Opinion of Value The single most important factor in the marketing of real property is the opinion of value.

Property that is priced too high will sit on the market and become "shop worn."

Buyers who may have purchased the property at a realistic price will not seriously consider it and will buy a properly priced property. Property which is priced too low will sell quickly but the seller will not realize the true value from the sale.

Ideally, the property should be priced at COMPARABLE MARKET VALUE. Studies continue to show that a property listed at 15% over market value has a 20% probability of sale; 10% over market value, a 30% probability of sale; 5% over market, a 50% probability of sale. Properties priced at market value have a 95% probability of sale.

RECEIVE OFFER Once an offer or multiple offers are received, we will guide you through the proposed price and terms. We will clarify each item and answer questions to help you decide whether or not to accept or respond with a counteroffer.

NEGOTIATIONS Negotiations can involve everything from sales price to concessions or dates. The offer becomes a binding contract on the effective date, i.e. when the document is signed by all parties and communicated.

DUE DILIGENCE PERIOD The seller receives a copy of the executed contract and the due diligence fee.

This deposit is non-refundable (unless the seller defaults) and is deposited upon receipt.

Earnest money is deposited with the escrow agent and is refundable prior to the due diligence deadline.

Inspections are performed by buyers (inspections, appraisal, survey, etc). During this time, the buyer can terminate the contract for any reason and receive the earnest money deposit back.

REPAIR NEGOTIATIONS The buyer will have an opportunity to submit a repair request and negotiate with you to cover the costs of requested repairs or to ask for concessions. Sellers can decline or agree to make any or all requested repairs.

PENDING PERIORD TO CLOSING We will coordinate the preparation of attorney drafted seller documents (deed, lien waiver, 1099) and any repairs if needed. Sellers should prepare the home for the buyer's final walk through in advance of settlement. We will review the closing disclosure. At closing, all the paperwork is signed by the buyer and seller, both parties pay any settlement fees and the documents are recorded. Proceeds are delivered to the seller and keys are made available to the buyer.

Complete the Transaction Explain to you in detail all the steps that will occur for a successful closing, and answer any of your questions.

Work with the buyer's agent, closing attorney, and others to help coordinate their activities including inspections, appraisals, and other details, to keep the transaction moving forward.

Monitor progress of inspections, buyer's loan, appraisal, and other contingencies as called for in the contract.

Resolve questions or problems that might arise, in order to ensure a timely closing.

Handle and coordinate all escrow/closing details.

Attend the closing.

Communicate with you on a regular basis, throughout the process so that you can stay informed and as worry-free as possible.

After the Sale & Beyond Confirm that all YOUR real estate related needs have been met, and provide information on service providers you may need to contact after closing.

The Reality of Inspections Prepare for buyer inspections to ensure a smooth path to closing.

One area that requires careful attention when listing your home for sale is the subject of Inspections, which is addressed on the Offer to Purchase and Contract.

In today's real estate market, it's customary for buyers to conduct inspections covering various aspects, including general home, radon, termite, HVAC, well, septic, and chimney assessments.

Buyers are increasingly more analytical about the property they choose to purchase with respect to its physical condition.

Most buyers are exercising their option to conduct multiple inspections. Therefore, it is advisable to prepare your home as best you can.

Leaky faucets, furnaces and air conditioners that need to be serviced, rusted gutters, rotten wood and peeling trim paint are just a few examples that often appear on an inspection report.

Dollars and time invested in handling necessary repairs during the home preparation phase may reduce market exposure time and maximize the sale price.

It is important to remember that once negotiations are complete on the Offer to Purchase, additional negotiations usually occur following the inspections.

Buyers can terminate contracts during the Due Diligence Period, making it crucial to minimize items showing up on the inspection report.

Having your home well-prepared from the start simplifies the contract-to-closing process.
