influences to be my husband, Tristan Sturrock and children Hector, 4 and Bronte, 2. What role would you like to be remembered for? First and foremost as a good mum. But professionally, it’d be for some of the quirkier roles that maybe a lot of people didn’t get to see. The roles I’m recognised for are not necessarily the ones I feel are a representation of who I am as an actress. I love doing costume drama so if I had to pin it down, I’d say the role of H. G Wells’ wife in The Infinite World of H.G Wells. It was fantastical and escapist and I’d love to do it again. Your Move 61

I would look at a Moroccan style sofa. 2009 sees the return of the Mah Jong modular sofa, which was first manufactured in the 1970’s by Hans Hoper. You can have fun assembling this sofa, various compositions can be achieved from corner and straight sofas, armless chairs and sofa beds. With its slouchy cushions, not only does it look incredible, it’s really comfy too.

Perfect symmetry Could you please help me! It’s my hallway, it looks really boring! Last year I had it decorated and wooden floor fitted, it’s really the finishing touches that I’m having problems with. Because the hallway is quite small I can only have a slim console table against the wall, on this I have a pair of lamps, but that’s it. Can you suggest anything what would brighten it up without taking up lots of space? I think personal collections of paintings, prints or photographs bring any room to life. If the pictures are displayed well, the effects can be stunning. From the description of your hallway I would consider above your console table to be the best place to hang a collection of prints. Nothing looks better than a set of paintings hung in a perfectly symmetrical formation. For the best effects I would use pictures that are similar in theme and with matching frames.

Deco decor What kind of bedding would you choose? Our bedroom has walnut fitted furniture, cream walls and a cream carpet. The curtains are really neutral too! We would ideally like to introduce some colour but have no idea how to go about it! Please help! Perhaps consider bedding with a Peacock design or motif. This design traditionally inspired by the English art deco prints of William Morris and Liberty is sensational and is going to be a strong design element in home furnishings this season. The bedding will definitely add colour and texture bringing fresh spring colours, bold prints and nature into your bedroom.

Recycling made easy

While soil is able to look after itself, the unnatural demands that we make on it in our gardens, growing a wide range of plants to high standards, eventually takes its toll.

At this time of year, in preparation for the planting season, it’s imperative to ensure that the top layer of soil is enriched and kept deep. The deeper the topsoil, the better it will both drain and retain sufficient water, making it

easier for roots to grow and take up nutrients. To make sure you keep your topsoil in tip top condition, add organic matter such as a banana peel, which is particularly good at helping tomato and green pepper plants to thrive due to

If the dishwasher isn’t full, pop recyclables in to save water and rinse out empty shampoo and shower gel bottles while you’re in the bath or shower. You’ll also need to take off sellotape from wrapping paper and windows from envelopes. Think of it as your good deed for the week! Make sure you remember to remove lids from jars and bottles, although the good news is you don’t need to worry about sticky labels as they come off in the recycling process. Don’t waste energy squashing drinks bottles and cans; save it for flattening down stubborn cardboard boxes. And other than remembering your collection day, that’s really all there is to it. Simple.

4,000 years of history

The Year of the Ox New Year 2009 for the city’s Chinese community is set to be as big a celebration as ever.

One of the oldest Chinese communities in Europe takes to the streets on 25 January as Liverpool welcomes in Chinese New Year. China’s cultural heritage is alive and well all year round in Liverpool and, as the city says goodbye to the year of the rat and welcomes in the year of the ox, there will be fun and activities for people of all ages

to enjoy. The festivities, which start at 11am and continue until 4pm, will take place on Great George Street and Great George Square, and promise an array of colour and excitement. Highlights include traditional Chinese dancers and entertainers, stage performances, a market, a fair, traditional lion and dragon dancing, and a firecracker display.

As well as babies born this year, those born in 1913, 1925, 1937,1949,1961,1973, 1985 and 1997 all share the Year of the Ox. They’re said to make great leaders, and some of the famous include Barack Obama, Bill Cosby, Walt Disney and Vincent Van Gogh. Make your way to Great George Street this Sunday to join the celebrations.

The Plan for the ‘Pool Planning the city’s future will take priority in a new city-based project.

Toxteth-based arts company, ‘Pool, is taking up a three month residency at St. George’s Hall in an innovative heritage and regeneration project, The Settlement. The project will involve a series of lunchtime workshops, open to everyone, which will be used to inform people about the future ‘People Plan’ that ‘Pool is developing, with a view to inform future regeneration

developments in the city. Workshops include a picnic programme, which is designed to involve, stimulate and excite the people of Liverpool about the city’s future. They will focus on the theme of sustainability, and regeneration and will discuss environmental, heritage and arts and culture issues. The three-hour sessions in the community gallery at St. George’s Hall will take

place on 31 January, 7 February and 7 March from 12pm until 3pm. To celebrate the workshops and the exhibition as a whole ‘Pool are holding an opening event on 13 February at St. George’s Hall at 1pm, which is open to everyone. The cultural legacy for Liverpool in 2009 and beyond has been established with an updated and expanded collection of Egyptian artefacts in the World Museum Liverpool. The four new display areas in the perennially popular exhibition, which is over 30 years old, are showcasing an introduction to ancient Egypt and life throughout the period with an emphasis on religion and magic. Other topics include the realm of Osiris, with a recreated Old Kingdom tomb chapel, and the legacy of the era’s civilisation on subsequent history and culture; the latter especially apt as the city of Liverpool itself evolves. Highlights of the exhibition include a large collection of coffins from nearly all periods of Egyptian history, some of the world’s earliest legal documents and astronomical tablets recording planetary movements. There are also five complete human mummies on display, and an interactive facility to unwrap and examine a mummy’s bandages on the computer. The internationally significant collection at World Museum Liverpool, which has been featured on BBC North West Tonight, ranks among the finest in the UK. Your Move 69

Table Talk //// LUCY OLIVER INTERVIEWS SUZY GORMAN AT THE JAMES MONRO

Lunch in the commercial district of the city is taking its cue from New York with tasty tapas and authentic burgers and sandwiches in a chic setting. The James Monro on Tithebarn Street, not to be confused with sister restaurant The Monro’s classic British and continental menu, welcomes diners into an airy space, with dark wooden tables, authentic lighting, and a relaxing atmosphere. It’s an apt venue to meet Suzy Gorman, the Liverpoolborn dental manager at Ollie & Darsh’s dental practice. The first port of call for clients, Suzy was also the energy behind the design fit-out and the launch in August: “I’ve been working in dental management for many years now, but opening up this new practice was a first for me. As a team we chose the colours for the branding, and we came up with a logo that’s innovative but still shows that we are a dental practice, even if we don’t follow the traditional clinical approach. Our marketing strategy encompasses billboards across

the city, and it’s proving effective.” Our starters, which can also be ordered as mixed tapas, include Louisiana crab cakes, which Suzy says have a “nice spicy kick”, and Montauk squid, deep fried with a parsley, chilli and lemon butter, which literally melts in the mouth. A visit to Ollie & Darsh’s Dale Street practice, accessible from Hackins Hay, is also easier to swallow than the traditional waiting room experience. ‘Members’, as regular clients can opt to become via monthly payments, are invited to enjoy a coffee and relax in the vivid surroundings and, in the treatment rooms, the state of the art technology means patients are very much involved in the consultation process. Suzy explains: “We have screens on the ceilings so that patients are aware of what’s happening during their clinical examination. The dentist can help them to improve their brushing technique in particular hard to reach areas of the mouth, and advise them on the

appropriate courses of treatment.” It’s an informal and impossibly chic way to run a practice, and has certainly hit the right note in the business district with extended opening hours and appointments available within the lunch hour. The James Monro experience is equally efficient; our courses arrive promptly but without a feel of being rushed. Suzy’s New York deli sandwich comprises Parma ham, buffalo mozzarella with sun-blushed tomatoes and a delicious arugula salad. My Bronx burger is a generous homemade patty topped with Vermont cheddar, served with salad and lightly seasoned handcut fries. Two successful launches, free whitening treatments for members and an offer on Invisalign clear braces on 29 January are attracting attention and keeping Suzy, who is currently studying for her MBA in the evenings, and the team very busy indeed: “We work hard, but joining Ollie and Darsh has been the best decision I’ve made.”

The people of Liverpool came out in force to celebrate the end of the Capital of Culture Year with a light and sound display that illuminated the city’s iconic waterfront. Marking the official handover to the European Capitals of Culture ’09, the Austrian cities of Linz and Vilnius in Lithuania, there was also a complementing light event in Austria on the same night. Staging a review of Liverpool’s history across several huge screens on the waterfront, the Transition event ended with a spectacular fireworks display on the Mersey as the crowds sang along to Liverpool anthems including ‘Altogether Now’.
