PROYECTO ARQUITECTÓNICO ARCHITECTURAL PROJECT ALEJANDRO MENDLOVIC ARQUITECTOS AÑO YEAR 2018-2022 UBICACIÓN LOCATION INTERLOMAS, ESTADO DE MÉXICO INTERLOMAS, STATE OF MEXICO TIPOLOGÍA TYPOLOGY EDIFICIO DE DEPARTAMENTOS APARTMENT BUILDING SUPERFICIE DE TERRENO SITE AREA 5,702.57 SQM METROS CUADRADOS CONSTRUIDOS SQUARE METERS BUILT 48,896.04 SQM THE PARALLEL RESIDENCES
“THE PARALLEL RESIDENCES” IS LOCATED IN INTERLOMAS, WHICH IS ONE OF THE MOST LUXURIOUS RESIDENTIAL AND COMMERCIAL AREAS IN THE STATE OF MEXICO AND ONE OF THE CLOSEST TO MEXICO CITY.
IT IS A PROJECT OF TWO LUXURY RESIDENTIAL TOWERS THAT RISE 34 LEVELS ABOVE VISTA REAL AVENUE AND 7 BASEMENTS UNDER THE STREET, EACH WITH A TOTAL HEIGHT OF 140M, THE PROJECT HAS 111 APARTMENTS RANGING FROM 300 M2 TO 180 M2 AND SEVERAL PENT HOUSES AND GARDEN HOUSES.
IT HAS A WIDE VARIETY OF INDOOR AND OUTDOOR AMENITIES SUCH AS: GYM, COWORKING, SEMI-OLYMPIC POOL, JACUZZI, GARDEN, PETZONE, CINEMA, FIRE PIT, LOUNGES FOR ADULTS, YOUTH AND CHILDREN, RESTAURANT AND A LARGE PRIVATE EVENTS SALON FOR 200 PEOPLE. IT ALSO HAS A GREEN BUILDING CERTIFICATION, EDGE, AND CAREFUL ENGINEERING AND SAFETY TECHNOLOGIES, SIMPLE MATERIALS, OPEN AND WELL-LIT SPACES.
THIS BUILDING IS INTENDED TO BECOME ONE OF THE NEW RESIDENTIAL ICONS OF THE AREA, AS WELL AS A NEW HOUSING BRAND IN MEXICO, THE PARALLEL INTERLOMAS IS THE PROTOTYPE DESIGN FOR THE FOLLOWING DEVELOPMENTS OF FINATERRA REAL ESTATE, WHO WERE OUR CLIENTS AND NOWADAYS ARE IN THE PROCESS OF ACQUIRING LAND TO DEVELOP THE FOLLOWING BUILDINGS OF THE BRAND “THE PARALLEL RESIDENCES”.

TWO HIGH INCOME HOUSING BUILDINGS OF 5 LEVELS HIGH EACH ONE AND 102 APARTMENTS IN TOTAL, OF WHICH 21 ARE PENT HOUSE WITH PRIVATE ROOF GARDEN, AS WELL AS 2 BASEMENTS FOR PARKING CARS AND BICYCLES. THE BUILDING IS DESIGNED SO THAT ALL APARTMENTS HAVE NATURAL LIGHTING, AS WELL AS ENOUGH PRIVACY BETWEEN EACH ONE, WHICH IS WHY IT HAS AN INTERMEDIATE COURTYARD THAT FUNCTIONS AS A COMMON GREEN AREA ON THE FIRST FLOOR. AMENITIES INCLUDES A SWIMMING POOL, GYMNASIUM, EVENTS ROOM AND PLAYROOM.
RÍO SAN JOAQUÍN 343 PROYECTO ARQUITECTÓNICO ARCHITECTURAL PROJECT ALEJANDRO MENDLOVIC ARQUITECTOS AÑO YEAR 2023 UBICACIÓN LOCATION MIGUEL HIDALGO, CIUDAD DE MÉXICO MIGUEL HIDALGO, MEX TIPOLOGÍA TYPOLOGY EDIFICIO DE DEPARTAMENTOS Y HOTEL APARTMENT BUILDING AND SUPERFICIE DE TERRENO SITE AREA 2,295.90 SQM METROS CUADRADOS A CONSTRUIR SQUARE METERS TO BE BUILT 16,071.30 SQM
THE PROJECT HAS A SPECIAL MENTION FOR ME WITHIN THIS PORTFOLIO, BECAUSE IT WAS A PROJECT 100% DESIGNED BY ME AND REQUESTED DIRECTLY BY THE CEO ARCHITECT OF THE COMPANY, SO THAT IT COULD BE DIRECTED UNDER MY CHARGE.
THE CLIENT AND DEVELOPER FINATERRA, REQUESTED THE APPROACH OF A SCHEMATIC AND CONCEPTUAL LEVEL PROJECT OF HOTEL AND APARTMENTS, TAKING ADVANTAGE OF THE MAXIMUM POTENTIAL THAT THE REGULATIONS ALLOWED US.
AMONG HIS NEEDS, HE REQUESTED THAT BOTH PROJECTS BE DESIGNED ON THE SAME LOT, BUT THEIR USES SHOULD BE SEPARATED AND ONLY THE PARKING LOT WILL SHARE THE TRANSIT OF BOTH BUILDINGS.
THE PROJECT IS IN THE PROCESS OF APPROVAL AND REVIEW BY MEXICO CITY GOVERNMENT AUTHORITIES AND IF APPROVED WILL HAVE 10 LEVELS ABOVE STREET LEVEL, 4 BASEMENTS AND 11 APARTMENTS AND 99 HOTEL ROOMS.

“HAMBURGO 265” PROJECT WAS BORN FROM THE NEED TO COVER ALL THE REQUIREMENTS THAT “REFORMA 432” MIXED-USE SKYSCRAPER BY FOSTER + PARTNERS, NEEDS TO OBTAIN THE HIGHEST SUSTAINABLE BUILDING CLASSIFICATION, LEED PLATINUM.
THE CLIENT WAS THE DEVELOPER ABILIA WHO ASKED US TO DESIGN THE BUILDING ON HAMBURGO STREET, WHICH IS LOCATED JUST BEHIND THE SITE OF THE SKYSCRAPER PROJECT AND PARALLEL TO PASEO DE LA REFORMA AVENUE WHICH IS ONE OF THE MOST IMPORTANTS AVENUES IN MEXICO CITY.
THE BUILDING HAS 21 LEVELS IN TOTAL, 7 BASEMENTS AND 14 LEVELS ABOVE THE SIDEWALK, AND A VISIBLE HEIGHT OF 48M, BEING PART OF ITS ARCHITECTURAL PROGRAM THE PROJECT HAD PARKING FOR CARS, MOTORCYCLES, BICYCLES, BATHROOMS WITH SHOWERS AND A RETAIL AREA ON THE FIRST FLOOR. THE FAÇADE DESIGN CONTEMPLATED THE USE OF STEEL SUSPENDERS, AS WELL AS A COMPLETE REINFORCED CONCRETE STRUCTURE.

IN 2016, THE GOVERNMENT OF MEXICO CITY BEGAN THE REMODELING AND RESTORATION OF THE SUBWAY LINES OF THE CITY, THE LINE 1 OR BETTER KNOWN AS PINK FOR IT’S COLOR, WAS THE FIRST TO BEGAN THE REMODELING.
IN CONJUNCTION WITH THE MEXICAN CONSTRUCTION COMPANY CONCHAGUA CONSTRUCTORES, WHO ARE MAINLY ENGAGED IN INFRASTRUCTURE WORK FOR THE GOVERNMENT OF MEXICO, BEGAN THE ARCHITECTURAL PROJECT OF TWO STATIONS OF THE SUBWAY LINE. THE PROJECT SHOULD WERE APPROVED BY THE RESPONSIBLE FOR THE COLLECTIVE SUBWAY SYSTEM BEFORE IT CONSTRUCTION AND AFTER THAT WE CONTINUED WITH THE ARCHITECTURAL SUPERVISION ON SITE.
THE REMODELING CONSISTED OF CHANGING THE LIGHTING, FLOOR FINISHES, WALLS AND CEILINGS INSIDE THE STATION, PODOTACTILE GUIDES, ELEVATORS, RENOVATION OF TECHNICAL ROOMS, TICKET OFFICES, MAIN STREET ACCESSES, GATES AND HANDRAILS, WITH EMPHASIS ON BUILDING STATIONS WITH UNIVERSAL ACCESSIBILITY FOR PEOPLE WITH VISUAL AND MOTOR DISABILITIES.
THIS STATION REQUIRED FAST WORKS ONLY AT NIGHT, DUE TO THEIR HIGH TRAFFIC TO THE INTERNATIONAL AIRPORT.

SAME AS BOULEVARD PUERTO AÉREO, CUAUHTÉMOC STATION BEGAN THE REMODELATION ON 2016, THE SAME WORKS AND REQUIREMENTS WERE MADE, ALSO THE ARCHITECTURAL PROJECT AND SUPERVISION DURING THE CONSTRUCTION.
THIS STATION WAS BUILT IN TWO PHASES, THE EAST SIDE WAS THE FIRST AND THE WEST SIDE WOULD START THE FOLLOWING YEAR.

THROUGH THE HISTORY, THE LACUSTRINE ENVIRONMENT OF MEXICO BASIN HAS BEEN SEVERELY DAMAGED DUE TO THE RAPIDLY INCREASING OF THE POPULATION. THIS IS WHY MEXICO CITY IS ACTUALLY SUFFERING A PARADOXICAL SITUATION.
IN ONE HAND, AN EXCESS OF WATER IN RAIN SEASON CAUSE THAT MANY PARTS OF THE CITY FLOOD RAPIDLY AND CONTINOUSLY. ON THE OTHER HAND, DURING DRY SEASON IMPORTANT AREAS SUFFER LACK OF WATER EVEN FOR DRINKING OR PRIMARY ACTIVITIES SUCH AS URBAN AGRICULTURE. BOTH SITUATIONS REQUIRES SOLUTIONS TO RECOVER THE HYDRIC BALANCE.
AS A RESPONSE FOR THIS PROBLEM WE DECIDED TO JOIN OUR EXPERTISE TO SOLVE ADEQUATELY THIS PROBLEMS. THANKS TO THIS “TALLER HÍDRICO URBANO” (URBAN WATER WORKSHOP) BORNED AS AN INICIATIVE FROM PROFESSORS, RESEARCHERS AND STUDENTS FROM THE ARCHITECTURE FACULTY AT UNAM.
MY UNDERGRADUATE THESIS FOCUSED ON HOW WE CAN RETHINK THE RELATIONSHIP BETWEEN WATER AND COMMUNITY THROUGH ARCHITECTURE AND URBAN DESIGN. I DECIDED TO WORK ON A SMALL TOWN ON THE OUTSKIRTS OF MEXICO CITY, CALLED MIXQUIC.

MIXQUIC IS A TOWN THAT HAS ITS ORIGINS IN PRE-HISPANIC TIMES. SINCE THEN, THE MAJORITY OF ITS POPULATION HAS BEEN DEDICATED TO AGRICULTURE. AN ACTIVITY THAT HAS BEEN PASSED DOWN FROM GENERATION TO GENERATION.
THE RELEVANCE OF MIXQUIC FOR MEXICO CITY IS KEY FOR ITS SURVIVAL. AS AN EXAMPLE, THIS MUNICIPALITY IS THE FIRST NATIONAL PRODUCER OF LEGUMES THAT ARE SOLD IN MOST OF THE MEXICAN CITY MARKETS AND ONE OF THE FEW PLACES THAT STILL USES THE TRADITIONAL CHINAMPA AGRICULTURAL SYSTEM, THAT IS UNIQUE IN THE WORLD.
THIS SHOWS THAT THE BENEFITS OF ITS PRESERVATION IS NOT ONLY ENVIRONMENTAL BUT ALSO HISTORICAL AND ECONOMICAL.
DUE TO MIXQUIC ARE CONTINUOUSLY SUFFERING PERIODS OF DROUGHT AND MINIMAL WATER SUPPLY. THE CANALS BECOME POLLUTED AND THE WATER QUALITY IS POOR TO IRRIGATE THE FIELDS.
IN ADDITION, THE RAPID GROWTH OF THE CITY AND HOUSING CONSTRUCTIONS ARE REDUCING THE SURFACE OF THE CROP FIELDS AND LOSING THE SOIL’S PROPERTIES, TURNING ITS FERTILE LAND INTO UNPRODUCTIVE LAND.
NOWADAYS THIS TOWN IS AT RISK OF DISAPPEARING WITH ALL HIS TRADITIONAL ACTIVITIES, PRODUCTS AND ALSO HIS FARMERS.

WATER 01 CREATE A PERIMETER CIRCUIT OF WATER NAVIGABLE AROUND DE CENTER OF THE TOWN 02 CREATE TWO MAIN CONNECTING SHAFTS TO COLLECT RAINWATER AND DISTRIBUTE IT TO THE CANALS 03 PLANNING FLOOD AREAS DURING RAIN SEASON 04 CREATE BIG WETLANDS TO TREAT WATER AGRICULTURE 01 CONSOLIDATE THE AGRICULTURAL EXISTING AREAS AND INCREASE THEM, STRENGTHENING THE AGRICULTURE ACTIVITY INSIDE AND OUTSIDE THE CITY. 02 INCREASE DE QUALITY AND VARIETY OF THE PRODUCTS TO GENERATE VALUE IN THE MARKETS. AGRICULTURE
UNDERSTANDING MIXQUIC AS A KEY IN A WATER-URBAN SYSTEM, INVOLVES ANALYZING ITS RELATIONSHIP WITH THEIR NATURAL, URBAN AND SOCIAL FACTORS THAT AFFECT THEIR TERRITORY.
TOPOGRAPHY, NATURAL WATER RUNOFF, LACUSTRINE LANDSCAPES, AGRICULTURAL AREAS AND A CITY IN CONSTANT EXPANSION, ARE ECOSYSTEM ELEMENTS THAT ARE CURRENTLY THREATENED, AS A RESULT OF AN UNPLANNED URBAN GROWTH.
MIXQUIC MASTER PLAN IS BASED ON THREE MAIN AREAS OF LONG-TERM CHANGE. WATER, AGRICULTURE AND URBAN SPACE.
IN EACH ONE OF THEM, THERE ARE THREE CONSTANTLY ACTIONS THAT HAS THE INTENTION TO BE REPLICABLE STRATEGIES. THE FIRST IS TO CONNECT, THE SECOND IS TO CREATE AND FINALLY TO REGENERATE THE AREA, WHERE TO PRESERVE THE ECOSYSTEM IS THE MAIN OBJECTIVE.
THE CREATION OF THIS PROJECT INVITES A REFLECTION ON HOW THE CITY SHOULD BE PLANNED WITH A VISION OF COEXISTENCE BETWEEN THE CITZENS AND ITS NATURAL SYSTEMS.
