Working on a home publication, I’m straddled with two deadlines: the completion of the home project to be featured and the print date of the magazine. While these usually come

together in proper fashion, there are times they do not. Such was the case with two of the projects featured in this issue of Southbay HOME. Both had been slated for previous editions but were delayed due to the unpredictability of home construction, permitting and plain ol’ life. While this overly eager editor was disappointed at the time, I can positively say it was all worth the wait. These two incredible projects join four other

W

hen Jill Johnson, co-owner and designer at Waterleaf, first saw the 1960s home, she joked that it was the quintessential “Brady Bunch” house. It had a funky layout, low popcorn ceilings and a small, skinny galley kitchen. But Jill

could see the potential of a very special home. She felt so firmly in that vision that she partnered with a friend to finance and buy the house so she could redesign it. It would be a total remodel, down to the studs. This would not be another spec home project; Jill’s goal was to create a home she would want to live in herself. “It was definitely a labor of love,” she shares. And true to her reputation, no detail was overlooked. She thoughtfully hand-selected all the beautiful fixtures, wallpaper and fittings for the entire home. “It was hard to let go,” she shares. “There was a huge part of me that wanted to keep it for myself.” Jill and her partner put the home up for sale. On the first day the home hit the market, her agent said they had found the perfect buyers. The interested party was feeling underwhelmed by other spec houses. But when they walked through the doors of the John Street house, they both

immediately knew they had found their home. The lucky young couple, Hannah Schley and Will Passavia, were over the moon as they were approved for one of the fastest sales in the South Bay. “You can buy a pretty house anywhere, but it’s very difficult to find a really soulful home,” Hannah says. “When we walked in we could feel how much love was behind making it. We had my dad come ’round because he is usually a voice of reason. He walked around once and sat in that chair [pointing to the chair in the living room]. He looked out with tears in his eyes and said, ‘This is the happiest house.’ And now we all call it ‘the happy house.’” The couple even had a plaque made proclaiming it so, which is displayed in their kitchen. “The home has character,” adds Jill. “We could have made it bigger, but to us it’s the perfect size.” It’s indeed one you can grow into with an ideal setup for all of life’s stages. The upstairs is streaming with light and includes a dining room, a gorgeous pristine kitchen open to the living area, a powder room, two bedrooms including a master bedroom with walk-in closet and bathroom.

Future teenagers can have their own domain downstairs, with three bedrooms and a den. The old house had low ceilings and was quite dark, so the first priority was to let light spill in. Jill raised the roof and re-did the layout to allow more light and add functionality to the home. Upstairs she opened up the living room by adding pocket doors and a deck outside overlooking the garden below. As most of the house had been decorated in shades of brown, the paint selection and color palette of the decor was integral to its current serene yet cheerful feel. The kitchen boasts beautiful brass hardware and porcelain tiles that mimic the brick on the exterior on the backsplash. A stunning island with a neolith countertop takes center stage. Beautiful French white oak floors, wainscoting and sea grass wallpaper are carried throughout. The abundance of light over the kitchen is no accident. Jill installed an A-frame ceiling with a skylight to let it all in. An A-frame was also installed in the master bedroom, allowing light to pour into the exquisitely designed room. The powder room upstairs, although small, is a favorite of the house. It has a vintage feel with a small, dark blue graphic patterned wallpaper. Will says, “I built for 10 years in the Hamptons and other areas. What I noticed were these tiny yet exceptional details like ‘brassing out’ the exposed fixtures of the plumbing in the bathroom. warm with the color and texture. That palette gives it a cozy yet masculine feel. The aesthetic carries through to the “mudroom” and into the hall. The couple sprinkled their own personal touches throughout the home with art and personal effects. Much of the artwork comes from artists they know personally, including Hannah’s godfather, John Alexander, who has been giving her pieces her whole life. Although an American theme shines through, the adventurous couple loves to travel, and the home reflects this passion. Hannah asked her mother to decorate the guest room, which she describes as “Out of Africa.” Her parents and many other friends are regular occupants of the room, and she wanted them to feel right at home. With perfect square footage, an abundance of light and a peaceful neighborhood a short walk from town, Will says, “This home is the perfect mix between California and back East. We have spent a lot of time in Martha’s Vineyard and the Hamptons, and this house has design elements of that style.” The home exudes peace and quiet—a perfect refuge the newly expecting parents will cherish. When Hannah and Will welcome their baby boy in December, this already happy house will become even happier. ¢

The annual Palos Verdes Pastoral, a garden-to-table event held under the moonlight at Terranea Resort, supports the work of the Palos Verdes Peninsula Land Conservancy (PVPLC). This organization focuses on preserving the land and oceanside trails, restoring the habitat, and protecting the native flora and fauna. The picturesque Terranea setting, coastal breeze and spectacular views under the moonlit sky make for a oneof-a-kind experience. The gourmet menu, prepared by Executive Chef Bernard Ibarra, is paired with excellent regional wines and a signature cocktail. This year’s theme, a nod to foods from the land and the sea, was curated by event chair Diana Heffernan-Schrader, founder of Palos Verdes School Gardens, and will focus on raw, local and handcrafted ingredients. The menu (inspired by the Ishibashi family farms), the native flora and fauna, and the heritage of the Peninsula create the perfect foundation for a unique, delicious dining experience. The October 27 event sells out quickly, but donations to PVPLC are welcome throughout the year. To create your own “land and sea” dining experience at home, we have detailed everything you need. TABLE ARRANGEMENTS The long, trailing centerpiece is a signature look for the Palos Verdes Pastoral event. For a sustainable, gardenstyle arrangement, we started with a base of living succulents and added a mix of hardy flora and ornamental kale to accent the piece. After the event, remove any cut greenery and supplement the succulents with living outdoor plants from the PVPLC nursery for a long-lasting, native arrangement. Erin and Hilary Condren’s home offers an

They’ve effortlessly combined the exquisitely tasteful with casual comfort to create a place that makes you feel you’ve always belonged there … yet you still want to hunt for treasures in the next room. It’s a home they proudly achieved through a relentless work ethic, and they share it graciously with others. Although Hilary and Erin both attended UCLA, the two met in the bar Hilary owned in the South Bay after they both graduated. Hilary always had a passion for food and would go on to own The Bottle Inn and Martha’s in Hermosa. The hallway walls leading to the back of the house are painted a dramatic black Venetian plaster (purposely hiding hundreds of handprints from the kids and their friends jumping up and slapping the ceilings every time they pass through), but it works beautifully as a backdrop for the art too. A 1970s beach lifestyle photograph by Al Satterfield inspired the kids’ game room. On the wall hangs a blurred photographic image of their beach hangout, 24th Street along Hermosa Beach, by local artist and good friend Brent Broza printed on wallpaper. The other walls are covered in cork wallpaper, adding to the retro feel. The game room opens to a fully kitted-out gym designed by Hilary. The idea of the sunken couch in the living room area was also Hilary’s. The family loves to sit there on Friday nights. All the kids can plug their phones into the hidden chargers below the seats and just hang. The built-in shelving artfully displays colorful books that Erin’s friends gave her for her birthday. The charred wall above the fireplace anchors the space and gives the room a cozy feel. The walls in Hilary and Erin’s bedroom are covered in a turquoise grass cloth, giving the space a serene feel. Their bathroom is a clean, quiet area with contrasting dark metal doors around the shower. One of Erin’s beloved art pieces is a rare black-and-white photograph of a disheveled Audrey Hepburn, which she centered above her bathtub.

risten and Pete Metropoulos have only lived in their newly constructed Manhattan Beach residence for a few months. But the vision for the couple’s dream home originated long before—“probably five years

ago,” Kristen notes. “We found the lot and drew up the plans and then

decided not to build it,” she says. Instead the couple remodeled their home across the street, only to find after completing the project that the space was smaller than they had hoped. “So we just started over,” Kristen says. On their current, larger lot, Kristen and Pete had more flexibility

to expand. “We could do a much bigger house and go subterranean,” Kristen explains. Utilizing the same floor plan, with only slight tweaks to the design of the front exterior, Kristen and Pete began recreating a larger version of their forever home with general contractor Sean Icaza of Icaza Construction. Guiding them through the process was interior designer and Chateau 310 firm partner Tasha Gates. “This is the fifth house that we’ve done together,” Tasha says. “Her husband and I went to college together. He’s Greek and I’m Greek, and we’re like family. He met Kristen and got married, and luckily we clicked and bonded … and now we’re closer. Girls bond on a deeper level.” While some may caution the risks of mixing business with friends or family, the collaboration between Kristen and Tasha was not only successful, it was fun. “Because we’re so close, we speak really candidly with each other,” Tasha says. “And we complement each other. As a whole, we’re much better together than as individuals.” With a clear grasp of Kristen’s style, Tasha supported her client’s desire to break from the norm. “The vibe right now in general is more contemporary beach. We were trying to get away from that a little bit so the

Beach begin to appear: Ercoles, the Manhattan Beach Open, the Kettle, the Hometown Fair, the homes both Kristen and Pete were raised in. The artwork was done by Kristen’s sister and brought to life by Flavor Paper. “Pete and I grew up here,” Kristen says. “We tried to [include] a lot of memories for us.” The same print, in grey, can be found in the guest room. A bold Versace print adorns the walls of an upstairs powder room sharing the space with a “cocktail service” bell. The kids’ study room has scalamandre zebras dancing along the walls. The laundry room with a functional “cabana bell” has a pink tile backsplash and the exact pinkand-palm design from The Beverly Hills Hotel. The basement of the home has a full bar with wire mesh cabinets, dark wood paneling and rich green barstools lining the solid brass countertop. A brass footrest, fully functional antique slot machine from 1937, vintage artwork and antique liquor bottles only add to the charm of the space. “We wanted it to feel like an old-school hotel,” Tasha notes. Off the bar and rec area is brick-lined gym and steam shower. An additional downstairs bath boasts an Abraham Lincoln print. “We had fun,” Kristen says. “I spent two years working with my best friend,” Tasha adds. It shows in their work. The home is timeless, but the ladies pushed the boundaries whenever possible. It’s classic with an edge, and it’s gorgeous. ¢

heir remodel is so unique, it stops traffic. Four surfaces comprise the exterior of the home. And the interior is just as compelling. It’s a space that reflects the

couple’s shared aesthetic, a desire for functionality and beautiful materials. A modern design has transformed a house in need of an update into a distinctive nod to the future. The homeowners are both of Asian heritage and wanted that aesthetic at the heart of their home. They were also united in their love of clean, simple lines and wood finishes. There are cultural touches throughout: a custom-made shoe cabinet for the entry, a Japanese-inspired spa-like master suite bathroom and a prominently displayed butsudan (a traditional Buddhist altar). A unifying element to the overall design is the use of low-maintenance, high-end porcelain tile. On the exterior, tile that looks like wood gives the home a contemporary touch, while stone and stucco echo the original façade. Crowning the structure is a handsome metal roof (one of only three in the neighborhood). An update of this scale was a challenge that their architect, Keith Johnson, designer, Diane Barber, and contractor, Norman MacKnight, were ready to undertake. Keith, of Pritzkat & Johnson Architects, was excited by the prospect of creating a singular look to the house. Although the owners had done a small remodel when they purchased the property in 2011, they knew they would eventually overhaul it. The house was taken down to the studs.

The ‘Spartan bathroom’ ended up being one of our favorite bathrooms in the house.” A colorful glass sink against a wavy porcelain wall tile makes the powder room inviting and serene. The Asian-inspired wooden lantern from Spain amplifies the simple elegance of the space. However, with children, family visits and pool time, the house also needed to be made of durable materials beyond sturdy tile and quartz countertops. Custom-milled, wide-plank hickory floors were installed, and their favorite wood—walnut—was selected for cabinetry and accents. The couple was surprised by how resilient the floors are and appreciate the visual lightness they provide. His Life Woodworks built all of the streamlined cabinetry, including the stunning kitchen with a high-gloss, white piano finish that adds to the clean, airy aesthetic of the home. Keith, Diane and Norman have worked extensively in Palos Verdes and knew this house was a special project. The home’s carefully curated materials were selected to be environmentally friendly, and the latest in-home technology ensures a sustainable use of energy. Along with the open floor plan and modern sensibility, the home represents a new style in the neighborhood. DESERT DUO MEET THE MANHATTAN BEACH COUPLE WHO HELPED REVIVE PALM SPRINGS STYLE.

Lars and Kelly Viklund both grew up in Los Angeles and the South Bay and frequently traveled to Palm Springs with their families and friends. Lars first noticed the Del Marcos Hotel as a diamond in the rough with great bones. “Lars has always been a fan of mid-century architecture and was inspired to bring the hotel back to its original roots,” shares Kelly of their first hotel renovation project in the area. “This was William Cody’s first hotel, and it was important to Lars to pay tribute to the original vision. While the hotel had gone through several renditions and names over the years, it has been back to the Del Marcos for the past two decades, thanks to Lars’ ownership and passion for its restoration.” Right next door, Lars and Kelly watched another property transform from a beautiful hotel to a shanty for the homeless and drug addicts. The nearby Viceroy tried to make these

existing bungalows into condominiums, but the Historic Tennis Club Neighborhood Organization fought the project and eventually blocked them from completing. “We decided to buy this property not exactly knowing what we were going to do with it,” admits Kelly. After meeting with different architects and having focus groups with several small boutique hotels throughout the Valley, the Viklunds decided that it really should be its own property. “It did not make sense to combine the properties, as both were classified historic,” explains Kelly. “La Serena Villas was also the original name of the property, and it is classified a 1933 Spanish Colonial Hotel.” The couple originally thought they could do a mass renovation of the bungalows, but as they embarked on their journey they had to take the 27-room footprint of the bungalows down to 18. “We really had to start from scratch, as the condition was just too far gone,” recalls Kelly. “We kept the original footprint of the property and paid homage to its roots while infusing it with Palm Springs color and a Spanish boho vibe.” As Lars and Kelly also love to travel, they placed elements of their favorite places and countries that inspired them into every detail of La Serena Villas. They were intrinsically involved in every stage— from concept to build to design. “Not having any investors in this project meant that this really was our baby and an extension of us,” says Kelly. “It is our biggest compliment when our friends and family say they see ‘us’ everywhere.” They hired architect May Sung of SUBU Design, who also built their Manhattan Beach home. “We knew we worked well together and enjoyed a similar aesthetic, and that was very important to us,” says Kelly. They also collaborated with Avenue Interior Design to help realize their vision book and create the specific design aesthetic and goals. Walking distance to Palm Canyon Drive and blessed with a gorgeous mountain backdrop, the brand new La Serena Villas and its in-house restaurant Azúcar offer guests the perfect desert oasis. “There is so very much to enjoy about Palm Springs,” says Kelly. “We love the weather and warm, balmy nights. We love the community of hotel and restaurant owners. We are very active and are in awe of all the beautiful hikes we can go on that are just a stone’s throw from the hotel. But mostly we enjoy making people happy and going that little extra mile to make a someone’s stay magical and share our little slice of heaven.” ¢

arbara and Mike Murphy had a clear vision of what they wanted when they began building their family home in Rolling Hills Estates. “We wanted a home

that we could open up to our grandchildren and our kids that would still be comfortable for the two of us,” Barbara says. “And something that reflected the two of us so it’s very traditional, a little bit farmhouse, but everything is fully automated.” “We do Thanksgiving for 50 people every year,” Mike notes. “We do Super Bowl parties and all sorts of events.” In addition to often hosting friends and family, the Murphys are avid animal lovers. They needed a property that could cater to the needs of their horses, donkeys, dogs, chickens and even peacocks. So when an opportunity to purchase an acre of land on the celebrated street Strawberry Lane presented itself, they knew it was the perfect place to bring their vision to life. Guiding the family through the process of building their ideal home was Christine Vroom of Christine Kimberlee Designs. “Christine has been with us for about three years,” Barbara notes. Christine adds, “I met the Murphys in early 2016 as a referral from their amazing and talented architects Pritzkat & Johnson. We hit it off right away.” When asked to describe the style of the home, Christine explains, “It was designed to evoke a Georgian Revival Kentucky horse property estate.” To make this happen, Christine pulled inspiration from a number of sources. “I did a lot of research on the Colonial Revival styles of molding buildups. I did a study on Churchill Downs, as well as sifting through typical southern charmers.” In addition to mastering the style of the space, every detail of the home features the highest level of craftsmanship. “Every molding was hand-selected, most of the tile was custom-designed, the

floors were a custom stain,” Christine notes. “Each corner had intent behind it. And the team we pulled together was absolutely spectacular. We could not have done it without each person involved. His Life Woodworks, O’Rourke Construction, Exquisite Tile, Belmax Floor Company, Electrocorp, and K.Fair Landscape Design are just a few of the heavyweights that made the project happen. Every inch of the 5,500-square-foot home reflects excellence, but it is also incredibly warm and inviting.” The great room of the home has sky-high vaulted ceilings with reclaimed wooden beams. The kitchen and great room merge for a communal feel that’s ideal for entertaining. Light pours in from every angle. For the Murphys, who love to host, every detail for maximizing functionality was considered in the kitchen. Everything has a place, with ample storage. Cutting boards are located above the trash for quick cleanups; pots and pans hang for easy access from the lower cabinets. There is a walk-in pantry as well as a hidden sliding pantry shelf. Every appliance has a home, and there are built-in paper towel rolls—a

The lights are from local artist Jamie Young. “We picked all the finishes,” Emily says. “The fireplaces, the master and the two kids’ baths all have Carrara marble, as well as the kitchen,” she adds. “We wanted it to be cohesive.” The technology in the house lives in a built-in office space with cabinets that offer airflow through decorative cutouts. The children’s artwork is sweetly displayed on the walls. The fourth bedroom, featuring vaulted ceilings, is also used as an office. A final set of stairs leads to the highest point of the home—and perhaps its most surprising reveal. A small wet bar opens to a third deck with sweeping ocean views. With plans to add a built-in grill, the space provides another social hub for the Kashares to entertain. The elevator offers accessibility to each level of the house. With a unique vision for the style and layout they were hoping to achieve, working with Lane Design + Build from the outset enabled the Kashares to bring their concept to fruition. “We talked about the floor plan together, and they took what we wanted and made it come to life,” Emily says. “They’ve been really wonderful. They did everything from design to build.” The result is a charming and welcoming abode that masterfully utilizes the space of the home, maximizing the value of every square foot. ¢

The backyard was created to encourage friends and family to gather, with a custom fire pit and outdoor kitchen with poured concrete counters. Our favorite part of the backyard? A cotton candy-pink 1950s trailer. We could go on and on about what makes this home perfectly unique, but suffice it to say we are immensely proud of it!
