APHOA minutes
The approved APHOA minutes are available upon request in the Park Manager’s office. The financials for the park are there as well. When you see the APHOA Minutes in the Newsletter or on the Alimur FB community they are UNOFFICIAL and subject to revision. They are posted as a courtesy in order to keep everyone informed. The minutes from the previous month are always approved at the next meeting.
We welcome all residents to our monthly meetings. Beginning on May 1st, 2025 they will take place at the clubhouse on the first Tuesday of every month, at 5 PM.
Red Flag Notification Service Sign Up
The Red Flag notification service will advise of a planned outage in the park. It can send messages to your phone, send you an email or send a call to a land line. It will do any one of these or all three. Please sign up for this important service. There is information later in this newsletter with instructions, or you can stop by the office. Our park manager will help you sign up. It’s easy! NOTE! The Red Flag service CANNOT send notice of an unplanned outage. But it will send out a notice as soon as the situation has been assessed.
Volunteers Always Needed!
If you have the time to help, or an idea about what might be done, contact our Volunteer Coordinator, Rickie Crane. That’s me! All projects must be discussed with me before any work is done. It is not allowed for folks to do work on common areas without permission! The volunteer jobs are unpaid, like being on the Board. The park will pay for any necessary supplies required, after approval. Rebecca Cope is volunteering to translate the minutes to Spanish for us. Current distributors of the monthly Newsletter:

Adam was present to update the board and attending residents about thestatus of the blocked gate. Hestated that he had just spoken to our attorney an hour before and was toldthatthe Albertson’s attorney had said that they are not dealing withMr. Davies from Soquel Gardens and that Soquel(County of Santa Cruz) was pursuing purchasing theROW tokeep it a permanent ROW that would give us access through. We will continue towait and see.
Adam then addressed the boardregarding our loan with Paul Goldstone. There aretwo versions of the promissory note. The park’s note states that the balance of the loan would go to a 30 year amortization and the interest rate would increase 1%. Paul Goldstonehad emailed Evans management stating that beginning January 2026the terms of the loan wouldreflect the 1% interest increaseand the balance of the loan would be amortized over 20 years. This would increase our monthly payments by approximately $10,000. There was discussion regarding thelockout period for prepayment and the other specific terms of the loan. It was agreed that we would ask management to reply toMr.Goldstone that we intend to use the note we havebeen using since the beginning. It is the only note we have ever seen.
Adam then explained the $15,000 change orderfrom Eco Plumbing for the sewer repairs taking place. Adam announced that our on-site manager had resigned and Evans has hired Risha as our site manager. Risha is a park residentand was previously our manager, he had to leave the position due to a personal matter that is resolved and he is very happy tobe back. We all welcome Risha back inthe office!
Public comment:
Brad space #16 wanted to say he is taking atree down and wanted tomake sure it’s not going to interfere with the sewer work being done.
New Business:
1. Budget review for 2026: The boardhad a short discussion regarding changing the proposed budget for sewer maintenance. Eric stated that given what was budgeted for 2025 and what has actually been spent, he suggested thebudget reflectmore accurately the actual costs.
Vote to approve the proposed budget for 2026 with the change to increase the sewer maintenance to $48,000.

2. Application to the State for our permit tooperate requires stating the sharepricefor membership. There was discussion about ifwe wanted toraise our membershipfrom $95,000. It was decided that wedidn’t feel it was the right time to increasethe fee and would consider it next year.
3. Elections: Ricki and Tim are working on getting the mailing for nominations together and they will be sent early December. Tim briefly explained to the audience the process for elections and that thereare 3 seats up for this election.
4. Tim stated that aresident had approached him toask if they could get $200 from the HOA to host a Halloween party next year.
Vote to approve $200 fora Halloween party in 2026.

1. Line painting in the park: we will continue this in the spring.Mike said he has a couple of new names to follow up with.

4. Status of the FranchiseTax Board, Form 199: Dana stated she has checked every week and it still states that Alimur is still shown as Suspended. Dana or Tim will be giving their office a callto follow up.
