COMMERCIAL BUILDING LOBBY , CONSTRUCTION IN PROGRESS

Lobby features a warm, finely crafted wood wall treatment, polished marble and stone wall finishes and softly lit plaster coved ceilings. The combination of finishes composes a textural experience on multiple scales through contrasting materials, colors and tones as one proceeds from the entrance to the elevators. The lobby welcomes occupants and visitors with a new curved white marble reception Desk, new steel and fitted glass canopy, and an updated entrance that visually opens the space to the street.

ALTERATIONS TO THE SUITE 1102 – MEDICAL OFFICE

This project included all phases from initial test fits to the final construction administration phase. During DD and CD development wide range of services were included: coordination with tenant and building owner to determine the optimal layout and create attractive and functional space that meets unique needs and requirements. Worked closely with engineers and other professionals, design is executed flawlessly, meeting all safety and regulatory standards. The collaboration enabled a smooth construction process and successful implementation of the project. In the final CA phase, monitored the project closely, conducting regular site visits and meetings with the owner and GC to ensure compliance with the design intent and promptly resolving any issues that had risen.

8 WEST 40TH STREET, NYC

ALTERATIONS TO 7th FLOOR – OFFICE FURNITURE SHOWROOM – CONSTRUCTION IN PROGRESS

The project scope was to closely collaborate with the Tenant’s architect and building owner to create the CD set that includes and coordinates all their requirements and needs. According to the lease agreement, our task was to design the space according to building standards in one part of the space. In the rest of the space, we had to implement the conceptual design received from the tenant’s architect. But in the end, the whole space needed to look and represent a unique whole both aesthetically and functionally. This project included all phases from DD and CD development to the final construction administration phase. Worked closely with engineers and other professionals, design is executed flawlessly, meeting all safety and regulatory standards. The collaboration enabled a smooth construction process and successful implementation of the project. In the final CA phase, monitored the project closely, conducting regular site visits and meetings with the owner and GC to ensure compliance with the design intent and promptly resolving any issues that had risen.

ALTERATIONS TO 11th FLOOR –OFFICE PRE-BUILT SPACE

After initial test-fit and marketing plans created for advertisement purposes, building owner asked us to create CD for 11th floor as pre-built space. The goal was to create office space which is completely finished and equipped, ready for any tenant to move in, w/o any significant updates. This project included all phases from DD and CD development to the final construction administration phase. Worked closely with engineers and other professionals, design is executed flawlessly, meeting all safety and regulatory standards. The collaboration enabled a smooth construction process and successful implementation of the project. In the final CA phase, monitored the project closely, conducting regular site visits and meetings with the owner and GC to ensure compliance with the design intent and promptly resolving any issues that had risen.

845 THIRD AVENUE, NYC

REPLACEMENT OF STOREFRONTS AND DEMISING TO THE REATAIL SPACE

Due to changing demand in the market, the client wanted requested to divide the existing retail space into multiple smaller shops with separate street entrances. The idea was to preserve the existing façade frame and incorporate a new glass storefront within. The potential new use of the premises required the installation of an air conditioning system. Therefore, it was necessary to incorporate metal horizontal louvers above the glazing.

Several different options for dividing the space were presented to the client during the project development. In close collaboration with the client, potential tenants, and the engineers the final option was selected, which best meets all the requirements of the client, the market, and potential tenants. In the final CA phase, regular site visits and meetings were conducted with the owner and GC to ensure compliance with the design intent and promptly resolve any issues that had risen.
