“Our business is really a business of people and it’s not one size fits all,” says Tim Doyle, co-owner of Northern Plains Lumber.

Building relationships is at the core of what Northern Plains Lumber does. They’re not your average, run-of-themill lumber yard. As one of only a handful of locally owned lumber yards left in the Sioux Falls area, their roots run deep in South Dakota.

“I grew up in the industry,” says Carl Serck, co-owner of Norther Plains Lumber. “My family owns and operates a construction company building custom homes.

Throughout the years I worked for the family business and later worked as a manufacturer’s rep.”

But Carl knew he wanted to work closer with contractors and installers.

“At the time I was working for Homestead Building Supplies,” says Tim. “I called Carl up and asked if he wanted to be a sales guy here and sell building materials.”

The two began working together closely, and they realized they had a great dynamic. Not long after, they were given the opportunity of a lifetime.

“We were thinking about going out on our own and then we were given the opportunity to purchase a location from Homestead Building Supplies in Beresford, South Dakota,” says Carl.

“We really felt like it was the right timing for us both professionally and personally,” says Tim. “It was the one thing I had not done –I’ve worked for people my whole life. I know building materials very well with almost 40 years in the industry, so it just made sense to get into the lumber business.”

In May of 2018, Tim and Carl officially opened Northern Plains Lumber, but the two soon realized they were going to need more space.

“The Beresford location was a bit smaller and farther from the Sioux Falls market than what we needed,” says Carl. “So, a couple of years later we purchased the Worthing, South Dakota location and officially expanded into two spaces.”

As they continued to grow, Carl and Tim were able to provide even higher quality service to their customers – builders, contractors and project-based homeowners.

“We needed more space to support our growing sales,” says Carl. “The added room has helped us manage our inventory more efficiently and allows us to maintain a high level of service to our customers.

“They have been a very good partner for us,” says Carl. “They have really helped us grow our siding business over the past several years.”

“We are very fortunate, because of our backgrounds and years in the industry, that we were able to pick up major national brands,” says Tim. “A lot of new companies wouldn’t have had that opportunity.”

“They’re out of Beresford and they do a significant amount of work with post frame construction,” says Tim. “Because we are local also, we love doing business with other local companies. We always get a fantastic level of service with them.”

“They are another incredibly strong partner of ours,” says Carl. “Exterior doors are a big part of our business and to have a company that’s willing to support us and provide us with a quality product, that is very helpful for our business.”

“My background goes back about 30 years with them,” says Tim. “So, I’m very familiar with that product. I knew it to be

an excellent company who stands by their products, and they have a wide selection. That’s one of the primary products that we choose to sell.”

“This is one of those products that our customers request time after time,” says Carl. “They’ve been a great partner with us, and we don’t have issues with the experience. It holds up nicely, it’s a great looking product and our customers continue to be happy with it over and over.”

“From a window standpoint, we were exceptionally lucky to get Marvin Windows,” says Tim. “They’ve been around for a long time and it’s a very high-quality product.”

Ultimately, Carl and Tim say when they chose a product for Northern Plains Lumber, it comes down to flexibility.

“Do they have the product mix that meet our customer’s needs? That flexibility also includes pricing for our customers,” says Tim. “Longevity is another thing we look for. We know these to all be products that last.”

“We really sit down and go through our quality products and choose ones that we can feel confident in selling to a builder or installer,” says Carl. “It’s about our customers not having to run and grab more material. So, if we can have accurate estimates on time deliveries and are efficient as we can be, that’s going to save our customers a lot of money. That’s the whole goal!”

“I really believe that if our customers are successful, then we will be successful,” says Tim. “We really view our business relationship as a partnership experience and our job is to help our customer succeed.”

Your dream of owning an affordable custom home with luxurious options can become a reality. August Homes in Sioux Falls builds homes that fit homeowners’ wish lists and budgets through thoughtful attention to the details. Each home is truly one of a kind created with quality, style and distinctive features.

Megan Niemeyer is a builder, real estate agent and owner of August Homes. She is a third-generation contractor coming from a family where both her father and grandfather were successful contractors and she brings a wealth of perspective and experience.

Designing and building homes that function well for homeowners at any stage of life is Megan’s passion. “I love to create and I have found nothing to be as fulfilling as watching my creations come to life,” Megan says.

“I love seeing a design that we’ve taken through the drafting stages and seeing it come to life to fill the needs of a family. As a mom, I see there are just things in a home you need such as a good layout that flows well,” Megan says. “I love being able to help people find that or create a design that brings it together.”

One such home is located at 430 Andrew Avenue in Harrisburg, SD in an up-and-coming development near an apple orchard, corn fields, and Interstate 29. The 3,124-square-foot home has a versatile floor plan Megan especially enjoys building.

“That home is by far my favorite floor plan. It finishes as a six-bedroom home,” Megan explains. “There are so many options. If you need six bedrooms, you have them. If you work from home and need office space, you have family space and office space,” Megan adds. “If you need an exercise room, or a guest room, (there’s space for them).”

The home on Andrew Avenue is the third one Megan has built with this versatile floor plan, and already she’s seen its appeal for growing families and those who are downsizing to less space.

“It has such flexibility with the ability to downsize or upgrade. I’ve had buyers do both with that home,” Megan shares. “Buyers see the equity and resale value in what they have because of the functionality of that home.”

Megan and her husband have two children, ages 11 and 14, and she used her perspective as a mom to help visualize the amenities that she and her husband desired in a home for their own family that the Andrew Avenue home floor plan could provide.

“We wanted room to grow, and we wanted room to live. With this floor plan, you get that,” Megan says.

The home’s lower level has a long family room with a wet bar at one end. A seating area with an electric fireplace offers the perfect place for watching TV, and the middle of the room has ample space for a game table.

“It sets up so amazingly,” Megan adds. “The lower level family room could be used in so many ways, whether you’re having family over or if the kids are having friends over. They get that whole space to hang out.”

The flexible floor plan also incorporates privacy and luxury.

“The master suite is on the opposite side of the house from everything else. It has two walk-in closets and a full on-suite bathroom with a private toilet room, and you still have five other bedrooms,” Megan states. “The hisand-hers closes have shelves, drawers and all the things you could think of in there.”

The kitchen features quartz countertops installed by Milliron Granite and Quartz, custom cabinets by Builders Millwork, and a beautiful tiled backsplash. Thornton Flooring installed luxury vinyl tile throughout the entire main living area infusing beauty and durability.

“There’s a beautiful, large hidden walk-in pantry in the kitchen. It’s my favorite,” Megan adds. “As a mom, I know how important it is to have these things without spending a million dollars.”

In the dining room, a coffee nook can double as extra kitchen space if needed. The nook, with its beverage fridge, could serve as wine storage and an entertainment hub.

The home includes three full bathrooms, plus a half bath near the laundry room “in their own little world,” Megan states. “If you want to tuck your dirty

laundry away when people come over, (the laundry) has its own room.”

There’s also a gas fireplace upstairs, a deck, and large windows throughout for abundant natural light and scenic views.

Megan considers herself a boutique builder who strives to balance her career and family time. She takes on a limited number of clients and provides personal service throughout the building process.

“I want to be present with my clients. If I’m doing a pre-sold house or custom build, you get my attention to detail,” Megan says. “I am very selective of who I work with and the capacity that I have. My clients seem to love it. It is what I do and I love every bit of it.”

Megan takes great satisfaction in seeing finished homes being lived in and enjoyed.

“My favorite part is driving past a house I’ve built and seeing the kids in the yard playing or the landscaping that the homeowners added — things they’ve done to make it theirs,” Megan explains. “I know I had a small piece of creating a space for them to live life and create memories.”

What is trending in cabinet design in our area?

Kitchen cabinets in white and gray paint have been the staple for a few years, but today homeowners are searching for lighter wood grain cabinets with a pop of color. The color trends have mostly been in the green and blues in the last year. But, with our custom cabinetry, any color the homeowner wants is possible. Homeowners also have a variety of wood options with multiple stains available. We have seen a trend in homeowners using Walnut as an accent rather than adding another paint color.

What are some of the popular choices for countertops?

Today’s homeowner has many choices for their countertops. Quartz has become more affordable than it was in the past. A popular choice is off-white quartz with the gray veins, a contrast to the dark granite options of the past. Quartz countertops combine durability and ease of care. Quartz is more expensive than laminate, but for the homeowner that is more budget-conscious, many of the laminates mimic the style of quartz, and today the sink can be integrated into the laminate. The integrated sink is preferred by most homeowners to allow a seamless sink placement for cleaning.

Are there trends in the window department, as well?

Yes. There are many trends leading the way in windows and doors for today’s homeowner. Today’s homeowner is more sophisticated and modern than the homeowner of 20 years ago forcing manufacturers to offer more options in style, design, and color than ever before. The fastest growing trend is classic black windows and trim. Contemporary black-trimmed windows are a popular choice for new construction and remodels. Houses with white siding and black trim windows are very sharp and classy looking.

Another growing trend is larger windows, larger patio doors and awning windows in the kitchen space. Homeowners want to let in abundant natural light, bringing the outdoors inside. We recently installed a twopanel patio door that was ten feet wide and ten feet tall. It was massive and truly let the outside in.

Recently a realtor shared with us the trend toward more curb appeal. This trend has been evident in the custom color options for entry doors. In the same way, homeowners are adding pops of color to the kitchen because they are wanting that same color option on the entrance as well. We see many blues, greens, red and yellows that definitely make a statement.

What

improvements for maintenance are offered?

Today’s fiberglass material offers superior energy efficiency and durability. Fiberglass can be stained to resemble real wood doors in a wide range of colors. Fiberglass won’t peel or rust, and is much warmer and more efficient than a steel door making fiberglass a low maintenance option for today’s busy homeowner.

Starting in the home development and construction industry more than 20 years ago, Justin Oakland is now the proud owner of Oakland Homes in Brandon. Working in custom homes as a teenager, his history of hard work is well known. In 2005, Justin began flipping his first homes, and in 2010, he ventured into home construction.

Serving the communities of Sioux Falls, Brandon, Harrisburg, Hartford, and Dell Rapids, the company is dedicated to quality builds and exceptional design. Together, he and his wife, Dr. Nikki Oakland, run a very successful operation with a handful of employees.

They explain, “We take pride in offering a once in a lifetime experience for clients building their dream luxury homes where new memories are made. Building a new home is more than a financial investment measured in cost, it’s a personal expression.”

Oakland Homes is coming to a close on one of their bigger development projects. Years ago, Justin had

been eyeing some land that was for sale in the heart of Brandon. The area is now known as Lake Aspen. With beautiful crisp and clear water, the lakeside area was the perfect place for a private development.

The private lake is naturally fed and has attracted plenty of local wildlife for residents to view throughout the year. It’s also the perfect place to cast a rod in your free time.

Through real estate connections, as licensed agents themselves, the Oaklands purchased the perfect lot of land, which included the lake in 2017. It took a lot of work with the city to get the area ready for development and approved for residential housing, and it wasn’t always easy, but nearing the end, the Oaklands feel it has been entirely worth it.

The first home in the development was built in 2018. This featured home at 713 S. 4th Circle is the 26th home, and is nearly complete offering something unique in the private lake development.

Dr. Nikki adds, “The property backs right up to the lake, and the design was focused on the fusion of the natural elements it highlights.”

With a walk-out basement and stairs to the sandy beachside, this lake house is made for new memories. One of the highlights includes a yard storage with double-door access in the back that is meant for all the lake toys and yard needs such as life jackets, paddleboards, lawn mowers, etc. “It’s been a huge hit with other residents in the development,” Dr. Nikki shares.

During the summer months in South Dakota, residents in the development are outside all the time. They can walk to the beach and take a dip in the water or even just enjoy the views and warm breeze while walking up to the front door.

Selling her chiropractic practice six years ago has allowed her to help with Oakland Homes full time. Two of Dr. Nikki’s main focuses are customer care and home design.

While designing 713 S. 4th Circle, she knew that it was the perfect place for a biophilic theme. Strolling up to the front door, you can already view the lake through the strategically placed windows in the home.

The walnut slabs used for the fireplace mantel and mudroom bench came from a tree that fell down in a recent storm at Dr. Nikki’s parents’ home.

“We try to capture the beauty anytime we build, and the ability of bringing nature into the home,” Dr. Nikki says. By adding lots of windows, creating an open floor plan, emphasizing the natural light with vaulted ceilings, the home hosts a beautiful, soft, warm and inviting design.

Another aspect of the home that is easy to fall in love with is the master suite. “Making laundry easier for families or individuals, we love to connect the laundry room in the master suite,” Dr. Nikki adds. “From the bedroom you can walk right into the bathroom and then into a large closet that is connected to the laundry and mudroom circling back into the home itself.”

It’s the perfect setup. The master bathroom also highlights the natural elements and design that Dr. Nikki was hoping to achieve while maintaining a beautiful spa-like and relaxing environment. In the middle of the room is a clean, white tub with a beautiful stone wall behind it highlighting the biophilic theme.

If that’s not enough, there are two fireplaces in the home, a wet bar, a covered deck that looks out on the lake, modern gadgets in the kitchen, a large walk-in pantry, climate-controlled storage in the basement, and a built-in bookcase. In total, it’s a little over 3,500 square feet and has five bedrooms and three full bathrooms.

CASEMENT WINDOWS

Casement windows are similar to single and double-hung windows in terms of aesthetics, particularly when they’re in their closed positions. SINGLE-HUNG WINDOWS

Some of the most common windows are singlehung windows. Taller than they are wide, these windows possess a single moving sash. This sash is positioned at the bottom of the window and moves in an up-down manner.

BAY WINDOWS
