The 4 Types Of Residential Plots

The Government has allotted different pieces of land to different constructions and sectors. The plots of lands are different for residential constructions, commercial constructions, and agricultural purposes. Not all plots are similar; each has been adapted to suit varied needs as per the composition and plot types. Today, let’s talk about the residential sector – how this individual sector itself has also been broken down into sub-divisions, and how every sub-division serves a different function.

What is a residential plot of land?

A plot of land is a piece of land that is allotted to or inherited by a person or family. A residential land is one where an individual can build a home for living purposes and shelter. These plots cannot be used for commercial or industrial purposes. How a residential plot of land can be converted into a living space is mentioned below, wherein it is shown to offer different building opportunities, such as apartments, builder floor apartments, villas, and row houses.

Apartments

Apartments are a cluster of housing complexes, where a large number of people can be housed, while cutting down on the space required. Spread over a sprawling area, these complexes can be built as low-rise or high-rise depending upon the location, approvals, and requirements. Flats of different dimensions can be built on each floor, with a number of floors being built one over the other.

Home buyers can choose their type of flat, with their preferred number of rooms, area of the house, and direction of the structure. Apartments are generally quite unsuitable for a traditional joint family, and are most likely purchased by nuclear families, and those who are looking for budget homes.

Builder floor apartments

Builder floor apartments are low-rise building with two to four floors, where each floor is an independent dwelling. Every floor is only one single residential unit. This means that one individual or one family can occupy one entire floor! This brings greater space and better privacy as compared to apartments. However, this also comes at a price. Builder floors are much expensive than apartments, as they offer more independence and flexibility. This means that only medium and high-income groups can afford this type of living.

Villas

These types of home are created for individual housing that combines luxury, space, independence, and privacy. They can be comfortably designed to house a family of variable sizes. An individual plot is assigned to an individual family, where the villa can be built as per their specifications, design, and taste. Villas can be readily available, where homebuyers can simply purchase and stay; and if required, can make their choicest alterations and additions. Or, they can be customized on a plot of land purchased, to design a dream home that is perfect for the residents-to-be, as per their choice and purpose.

Row houses

Row houses, are a row of spacious and luxurious villas, set within a society, every villa being built in more or less the same manner. Such structures are generally built far away from other housing plots, as they are spread luxuriously over a significant area, while offering all possible modern amenities to the residents. Villas in row houses are generally higher priced than usual, because of the space, location, and community available; and are quite high on maintenance too. Row houses help live independently and privately, while being closely connected to other people within the society.

You may choose from a readily available apartment, builder floor, independent villa, or villa in a row house; or choose to have your own space built specifically for your taste and requirement. Although doing so for an apartment is not possible, you can always build your own villa, in an individual plot, or a society

offering multiple plots clustered together. For instance, the MJR Opus plots for sale in Bagalur-Sarjapur Road, where you can have your own dream house built on a RERA acknowledged piece of land, that brings access to multiple modern amenities like amphitheatre, kids play area, club house, park, cricket pitch, swimming pool, and a lot more. Then, if you are a joint family, you may also partner up with a real estate developer, and find a place where there is such approval, and have your own builder floor apartment built, where the entire family can live together, yet independently.
