Attached is a market analysis which I have done with the best of my knowledge of the property. Yours is unique in that you have 4 lots­­one with a house and a beautiful waterfront lot with gazebo and dock the other lots provide privacy. Lot 42 behind the house if merged may provide space to enlarge the house and add bedrooms if the leach field is properly placed. Or ideal for a 3 car garage with space above or ADU. The septic tank is most likely sufficient for up to 4 bedrooms.  The highest and best is to sell as a package and a buyer may have an option of what they want to do with the other lots. all together as an estate size property or for a buyer who may want the option of using for family or hold off for future use or investment  If sold as two different waterfront parcels I would include one back lot with each.

There definately is more value to being directly on the water however the extra lot is quite special and the view from the house decks quite nice.

Having a rental history is great though this year suffered on rentals in general because of the chaos in this world and the US.
