HOME INSPECTION + APPRAISAL
Typically, the buyer arranges for a home inspection to ensure that there are no major issues with the property. If any issues are identified, the buyer may request repairs or a reduction in the purchase price. If the buyer is purchasing with a loan, they will hire an appraiser to give their opinion on the value of the property.
TITLE SEARCH & INSURANCE
A title search will be conducted to ensure that the seller has clear ownership of the property and that there are no liens or other issues with the title. The buyer will typically purchase title insurance to protect against any issues that may arise in the future.
CLOSING DOCUMENTS
The closing disclosure outlines the final terms and costs associated with the purchase. Both the buyer and seller will need to review and approve this document before moving forward.
CLOSING COSTS
The buyer and seller will need to pay closing costs. As a seller, your main closing costs are attorney’s fees (around $450 and excise tax (to calculate, take the sales price and divide by 500) plus paying off your current mortgage if you have one). Those costs are taken out of your proceeds at closing.
TRANSFER OF OWNERSHIP
The title company will transfer ownership of the property from the seller to the buyer. The seller will need to provide the keys to the property, and the buyer can take possession of the home.

On top of that something to consider is this: What agreements do buyers have with their agents? Let’s say for example they have a 3% agreement with their agent. If you as the seller offer the buyers agent less than 3% the buyers will have to pay the difference. A few things happen then:
Buyers can’t afford it so they don’t ask to see the home. Consider all the costs buyers already have (down payments, appraisal, inspections, closing costs etc) MOST have not saved up and are not prepared to ALSO pay their agent.
Buyers may need to ask you for a price reduction later on to cover the difference, which ultimately hurts you, the seller
My listing fee is 6% and I offer 3% of that to the buyers agent to encourage more offers and more buyers to place an offer.
