MHK Architecture was founded in Naples, Florida in 2009 with the principle of creating designs that postively influence the environments they are created for.
As a firm MHK Architecture has a national presence and scale for luxury residential projects by strategically locating offices within regions across the United States. With more than 100 professionals in 10 locations we provide regional expertise in and around the markets our studios are located in. MHK strives to empower our people by working seamlessly together as a unified team of creative professionals. With a vast experience in working on lakefront and mountain properites Brandy has a diverse experience working on luxury residential projects throughtout the Western Carolinas with complex site challenges. She is focused on the relationships with clients and the commitment for a team that can ensure that every detail is attended to for MHK’s clients.

Lydia enjoys the process of translating a client’s thoughts and visions to a unique home design personalized to them. She recognizes that clients sometimes don’t know exactly how to decribe what they want and enjoys the process of helping them assemble and organize their ideas into a design that is perfect for them.

During the Pre Design phase, a detailed residential questionnaire is provided to the client which goes in depth room by room to understand the client’s desires for the functionality and features of each space. This helps to ensure that all aspects are accounted for prior to the commencement of design.. Shortly thereafter a meeting is requested on-site to review the property, natural features, and view corridors. This also allows MHK Architecture to advise the client on site how the ideal positioning of the residence and how best to work with the topography of the property
The Schematic Design phase is the most exciting phase for the project where the ideas begin to take shape in both floor plan organization and the overall form of the residence. During this early phase the client begins to see the overall style of the design through preliminary 3D modeling.
With the completion of the organizational phase prior, the Design Development phase further develops the home design in greater detail through design of the interior architecture, ideas of materiality, etc. Towards the end of this phase, the client then has the opportunity to see the residence in photo-real renderings and advanced 3D modeling and walkthroughs. Typically during this phase, consultants begin to engage in their scope of the project. This phase is also a great opportunity to begin dialogue with a contractor and evaluate some of the initial costing for for project.
During the final phase of the design process, the Construction Documents phase serves to document all of the decisions made in the prior phase and develop the residence design into a working set of drawings for the construction and permitting of the home. At this time a contractor is fully engaged and MHK Architecture further assists in clarfications and all final consultant coordination in obtaining an accurate price for the project and anticipation of construction.

CONSTRUCTION OBSERVATION As a means to ensure success of the project and integrity of the design, MHK Architecture remains involved through the construction process in monitoring of the design during construction. This is acheived through site visits, contractor / owner meetings, and providing clarification to the construction team to help ensure timely and accurate execution of the project. Near the end of the project, the design team performs detailed punch-list walks to ensure that the house is perfect prior to the project turnover to the client.
MHK Architecture proposes to provide the scope of work for the Gardner Residence at the rate of $10 per square foot under roof. (Roofed area does not unclude overhangs or uncovered balcony areas, only “habitable” space). Upon completeion of the Schematic Design phase, the Project square footage will be determined and calculated and the total fee structure will be established for the entire design process. The fee summary below is estimated with the assumption of a 4,000 SQFT residence with outdoor living and a 3 Car Garage. Total estimate of square footage under roof is 5,600 SQFT with an estimated contract amount of $56,000.
