POSITIVE LIVING A New Start…

No one knows your life journey better than you. The thoughts that you think; what you’ve been through, witnessed, gained and have lost. Yet would you believe that through it all - you were not alone? That someone; something; knows you even better than you know yourself? From the moment you are born and whilst even in gestation, you are conditioned to the circumstances that will surround you in early life. You take on information, some your own and some from others, you slowly build a picture of how you perceive this life to be – and then you live it – often until now without looking back. Yet no two situations are the same. You have your personal thoughts, your personal likes and dislikes, your place in life is not the same as for any other – even within the same boundaries of the same family. Even a few close friends who go together to see a movie will gain completely different viewpoints at different times… From early years until now you’ve gained exceptional information and experience, but this is just the tip of what is destined to be yours during this lifetime. To date has simply been a gathering of your personal tools, talents and gifts, a gathering of Karma that once you know how - can easily fall away as you move forward. During every stage that you have lived through, you supposed that you were living who you were – or were meant to be, but again this was just a facet of your whole journey still unfolding, for you are more than you can begin to wish or guess… If you are indeed the master of your own life – you can begin to alter what comes in at any time. You can redraw, reshape, refine or start again at any moment, not from the beginning but from now this very second, with the knowledge and experience you’ve gained to date. Draw a line on what’s gone before and start again. Begin to be aware of the words you choose to speak. You may be working towards a goal post – but your words may portray the opposite, you might be sabotaging what you really want to gain. Look carefully at your thoughts, are they as confident and clear as they should be to move you forward, or again do you sometimes doubt your own ability?

(I am I) Every day that you awake is a brand new page – a clean fresh start. It’s a new space that is unwritten until you use it. Yesterday is over, so is last night or even this morning, and the future though we speak of it is not yet here – it’s born of every action in every second of your NOW. Recognise your personal power and how you choose to use it. Do you choose to be life’s asset or do you choose to hold life back? You write the unfolding program you daily live. (I am I). The world itself is in the middle of the greatest shift that’s ever been since man’s arrival. Things are not getting worse – all is shifting - regaining balance, and collectively and individually this falls to us to help it work. Through our actions we take life forward or hold it back. Change starts individually within your own mind, within your usual thoughts and behaviour patterns. This is the beginning of a new chapter of mankind’s unfolding, understanding and self-discovery, with many chances to rethink, redraw and rechoose who you are and what you’ll give back during your time span here. Be strong yet kind and patient in self review along this journey... For us to perform a task as large as this one on our own would be impossible, indeed that’s how we got to reach this point today. When we let down our personal armour or protection we feel vulnerable or weak, so we keep it up, and expertly since early childhood we make it thicker. Yet we are not alone and never have been. We are surrounded by energy, by love and by Earth’s own live giving and guiding forces, and working with them makes us confident and strong. Change might not always be easy, but we are in this process together, with tasks and talents that lie hidden until we find them. Nothing is so difficult that it can’t be overcome. You simply need new insight, information that will help you win and take you on. (I am I) It is by right of birth that you will win though what you endure. Happiness and peace are there for all. You simply have to know how best to gain them. Every single soul is plugged into Earth’s web of life. You daily send out signs and signals that attract/ deflect the things you then will face. You are each live open vessels for creative energy to connect with and flow through. You are the intelligent force of NOW in physical action. (I am I) The channelled works of Stephanie J. King will help you understand this process even better should you wish... Visit:Stephanie J. King Soulpreneur & Divine Guidance Lady www.stephaniejking.com www.channelledbyspirit.com www.positivelivingmk.com (under construction)

This year seems to be flying by and as we approach April rapidly and the shops fill with Easter eggs (that I don’t seem to be able to resist!) I am pleased to be able to reflect on what my office and I have achieved so far this year. Whilst we are always busy, this year we have been trying to dedicate time focussing on issues that are particularly affecting Milton Keynes and trying to bring people together and offer practical support to those affected. Already, Iain Stewart and I have held a Jobs Fair for the young unemployed in our city, launched campaigns to raise funds for a new A and E and another one to raise awareness of the difficulties people are facing with domestic violence. Considering the great focus which has been held over cost of living and rise in food prices Iain and I decided to hold a food forum. This saw us bring together charities who distribute food to those in need around Milton Keynes, like the Food Bank and The Food Cupboard at St Mary’s Church Bletchley and also food suppliers such as Tesco, Tea Monkey and Asda. The aim of the forum was to see how the different organisations across our city could help each other to support our local community, in particular those who are in great need of food. This includes homeless people and also those families who are struggling to make ends meet. It was incredible to see hear of some of the work which is going on already in Milton Keynes and also how everyone intends to support each other further. I know that Iain and I are keen to hold the forum again if only to help ensure more progress is made. I was pleased recently in having some success in helping the Wolverton and Greenleys Town Council. I was contacted by Council and some community groups concerned that they would have to spend over £10,000

8 mkflyers central

in legal fees in order to release the Hodge Lea Meeting Place from the Crown Estates. On writing to the Crown Estate Solicitors asking for them to reconsider the amount they were going to charge the Town Council and pressing for a representative to come and see the site to discuss the issue, the Town Council have now been offered to buy the meeting place for £1 and to pay a contribution for solicitors fees providing its use will be for the community. I am absolutely delighted that such a useful amenity can now be potentially used by residents with very little cost to the local community. I know that Wolverton and Greenleys Town Council have been working very hard to secure the Meeting Places future and I am pleased that common sense finally seems to have prevailed. Milton Keynes so often flies the flag for business but since I last wrote our city was selected as the

best place outside of London to do business in the UK. It is no surprise considering this prowess, that businesses in Milton Keynes have been offering so many apprenticeships which have been proven to save firms money. You may have seen that last month the Prime Minister visited MK to launch National Apprenticeships Week. Mercedes Benz who have a base near Willen, recently invested £2.1 million into a Training Academy which sees 380 apprenticeships studied a year. Across Milton Keynes a total of 2230 people started apprenticeships in 2011/2012 and another 650 have started in the first quarter of this academic year. This equates to a 99% increase since 2010 and shows that taking an apprenticeship is a very good alternative to taking a degree. As ever, if I can be of any help to you, please do let me know on 01908 686830. Mark Lancaster TD MP

The solution to a higher response rate . . . is good quality data Achieving great response rates to your marketing campaigns rely on your intended audience receiving your message. Even if you have invested in researching who your audience are and have developed the greatest communication piece ever, if it doesn’t reach the intended contact the campaign will be a waste of valuable time, energy and money. In the current economic climate it is vital that your marketing messaging delivers results and reaches the right person at the right organisation. So more than ever, it is vitally important to ensure the data you use is as accurate and up-to-date, anything less and you risk jeopardising the success of your whole campaign. Trying to contact businesses that have closed, or personnel that are no longer with that company, simply reduce response rates and result in more budget being used for less return. In addition using out of date or badly targeted information can be damaging to your brand and your company’s reputation. Keeping databases cleansed so that they contain the most accurate and up-to-date records has always been important. Whilst it may be a labour intensive process the rewards make it wholly worthwhile, adding significant value to your marketing efforts, whilst maintaining an ongoing dialogue and positive impression with your customers, or potential customers. The perfect marketing database should allow you to reach every single contact on your list, however due to various factors, this rarely happens. Far too often, campaigns are sent to substandard lists where as many as 25% of the contacts listed will be incorrect.

10 mkflyers central

Did you know, up to: • 10,000 businesses change their address and contact data every month • 4,000 postcode changes occur every month • 280,000 business ‘gone aways’ occur every month • 37% of business customer records go out of date each year • 20,000 companies a month register on either the MPS, CTPS, TPS or FPS Maintaining top quality data is no longer just about good housekeeping, removing duplicate or obsolete data and correcting inaccurate information. In addition to the financial pressure on marketing budgets, data protection means the necessity for cleansed and accurate information is greater than ever. The Data Protection Act should always be a consideration, particularly with regard to the storage of personal information. Regular cleansing is therefore a necessity to keep your data fully compliant and eliminate any chances of breaching the Act. Continuous improvement of the quality of you data will result in improved customer insight and add considerable value to your marketing efforts by improving ROI. Now is definitely the time to invest valuable resource and energy into developing topquality accurate database.

Ask The Business Coach Goals

The Steps to Successful Sales

Without clearly defined goals, measured over a specific time frame, you will achieve very little. When setting your goals consider your income, lifestyle and requirements. First aim to improve your last years’ income by a specific amount or; if you are new to sales, aim to achieve as close to the top sales person in your team as you can. Prospecting The level of success achieved by salespeople will always be determined by the number of customers generated, other than floor traffic or telephone enquiries generated by your advertising. Put a system in place to regularly find new customers from referrals, past customers etc. Build up your database of loyal customers that you can sell time after time. Qualifying Qualifying is the factor which has the greatest impact on the management of your time. You have to become skilled in sorting prospects. The greatest stress in your career will come from working with unqualified prospects, be it someone who refuses to buy at a fantastic price or someone who is not ready, willing and able to buy at all. The Sales Process The key to a successful sale is the ability to build rapport and trust with each customer. Meet, greet and build rapport, settle them on a model, garment or product to demonstrate. Constantly check by asking trial closing questions, then ask for their business. Remember to sell the benefits of your product speaking in their own linguistic modality. For example talking to an auditory person about a car engine you would say. “Listen to that engine, doesn’t it sound great?”… or to a visual person your could say, “You see how smooth that engine is”… Follow up This is the first step to the next sale to your customer or to obtaining referrals from them… First a thank you letter, then a 7 day follow up call followed by a call at least every 9 days. This will ensure a steady stream of referrals… All you have to do is ask. Remember… Do what you most fear to do, and you will have the results you most want to have…

Being a Leader The Effective Leader

Guides People Motivates by Enthusiasm Inspires by openly communicating a vision Leads by example Says “Let’s do this together” Makes work interesting and fun Leads through cooperation Says “we” Encourages creativity Asks questions Delegates

When being asked to lead in any particular situation, it can be a daunting prospect no matter how experienced you are. Whether it be leading a small team, a department, a division or even an entire organisation, there are certain traits that make effective leaders stand out. 1. Know the basics. Leadership is a terrific quality that not all people are lucky enough to possess naturally; the good news however, is that it can be developed. To help gain a better understanding of what makes an effective leader, below is a simple list of the qualities one must possess to be a good leader and those which are characteristic of an ineffective leader. The Ineffective Leader Pushes People Instills fear Keeps people in the dark ‘Don’t do what I do, do what I say’ Says “do this” Makes work feel like a chore Leads with authority Says “you” Orders tasks Provides answers Controls

14 mkflyers central

2. Create a plan. Supervisors of any sort need to delegate work to others while looking at the big picture. Determining all that needs to be done and then creating a plan of action to make it all happen is the way to complete everything on time without putting undue pressure on colleagues around you. When forming your plan though make sure that you allow appropriate time for the completion of tasks and that you communicate the plan to everyone involved. 3. Monitor progress and make tweaks to your plan. As we are all too well aware ‘The only constant is change’ so it is vital that the plan is constantly monitored. When things are not going as you intended, perhaps the team is stuck on one item, ensure that this is accounted for. In the plan either allocate additional necessary time or identify other areas where some simple adjustments can be made to make the time up again. The monitoring of team progress will also ensure better results and that tasks can be changed on the fly to maximise efficiency. A businesswoman’s expo dream creates a buzz on International Women’s Day A brand new business exhibition hit Milton Keynes on Friday 8 March at the MKDons stadium: stadiummk, in the form of Business Expo 3.0, the free international business exhibition founded by a very determined Milton Keynes’ businesswoman, Victoria Beale. The exhibition, sponsored by Mazars LLP and organised by Victoria’s Buckinghamshire based business, Rapid Sales Solutions, was the city’s first international business exhibition at such a mammoth scale to be held in Milton Keynes and the woman with the dream presented her vision to the nation on International Women’s Day to make a statement to the world that, whether male or female, it is the big-dreamers and can-doers that make extraordinary things happen. The exhibition showcased over 100 exhibitors ranging from local and national start-ups, UK businesses, and global organisations such as the Toyota Group, Santander, Costco, Phillips, Scala alongside professional membership organisations such as the IoD, FSB, MAS, ICM and the UKTI all under one roof. Lord Younger, Parliamentary Under Secretary of State at the Department for Business Innovation and Skills opened the event with Mark Lancaster, MP of Milton Keynes South, the Mayor of Milton Keynes, Catriona Morris and Milton Keynes’ go-getting founder of Business Expo 3.0, Victoria Beale. Victoria wanted to present a business exhibition not only full of innovative ideas for those in business, but also to surprise visitors and entertain them throughout the day, giving them talking points and an opportunity to network but also creating a visual experience to ‘go viral’ on social media. This comprised of animated ‘Grannies’ walking around the exhibition bent over walking sticks who broke into street dance when the urge took them, gifted Guitarists playing solo performances in between guest speakers, a racing simulator for up to 6 people to race each other in their lunch breaks, complimentary massages and

16 mkflyers central

‘wellbeing advice’, a full size F1 car simulator , Toyota and Lexus test-drives outside the stadium, and street dancers entertaining Business Expo 3.0 guests. “I wanted to make a difference to the business community, providing a businessexhibition with a central objective to provide a platform to ‘do business’, but also to ensure that visual snapshots of the exhibition remain firmly in thememories of everyone that attended. My vision to create a unique exhibition for businesspeople around the world has now kick-started a cascade of curiositythat has already sparked sponsorship requests, pre-paid exhibition spaces for next year and a handful of very strong investors in next year’s Business Expo 3.0.” Shadow Business Secretary, Chukku Ummuna, also held a question and answer session at the stadium with Lord Parry Mitchell and Iain Wright in attendance, emphasising the weighty political support in the new exhibition. Next year’s venue is yet to be confirmed but the waiting list is already encouragingly long and Victoria’s dream is set to storm the UK and she predicts that Business Expo 3.0 will become an international event to take around the globe. “The beauty of trialling this year’s exhibition means that the Rapid Sales Solutions team can now monitor the feedback, iron out the creases and take the successes with us to ensure that the Business Expo 3.0 brand develops and strengthensevery year. This is only the beginning of a never-ending story with infinite possibilities. I dream big but I also make things happen and with such a strong team behind me I’m confident that we will develop our dream into a perfectly executed triumph year after year!”

Acas Consultation on Settlement Agreements Acas has launched a consultation during February on a statutory code of practice for use alongside the forthcoming legislation on settlement agreements which will allow pre-termination negotiations inadmissible in unfair dismissal claims. Compromise agreements are being renamed “settlement agreements under The Enterprise and Regulatory Reform Bill and introduce a lawful opportunity for discussions to take place between employer and employee with a view to agreeing confidential terms on the termination of employment.

18 mkflyers central

The draft code of practice lays down the broad principles covering the use of settlement agreements. It will be accompanied by non-statutory guidance.

Acas invites views on the draft code by 9th April, 2013 and expects the new legislation and accompanying code to be brought into force by mid-2013. MP’s Diary

By Iain Stewart MP, Conservative MP for Milton Keynes South

This month, in a slight change to my regular programme of school visits, I went to the Leadership and Training Centre (LTC) at Shenley Brook End School.

In March last year Shenley Brook End achieved National Teaching School status, this means they take a lead role in the training and professional development of teachers, support staff and headteachers from across the region. I was very impressed with the high quality professional training environment the LTC provides within the school. It is great that other schools can benefit from the high standards of teaching and training that Shenley Brook End has achieved. In a separate visit to the school, I answered questions from 6th Form pupils on wide spectrum of issues which were of concern to them, including the media and crime and punishment.

The airport already supports the local economy by welcoming air passengers heading for the motorsport hub at Silverstone. With the current demand for airspace and airport development in the South East of England, an already established site such as Cranfield will help contribute to local and international business going forward and I hope it will bring many benefits to the region in the coming years. I was recently fortunate enough to meet with Paralympic champion and double gold medallist Hannah Cockroft MBE to support the manifesto launched by the charity Whizz-Kidz. Whizz-Kidz is a charity that provides disabled children with the essential wheelchairs and mobility equipment they need to lead active childhoods. I was surprised to hear that Hannah Cockroft MBE actually received her first sports wheelchair from Whizz-Kidz in 2007, what a testament to the work they are doing. So, I am delighted to back Whizz-Kidz’s Generation Inspired manifesto. More information is available about their work on their website: www.whizz-kidz.org.uk.

I also visited Cranfield Airport to see first-hand the significant investment being made to attract business aviation to our region. During the 2012 Olympic Games Cranfield was one of the UK’s designated airports and saw an increase in small business aircraft during The Games. Closely linked to the work of charities like WhizzKidz is the ongoing Transport Committee inquiry into disabled people’s access to transport. If any local residents would like to share their experiences in this area I would be very happy to hear from them.

Small businesses will lead the way in 2013, says company whose tenants already employ 1000 people Milton Keynes will boom in 2013, says the town’s largest serviced business premises provider, as the number of people employed in its units tops 1000 at the close of 2012. Bucks Biz, with over 400,000 square feet of space and 150 tenants in Bletchley and Denbigh, says it is already planning more units to cope with the expected growth in demand and bringing forward plans to develop extra space at the huge Interchange House in Howard Way. “Our units currently provide work for around a thousand people and we have seen that figure rise steadily,” said Dominic Muscat, a director of the company that owns the business.

“As Milton Keynes business booms, led by small businesses, we are already identifying potential new units that can be converted to provide the premises needed for small companies to thrive without hassle.” Bucks Biz, with units all over Milton Keynes, is renowned for straight talking and dealing; not hiding costs and not charging for many of the little things that keep businesses ticking, but which can be annoying to the point of distraction. “We really believe that if our customers are happy, then they’ll be free to get on with their businesses, which in turn will expand,” added Dominic.
