Texas Rural Land Markets

Below is a preview of information that will be presented at the conference, which will also include preliminary results from the first quarter of 2025.
Overall, Texas’ rural land market spent most of 2024 settling down after the wild swings of 2021 through 2023. While it has stabilized considerably, the market is still likely in transition regarding price and volume. The rate of annualized statewide price growth continued to decline, as it was up a meager 1.9 percent year-over-year (YoY) through year-end 2024 (see Table 1). The real (deflated) price per acre turned negative for the first time since 2011, down 0.6 percent YoY.
Annual sales volume slipped 2.9 percent YoY and remains well below 2019 levels. and-see approach due to uncertainty regarding inflation, interest rates, and the national election cycle. The continued cool down in sales has been obvious since mid-2022. However, the annual rate of decline eased across 2024, and the total acres sold increased 12.2 percent YoY. Additionally, for the first time in over two years, the statewide annualized total dollar volume increased YoY.
Regional Dynamics
Unlike what we saw at the end of the third quarter of 2024, prices rose through the fourth quarter YoY in six of the seven regions. Price per acre was up by more than double the statewide rate in Regions 1 through 5. The number of acres sold also rose in five of the seven regions (see Table 2).
Each region presents a unique mix of market dynamics. Compared with 2023, It was an especially good year for Regions 3 and 5, where each metric was up greater than 4 percent. Region 6 saw an increase in the number of sales. However, that was largely due to smaller tracts leading the market there, and yet the reported median price per acre slipped nearly 6 percent.
These variations in regional price and volume dynamics indicate markets that are in some manner of transition through year end.
Overview and Outlook
Though the total volume of acres sold was up statewide, the statewide rate of price increase continued its descent from the massive gains seen in 2021 and 2022 (see Figure 1). Additionally, the annualized change in sales volume has rebounded significantly over the last year and may be on the way to slight YoY growth in 2025 (see Figure 2).
