HOA Mortgage calculations for Dues increase
for 2026, 2027, 2028
Our mortgage payment to Paul Goldstone is going up to $64,925.73 per month, that’s an increase of $9,634 per month. The total increase for EACH member (120 members) is $78.00 per month for the first year. The increase of dues in the last few years have been assessed to bring our operating budget into balance and for our bottom line to satisfy lending agencies for our refinancing in 2029. This increase is ONLY to pay the mortgage increase each month to Paul Goldstone.
The Board has given significant amounts of time working with calculations to find the best reasonable solution to how to pay this increase. The increase in dues will go into e ect on May 1, 2026.
The Board wanted to find a way to reduce the impact on each member by sharing the costs between the members and the HOA emergency fund. We divided the total increase over the three years. The specific calculations are available for review.
2026: This year is an absolute known calculation. The membership dues will be raised $54 beginning on May 1, 2026
The HOA emergency fund account will pay $78 for the first 3 months, Feb, March, April ($28,080) and the di erence of $24 ($78 - $54) for the remaining eight months of the year. Our first payment to Paul Goldstone is February 1.
The HOA emergency fund will pay $51,120 for the year and the increased dues will pay $51,840.
Members: $54 x 8 months x 120 members = $51,840
HOA Emergency Fund: $78 x first 3 months x 120 members = $28,080
$24 x 8 months x 120 members = $23,040
HOA TOTAL $51,120
2027 & 2028: These years are speculative because the interest rate is unknown.
HOWEVER, based on worst case scenario, assuming 1% interest increase and the amortization being decreased by one year (for both years) per the signed Promissory Note, and using the same calculations, the dues will increase $54 per month, per member and the HOA emergency fund will pay the di erence in the total for these two years.
Dues will increase another $54 per month, beginning Jan 1, 2027 and 2028, and the HOA emergency fund will pay the di erence in the increase to equal the required balance due per month.
Because we were never aware of the terms changing in our tenth year, we have begun negotiations with Paul Goldstone to possibly change the amortization schedule to help decrease the monthly payment. If we can come to an agreement, the monthly payment will decrease, and we will recalculate and notice all members of any change to the monthly dues.
THE SILVER LINING
Although Paul Goldstone is getting a substantial increase that was unknown to us, at the end of 2028 we will have paid down our principal loan significantly therefore making our refinancing that much easier AND we can assume with some confidence that our interest rate won’t be 7.3% or higher. Our new monthly payments will be lower and we fully intend to drop dues accordingly.
Please keep in mind that the board members are also HOA members and our dues are increasing as well, we are all equal in this. We don’t want to pay higher dues any more than anyone else here.

APHOA minutes
The approved APHOA minutes are available upon request in the Park Manager’s office. The financials for the park are there as well. When you see the APHOA Minutes in the Newsletter or on the Alimur FB community they are UNOFFICIAL and subject to revision. They are posted as a courtesy in order to keep everyone informed. The minutes from the previous month are always approved at the next meeting.
We welcome all residents to our monthly meetings. Beginning on May 1st, 2025 they will take place at the clubhouse on the first Tuesday of every month, at 5 PM.
Red Flag Notification Service Sign Up
The Red Flag notification service will advise of a planned outage in the park. It can send messages to your phone, send you an email or send a call to a land line. It will do any one of these or all three. Please sign up for this important service. There is information later in this newsletter with instructions, or you can stop by the office. Our park manager will help you sign up. It’s easy! NOTE! The Red Flag service CANNOT send notice of an unplanned outage. But it will send out a notice as soon as the situation has been assessed.
Volunteers Always Needed!
If you have the time to help, or an idea about what might be done, contact our Volunteer Coordinator, Rickie Crane. That’s me! All projects must be discussed with me before any work is done. It is not allowed for folks to do work on common areas without permission! The volunteer jobs are unpaid, like being on the Board. 1. Park line painting: Item is tabled until Spring 2026
Mike stated that he has researched and has found eight more companies that he will follow up with when we’re ready to begin.
2. Gate at Soquel Gardens: there is no new information. We are waiting for a reply from the attorneys.
3. Proposed storage buildings behind the pool:
A resident said she had responded with interest. Rickie stated she didn’t receive any other responses. Resident was asked to inquire with our manager about availability of any current storage areas. The board will continue to investigate this as a futurepossibility.
4. Money market fund: We are currently working with the California Tax Board to update our status. Dana phoned the StateFTB yesterday and was told the Form 199 are recorded but they don’t show receiving the Form 3500. The representative saidit can take 4-6weeks to be entered into the system and that wewill receive a postcard letting us know when they are being processed, which can take 4-6 months.
5. Loan interest increase for 2026:
There werequestions about what and how this affects members and renters. Dana stated thatthis only affects the members, nothing is changing for renters. She informedthe audience that next Tuesday there is an all-membership meeting and assuredallthat all questions willbe answered. It is very important to the Boardthat all members understand exactly what is happening and encourages members present to spread the word to come tothe meeting next week.
6. DFPI application: DavidLoop has confirmed our permit tosell shares hasbeen issued for 2026.
7. Elections: The nomination packages weresent out and only two nominees were returned, Dana Schlagheck and Mike Pisano. Given that there are 3 seats open for election and only two nominees, a formal election is not required. Dana and Mike will continue serving on theBoard for two more years.
One resident asked if the nomination was closedand said she has interest in serving on the Board. Dana asked her tospeak with Tim, that althoughnominations for election are closed, the President can appoint a newBoard member when there is avacant seat.

5. Aumento de la tasa de interés del préstamo para 2026:
Hubo preguntas sobre cómo afecta esto a los miembros y a los inquilinos. Dana declaró que esto solo afecta a los miembros, nada cambia para los inquilinos. Informó a los presentes que el próximo martes hay una reunión de todos los miembros y aseguró que se responderán todas las preguntas. Para la Junta Directiva es muy importante que todos los miembros comprendan exactamente lo que está sucediendo y anima a los miembros presentes a que corran la voz para que asistan a la reunión de la próxima semana.
6. Solicitud de DFPI: David Loop ha confirmado que se nos ha otorgado el permiso para vender acciones hasta 2026.
7. Elecciones: Se enviaron los paquetes de nominación y solo se recibieron dos candidaturas: Dana Schlagheck y Mike Pisano. Dado que hay 3 puestos vacantes en la Junta Directiva y solo dos candidatos, no es necesaria una elección formal. Dana y Mike continuarán formando parte de la Junta Directiva durante dos años más.
Una residente preguntó si el plazo para las nominaciones había finalizado y expresó su interés en formar parte de la Junta Directiva. Dana le pidió que hablara con Tim, ya que, aunque el plazo para las nominaciones a las elecciones ha finalizado, el presidente puede nombrar a un nuevo miembro de la Junta Directiva cuando haya un puesto vacante.
