SUMMARY OF WORK. THE PROPOSED PROJECT INVOLVES INTERIOR RENOVATIONS TO THE BASEMENT OF A BRICK CHURCH WITH STEEL AND WOOD FRAMING AND A STONE FOUNDATION. THE WORK CONSISTS OF SELECTIVE DEMOLITION AND NEW CONSTRUCTION AS SHOWN IN DRAWINGS PREPARED BY STUDIO G ARCHITECTS. THE WORK INCLUDES RENOVATIONS TO APPROXIMATELY 920SF OF SPACE CONSISTING OF A COMMERCIAL KITCHEN, MEETING/ACTIVITIES ROOM, TRUSTEES OFFICE, MISCELLANEOUS STORAGE CLOSETS AND HALLWAYS. DEMOLITION OF BRICK INFILL AT WINDOW OPENINGS, DEMOLITION OF EXISTING WINDOW UNITS AND REPLACEMENT WITH NEW DOUBLE GLAZED WOOD AWNING WINDOWS WITH SAFETY GLASS, AND INSTALLATION OF NEW HEAVY DUTY STEEL WIRE SECURITY GRILLES. INSTALLATION OF NEW STUD PARTITIONS, NEW DOORS, FRAMES & HARDWARE, FLOOR FINISHES, ACOUSTICAL CEILINGS, MISC. SPECIALTIES AND PAINT. ELECTRICAL WORK CONSISTS OF NEW BOOSTER FOR FIRE ALARM SYSTEM, ALL NEW/RELOCATED F.A. DEVICES, NEW LIGHTING AND POWER, EXIT SIGNS, EMERGENCY LIGHTING, ETC. AS REQUIRED BY NFPA AND NEC CODES, AND TELEPHONE/DATA OUTLETS. PLUMBING WORK CONSISTS OF NEW HOT AND COLD WATER PIPING TO SERVE NEW COMMERCIAL KITCHEN FIXTURES AND EQUIPMENT. SAWCUTTING AND TRENCHING WILL BE REQUIRED FOR CONNECTIONS TO EXISTING SANITARY LINES. THIS WORK IS NOTED AS PHASE ONE AND WILL BE PERFORMED ACCORDING TO A SCHEDULE PREPARED BY THE GENERAL CONTRACTOR AND APPROVED BY THE CLIENT.
1.2. CONTRACT. CONTRACT SHALL BE BETWEEN EBENEZER BAPTIST CHURCH AND THE GENERAL CONTRACTOR. AGREEMENT TO BE AIA FORM 101 1997 EDITION; CONTRACT FEE TO BE NEGOTIATED. A201- 1997 EDITION, GENERAL CONDITIONS OF THE CONTRACT, SHALL GOVERN THE AGREEMENT. 1.3. PROJECT SCHEDULE. THE CONSTRUCTION PROJECT SHALL BE COMPLETED, INCLUDING FINAL BUILDING AND FIRE INSPECTIONS AND SIGN-OFFS COMPLETED BY SEPTEMBER, 2009, FOR FULL OCCUPANCY ON SEPTEMBER 25, 2009. THE CONTRACTOR SHALL PRODUCE A SCHEDULE WHICH SHALL IDENTIFY THE COMMENCEMENT AND COMPLETION OF WORK BY MAJOR TRADES AS WELL AS OVERALL COMMENCEMENT AND COMPLETION OF WORK, AND NOTES ALL COMPONENTS OF THE WORK BY MILESTONES IDENTIFYING THE DATES BY WHICH THEY MUST BE COMPLETED TO ENSURE THE OVERALL COMPLETION DATE. IT SHALL BE UPDATED WEEKLY AS THE WORK PROGRESSES. 1.4. PROJECT START UP AND PROGRESS REVIEW. A PRECONSTRUCTION COORDINATION MEETING SHALL BE HELD WITH ARCHITECT, CLIENT, GENERAL CONTRACTOR, AND ANY SUBS DEEMED APPROPRIATE BY G.C. THE G.C. SHALL PROVIDE AT THIS MEETING THE PROJECT SCHEDULE, SCHEDULE OF VALUES, AND PLAN FOR USE OF THE SITE. THE ARCHITECT AND CLIENT SHALL
