GATE UPDATE from Dana Schagheck
Hello all, I would like to share that we have a long awaited update on the back gate issue. Albertson/Safeway’s attorney has communicated with our attorney that they are having di iculties with Soquel Gardens. Mr. Davies is threatening them with legal filings regarding the easement. They understand that he is fighting a losing battle however they have to fight it out. In the meantime, they haven’t forgotten our plight and are 100% behind us. They are pursuing granting us our own access easement but stated that they have to settle the fight with Soquel Gardens before they are able to discuss details regarding our easement access. So unfortunately we have no option but to continue to wait it out. It’s a very frustrating process for all involved and when there’s a party who is irrational, it’s even worse. Try to hold on to the good news, Albertsons is on our side and will prevail!
HOA Mortgage calculations for Dues increase for 2026, 2027,
2028
Our mortgage payment to Paul Goldstone is going up to $64,925.73 per month, that’s an increase of $9,634 per month. The total increase for EACH member (120 members) is $78.00 per month for the first year. The increase of dues in the last few years have been assessed to bring our operating budget into balance and for our bottom line to satisfy lending agencies for our refinancing in 2029. This increase is ONLY to pay the mortgage increase each month to Paul Goldstone.
The Board has given significant amounts of time working with calculations to find the best reasonable solution to how to pay this increase. The increase in dues will go into e ect on May 1, 2026.
The Board wanted to find a way to reduce the impact on each member by sharing the costs between the members and the HOA emergency fund. We divided the total increase over the three years. The specific calculations are available for review.
2026: This year is an absolute known calculation. The membership dues will be raised $54 beginning on May 1, 2026
The HOA emergency fund account will pay $78 for the first 3 months, Feb, March, April ($28,080) and the di erence of $24 ($78 - $54) for the remaining eight months of the year. Our first payment to Paul Goldstone is February 1.
The HOA emergency fund will pay $51,120 for the year and the increased dues will pay $51,840.
Members: $54 x 8 months x 120 members = $51,840
HOA Emergency Fund: $78 x first 3 months x 120 members = $28,080
$24 x 8 months x 120 members = $23,040
HOA TOTAL $51,120
2027 & 2028: These years are speculative because the interest rate is unknown.
HOWEVER, based on worst case scenario, assuming 1% interest increase and the amortization being decreased by one year (for both years) per the signed Promissory Note, and using the same calculations, the dues will increase $54 per month, per member and the HOA emergency fund will pay the di erence in the total for these two years.
Dues will increase another $54 per month, beginning Jan 1, 2027 and 2028, and the HOA emergency fund will pay the di erence in the increase to equal the required balance due per month.
Because we were never aware of the terms changing in our tenth year, we have begun negotiations with Paul Goldstone to possibly change the amortization schedule to help decrease the monthly payment. If we can come to an agreement, the monthly payment will decrease, and we will recalculate and notice all members of any change to the monthly dues.
THE SILVER LINING
Although Paul Goldstone is getting a substantial increase that was unknown to us, at the end of 2028 we will have paid down our principal loan significantly therefore making our refinancing that much easier AND we can assume with some confidence that our interest rate won’t be 7.3% or higher. Our new monthly payments will be lower and we fully intend to drop dues accordingly.
Please keep in mind that the board members are also HOA members and our dues are increasing as well, we are all equal in this. We don’t want to pay higher dues any more than anyone else here.
APHOA minutes
The approved APHOA minutes are available upon request in the Park Manager’s office. The financials for the park are there as well. When you see the APHOA Minutes in the Newsletter or on the Alimur FB community they are UNOFFICIAL and subject to revision. They are posted as a courtesy in order to keep everyone informed. The minutes from the previous month are always approved at the next meeting.
We welcome all residents to our monthly meetings. Beginning on May 1st, 2025 they will take place at the clubhouse on the first Tuesday of every month, at 5 PM.
Red Flag Notification Service Sign Up
The Red Flag notification service will advise of a planned outage in the park. It can send messages to your phone, send you an email or send a call to a land line. It will do any one of these or all three. Please sign up for this important service. There is information later in this newsletter with instructions, or you can stop by the office. Our park manager will help you sign up. It’s easy! NOTE! The Red Flag service CANNOT send notice of an unplanned outage. But it will send out a notice as soon as the situation has been assessed.
Volunteers Always Needed!
If you have the time to help, or an idea about what might be done, contact our Volunteer Coordinator, Rickie Crane. That’s me! All projects must be discussed with me before any work is done. It is not allowed for folks to do work on common areas without permission! The volunteer jobs are unpaid, like being on the Board. New Business:
1. Board of Directors officer assignments: Tim explained the election of seatsand the officer assignments are not elected but rather decided between the elected board members.
2. Review of driveway repair policy: A resident has requested management to repair theirdriveway. Tim went over the policy stating that the HOA only repairs individual driveways on an emergency basis. Residents are allowed and encouraged tomake their own repairs.
3. Seating of new boardmembers: The election consisted of three seats available, the only two nominations received werefrom the existing board members running for re-election, Mike Pisano and Dana Schlagheck therefore the election was determined by default and leaving one seat unfilled. The board has decided to assign Dana Schlagheck as the President and Timothy Norton as the Treasurer. The secretary’s duties will be assigned to Rickie Crane until a fifth boardmember is found.
Old Business:
1. Park line painting: Mike has spoken with Risha to begin the bidding process in March.
2. Gate at Soquel Gardens: We received information from Albertson’s attorney a few weeks ago stating that they had sent another letter and would be taking action toremove the fence. We will follow up with a request for a timeline as towhen we can expect that to happen.
3. Proposed storage buildings behind the pool: The board stated that they had met at the area behind the poolto discuss possibilities, parking, storage, new home site etc. and had determined that any plan for this area will require extensive timeand money to pursue at this time. It was decided tore-examine possibilities after we refinance the park and have a clear picture of our finances for this type of park improvement.
4. Money market fund: Thestate has received and is reviewing our information for reinstatement status. They will send us notification when the process is complete.
5. Tim and Dana had the yearly meeting with our CPA to ensure our financial review will be completed by
October for a timely submittaltothe DFPI state department for renewal ofour permit tosellmembership shares.
6. Rental payment portal: Board re-reviewed if wewished topay a $1 per resident fee if they pay using a credit card. It was decided to continue with the original decision not to paythe extra fee.
7. Road repairs for this year: Tim walked through the park todetermine theworst areas for repairs. He obtained three bids for replacement of those areas. Heexplained the differences between replacement and patching repairs.
Motion to accept Johnson Paving bid for replacement of the two areas of road designated by Tim, and to approve an additional bid for overlay repairs park wide provided the biddoesn’t exceed $3,000.
