WHAT’S HAPPENING IN YOUR LOCAL PROPERTY MARKET? What a wild ride! Hi it’s Rhonda Ekinci here from Prudential Real Estate. Wow, what a rollercoaster the Macarthur

property market has been this last quarter. Starting out of the gates on a high we experienced a hyperactive market, with 80% of houses listed with Prudential Real Estate selling within 21 days.
$1,650,000 and Lot 5319 Austen Boulevard, Spring Farm $400,000 - $430,000.
The RBA kept the record low 2.0% interest rate on hold across the quarter. At first this saw buyer confidence at an all-time high, with high levels of foot traffic at open homesas many as 70 people at every open! In response to the spike in lending, government agencies introduced changes to regulation which has seen the banks make changes to their lending criteria and minimum loan deposits. Together with volatility on the domestic and foreign stock markets, these changes saw a curb in investment purchasing and many first home buyers locked out of the market. With spring in the air we are seeing an influx of properties listed on the local market. This is great news for buyers and vendors looking to sell, with greater choice of properties available. Some recently listed gems on the market include:

Although foot traffic at open homes has slowed a little we are still seeing quality buyers out and about and strong prices being achieved. Recent sales achieved in the area attest to the quality of buyers in the market with 6 Purcell Street, Elderslie achieving a mind-blowing $1,280,000. Other noteworthy sales include 9 Delaware Road, Spring Farm, selling for $680,000 and 2 Fishburn Place, Narellan which sold for $650,000. Recent media speculation about the end of the boom in the Sydney Property Market has seen buyers act more cautiously when making purchase decisions, slowing down the sales turnover rates we were experiencing earlier in the quarter. Out of area interest in the Macarthur continues to build with investors attracted by the development of the Glenfield to Macarthur Urban Renewal Corridor. The NSW State Government has responded to the extremely high demand in the region (which we are seeing with the skyrocketing demand for registered
23 Ingham Street, Spring Farm SOLD BY $670,000 land), announcing the development of 35,000 new homes, as a part of the Greater Macarthur Land Release Area.
