The architectural practice has designed over 400 buildings worldwide encompassing many building types: large-scale master

plans, corporate headquarters and other office buildings, hotels and resorts, restaurants and retail stores, facilities for sports and recreation, healthcare facilities, civic projects such as embassies, courthouses and monuments, a wide variety of university buildings, museums, theaters, public libraries, housing and private residences. MGA&D has received over 300 awards for design excellence. MGA&D’s Interiors Studio provides design services for all of its architectural projects and also has a stand-alone practice. MGA&D’s interiors studio has extensive experience in the hospitality industry, including the design of hotel guest rooms, suites, public amenities, conference centers, restaurants and clubs, as well as serviced apartments, luxury suites and penthouses, and villas. The Interiors Studio often custom-

designs furniture and artwork that complement the character of the firm’s architecture and interiors. MGA&D has designed over 2000 consumer products, which include both building components such as lighting, hardware, bath and kitchen products, and a wide variety of consumer products for home, office and personal use. MGA&D’s strategic partnerships include manufacturers such as Alessi, Steuben, Dansk, Disney, Baldinger Architectural Lighting, David Edward Furniture, Glen Eden, Stryker Medical, Drive Medical, Delta Faucet and Progress Lighting, among others, and also retailers such as JCPenney, Target Stores and international distribution companies. SCARBOROUGH PROPERTIES ABOUT OUR DEVELOPER Scarborough Properties is a third generation real estate development company headquartered in Southern New Jersey since 1946. Their primary mission is to design, finance, build and own high quality, income producing real estate for their clients. Their property portfolio includes medical, retail, office, charter schools, pad site and marine development. Scarborough Properties turnkey building solutions can range in size from a $ 3 million to the recently completed $ 125 million Shore Medical Campus Redevelopment Plan and Shore Cancer Center. Both these project were developed under a 10-year, at-risk development contract with Shore Medical Center of Somers Point, New Jersey. Scarborough Properties emphasizes progressive design when tackling any project as is evidenced by their new and ground-breaking relationship with Michael Graves Architecture & Design. MGA&D was commissioned by Scarborough Properties for design and interior services for the new Shore Orthopedics headquarters building to be located in Somers Point, New Jersey.

A STRATEGIC PARTNERSHIP Scarborough Properties and Michael Graves Architecture & Design (MGA&D) formed a strategic alliance to deliver a turnkey medical office building for Shore Orthopaedic University Associates in Somers Point, New Jersey, which resulted not only in an innovative building but also in the successful re-branding of the medical practice.

Scarborough as the project’s developer handled property acquisition, financing, approvals, professional team selection, and construction of the 10,300-SF building for Shore Orthopaedic. Once on board, MGA&D designed the entire project – from strategic planning, architecture and interior design, to furniture, graphic design, company branding, and

website and marketing graphics. Close collaboration between the development and design team, and with the construction team was key to the project’s successful completion on time and on budget.

PATIENT FIRST DESIGN This innovative design utilizes a “patient first” approach based on “lean design principles” and involved close collaboration with Shore Orthopaedic, in particular the head doctor Stephen J. Zabinski, M.D. Lean design principles are focused on the process of continuous improvement based upon a careful examination of an organization’s

current method of operations. The goal is to eliminate waste, optimize the practice’s efficiency and enhance the patient experience. The project was executed as Integrated Project Delivery, where MGA&D closely coordinated the development of the design with Scarborough Properties and the design-build contractor.

This process included performing comparative cost and schedule analysis for systems and materials and identifying portions of the work that could be fast-tracked. The close collaboration of the development and design team with the construction team was key to the project’s successful completion both on schedule and on budget.

DESIGN DRIVERS 1. M ODERNIZE OPERATIONS TO MAXIMIZE EFFICIENCY The building design allows for a larger volume of people to be seen as well as allowing for the growth of both the practices staff and clients.

2. L EVERAGE BUILDING DESIGN TO ENHANCE BRAND IDENTITY The design utilizes space more effectively and doubles the exam rooms from 6 to 12 rooms. This increases the volume and total number of patients that can be seen comfortably.

3. E NHANCE THE PATIENT EXPERIENCE AND COLOCATE PHYSICAL THERAPY WITH PHYSICIAN VISITS The buildings programming facilitates specific and unique job functions to be done with ease as well as exhibiting an increase in productivity and effectiveness among staff. The efficient program allows for growth of the staff without the concern for lack of space.


FLOOR PLAN The floor plan is organized by a clear circulation system of 5-foot wide corridors that differentiate the patient and staff zones, and ensure privacy (exceeding HIPAA standards) and efficiency for both. Natural light throughout the building conveys a sense of transparency and openness. Controlled views to the outside, especially to a private semienclosed garden, create a sense of wellbeing. Physical therapy facilities feature large windows with a view to the garden and an outdoor therapy terrace.
