BLENDING HISTORICAL CHARM WITH MODERN FUNCTIONALITY
Originally built as a summer villa for the royal court dentist in the early 1900s, the Bagsværd Observation Home, located by the scenic Bagsværd Lake, serves children and families who need extra support during difficult times. The villa has undergone extensive renovation and expansion, blending historical charm with modern functionality to meet the needs of today’s families. Livsvaerk is the association behind the modernization and renovation of the Bagsværd Observation Home. The main aim of the project has been to make the physical setting of the site provide even better support

for the social pedagogical work that the association performs for some of the most vulnerable in Danish society – vulnerable children and their families.
The Garden House. Designing the extension to the villa was challenging due to the desire for the extension to be twice the size of the historic villa. To create a functional extension while respecting the historic villa, we proposed establishing an equal relationship between the villa and the new garden house. From the landmark lakeside, the iconic villa remains the focal point, overlooking the prominent landscape. On the entrance side, the garden house is positioned to mark the entrance and main access point. The garden house features common living areas between the individual apartments, with balconies offering views of the garden and the nearby lake. Residents can access the garden directly from their living rooms.
Above the basement level, the Garden House is constructed as a lightweight structure with loadbearing structures primarily made of wood in a combination of CLT walls, CLT decks, glulam columns, and structural timber. Exposing the wood as much as possible, our vision has been to create a positive and welcoming building

that the residents feel comfortable in. By minimising wind impact, the building’s rounded corners contribute to a comfortable microclimate in the living areas around the Garden House. This is achieved by cutting CLT elements into smaller faceted parts, which are then assembled to form round corners harmonising with the visible CLT walls inside. Externally, narrower cedar boards are used around the corners, giving a unified appearance all around the building.
Climate Responsibility. Serving as a test project for The Voluntary Sustainability Standard (Den Frivillige Bæredygtighedsklasse), the Bagsværd Observation Home
project seeks to embrace both environmental, climate, social, and economic quality. The standard can be seen as a preview and a test of how future climate-oriented regulations of construction can be incorporated into future building regulations. Having a major impact on the CO2 footprint, we have been focusing on the Garden House’s materials. The use of wood, including all the CLT elements, helps us to get below 8 kg. CO2 equivalent per m2 per year, which are the requirements for the standard.

Inspiration derived from decalcomania — the art technique of creating mirrored patterns through folded paint
What were the inspirations and key concepts for the development of the project?
Woodbury Residence drew inspiration from decalcomania—the art technique of creating mirrored patterns through folded paint. We applied this concept architecturally, not as literal replication but as thoughtful dialogue between old and new. The project’s core concept emerged from our octogenarian client Kathryn’s
pioneering spirit. Rather than aging amongst accumulated memories, she embraced change through architectural transformation. Her approach echoed modernist architects’ philosophy: curating select meaningful elements from the past—handwoven shawls, Edwardian furniture, her late husband’s handcrafted rosewood table—while creating a contemporary living environment suited to her evolving needs.
What were the difficulties or first setbacks encountered?
The primary challenge was balancing preservation with transformation. Creating a continuous thermal envelope while maintaining the character of the Edwardian property required meticulous planning. Designing for an elderly client presented another challenge—ensuring accessibility without institutional aesthetics. The natural site levels in Barnet demanded creative solutions to

maintain flow between spaces. Additionally, preserving meaningful elements from the original structure while meeting modern energy efficiency standards required innovative approaches to material reuse and thermal performance.
What were the construction techniques and the principal materials used in the project?
The project employed Passivhaus construction principles to achieve exceptional environmental performance. Key techniques included: *Creating a continuous thermal envelope with mineral wool insulation, *Installing mechanical ventilation heat recovery systems, *Incorporating an air source heat pump and photovoltaic panels, *Strategic cross-ventilation for natural temperature regulation. Principal materials were selected for both continuity and sustainability: *Handmade burgundy bricks from

Explain briefly: spatial configuration and main reasons. How was it accomplished?
The spatial configuration prioritizes accessibility, light, and flow. The ground floor follows the natural site levels, housing an accessible bedroom and bathroom for Kathryn, essential for aging in place. Living spaces flow naturally between cooking and dining areas, creating rooms with light from
multiple aspects. At the entrance foyer, a slender oak screen creates visual interest while concealing a study alcove beneath the stairs—a private retreat for Kathryn. This screen simultaneously divides and connects spaces, allowing filtered views between areas—a physical manifestation of the project’s conceptual approach. We accomplished this configuration through careful spatial planning that honored the existing structure while introducing new elements. The ground floor layout responds to accessibility needs, while the upper levels maintain connection through thoughtful sightlines and material continuity. This approach creates a home that supports Kathryn’s next chapter while honoring her past, proving that architecture can facilitate embracing change at any age.

DREAM OPEN SPACE TO COOK AND ENTERTAIN

As avid chefs, having a practical space to work was a must. ‘Cooking is my principal hobby. I wanted a space to socialise while cooking, but in the tiny old kitchen, which could barely fit 4 people, I had to chase people around as I worked - a bit like musical chairs.” explained Tam.
To accommodate, the couple had an extension built which involved knocking through walls to expand the 10-foot room into a large open plan space leading out to the garden - perfect for hosting social occasions.
Armed with a strong vision - as having a bespoke kitchen was a lifelong aspiration - Tam worked closely with Sebastian and the builders throughout the design process:
“It took a long time - with lots of thinking, talking, bouncing ideas and changing minds in between… but one of the amazing things about working with Sebastian is his patience. Nothing is ‘oh god no’ - he always finds a few options and makes it a reality.”” — Tam
Sebastian enjoyed the process of working with a client who had a clear goal in mind - a dream team scenario!
“I really enjoyed working with her because she was so passionate... She had a real purpose in mind for her kitchen - that this was going to be a place to cook, to entertain. When a client gives you lots of information it’s clear how you can help them. That adds a lot to the job. “
Sebastian also noted the importance of working with
builders from the get-go to save design headaches later on: ‘Often people get extensions built, then add the kitchen… but there are so many details, like where the plumbing goes, out-of-line walls, etc. Working with builders from the start allows us to plan ahead and avoid potential problems down the line.’’
Materials
One of the team’s first discussions was about materials. As the kitchen would be used for Tam’s mastercheffing, Corian was chosen for the work surfaces and sinks for its easy-to-clean and anti-bacterial properties. Tam commented: “there are no joins - it’s very hygienic”.
Sebastian installed a coved upstand on the edge of the worksurfaces, which means the surfaces are effortless to maintain as there are no sharp edges for dirt to hide in. It’s an approach which is also used in hospitals.
Another notable material was the kitchen’s bespoke oak shelves and window sills. Already a feature throughout the house, Oak was a particular attraction for Tam, and was chosen for design consistency. Sebastian hand-made the shelves, and used the off-cuts to create oak window sills overlooking the garden. He also created an oak sink cover to continue the theme, doubling up as a chopping board
and extra workspace. Although Tam admits “I chop on it very carefully…”
For the cupboards, Tam chose a Shaker style, with hand-painted surfaces using a pale teal colour palette. Usually, paint is applied with a spraying technique, which is popular to achieve a quick, even finish and contemporary look.
However, Sebastian recommends hand painting shaker kitchens for a traditional feel: “It suits the style better. I treat it as part of the furniture of the house - in the same way as the doors and skirting boards are.. These are things you would paint and repaint, touch up if you get it damaged. You can’t touch up spray finishes”.
Maximising Space
As maximising space was the reason for the kitchen extension, the layout design was a key consideration.
“If I’m whirling about cooking about 5 dishes at once — I want
enough room to move around without bumping into everyone” expressed Tam.
To accommodate Tam’s workflow the duo decided to zone the kitchen.
“You have the chef’s zone at the end of the island, and beyond that is the dining area, where plates and tableware are kept. The right hand side is for guests to mill around, where we keep the glasses… and wine cooler, of course.” — Tam
Previously, Tam would miss out on the social action by being tied to the stove. Now with the new extension and zones, she can multitask. Already, Tam has managed to host 17 people for a wine tasting party. Quite the transformation from their previous 4-person capacity!
Special kitchen features for a cook and entertainer
As a passionate cook, Tam had always envisioned a lavish larder in her kitchen to home her bountiful
spice collection (...which are contained in 10 years worth of Coleman’s mustard jars!)
“I couldn’t have imagined a better larder. It’s an oak-lined magnificent cupboard of beauty which inspires me every day.” — Tam
Collecting inspiration from Pinterest, Tam pulled together some ideas, and Sebastian handbuilt a bespoke larder, specifically to fit her spices. He added LED lights, turning on automatically as the doors are opened, with custom drawers for tins, dried goods and vegetables - and lined the cupboard with oak to keep a consistent design throughout the kitchen.
In Tam’s words: “I couldn’t have imagined a better larder. It’s an oak-lined magnificent cupboard of beauty which inspires me every day.”
Next to the larder, Sebastian installed a Space Tower, which Tam explains ‘is wonderful technologically - it slides all the
way out, smoothly and beautifully without wobbling and dipping - so I have all my supplies at my fingertips’
As a kitchen entertainer, a double sink was encouraged to help aid dinner party cleanups, and a wine cooler was also installed, to accommodate the guests’ side of the island.
Final thoughts

Already, Tam explains how the kitchen has exceeded her expectations, and transformed her livelihood.
“I’ve been using it for 8 months now. There is nothing I would change... I had Christmas in it which was amazing - it proved the dream to be a reality. We ended up with about 12 people - everyone had workstations and got involved. I used to be stuck in the kitchen on my own and I would miss half the festivities. Now it’s at the heart of everything. There’s enough room.”

QUANTUM – LEAK-FREE FLUSHING TECHNOLOGY
Water is becoming scarce. Many regions around the world are already facing water scarcity or stress, meaning they lack sufficient water resources to meet the demands of their populations
Here in the UK, we have a water crisis that is hiding in plain sight…
The Leaky Loo!
Having a leaky loo may not sound like a crisis, and on an individual basis it is more of an inconvenience than a crisis, but taken as a whole, the numbers are staggering. Across the country its estimated that at any one time over 1.5 million toilets are leaking. That is enough fresh water leaking down the pan to fill over 4 million baths EVERY DAY.
So, what is causing the problem? The majority of leaky loo’s leak from either the inlet or outlet valve. The ‘Leaky Loo’ report has confirmed that ‘in toilets that were identified as leaking, 81 percent contained flush valve mechanisms’ Flush valves work by pressing a button that lifts a sealing washer off the cistern outlet hole, rather like removing a plug from a bath allowing water to drain into the pan. The constant action of raising and lowering of the sealing washer is responsible for most flush valve leaks as debris or limescale builds underneath the washer to prevent it from sealing. When this happens, water trickles into the pan and on average, wastes approx. 215 litres of water per toilet per day.
So, is there a solution to the leaky loo crisis? If only there was a technology that existed that did the same job as a valve but didn’t leak! Luckily, we have one… the toilet syphon! HARRISON’
A former Victorian furniture warehouse is being restored and converted into a modern, flexible commercial space with high energy performance and contemporary facilities. Specialist contractor ASWS (Associated Steel Window Services) is restoring the original steel and timber window frames. Appointed by RED Construction, ASWS is working on all four elevations and a large lightwell, with completion due in Summer 2025.
The Grade II listed building will offer around 40,000 sq. ft. over five floors and target BREEAM Excellent and EPC ‘A’ ratings. ASWS is repairing, replicating, and replacing 26 large composite steel and 15 timber windows, improving insulation and airtightness. Complex detailing includes installing new sub-frames and bespoke joinery.
ASWS uses a blend of traditional and modern techniques required to meet today’s standards while preserving the building’s heritage.

We don’t have a minimum order quantity, although there may be a surcharge if it’s a board or tape we haven’t used before and you only want one door or drawer front, so it may be best to make an enquiry by ‘phone or email if you think that may be the case.
We order sheet boards which we cut to size and edge accordingly, if you wanted a specific thickness
of edging please say so. Our thick / chunky panels are made by bonding two sheets together and edging with wider tape. We also offer a cut and edged service for when it’s a number of panels which don’t need edging all round, again please ask for a quote.
Our range of PVC edged doors also includes shaker style doors with either a flush centre panel, multiple panels or a more traditional inset panel. Please have a look at the website to see all the range.

from different structures. Amanda and Taylor added a contemporary vibe to the exterior through the black roof and outdoor columns, creating a thoughtful juxtaposition of modern and vintage. Amanda and Taylor continued the vintage brick in the backyard and pool area, adding a sense of warmth to the spaces. They salvaged beautiful stained glass from the kitchen and moved it into the dining room, and kept the original delft tiles in the fireplace, while incorporating it

Constructed in 2006 using a classic Wealden house frame, the home pays homage to Tudorstyle architecture while offering all the comforts of contemporary family living. A Home Full of Character and Charm
The homeowners, a family of four, moved to Oak House in 2018 after living in a nearby village. They were immediately drawn to the home’s warmth and presence—the rich grain of the exposed oak, the thoughtful layout and the potential to create a long-term family base. Unlike modern open-plan homes, this property offered clearly defined rooms that encouraged both shared moments and private retreat.
Initially brought on board to design the master bedroom, Claire Garner Design Studio quickly became an integral part of shaping the entire home’s interior, refining the spatial flow and design to better reflect the family’s lifestyle.
Designing with Purpose and Integrity
The vision was clear: to create interiors that felt calm, welcoming and effortlessly in tune with the existing structure. Function was just as important as form, with the clients seeking spaces that would feel relaxed but also serve the daily demands of family life.
Claire and her team took a collaborative approach, making sure every design choice complemented the original architecture rather than competing with it. A warm, layered palette of neutrals was chosen to highlight the natural materials, while gentle lighting and tactile finishes helped create a grounded, harmonious feel throughout the home.
Transforming the Home, One Space at a Time
One of the most striking updates was in the kitchen, which had felt too dark and disconnected from the rest of the house. Rather than replacing everything, the studio adopted a more mindful approach—retaining the original cabinetry and working with the kitchen’s original makers to adapt and improve the layout. Lighter worktops were introduced to reflect light, while new lighting— both wall-mounted and a pendant above the breakfast nook—helped to soften the space and create a more inviting mood. The travertine flooring, full of depth and character, remained untouched, anchoring the new elements beautifully.
In the entrance hall, a dramatic double-height space with a gallery landing, Claire introduced a bespoke open-metal pendant. Its form echoed the intricate iron features seen on the home’s exterior, creating a visual thread between outside and in. This one
detail brought balance to the scale of the room and offered a strong focal point without overwhelming the space.
Downstairs, a once-unused basement was turned into a dedicated cinema and games room. A rich, darker palette gave the room intimacy and contrast, while luxurious seating and soft layers made it the perfect place to relax and entertain. It was a bold departure from the lighter tones upstairs, but one that added depth and variety to the overall scheme.
A Natural Palette, Inspired by the Setting
The surrounding countryside played a significant role in shaping the interior mood. Throughout the home, gentle tones drawn from nature create a quiet, cohesive backdrop. In the master bedroom, subtle greens reflect the garden views outside, while warm neutrals flow from room to room, offering a sense of continuity without uniformity.
The use of metalwork inside the home was also a key feature. Carefully considered pieces, from a bespoke sideboard in the hallway to elegant lighting throughout, subtly mirrored the external iron details, creating a gentle rhythm and reinforcing the architectural language of the house.

One of the main design challenges
was ensuring that the oak beams, a defining feature of the home, remained central to the aesthetic without steering the interiors too far into a rustic direction. The solution came through contrast— introducing soft linens, textured upholstery and elegant proportions to offset the solid timber. This created a more refined, modern feel that still paid tribute to the building’s roots. The homeowners’ existing pieces were also woven
into the new design. A hallway dresser, for instance, was repainted in a colour that tied in with the refreshed palette, demonstrating how thoughtful updates can bring cohesion and preserve personal history.

What began as a single-room refresh soon turned into an ongoing design partnership. THE ENDURING APPEAL OF HERRINGBONE FLOORS
Herringbone wood flooring has a distinctive zig-zag pattern. Created from wooden pieces cut in perfect rectangles, the blocks are staggered so the end of one board meets the side of another producing a repeated, tessellated pattern
While the herringbone pattern itself dates back to the Roman Empire, where it was primarily used for road paving (opus spicatum) due to its stability, the first known reference to herringbone being used specifically for flooring appears much later, in the 16th century. Specifically, one of the earliest documented examples of a wooden herringbone parquet floor can be found at the Château de Fontainebleau in France, installed in 1539. Following this, herringbone and other intricate parquet flooring patterns gained significant popularity among the French nobility throughout the 1600s, becoming a symbol of luxury and elegance in interior design. Parquet flooring became popular among the British aristocracy from the 1700s onward. It was in the 1930s that it started finding its way into middle-class homes and more modest abodes.
It’s popularity is understandable at a glance. The distinct zigzagging pattern introduces a strong sense of visual movement and energy to a space, which linear planking is simply unable to replicate. In certain configurations, a herringbone pattern can lengthen and widen the appearance of a room. It’s also an excellent ‘zoning tool’; by changing the direction of the pattern, introducing another style of herringbone or introducing another laying pattern entirely, you can subtly define and demarcate different areas of an open-plan space.
But the advantages of herringbone aren’t limited to the aesthetic. The interlocking pattern of the
blocks laid at opposing angles inherently creates a more stable floor structure compared to straight planks. This interlock distributes stress and minimises movement. The way the ends of the blocks meet the sides of adjacent blocks creates a stronger mechanical interlock at the joints, contributing to the floor’s overall robustness. The busy pattern can be more forgiving at concealing minor subfloor irregularities or slight variations between individual blocks compared to the continuous lines of plank flooring.
While a herringbone floor is inherently traditional, tipping its hat to a heritage going back more than two thousand years, a contemporary aesthetic can be achieved by using a prime grade floor (minimal knots, sap and colour variation) and a square shoulder edge detail, (for a seamless join), such as the floors to be found in Ted Todd’s Residence® collection.

ARBES SQUARE APARTMENT
The renovation of the attic space in the historic building at Arbes Square focused on creating a two-level attic apartment intended for exclusive rental
Prior to starting the design, the original documentation for the building permit of the entire floor was prepared by architect Pavel Hnilicka. Subsequently, the client approached us with a request to design the interior and potentially adjust the layout.
The entire floor was divided into four residential units, one of which was part of our design. The apartment layout was changed only minimally, taking into account the technical possibilities and the position of connection points. The client’s wish was to create a timeless yet unique space that would appeal to potential tenants. Key aspects included the practicality and sustainability of the surfaces and materials used.
The client gave us free rein regarding the conceptual design of the entire attic. The space, which initially appeared rather dark due to the smaller roof windows, was transformed into a bright and airy interior with attractive colour and material accents. The primary element became a creamy white matte surface, enriched with various textures and subtle shades of grey and blue, as well as the use of bleached wood. This base was enlivened with accents in turquoise and terracotta, applied to the standalone elements.
A separate mass is placed within the space—a dark block, a low cube placed in the high, open space with a tall roof structure. This mass, containing a tall kitchen cabinet, hallway cladding, and a wardrobe in the bedroom, is made of unified materials and placed under the gallery ceiling, finished in a dark walnut decor. The result is a contrast between the inserted
mass, which adheres to one of the perimeter walls.
The upper floor remains in soft shades of cream and grey. In addition to the wooden structure of the fireplace, a striking element is the steel staircase with an atypically designed railing made of matte-painted steel profiles, with inserted perforated sheet metal in a matching colour scheme. At the bottom of the staircase, where there is storage space, the perforated sheet is backed by a mirrored stainless steel plate. This combination creates a mirroring effect of the space while maintaining practical storage access. Similarly, part of the hallway construction is partially perforated and partially fitted with a mirror.
A major challenge for us was the complexity of the old attic space. We aimed to handle it sensitively by incorporating the interior elements we designed and had custom-made, as is
customary for us. The result is a harmonious contrast between the modern inserted elements and the old story told by the beams of the original roof structure. This dialogue between the historic and the modern gives the space a unique character and creates an engaging environment for its inhabitants.

The intervention consists of the rehabilitation of two late 19thcentury houses with varying degrees of intervention in the old core of Sarrià. Although the façade is protected, over time the interior has undergone extensive modifications that have removed the vast majority of original finishes and coverings.
The first phase of the intervention involves removing all elements that lack interest and highlighting the original features. Where no vestiges remained, added elements have been removed, revealing the original structure. The different interventions are exposed: the original brick vaults, the later steel supports, the type of brick from

each intervention, and the cast iron pillar galleries. The proposal aims to avoid intervening in the loadbearing walls as much as possible and adapts the new layout to the existing openings.
The layout consists of two duplexstyle homes connected by a communal staircase. The lower floor houses the living areas of the homes, while the upper floor features the sleeping areas. The main rooms are located on the façades, while the interior space is reserved for wet areas. The intervention also includes the addition of insulation through an interior facing with high-density gypsum and cement panels that help maintain the thermal inertia of the original construction.
The new central cores are finished with oak wood paneling. The flooring is resolved with a continuous terrazzo that accommodates the underfloor heating system. The headboards and other furniture elements are also finished in oak wood.

Celebrating 30 years of bespoke staircase innovation, UK-based specialists Bisca continue to redefine architectural boundaries. A recent project; the conversion of several agricultural grain silos in Yorkshire, exemplifies their approach to integrating form, function, and emotion into staircase design
Designing with Purpose
“Success begins in the earliest stages of planning,” says Richard McLane, founder and design director at Bisca. “Architectural context, structure, and materials all matter - but equally important is understanding a client’s emotional vision.”
In this latest project, the brief was ambitious; to create a central sculptural staircase resembling a bolt of lightning, descending through a glass roof into the heart of the interconnected silos.
Taking a Staircase Design from Concept to Reality
According to McLane, marrying technical precision with creative ambition is essential. “Both must work hand in hand, where buildability is fully integrated to the concept design phase, ensuring both practical and personal aspirations are transformed into a reality.”

As our weather patterns change and rainfall becomes frequent and heavy (deluge) many building owners are finding that their gutter systems are failing allowing rainwater to “overtop” the gutters and seeping into the building causing production disruption, stock loss and building damage.
We cannot change our weather but we can take measures to alleviate the problem when it occurs and right now the only measure available is the Unidam system.
So what is the Unidam system and how does it solve the problem of over topping gutters?
Quite simply it is a series of blades that are manufactured to fit the existing roof sheet and slow down the rate at which the water falling onto the roof runs into the gutter. In turn allowing the gutter to discharge normally into the drainage system.
The system, designed by Ampteam Ltd and manufactured using materials sympathetic to the existing roof sheet of the building the number and size of the blades are determined by a survey and calculation.
Considerations are given to the roof slope length, roof pitch, gutter capacity and geographical location of the building.
The method of assembly is very simple and Uni-dam is fixed to the rib or upper corrugation of the roof sheeting following its profile leaving a continuous gap between the bottom of the blade and the roof sheet.
This gap allows water from light to medium rainfall to pass beneath the blade and down into the gutter in a normal manner, but as rainfall intensifies and builds in speed and depth the Unidam blades act as mini dams containing the water and releasing it at a controlled speed so that the gutter and outlets can discharge the water normally into the drainage system.
The blades also isolate areas of the roof between them, localising the rainfall further helping prevent water build up and de energise and slow the water flow considerably for the duration of the storm.

A potentially catastrophic blaze, which consumed the garage containing a parked vehicle adjoining a £1M house in rural Surrey, was stopped in its tracks thanks to the use of 12mm A1 non combustible Magply
A potentially catastrophic blaze, which consumed the garage containing a parked vehicle adjoining a £1M house in rural Surrey, was stopped in its tracks thanks to the use of 12mm A1 non combustible Magply being used on the exterior of the building as the substrate panel for the proprietary render system.
Magply is a multi-use A1 noncombustible board with an impressive library of testing for fire applications , in the offsite and timber frame sector the board is designed and specified to contain fire and support the emergency service with added crucial time!
Although the emergency services were quick to attend the fire, which happened in August, it had taken sufficient hold that the large timber framed garage was totally destroyed with just some sections of the frame still standing. However, the gable end to the house which features a relatively thin, weatherproof finish of the silica-based K-Rend suffered only surface damage. Remarkably, although areas of the render had spalled off, the 12mm Magply boards underneath had not even charred while they had fully
protected the SIPs structure beneath: a fact borne out by the system supplier, Glosford SIPs, which took core samples to confirm the continued integrity of the insulated sandwich panels which are faced by OSB.
“The fire-resistant qualities of the Magply boards saved the day. We had utilised Magply as a render-backer on a number of projects before being awarded the contract to apply K-Rend to the half dozen homes here and have always been very pleased with the performance. It is an easy board to cut and fix, while we can now definitely confirm to clients that it fully complies with the fire requirements for domestic and commercial buildings.”

The home’s owner confirmed: “The Magply boards stood up extremely well: although the K-Rend which took the full brunt of the heat cannot be easily removed. So, though the Magply base boards did an absolutely first-class job they are going to be replaced as a precaution before the gable end wall is re-rendered and we hope the repairs will only take eight weeks to complete – mainly down to the lead time for a couple of replacement windows to be delivered.”

Flushing products other than toilet paper can have serious consequences for our sewers, wastewater treatment plants, and septic systems. These failures can lead to the discharge of raw and partially treated sewage into our coastal watersheds, resulting in the pollution of local waterways and posing a risk to public health.
ENVIRO ECO TRAPS CAN HELP STOP THIS DAMAGE
Enviro Eco Traps are designed to sit in the drain run and intercept non-flushable sanitary items. The trap holds these items within the box or tube so it can be emptied and the waste disposed of as and when required.
THE TRAP BOX
Designed with new-builds in mind, the Enviro Eco Trap box is installed inside an inspection chamber within the drain run. The filtering action of the trap intercepts and holds any items that should not have been flushed but allows natural waste and toilet paper to pass through as normal.
We also produce a slimmer “above ground” trap box which can easily be incorporated into the individual soil pipe runs from each property in apartment buildings.
THE TRAP TUBE
Accessed via an existing inspection chamber, the trap tube is ideal for retro-fitting in drainage systems that are already live. The trap tube has a tapered shape so it is easily removed and replaced using the supplied cable or rod. As with the trap box, the trap tube filters the drainage flow, allowing only natural waste and toilet paper to pass through. Both the trap box and the trap tube are easy to empty.
SETTLER’S HOUSE CONVERSION
The conversion focuses on the interior of the petite, 2-story building
The architectural context is a 1950s settler’s house in a remote community 150 km north-east of Berlin. The conversion focuses on the interior of the petite, 2-story building. The logic of the interior spaces is reinterpreted with a sculptural room insert. This new spatial element, made of exposed brickwork, houses a staircase and the fireplace. Its unique quality is created by the precision the few materials are crafted. The choice of brick format and its jointing follows the gradient of the wooden steps, which are precisely integrated into the brickwork. The shape of the sculptural room insert follows the directions of movement and the visual relationships of the surrounding living spaces. Its design is robust, differentiated, and adaptive.
Sustainability is achieved through the reduction of the number of materials, as well as through the simplicity and permanence of the
structural interventions. An open matrix of merging living spaces unfolds around the powerful room insert made of exposed brickwork. The atmosphere of the interior spaces is characterized by the interplay of brickwork, clay-plastered existing walls, and historical and newly added timber constructions. The kitchen furniture is deliberately designed in contrasting colors with filigree stainless steel construction frames.
Perforated window shutters made of powder-coated steel help create the feeling of sleeping outdoors in summer. At the same time, they provide cooling at night without any additional air conditioning system. Where necessary, the existing openings in the façades were enlarged to open up the view of the surrounding landscape.
The conversion, made with simple materials and a high precision of craftsmanship, creates striking, yet
flexible living spaces and serves as a country retreat for a young family.

Facts
• Higher ability to withstand temperature differentials: In comparison to soda-lime glass, tempered borosilicate glass can better withstand temperature differentials and can therefore be glazed with normal edge covers (20±2 mm).
• Higher softening temperature: Because the glass is selfsupporting for more than 30 minutes, large panes and simple frame constructions are now possible.
• Higher viscosity: The glass flow rate is low due to the high viscosity and durability of borosilicate glass, so with more edge cover, greater fire resistance times in excess of 90 minutes can be achieved.
• NiS crystals do not form: Due to the chemical composition of borosilicate glass, nickel sulphide crystals cannot form. Spontaneous glass fracture due to embedded NiS crystals cannot happen with PYRAN®.
