APHOA minutes

The approved APHOA minutes are available upon request in the Park Manager’s office. The financials for the park are there as well. When you see the APHOA Minutes in the Newsletter or on the Alimur FB community they are UNOFFICIAL and subject to revision. They are posted as a courtesy in order to keep everyone informed. The minutes from the previous month are always approved at the next meeting.

We welcome all residents to our monthly meetings. Beginning on May 1st, 2025 they will take place at the clubhouse on the first Tuesday of every month, at 5 PM.

Red Flag Notification Service Sign Up

The Red Flag notification service will advise of a planned outage in the park. It can send messages to your phone, send you an email or send a call to a land line. It will do any one of these or all three. Please sign up for this important service. There is information later in this newsletter with instructions, or you can stop by the office. Our park manager will help you sign up. It’s easy! NOTE! The Red Flag service CANNOT send notice of an unplanned outage. But it will send out a notice as soon as the situation has been assessed.

Volunteers Always Needed!

If you have the time to help, or an idea about what might be done, contact our Volunteer Coordinator, Rickie Crane. That’s me! All projects must be discussed with me before any work is done. It is not allowed for folks to do work on common areas without permission! The volunteer jobs are unpaid, like being on the Board. The park will pay for any necessary supplies required, after approval. Rebecca Cope is volunteering to translate the minutes to Spanish for us. Current distributors of the monthly Newsletter:

New Business :

1) Timothy’s road report.

Timothy walked the park. The roads are not great, but we did do insurance work this year, and no new work was recommended for this year.

2) Increase membership sale price?

Eric was concerned the 95k price was not being applied to the membership sales, and there were two exceptions approved in ‘24 and ‘25. Eric has agreed to stay in communication with Evans regarding membership sales.

3) Update in planned sewer work.

We have not had an update on the sewer work needed from the laundry room to space 19. We have one bid and are waiting on others, but no news. I spoke with Adam and we will get an update soon.

Old Business:

1) Line Painting in the Park

As with the sewer bids, we are stopped here with regard to bids…no new bids have been received, nor any update at all, as with the sewer work, Timothy will be trying to get through this roadblock.

2) Gate / Hole in the Fence

The work being done to get us permanent access to Safeways road is currently being held up by Safeway. They are stonewalling us. We are currently considering proceeding without them.

3) Area behind Pool

Turning the area behind the pool into an additional home space is fairly complicated. It involved adding sewer and water, gas and electric, as well as getting permitting from HDC and etc. The cost of all the work would likely be offset by the new membership sale, leaving the monthly rent. It was decided the project was too expensive and complicated. So, it’s on hold for now. Using the space behind the pool to build storage spaces is still being considered.

4) Money Market - form 199

Dana tells us the CPA is processing the form 199s needed for our friends at the Franchise Tax Board. This form was not filed by our previous CPA, for a number of years, and the FTB has made us an “inactive” non-profit, which causes us minor issues.

1) Informe de carreteras de Timothy.

Timothy recorrió el parque. Las carreteras no están en buen estado, pero este año realizamos trabajos de seguro y no se recomendó ninguna nueva obra. 2) ¿Aumentar el precio de venta de membresías?

A Eric le preocupaba que el precio de 95 mil no se aplicara a las ventas de membresías, y hubo dos excepciones aprobadas en 2024 y 2025. Eric ha acordado mantenerse en comunicación con Evans con respecto a las ventas de membresías.

3) Actualización sobre las obras de alcantarillado planificadas. No hemos recibido información actualizada sobre las obras de alcantarillado necesarias desde la lavandería hasta el espacio 19. Tenemos una oferta y estamos esperando otras, pero no hay noticias. Hablé con Adam y pronto recibiremos una actualización.

Asuntos pendientes:

1) Pintar líneas en el parque

Al igual que con las ofertas de alcantarillado, estamos paralizados en cuanto a las ofertas... no se han recibido nuevas ofertas ni ninguna actualización, ya que con las obras de alcantarillado, Timothy intentará superar este obstáculo.

2) Puerta / Agujero en la cerca

Las obras que se están realizando para darnos acceso permanente a Safeways Road están siendo retrasadas por Safeway. Nos están poniendo trabas. Estamos considerando continuar sin ellos.

3) Área detrás de la piscina

Convertir el área detrás de la piscina en una vivienda adicional es bastante complicado.

Implica agregar alcantarillado, agua, gas y electricidad, además de obtener los permisos de HDC, etc. El costo de todo el trabajo probablemente se compensaría con la venta de la nueva membresía, lo que dejaría el alquiler mensual. Se decidió que el proyecto era demasiado caro y complicado. Por lo tanto, está en suspenso por ahora. Se sigue considerando usar el espacio detrás de la piscina para construir almacenes.

4) Mercado monetario - formulario 199

Dana nos informa que el contador público está procesando los formularios 199 necesarios para nuestros

amigos de la Junta de Impuestos de Franquicias (FTB). Nuestro contador anterior no presentó este formulario durante varios años, y la FTB nos ha declarado una organización sin fines de lucro "inactiva", lo que nos causa problemas menores.
