Before Youhan, I had an Agent for 90 days. Youhan was recommended to me by a friend. My experience of Youhan, was one of Trust. He was the opposite to all the agents I dealt with in my selling period. His appraisal of the sales price for my property, in an unstable market, was realistic and honest. He didn't tell me what I wanted to hear, and then once the Agency Agreement was signed, he didn't start changing his story; badgering me to drop the price - he had been upfront about that, and in a falling market, with few buyers (due to elections and interest rate concerns), I received an amount as good as I could get, and slightly better than I was prepared to sell for. In signing the Agency agreement, Youhan didn't insist on a lengthy period, but accepted 45 da ys- no problem, trusting in me to continue with him after that period. He waited patiently for 4 weeks whilst I under-took and completed renovations. Most importantly, I found Youhan dealt with both buyers and myself as vendor, with honesty and respect. I had occasion to experience the approaches of several Agents, when vying for my business; they all had stories and in the telling of them, they betrayed their ethics (or non ethics), with the exception of Youhan. I was not impressed with Agents who had strategies to play 'good cop / bad cop' in order to secure a higher price; agents who simply lied and played games, and agents who rubbished on other agents, when they were competing for my Agency. Youhan sold my house after 1 and 1/2 weeks of open days. Thank-you Youhan for doing a great job.

CONTRACT FOR SALE
Contains the details of your house and the conditions of the sale. You should organise a contract through your solicitor as soon as possible. Even if you don’t know which agent you’re going to choose, preparing your contract as early as possible means your property will be advertised sooner, and buyers will see it earlier.
EXCHANGE CONTRACTS
Once the 0.25% deposit is paid, your agent will get you to sign the contract for sale. The buyer signs an identical copy and both are sent to the solicitor. If either party backs out, they are liable for the deposit.
Once you’ve accepted an offer, a 5 or 10 day cooling-off period begins. This allows the buyer to conduct building, pest and valuation inspections. If you’re selling by auction, there is no coolingoff period. A 5% or 10% is paid on the spot and contracts are unconditionally exchanged.
Once contracts are exchanged the settlement period begins (normally 42 days). You can use this time to find another house (if you haven’t already) organise your finances, and move out.
SETTLEMENT
Once a selling price has been agreed upon, the buyer will put down a 0.25% deposit to secure the property. If the buyer pulls out of the purchase during the cooling-off period (except for death or mental disability) you keep this 0.25% deposit.
At the end of the cooling-off period, the buyer must pay their deposit to secure the sale (either 5% or 10%). The deposit cheque is held by your agent in there trust account.
The buyer pays the balance of the purchase price and picks up the keys. Normally your bank and solicitor will take their fees out of the settlement proceeds and send you a cheque for the balance. Your real estate agent will take their commission from the deposit, and send you a cheque for the remainder.
ORDER ON AGENT
Once your property has settled, your solicitor will send through the Order on Agent. This allows your real estate agent to release the keys to the buyer and to release the deposit funds to you. Your real estate agent can’t release anything until this has been received.
