Oxford Brookes university have tasked MJG Studios with the redesign of the ground and first floor of the Abercrombie building, to accomodate the new function of a creative incubator for undergraduate and postgraduate students. MJG Studio won the design competition for the project's alignment with Oxford Brookes University's values, creating structures that promote inclusive and equal collaboration, providing different gradients of public and private space through timber engineered structures made out of sustainable and locally sourced timber.

Project aligns with client values improving future relationships

wider options for raising capital as an LLC

Protection from personal liability

The choice of an appropriate procurement method and type of contract might be greatly influenced by external factors. Choice should never be made on some arbitrary basis but always after a careful analysis of the situation, and taking into account considerations such as the following:

Project rehabilitates the space

Educating the staff on company law

Familiarity Simple to operate

Added credibility and prestige to the buisiness

Matters which might influence choice of contract- Traditional Procurement

More corporate filings and deadlines

Maximising capacity can increase risk in fire emergencies

This also improves networking, through a larger presence, word of mouth and repeat clients

Maintaining positive relationships may lead to referrals or repeat business

Contracts in place to protect both company and client

Breach of contracts

Lawyers hired to assess the contracts

Maintaining the same brand and delivering the same quality to clients in both markets in Malta and the UK may be challenging

Failed, late or missed payments

- Measure of control by the client

Working for an LLC means that individual employees will not be liable for any legal issues

The administrative exercise includes defining how the project strategies will affect the design process in relation to construction, maintenance and operation, health and safety, sustainability and handover Initial proposal for structural design, building services and specifications - Blumer Lehmann Wooden Engineers expertise required

Ensure requirements are aligned to cost plan - RIBA Fee Calculator is used to calculate fee (5-15% of the final building cost, depending on the project scale) company overheads and staff salaries, project mark-ups and profit, then create fee calculations aligned to the stages of the RIBA Plan of Work

Fire safety - there are 2 fire doors located within the project area of the Abercrombie building

The site of this project is within the abercrombie building, of high performance with a proficient heating strategy, electircal strategy and air strategy already in place

The fire assembly point is already marked within the existing building

The lighting strategy meets the minimum requirements of lumin, averaging at 80 lumin

Air quality standards are met through the louvre sensors that open and close the windows allowing for exchange of fresh air

Detailed Design, Specification & Building Control

Design Development & Planning

Stage 3 The spatial coordination stage is where a design takes form - A continuation from the conceptual design based off of stages 0-2

Project refinement - the design concept is evolved in CAD and refined to a highly detailed final 3D interactive model that the client can explore

Planning application requires a degree of detail in drawings - Building Control package and Application and conditions sign off

Cost information is usually finalised - using the RIBA Fee calculator as in Stage 2 in the design phase

Utilising digital models for refinement reduces material waste

Stage 4 Technical design is a refinement of the existing design - the team will develop the design to include the exact finish and specifications required, ensuring a properly considered, high-end finish

Relevant specialist subcontractors - specialist installation machinery for timber structures

Drawing packs consist of: - Detailed drawing -Schedule of work specification -Tender packs -Construction pack for building. These are completed by the design team

The Build

This stage signifies the start of construction The Contract Administrator (CA) oversees the project to ensure the build reflects the vision chosen in the Feasibility Study, Stage 1 as well as the detailed finish and specifications supplied to the builder

Construction effectively means that the contractor will take posession of the site. The design is generally considered as complete at the start of the construction stage - The progression of stages 0-5 results in site work being more efficient

This stage also ensures that every element keeps to the budget agreed in the Contract

Contractor will take posession of the site and carry out the works as listed in the schedule of work and building contract - This includes both manufacturing off-site and construction on-site

The Handover

Post Occupancy Survey

This stage involves the handover phase

The in use stage of the RIBA plan of work exists as a form of aftercare service for the client

This includes rectifying any defects

This may lead to discussions regarding future alterations or general advice

After the building handover, the defects liability period (or rectification period) beginslasting 6-12 months

Once everything has been completed on site, users move into the space undergraduates, postgraduates, lecturers and staff reintegrate within the space

MJG Studio is always interested in hearing how the building performs A feedback form is filled out. This feedback is valuable for future projects

Monitoring the buildings performance is key to check whether objectives are achieved ensuring that the rehabilitation and sustainability strategy has been successful and the building is reaching its maximum potential

It is crucial to measure the qualitative apects of the design its relation and consequence on the end users, how well the design incubator works with the undergraduates and postgraduates

The company sustains a healthy workforce allowing maternity and paternity leave
