The 2026 outlook for the Alabama Gulf Coast region suggests a measured but optimistic horizon: steady economic underpinnings, near-term headwinds still present in real estate, and opportunities for savvy investors and buyers. The region—especially areas such as Gulf Shores, Orange Beach and the broader Baldwin/Mobile counties corridor—stands to benefit from jobs, tourism and coastal lifestyle appeal, while also needing to navigate affordability, inventory and coastalrisk dynamics.
Economic
Alabama’s economy is showing signs of momentum that bodes well for the coast. According to the state’s economicdevelopment review, Alabama has secured meaningful industrial investments, infrastructure projects and a progrowth mindset. Gulf Shores Official Website+3Expansion Solutions+3Southeast Crescent Regional Commission+3 The coastal region’s tourism footprint is also substantial: for example, the city of Gulf Shores reports over five million visitors annually injecting nearly $3 billion into the local economy. Gulf Shores Official Website
For 2026, this suggests:
• Job stability in sectors like leisure/tourism, hospitality, retail and construction along the coast.
• Growth potential tied to infrastructure improvements and accessibility enhancements (e.g., road/bridge projects, better beach-area access).
• Modest population inflow: retirees, remote-workers and second-home buyers may continue to migrate to the Gulf for lifestyle & value.
At the same time, interest-rate pressures, insurance and coastal exposures remain headwinds.
Real Estate Outlook on the Coast
Current signals
Across Alabama, real-estate indications for 2025 show a transition to more balance: more inventory, somewhat less frenzied competition, and a shift toward buyer leverage.
Alabama Association of REALTORS For the Gulf-Coast coastal sub-markets:
• In Gulf Shores, June 2025 data shows listing inventory increasing and homes selling under asking price in many cases. Rocket Mortgage
• Condo markets in Gulf Shores/Orange Beach show higher months-of-supply and less overheated competition— inventory in some segments nearing a full 12-month supply.
Luxury Orange Beach
• Housing price appreciation for the Gulf Coast region generally is modest: several sources cite 2-4% year-over-year typical growth. Search the Gulf
• In Baldwin County specifically: June 2025 median sales price hit ~$350,000 but was down ~4.1% year-over-year and sales slowed somewhat. ACRE - Alabama Center for Real Estate
Forecast for 2026
Given these inputs, the 2026 real-estate outlook for the Alabama Gulf Coast can be summarized as follows:
• Price appreciation: Expect modest gains, perhaps in the 1-4% annual range for many segments, with stronger upside in well-located properties (water view, beach access, turnkey rental history) and weaker or flat outcomes in less-desirable or over-built segments.
• Sales volumes: With inventory improving and buyer financing slowly normalizing, sales volumes should see improvement versus the slowest parts of 2024-25—but this will not be a boom.
• Inventory & time-on-market: Inventory will likely remain elevated relative to the overheated market of 2021-22, giving buyers more choice and negotiating power. Sellers may need to discount or offer incentives.
• Luxury/second-home / condo markets: These segments will be more closely tied to vacation-rental yields, investor sentiment and carrying costs (HOA, insurance, maintenance). Premium beachfront condos may see more selective demand—if rental income and occupancy remain strong.
• Affordability & value positioning: The Alabama Gulf Coast remains more affordable than many coastal markets, which is a structural advantage. Buyers who value lifestyle may capitalize on that relative value.
• Risk factors: Close attention must be paid to insurance costs (wind, flood, hurricane risk), rising ownership costs (HOA, maintenance) and macro-economic moves (interest rates, employment shocks). These could suppress returns or slow appreciation.
Strategic Implications for Buyers, Sellers & Investors
• Buyers: This is a favorable moment to enter the market for the right property—especially if you find a well-located home or condo and lock in a manageable rate. Because
growth won’t be explosive, wisdom lies in targeting longterm hold rather than short-term speculative flips.
• Sellers: Realize that competition is higher, and pricing expectations should be realistic. Properties that require significant renovation or are poorly located may take longer to sell or require concessions.
• Investors / rental-property owners: For condos or beach homes intended for vacation rental use, underwrite conservatively—assume moderate occupancy, rising insurance/HOA costs, and potential regulation changes. Top locations with strong rental history will outperform.
• Risk-management: Factor in storm-risk, insurance premium escalation, diminished rental yield and interestrate fallback scenarios. For coastal properties especially, plan for higher carrying costs and occasional drawdowns.
In sum, 2026 for the Alabama Gulf Coast real estate market is shaping up to be a steady, foundational year —not a boom, but certainly not a bust. With the region’s economic underpinnings intact, lifestyle appeal strong, and housing market dynamics returning to more normal-range behavior, there are meaningful opportunities for buyers and investors who approach the market thoughtfully and with realistic expectations.

At Level Property Management Group, the mission isn’t just managing properties — it’s managing trust, value, and growth.
In an industry that often talks about “doors,” Level Property Management Group is about people.
Founded on the Eastern Shore by Morgan Ashurst, Level PMG has grown into one of the largest and most trusted property management teams on the Alabama Gulf Coast. But size isn’t what
defines Level PMG. It’s the company’s deep sense of why.
Every home, every property, every investor, and every community has a story, a goal, or a dream. For Morgan Ashurst, founder, owner, and visionary of Level PMG, those stories are the why behind everything they do.
The Why Behind the Work Morgan Ashurst didn’t set out to create another property management company

carries a story: an investment built over years, a dream for retirement, or a legacy meant to last. The team sees their role as caretakers of those stories, guided by faith, integrity, and the belief that doing right by people always delivers the strongest return.
Beyond the Door Count
Today, Level PMG manages a diverse portfolio spanning four divisions:
• Single-Family Homes — steady returns, local insight, genuine care.
— he set out to create a trusted partner for property owners.
“We exist to protect and grow what matters most to our clients,” Morgan says. “That might mean their investment portfolio, their time, or their peace of mind. Whatever it is, we take that responsibility personally.”
For Level PMG, property management isn’t just about numbers — it’s about stewardship and service. Every property
• Multi-Family Communities — where operational efficiency meets neighborhood care.
• Commercial Properties — strategic management for retail, office, and medical spaces
• Community Management — harmony, balanced budgets, thriving communities.
Each division is staffed by specialists who know their business inside and out. Leigh Thompson, Level’s Chief Financial Officer, is the guide who keeps
the company moving with precision and purpose. She oversees more than the numbers — she keeps the team aligned and performing at its best. Leigh helps the team identify challenges early, create solutions that last, and keep every division focused on what matters most: serving clients efficiently, transparently, and with care.
“Property management has a lot of moving parts — financials, maintenance, communication — but it’s really about people,” Leigh says. “When we take the time to understand each owner’s goals and each tenant’s needs, we’re not just managing spaces — we’re helping people protect and grow something important to them.”
This balanced, purpose-driven model has earned Level PMG a 4.7-star Google rating and the loyalty of thousands of property owners.
Because Great Realtors Deserve Great Partners For Level PMG, Realtors® aren’t competitors — they’re partners.
That spirit of collaboration runs deep, and Kelly Moore, one of Level PMG’s Residential Property Managers, knows it best. She spends her days working with owners and tenants, often shoulder-toshoulder with Realtors® who trust Level PMG to care for their clients’ properties.
“Referring agents keep our business strong,” Kelly says with a grin. “When a Realtor® sends us a client, it’s not just a lead — it’s a vote of confidence. We treat it like gold.”
That mindset drives everything the Level team does. Every client gets fivestar service — clear communication, proactive management, and the kind of experience that makes the agent look like the hero.
Level PMG’s systems make it easy, too. The team handles investor clients, firsttime rental owners, and sellers who want to rent before relisting. When that client is ready to sell or buy again, they naturally circle right back to the agent who introduced them.
Kelly puts it simply: “Referrals are relationships. We don’t just manage properties — we protect trust. And when we make an agent’s client happy, everybody wins.”
The result? Realtors® expand their value without adding workload or risk, and their clients enjoy the confidence that comes from having a trusted advisor managing their property.
Turning Guesswork into Growth Property ownership can be overwhelming. Homeowners ask: Should I sell or rent? What’s a fair market rent? Is this upgrade cost worth it? What will annual maintenance for this property look like over time?
Level Property Management Group provides clarity where most companies provide only reports.
That same advisory mindset extends beyond residential properties. On the commercial side, every decision — from lease terms to capital improvements — carries long-term implications.
Steve Murray, Level PMG’s Commercial Property Manager, understands how to balance those financial and operational realities.
“Commercial management requires you to think like an investor and a tenant at the same time,” Steve explains. “Our job is to be the advisor in the room — helping owners understand every side of property management, from maintenance planning to long-term value protection. We take the guesswork out of owning a rental property.”
Whether the property is a family home or a business hub, Level’s team brings insight and guidance that transforms uncertainty into confidence — and relationships into results.
Teamwork, Tech, and a Touch of Grace Level Property Management Group is powered by a talented, serviceminded team — a structure built for precision, compassion, and innovation in equal measure.
Behind the scenes are dedicated property managers specializing in single-family, multi-family, and commercial portfolios, supported by maintenance coordinators, administrative professionals, and a financial reporting team that keeps every detail on track. A marketing director ensures every property is

positioned to perform — from standout photography and strategic listings to digital engagement and reputation management.
And because excellence today requires both people and progress, Level PMG also leverages cutting-edge technology and AI-powered tools to enhance efficiency, transparency, and communication. From maintenance

alerts to intelligent data analysis, these tools act as an extension of the team — streamlining workflows so people can focus on what truly matters: service, strategy, and relationships.
“Our structure allows us to be both fast and personal,” says Morgan. “Everyone
has a specialty, including our technology. It’s an extension of our human team — working quietly in the background so we can stay fully present for our clients.”
Beyond the internal staff, Level partners with a network of vetted and trusted local vendors — electricians,

HVAC experts, landscapers, and contractors — who share the same commitment to excellence.
Level Up Baldwin County Level Property Management Group continues to raise the bar for what property management can be — not just a service, but a calling rooted in faith, innovation, community, and heart.
Every client has a story. Every property has a purpose. Level PMG exists to help both grow stronger.
For Realtors®, investors, and property owners who believe relationships are the real return on investment, Level Property Management Group is the partner that delivers both.

Anative of Alabama, Stephanie Sandefur grew up outside of Atlanta and attended the University of Georgia. But her heart remained in Alabama, and she moved to the Gulf Coast in 2004. The oldest of three daughters, Sandefur said her dad instilled CSF in her and her sisters, and she does the same to her children. “These 3 letters stand for commit, start and finish.”
Having lived on the Eastern Shore for more than 20 years, Sandefur knows Baldwin County as she has been a small business owner, a public-school teacher, a
youth sports coach and now a Realtor and Team Leader for The Sandefur Group Bellator Real Estate Fairhope.
Creativity Takes Courage
Before starting her real estate journey, Sandefur worked as an art teacher at Miller Magnet School and at the Georgia Children’s Museum in Macon, Ga., and at Spanish Fort Elementary in Spanish Fort, Ala.
An artist herself, Sandefur said she really enjoyed teaching art. “Art encourages thinking outside the box, experimenting and innovating,” she added. “My fondest memories
of teaching were during summer camps, where creativity filled the air. The most special part was watching my own children create - seeing their imaginations come to life right beside me.”
As an artist, her preferred medium is acrylic with layered texture. Her subject matter is coastal images and whimsical florals.
Reinventing Herself
Wanting a career change, Sandefur chose real estate.

Awards and Accolades
Her leadership in the real estate industry has given her numerous awards and
“What started as a leap of faith has grown into a fulfilling and successful almost 12-year career,” she said. “Along the way, I’ve learned that success in real estate is about more than transactions; it’s about relationships, service, and perseverance.”

accolades including being named Top Producer of Bellator’s Fairhope Office for 2018, 2020, 2021, 2022 and Top Fairhope Team 2023, and she was most recently awarded the 2022 Bellator Top Outgoing Referral Agent as well as the 2022 Bellator Eric A Jones Award of Excellence.
Sandefur says the reason she founded The Sandefur Group was to give back “By mentoring new agents and helping them grow into confident, knowledgeable professionals, creating a culture of excellence,

education, and support where others can thrive just as I have.”
Her team consists of herself, Chamblin Lartigue and Julie Ellison.
In July 2015 Sandefur started working at FRG (Fairhope Realty Group) with her broker Terryl Reeves. She explained it was a boutique company with a great group of realtors, and it felt like family. “We merged with Bellator Real Estate in the Fall of 2018, which at that time, was a bit scary. But as a group, we decided to stay with Terryl and Kristina (the office manager), and I’m so

glad we did. Looking back now, I realize the advantages that a large company provides such as cuttingedge technology and topnotch marketing resources. Our FRG family has now
When asked about what she enjoys about real estate, she said “For me, real estate is all about relationships. I

love being there to guide, support and celebrate with my clients as they buy or sell their homes.”
While real estate is her job, Sandefur still continues creating art in her spare time. “I have a Facebook page for my art,” she said. “I also create commissionbased pieces and home illustrations for clients as well as for other real estate agents. This is one of the fun things I do and keeps me still in the art world.”
Sandefur said her greatest joys are her children, who she proudly speaks of for their academic achievements.
“My oldest Oscar is a senior at The University of Alabama and works for the football team as the student manager for the offensive line (“Roll Tide”). Juliette, is a junior at The University of Alabama, is very involved with her sorority Tri Delta and on the path to becoming a Physician’s Assistant. And finally, Wesley, is a senior at Fairhope High School, and he is committed to Southeastern Louisiana University to play football in 2026!”
Sandefur says when she’s not working, she loves participating in sports, traveling and being outdoors. “I love spending time with my family, playing tennis, painting, volunteering within the community – anything outside.”
“I am happiest when I am able to provide for my family and really just enjoy the simple things in life,” she said. “Whether it’s enjoying

the beauty of where I live or participating in our many community events; those every day, small moments mean everything to me.”
When working with her clients, especially ones from out of town, she likes to sell the Gulf Coast area by
highlighting the community.
“Growing up in Atlanta, I did not experience the sense of community Baldwin County provides,” she explained.
“I know it’s a bit of a cliché, but ‘hidden gem’ really is the best way to describe Alabama’s Gulf Coast. We feel incredibly fortunate to live
in such a warm, welcoming community and to raise our family in a place that truly feels like home.”

Melissa Strickland is a Realtor and Investor in the Keller Williams Mobile and Spring Hill offices, as well as an Investor in the Keller Williams Baldwin offices located in Daphne and at the Wharf in Orange Beach.
Being an investor in the company means she has a stake in the offices but said she loves what she’s doing and has been in the real estate industry for more than 17 years.
“Every contract is different,” she said. “I get to meet people I may not otherwise meet and of course the response every Realtor will say - I love looking at houses!”
When Melissa first started her professional career, she first dabbled in home design by working part-time for a local home builder, helping clients choose everything from paint colors to lighting, flooring and fixtures.
But when the 2008 recession hit and the builder she worked for faced financial hardship, her path shifted. She began working for interior designer Karon Harrison of Designs by Karon, assisting with staging, furniture ordering and shopping for decor.
Melissa credits her current career to her friend and eventually mentor, Don Mayes. “I met Don when I worked for

Leadership/CEO wasn’t on my radar. I didn’t see myself that way, but others did.”

the interior decorator,” she explained. “He encouraged me to go to a licensing class. I was intimidated by that, but he saw my potential, and he even attended the class with me. During the class, I signed up during the first break to begin my classes for a real estate license.”
She began her real estate career at Roberts Brothers West in September 2009 and remained there until 2013. In December 2013, she joined Keller Williams and soon after, thanks to Don Mayes’ mentorship and encouragement, stepped into the Team Leader/CEO role.

“Don and I were both at the same brokerage,” she said. “He was sought out and hired to be the broker at Keller Williams. He encouraged me to hear what they had to say about Keller Williams, and we were both invited to a business planning clinic. This was my first introduction to the KW culture and where I fell in love with KW and ultimately led me to moving my license to KW.”
When asked what her mentor Don Mayes taught her, she emphasizes three values: professionalism, honesty, and always doing the right thing. These values, she believes, are essential not just for success, but for sustainability in such a competitive industry.
Becoming a Leader
Melissa said when she joined KW it was to be an agent. “Leadership/CEO wasn’t on my radar,” she said. “I didn’t see myself that way, but others did.
When the CEO position opened, she explained how a passing conversation

led to the position change. “In passing, I mentioned I thought I could do the job and that it’d be my dream job. Seemingly seconds later, the conversation shifted, and I was asked to go to lunch. Next thing I knew, I got a phone call from the Operating Principle to meet for coffee to discuss the opportunity.”
Leading with Purpose
“When I took over as CEO, we had 29 agents on our roster,” she recalled. “Only a handful were active. The rest were just names. But by 2019, when I stepped back into production, we had almost 100 agents, the business was profitable, and during that year we
needed to tend to my family. I didn’t feel I could do as good a job as I could for my agents, as well as my family, so I went back to sales.”
Since stepping back into general sales, she is proud to say she has been a Top Producer at the brokerage in the top five percent and she is still an investor involved in KW’s Associate Leaders Council (ALC) holding multiple chairs, serving on the Mobile Association Board of Directors for the GCMLS, being a mentor, and has recently stepped back into the CEO role as interim until a new CEO was hired in February.
Using Design to Help Clients
She said she still intertwines her love of design into her real estate career by using this passion as a selling tool.
“Having worked as a decorator, I feel like using my design skills in listings and selling real estate for my sellers by helping them stage their homes and help it look its best to market and sell their homes at the highest dollar. For my buyers, I like helping them see the vision in their property and help design it to make it their own.”
Melissa lives in Mobile with her husband, Robbie, of 31 years. Her high school sweetheart, they met while both worked at a catfish house. The couple have two grown children, Grant and Michael.
closed with a company high of nearly $142 million with our best year of nearly $400 million thereafter in volume sales.”
She said that at Keller Williams, she learned and gives the following advice to new agents. “Don’t be the smartest person in the room,” she starts.
“Surround yourself with people who push you to grow. Stay humble. Be genuine - clients can sense authenticity, and if they can’t trust you, they won’t work with you.”
Back to Basics
“I LOVE people,” she explained. “I like leadership, but I was weary, and I

“I am happiest spending time with my hubby and boys, especially if it’s at the beach,” she said. “I’m most at peace knowing that my boys are happy and healthy.”
When she is not working, she said she is a beach bum. “I love the water, sun, and spending time with those I hold near and dear there. Also, my faith in Jesus Christ is in my DNA,” she continued. “God is faithful and He’s blessed me more than I could ask or think.”

Mobile Bay Real Producers December
Rising Star spotlight shines a light on Alexis Lyles, and her journey is a testament to perseverance, ambition, and a heartfelt commitment to serving her community. She stands as a role model for peers and aspiring real estate professionals alike, inspiring those around her with unwavering dedication and positivity.
Early Life and Education
Alexis was raised in West Mobile, where family and supportive mentors played an integral role in shaping her character. Graduating from Faith Academy, her time was filled with enriching activities that showed off her well-rounded talents. From the fifth grade through her senior year, Alexis played the alto saxophone in the symphonic band, earning all-state honors and developing discipline, creativity, and a love for collaboration.
Alongside her musical pursuits, Alexis excelled academically, especially in mathematics with calculus as one of her favorite subjects during her senior year. Beyond the classroom, her involvement with the local church was equally formative. She was active in both drama and worship groups, experiences that nurtured her confidence, communication skills, and sense of community responsibility.
A Passion for Real Estate
It was during her junior and senior years of high school that Alexis first became intrigued by the world of real estate. She was drawn to the field’s unique blend of problemsolving, personal interaction, and the opportunity to have a meaningful impact on people’s lives. Though she chose a different path initially, this early interest planted the seeds for her eventual career pivot, always lingering

in the back of her mind as she gathered experience in other industries.
After graduating high school, Alexis earned a full academic scholarship to the University of Mobile, where her passion for learning continued to flourish. She majored in communications, specializing in advertising and public relations to master the art of effective messaging and audience engagement. Determined to broaden her expertise, Alexis also completed double minors in marketing and management, equipping herself with a versatile foundation for any professional path she might choose. Her collegiate experiences were defined by intellectual curiosity, leadership growth, and a proactive approach to building a diverse skill set.
Following high school, Alexis stepped out on her own, embracing independence and entering the service
industry. This phase provided her with invaluable life lessons in responsibility, adaptability, and customer service. Seeking more stability and better worklife balance, she soon transitioned into retail - a move that not only suited her
lifestyle but also led to a serendipitous meeting with her future husband, David. Their shared values and mutual support became a cornerstone of her future successes, culminating in their marriage in 2019. This period of personal growth

was essential in shaping Alexis’s resilience and empathy, qualities that continue to serve her well in her career.
Professional Transition: Loan Officer to Realtor
David’s career as a loan officer opened new doors for Alexis, encouraging her to pursue a similar path. In 2021, she became a licensed loan officer for Advanced Mortgage & Investment Company, successfully passing her licensing exam on the first attempt - a testament to her diligence and determination. Working in the financial side of real estate allowed Alexis to develop in-depth knowledge of financing processes, regulatory requirements, and client relations. This ability would prove invaluable when she made the decision to transition fully into real estate sales.
In 2024, a pivotal introduction occurred: David connected Alexis with Brooke Butler, a respected colleague from his high school days. This meeting proved to be a turning point in Alexis’s career. Inspired and encouraged, she decided to pursue real estate with renewed focus and commitment. She studied hard and passed her real estate exam in December 2024, officially launching her career as a realtor in January 2025 with
Butler & Co. Real Estate, a milestone that marked the beginning of a promising new chapter.
In her inaugural year as an active producer on her team, Alexis quickly proved herself as a rising force in the local real estate market. To date, she has already closed five transactions, maintained a current listing, and represented a buyer under contract. Her

experience as a loan officer continues to enhance her skills as a realtor, enabling her to answer clients’ financing questions with ease, streamline complex processes, and manage expectations with clarity and professionalism. Alexis takes pride in making each transaction as smooth and positive as possible for her clients, always striving to exceed their expectations.
Looking to the future, Alexis is determined to keep honing her craft and expanding her ability in the intricate world of real estate. She is passionate about building her business locally, supporting families in their homeownership journeys, and earning client referrals by consistently delivering exceptional service. Her approach is rooted in integrity,
knowledge, and genuine care for those she serves.
Outside of her professional life, Alexis finds joy and balance in her role as a mother to two wonderful children: Chloe, age 15, who attends Bayshore Christian, and Zander, age 10, who is a student at Belforest Elementary. Family time is treasured, and the Lyles family loves exploring the outdoors, whether walking by the bay, enjoying water sports, or taking part in community events. Alexis especially looks forward to the fall season, when local festivals bring color and excitement to the Bay Area.

We cut the list off at number 300, and the distribution was born. For this year’s list, the minimum production level for our group is $7 million in 2021. The list will reset at the end of 2022 for next year and will continue to update annually.
Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?
A: The process is simple. Every feature you see has first been nominated. You can nominate REALTORS®, agents, affiliates, brokers, owners, or even yourself. Office leaders can
also nominate real estate agents. We will consider anyone you bring to our attention because we don’t know everyone’s story, and we need your help to learn more.
A nomination currently looks like this: Email us at robert.orso@ realproducersmag.com with the subject line “Nomination: (Name of Nominee)” and explain why you are nominating the individual. Maybe the person has an amazing story that we need to tell, or perhaps someone overcame extreme obstacles, is an exceptional leader, has the best customer service, or gives back to the community in a big way. The next step is an interview with us to ensure a good fit, and then we put the wheels in motion for our writer to conduct an interview and for our photographer to schedule a photo shoot.
Q: WHAT IS THE COST TO FEATURE A REALTOR®, AGENT, OR TEAM?
A: Zero, zilch, zippo, nada, nil. The feature costs nothing, my friends, so nominate away! We are not a pay-toplay model. We share real stories of Real Producers.
Q: WHO ARE THE PREFERRED PARTNERS?
A: Anyone listed as a preferred partner in the front of the magazine is a part of this community and will have an ad in every issue of the magazine, attend our quarterly events, and be a part of our online community. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One or many of you have recommended every preferred partner you see in this publication. We won’t even meet with a business that you have not vetted and stamped for approval, in a sense. Our goal is to create a powerhouse network for the REALTORS® and agents in the area and for the best affiliates so we can grow stronger together.
Q: HOW CAN I RECOMMEND A PREFERRED PARTNER?
A: If you have a recommendation for a local business that works with top real estate agents, please let us know. Send an email to robert.orso@ realproducersmag.com.
