Each month, we manually review every home sale in our area, looking closely at many things such as property condition, demand, and outcome. We then sort each home into a category based on specific area and condition. This helps reveal how different homes sell at different prices—and why.
These classifications are based on our professional judgment and may be somewhat subjective.
Our hope is that this report offers meaningful insight into our market and also helps demystify the relationship between list price and sale price.
Here is a peek at the different categories.
FIXER: Needing substantial work, cosmetic and potentially structural, beyond the scope of what an average home buyer would likely consider doing. Often attracting investors more so than end users.
DATED: In need of various updating such as potentially kitchen, baths, floors, landscape, paint, etc. The average buyer would likely factor some, or all, of the updating costs into their offer price.
TURNKEY: Appealing to the majority of buyers. Needing little to no work or updating to be done upon moving in. This is where the majority of competition happens and highest price per square foot exists.
OPULENT: Large homes that fall outside of the average pool of buyers for a specific area. This can also be high end luxury homes, homes with a detached ADU or two homes on one lot.
OUTLIER: These are homes that fall outside of the norm for one reason or another.
OFF MARKET: These homes were not placed onto the MLS or “the market”.
