neWs Russia’s booming middle class sparks growth in smaller cities

R

USSIAN retail development is moving away from the traditionally dominant city centre locations and towards smaller cities, a leading expert on the market has said. Speaking at a session at MAPIC on Wednesday afternoon aimed at identifying future trends in Russian retail, Cushman & Wakefield (C&W) head of retail in Russia Maxim Karbasnikoff said that demand is growing for the less well-known locations outside central Moscow.

Speaking at the session, The Future Of The Retail Real Estate Market In Russia, Karbasnikoff said that a burgeoning of the Russian middle class with high disposable income outside the capital is creating new opportunities

for retailers, particularly in areas where there is currently a major undersupply.

“In some small cities there is almost nothing,” he added. “We’ll see a shift in cities like this in the next three to five years.”

Karbasnikoff also identified the phenomenon of ‘New Moscow’, an area outside the city centre undergoing major infrastructure transformation and huge increases in residential development, as a significant opportunity for retailers. “People are commuting to the centre of Moscow from new cities outside, and that’s driving development,” he said. “There are big plans for residential development which is driving big retail development.”

of the outlet store, a previously under-used format in Russia.

Around 100,000 sq m of outlet centre space is due to be completed in Russia by the end of 2013.

Karbasnikoff said: “This new

format is reshaping the supply.

The way our development projects are being treated is different from before. We’re looking at building the shopping centres around the customers now.”

Tercek: retail cannot ignore digital THE FUTURE doesn’t happen, it needs to be invented, according to Robert Tercek founder of the Creative Visions Foundation, speaking at MAPIC yesterday.

Tercek urged retailers to make the mobile phone the “hub” of their activities and said that in future “all media will be social”.

He added: “We are vapourising entire industries and turning them into software.

The new generation has grown up with the expectation that they command media consumption.”

Practically, this means that there are three possible strategies open to retailers and the retail property sector: pretend that the digital revolution really isn’t happening; make a pointless gesture that pays lip-service to digital, but which ghettoises it within an organisation; or embrace digital — “dive in and make it happen”. Tercek said that

increasingly, the use of social media means that companies and brands are part of a conversation, but that “most companies are not joining in that conversation”.

This in turn means that many retailers are no longer truly in charge of their destinies.

Tercek cited Burberry, Diesel and Zara as prime examples of retailers that are making the most of digital, and whose customers are responding positively.

Tercek warned that most terrestrial retailers attempt to compete with e-commerce on the basis of price, product and data. “If you do this, you will lose,” he said.

Instead, he urged the audience to consider the areas within a store that digital cannot truly compete with, experience and service being at the top of the list. The future, it seems, is within the grasp of retailers, but it’s up to them to make it a reality.

neWs VARESE PREPARES FOR EXPO 2012 THE VARESE region in the north of Italy is aiming to deliver retail-led regeneration of three key districts ahead of EXPO 2015, which takes place in nearby Milan. Rudy Collini, vice-president of the Chamber of Commerce, said: “We’re at the heart of Europe and the crossroads of business.” With a one million-strong catchment and a high-spending demographic, Varese is consistently one of Italy’s top-performing retail locations.

ICE-WORLD RINKS GET INTERACTIVE

NETHERLANDS-based Ice-World is at MAPIC to promote its interactive ice rinks, currently on trial at five shopping centre sites in its home market. The company has developed interactive rinks with opportunites for branding, engaging with social media and built-in reactive lighting systems, which can create skating tracks, said Jochem Feldberg, Ice-World’s director of partnerships.

The broker found that 20% of international brands expect to open 30 stores or more across EMEA during 2013 while 33% are aiming for 11-30 openings and 44% plan to open 10 stores or less.

Parfois goes for global growth THE PORTUGUESE fashion accessories retailer Parfois will open multiple stores in multiple markets this year. At a moment when many retailers are considering rationalising their property portfo-

lios, Porto-based Parfois is expanding and will open 100 new stores this year. Filipe Correia, expansion director for Parfois, said that the Portuguese market is saturated for his company, and that in spite of the crisis in neighbouring Spain, the current focus is on new stores opening there. Expansion is also planned in France, the Ukraine, Russia and the Middle East, where the brand has been developing through franchising partners. Parfois is also taking its first Latin American steps this year with store openings in Colombia, Venezuela, Panama and the Dominican Republic.

Parfois was founded in 1994 and currently has around 350 outlets across 38 different markets.

Correia said that the mid-market brand is expected to see growth of more than 40% in the current financial year, including new 100 new stores this year for Parfois store openings.

neWs CHINESE RETAIL MAKES A MOVE ON LONDON LONDON is set to see an influx of Chinese retailers over the next few years, following Bosideng, the fashion retailer that opened in the UK capital earlier this year. According to Savills, as many as five major Chinese retailers are looking in London, including JNBY, Li Ning and luxury menswear brand Eve Enterprise Group.

TARGETING TRAVELERS RETAILERS looking for new opportunities should consider “landside” at airports and major railway hubs, according to Reed MIDEM’s Peter Clucas.

Noting in particular that “European rail hubs are not exploiting retail as well as they might”, Clucas suggested that virtual fashion shows in New York’s Grand Central Station and a Lego Christmas tree in London’s St Pancras are examples of “edutainment” and ways in which station owners can engage shoppers passing through transport termini.

REDEVELOPMENT FOR ZWIJNAARDE REDEVCO has completed the redevelopment of the former Carrefour hypermarket in Zwijnaarde, outside Ghent in Belgium. The unit, which Carrefour left in July 2010, is now divided into two smaller sections with a total leasable area of 7,377 sq m. The new units have been let to two retail operators, the Delhaize group which has rolled out a new Red Market format store, and Media-Saturn Group which is to open a 4,878 sq m Media Markt at the end of November.

HE DOCKS Marseille project was launched at MAPIC last year and returns this year with more visibility,” said Guillaume Tanguy, project manager at developer Constructa.

And such is its importance to the company, that the project has its own stand and is the subject of a press conference this morning.

The project is located in the city’s EuroMediterrannee zone, the largest economic development zone in Europe which covers 340 ha, with an extension of 170 ha, an investment of €7bn over four years and 400,00 sq m of new office space. Docks Marseille is converting a 150-year-old building to house shopping and leisure facilities. The 17,000 sq m retail

space will be divided into three areas dedicated to Mediterranean culture and food: The Port (4,250 sq m), which includes a Marseille concept store; The Village (8,500 sq m), dedicated to fitness and fashion; and The Market (4,250

sq m), offering culture, leisure and gastronomy. Developed by JP Morgan Asset Management and Constructa Urban Systems, the €50m Docks Marseille project is scheduled for delivery during Q2 2014.

A CONTRACT between French developer Klepierre and Belgium’s Devimo Consult was signed on the Klepierre stand yesterday. The deal will see Devimo commercialise the extension of the L’Esplanade shopping centre in Louvain-laNeuve, Belgium, a successful project that opened in 2005, and which attracts around eight million visitors per year. The extension includes some 60 additional units, making a total of 190 stores, and the project hopes to attract international anchor brands not yet present in Belgium. The extension is due for delivery in October 2016. MERICAN real estate investors are out in force at MAPIC, as they look to take European retailers into their US malls.

US developer Howard Hughes is seeking retailers with a “Eu-

ropean feel” to take space in a range of ambitious shopping and mixed-use projects throughout the US. Stressing the importance of sound local knowledge and established connections with communities, Howard Hughes president

Grant Herlitz said: “Retailers taking space in our developments would be getting involved with a company that has a link to the community.” He added: “We create partnerships with retailers and help them build relationships.

We can help them deliver mes-

sages they otherwise couldn’t.”

Sherri White, senior vice-president at Vornado Realty Trust, is looking for European retailers to add a point of difference. “Consumers always want something new,” she said. “We’ve seen that with the rise of fast fashion.”

Her priority at MAPIC is to educate European retailers in the opportunities the Vornado portfolio offers — especially its holdings in some of New York’s iconic retail destinations. But she accepts that it may take time for relationships built at MAPIC to translate into actual deals. “European retailers are now receptive to the idea of expanding across borders,” she said. US investment company Thor Equities has gone so far as to open a European office this year, on the Avenue des Champs-Elysees in Paris, not just to support its growing European investment business, but also to target European retailers. CEO Joseph Sitt explained: “We will utilise this hub to continue expanding into Europe and beyond, investing and redeveloping parcels on high streets throughout the globe. Furthermore, a base in Paris for Thor Equities will be a great boost to European brands, serving as a strong link to those who want to establish themselves in the American marketplace.”

A LIVELY session between developers and investors took place at MAPIC on Wednesday, with potential partners being given the chance to meet in brief ‘speed dating’ style meetings. Participants could meet with up to 10 people in the hour-long session, which is part of a series of Power Meetings taking place at this year’s MAPIC. Further sessions are taking place today including one aimed at matching retailers with potential owners and asset managers.

A PIC’s popula r speed matching sessions give new retailers that are looking to expand the opportunity to showcase their brand before potential business partners or landlords. This year saw a diverse group of retailers pitch to a packed room.

Funky Fish, based in Israel, is a fashion and accessories brand that brings colour and fun to any retail location. CEO Sagi Avrahami explained: “Funky Fish is the natural place for girls to meet at the mall.”

There are already 150 Funky Fish stores in 25 countries worldwide, plus another 300 points of sale where retailers use Funky Fish to inject some pizzazz into their stores. From a standing start in 2003 this rapid expansion has been achieved through a network of franchisees, and Avrahami said he was on the look-out for more new locations.

Luxury ice cream maker Grom is another brand looking to grow worldwide. It already trades from 61 stores in its native Italy as well as France, the US and Japan.

Its gelati — Grom prefers to use

the Italian word for ice cream — are made only from the best available ingredients according to co-founder Frederico Grom.

Such is the attention to detail

that the company owns its own organic fruit farm to ensure the provenance of its ingredients.

Having reached 61 stores in just nine years, Grom said the company was now mature enough to grow through partnerships, and he is at MAPIC looking for partners who could take the brand — and its distinctive ethos — into new territories.

THE VISION for a retail project in Italy which the developers say is an innovative hybrid of classic shopping centre and retail park has been delivered at MAPIC. The Mondojuve Shopping Centre is to be based between two towns in northwest Italy, Nichelino and Vinovio, and will include 65,000 sq m of retail space.

Rosenblum makes strong Kase for personalised phone covers WORLD-FIRST retail concept has been launched at MAPIC wit h P i x ma n ia founder Jean–Emile Rosenblum driving the brand towards an ambitious global expansion target.

The Kase is a new store and online venture selling high-end and customisable mobile phone and tablet casings.

The fi rst store is due to launch in Paris in the next three weeks, with a further four units set to be unveiled in France around the same time.

Shoppers will be able to choose from completed, branded casing already printed and available in store, an online database of thousands of original pieces of artwork, or have a customised case made in store with their own

photography or design on it.

An app is also due to go live, which can be used to upload personal photographs to be printed onto a range of cases.

The Kase co-founder Jean-Emile Rosenblum, who sold online electronics brand Pixmania earlier this year, said that the concept was to provide “luxury mobile phone

casings but at an affordable price”.

He believes there is potential for some 2,000 The Kase stores worldwide. The brand will operate across a combination of stores owned directly by the founders as well as franchised units.

Rosenblum said: “These days everybody has the same phone, whether it be an iPhone or a Samsung, but they want to make their phone their own. People even want to have different cases for different occasions.

“We are working with thousands of artists to come up with unique artwork which shoppers can choose online and have made into a case. It’s bringing the power of the internet to the store.”

Rosenblum is encouraging artists to upload their designs to a community site for free, where their work will be available for shoppers to view and select to be made into a case.

Each time their design is used the artist will receive a payment, and the most popular designs will be sold in stores.

HE CITY of Bordeaux is exhibiting at MAPIC for the first time. “Soon Bordeaux will be a millionaire city in terms of population and has many real estate assets to show,” said Brigitte Lastennet, deputy manager in charge of retail development at the Bordeaux Chamber of Commerce. Bordeaux is showcasing some 50,000 sq m of retail opportunities in the city centre and within the conurbation.

Two projects will open in 2013: Promenade Sainte Catherine with 15,000 sq m of retail in the heart of the city centre from developer Redevco; and the other located in the new Bordeaux eco-district, Ginko, with some 20,000 sq m of planned retail space. Bordeaux-Atlantique, an urban remodelling scheme located around the Saint Jean railway station, includes a total of 40,000 sq m of retail. The first phase of retail space will be delivered in 2015.

THE TOPPING out ceremony for the €360m Skyline Plaza shopping centre in Frankfurt took place yesterday. Project partners are Allianz, CA Immo and ECE. Frankfurt’s Mayor Olaf Cunitz was present at the event for the mall, which will have a GLA of 38,000 sq m and parking for 2,400 cars when it opens on August 29, 2013.

Former government minister, Jihal He told MAPIC News: “In my government position I helped Western retailers like Auchan, Carrefour and Walmart to enter China and MAPIC provides us with the opportunity to introduce the scale of our projects to Western partners.

and experience of such partners.”

Outlet China chairman Zhuo Yan Lin said that the company had the ambition to open a new town in every province, including the metropolitan areas of Beijing and Shanghai. “Our largest project is 10 sq km, reflecting the size of scheme required for a country on the vast scale of China,” he said.

This is the third year that Outlet China has participated at MAPIC and Zhuo Yan Lin described the event as the “ideal platform” to meet international partners.

neWs MIXED-USE CENTRE FOR POZNAN WHEN the Lacina shopping centre opens in Poznan, mid-2014, it will be one of the largest shopping centres in Poland. Developed by group Apsys, Lacina is a mixed-use project that includes shopping, leisure, and housing.

Just 10 minutes walk from the historic city centre, the project will house a Carrefour hypermarket, a Leroy Merlin DIT store, a Van Graaf department store, 40 large and mediumsized stores, 215 boutiques, and 40 cafes and restaurants.

The recreation area includes a fitness club with swimming pool and sauna, a nine-screen Multikino multiplex and an amphitheatre that will host cultural events.

Architect RTKL has surrounded the complex with terraces and restaurants with views on to fountains.

MORE SHOPPERS ARE USING PUBLIC TRANSPORT

CONSTRUCTION work is set to begin on a €100m shopping centre development in Pori, Finland. The project will see the addition of 43,000 sq m of retail space to Puuvilla, a former cotton factory that has been developed for a range of uses including office and leisure space.

The Puuvilla Shopping Centre will become one of the largest retail developments in Finland and home to a range of retailers. Anchoring the development, which is due to begin in the coming weeks, will be hypermarket K-citymarket, H&M and sportswear retailer Stadium. Completion is expected in 2014.

The project is a joint venture between developers Renor and Ilmarinen Mutual Pension Insurance Company, and will be leased by Realprojekti.

THE LYON chamber of commerce — CCI Lyon — is presenting at MAPIC the findings of a survey about shopping habits in the Lyon and Beaujolais areas.

The telephone survey of 6,200 people found that shoppers are increasingly using public transport and that, for the first time, the contribution of public transport to the turnover of Part-Dieu and Presqu’ile shopping centres was greater than that of cars. Some 70% of all the working people questioned, shop in the vicinity of their workplace. The report also found that seven out of 10 people shop on the internet and 62% use the internet to choose their point of sale.

The report also found that city-centre shopping areas are proving increasingly popular, their turnover rising despite the economic slowdown.

GLOBAL telecoms giant Telefonica has unveiled at MAPIC its new data product Smart Steps.

The system tracks mobile phone connections to monitor pedestrian traffic, and because Telefonica knows who its customers are, that data can be extrapolated to represent the wider population.

Traditional people-counting technology can only tell how many customers were in a given location, but Smart Steps can tell how many were men or women and how many were in a specific age group or socio-economic group.

Steve Alder, CEO of Telefonica Dynamic Insights, took great pains to allay concerns over privacy. “All our data is anonymised — it’s aggregated so we’re looking at the crowd not the individual,” he said.

Telefonica believes Smart Steps will allow retailers to make better

decisions about store locations, and even match staffing levels to customer numbers in its existing stores. And it allows shopping centre operators to match tenant mix with real customer trends.

“Smart Steps will help a range of organisations to make better informed decisions and better understand and serve the needs of their customers,” Alder said.

TALIAN motorway stations are among Europe’s best at generating revenue, but still there is room for improvement, according to Giorgio Moroni, director at Autostrade per l’Italia (ASPI). Talking at a MAPIC session on Italian travel retail opportunities, he said that there is currently a motorway service station every 27km on the country’s autostrada network, more than double the number in either France or the UK. Yet in spite of what might appear to be a saturated market place, Moroni said that the performance of Italian service stations is among the highest in Europe.

Attributing this to ASPI’s ability to create an experience at its locations, he said that there was room for growth, in spite of the current economic difficulties being experienced across southern Europe. This, he said, was due to

the development of “Motorway Malls”, service stations that will attract an average of five million visitors a year and which will feature clear zones for visitors, aimed at increasing dwell times.

Moroni said that typically, fuel sales still account for around half of all revenues generated at service stations, but that this balance would be altered as the retail aspect is more fully developed. For Italy, this is likely to be coupled with the ongoing refurbishments and developments taking place across the country at major rail stations and at Rome’s airports.

A STEADY increase in tourist shoppers from India and China is leading to a surge in demand for luxury retail in Europe, a panel of experts agreed.

Speaking at the Luxury Retail: A Cut Above session at MAPIC on Wednesday, a group of luxury specialists from property agency Cushman & Wakefield, said that the same trend was being repeated throughout the luxury markets of Europe.

Head of retail in town, Cushman & Wakefield Italy, Thomas Casolo said: “There are millions of tourists in the major Italian cities every day. Luxury retail-

ers are looking more at Italy and prices are going up.” He added: “Landlords like to work with luxury brands because they invest a lot of money in store refurbishment and maintenance.”

Pierre Raynal, head of retail agency at Cushman & Wakefield in France, said that research shows that foreign customers now account for 40% of all consumer spend in Paris department stores. He added: “There are 1.6 million Chinese tourists in Paris per year at the moment. By 2020 we predict there will be eight million. The trends will drive the market.”

While overall sales are similar to 2011, they are significantly up on 2010. Denis Sokolov, director of research and partner at Cushman & Wakefield, said: “The Russian consumer market has been the promised land for retailers.

Russian consumers have stayed true to their principles, spending 80% of their income in stores and not saving. This consumer strategy is typical both for large and small cities.”

STABILISATION in the Russian retail market is continuing, according to Watcom Group president Roman Skorokhodov, at the launch of the company’s annual Shopping Index at MAPIC. Sales were strong in Q3 of 2012 and Alexey Knyazev, Watcom data consulting managing partner, added: “The September peak of 2012 could be explained by the fact that both brands and retail chains showed more marketing activity in anticipation of the school season and started their preparation well in advance

showcase what is happening in Russia to participants from all around the world.”

Tashir was formed 15 years ago and Evoyan said that having established the business during a difficult time in the Russian economic cycle, the company had been able to grow and was well placed to exploit the retail opportunities now emerging in the country.

OSCOW will remain the dominant development market for Tashir as the company looks to increase its retail real estate business in the Russian capital from 50% to 70% of its total portfolio within the next two years.

Speaking to MAPIC News, Tashir vice-president Artak Evoyan said that the company had “big plans” for more development in Moscow and described it as a “highly liquid” retail market. He added: “Since the financial crisis only the best developers have been able to progress their projects in Moscow, which means that the quality of schemes being constructed has improved and the number has reduced, which makes it a very attractive destination for investment.”

MAPIC panel of Russian retail partners and agents yesterday urged a rethink of the received western European wisdom that setting up a retail business in Russia is a risky business and the route to success may be fraught with uncertainty. Things are changing.

Vladimir Aleksandrovskiy, head of retail tenant representation for Jones Lang LaSalle in Russia and the CIS, said: “Things are more stable than they were. The political system is now stable — you can expect to see the same faces on the TV for the next 10 years. The taxation system is lower than in western Europe and we think that things are generally comfortable.”

Noting the current phenomenon of heavy tenant churn in Russian

shopping centres, Aleksandrovskiy said that is the outcome of the continued desire of new retailers to join the party. The fact that the market is continuing to grow was reinforced by Evgeny Butman, CEO of Ideas4retail and a partner to retailers looking to enter the market: “There are perhaps 20 malls in the country with 100,000 sq m of space and in the next three years, there will be the same quantity again.”

Butman warned that while the market remains attractive, it is still not risk-free: “You have to understand that the Russian market is still very young. There’s not a lot of experience, so you have to work with experienced partners unless you are very big. It’s really hard to start alone in Russia if you’re small.”

Aleksandrovskiy said however

that the position of “90% of retailers coming to Russia is that in the first instance they want to work with a partner. My role is to reassure them that it will be OK if they go it alone. They’ll be OK — it’s not so terrible.”

Both agreed however that the situation in Russia is very different from five or six years ago, and that change would continue to be a given for any retailers assessing the benefits, as well as the risks, of doing business in Russia.

In another Wednesday session on the children’s market in Russia, Ideas4retail’s Butman observed that a new type of parent is driving an evolution in children’s shops in Russia. He said that the sector was becoming more specialist and more competitive, with “clusters” of shops developing in high streets and shopping

centres selling toys and kids’ clothes.

He added: “We’re seeing a lot of specialised store formats and technology-based approaches to cater for parents born in the Eighties and Nineties who have always had the internet. This is becoming the new retail for children. The format is evolving and it’s more competitive now.“ Butman was speaking at the All To Play For In Russia: Growing Sales In The Children’s Market session, on Wednesday afternoon.

.VIDEO, Russia’s largest consumer electronics retailer, achieved unaudited sales for the first nine months of 2012 of 23% to RUB107bn, with likefor-like sales up 13.5%, while 28 new stores opened, increasing selling space to 515,000 sq m.

In Q3 2012 M.video sales increased by 19% and same-store sales grew by 8% versus Q3 2011. M.video online sales grew by 60% compared with the first nine months of 2011. The total number of stores reached 282 as of September 30, 2012.

Alexander Tynkovan, president and CEO of M.video, said: “We are fully committed to our omni-channel strategy and continue to

implement its elements in our operations. The customers are quite positive regarding those shopping opportunities which omni-channel provides; they mix different channels, search online, shop in stores, buy online and choose either pick-up in store or home delivery. In Q3 we launched our first internet operation outside Moscow in Nizhniy Novgorod, followed by further internet operations under the M.video brand in 15 different cities.”

He added: “We believe that the omni-channel approach advantages will be well appreciated by our customers in the peak December season. Alongside reasonable pricing consumers tend to pay special attention to convenience and comfort of shopping in the holiday period.”

Svyaznoy adds online travel to stores RUSSIA’s leading independent mobile retailer Svyaznoy has expanded the range of services from Svyaznoy Travel. Customers can now make a hotel reservation anywhere in the world via a dedicated website or in one of Svyaznoy’s stores.

Following the launch of the online travel platform at the start of this year, Svyaznoy Travel has now added the hotel reservation service to its offering. The service has been implemented with the support of Booking.com, a leading worldwide online hotel reservations agency, and offers nearly 250,000 hotels in

173 countries. It is possible to book online at www.svyaznoy.travel.ru and pay for the booking at the hotel.

The Svyaznoy Travel online service combines bookings for airline and railway tickets with hotel reservations. The company also said that it plans to start offering travel packages and insurance services for customers travelling abroad.

“We believe that Svyaznoy Travel has extended the range of our services while generating additional traffic to Svyaznoy stores,” said Alexey Dorosh, director of Svyaznoy Travel.

FRENCH grocery chain Auchan plans to launch its first Auchan Drive outlet in Moscow next year, where customers can pick up goods ordered online, Auchan Russia general director Jean-Pierre Germain has intimated.

The retailer is searching for a site of about 3,000 sq m for the first store, Germain said at an event to mark the 10th anniversary of the company’s activities in Russia. The French retail giant first entered the Russian market in 2002 and now operates over 50 stores in Russia, with plans to increase the number of its stores to 150 within the next five years.

PLANETA TRADE AND ENTERTAINMENT CENTRE BEGINS ROSEVRODEVELOPMENT has started construction in Novokuznetsk city. The company’s new project is located in the central district, at the junction of DOZ Street flowing into Ilyinskoye Shosse, and Prospekt Stroiteley, five minutes from downtown. The plot’s area of 11 hectares will allow construction of a 102,000 sq m project. Among the lessees are a hypermarket, a multi-screen cinema, a consumer electronics shop, a sports shop, a children’s shop, a household and DIY shop and an entertainment centre for children and adults. Parking for 3,100 vehicles is available. Opening is expected in Q4, 2014.
