Innovative solution to TC3 building opens as a show home pg6

Welcome I never expected to re-live the earthquakes; I never thought I’d want to. But that is precisely what I found myself doing for three consecutive Thursdays last month. Seeking to tell the “real story” of the Canterbury earthquakes, Gaylene Preston’s three part drama series Hope and Wire features first-hand accounts and actual newsreel footage, overlaid with a fictional storyline. With the city’s seismic standoff still fresh in the Cantabrian conscious, it was always going to be hit or miss, the latter seemingly the local preference, at least if social media is the gauge of preference. So perhaps I stand alone when I say… I enjoyed it. There’s some pretty loveable characters, including the affable Joycie (Rachel House)and the gregarious Len (Bernard Hill), a storyline which encompasses the key post-quake issues facing the city and a strong cross-section of the people and politics which make up any geographic sector. But what is most poignant about Preston’s story is that it’s not mine. My experience surrounding the events of September 4, 2010 and February 22, 2011 were simply mine and those closely related. The media, including Preston, is the key way for me to hear the voices beyond my vicinity. As Lyttelton troubadour Adam McGrath and his alternative country band The Eastern, wrote recently: “Our stories are the city’s stories and the city’s grief is our grief yet we negotiate in our own way. Our experience is collective and individual, our journey is our own and all of ours, our truth is as fluid as the myriad of voices that speak it. Everyone deserves the right to be heard.” So while it proved far too close to home for many local residents fact is, bringing the earthquakes to life for those outside of its geographic confines without offence would be a challenge few would have the directorial temerity to take on. But I for one, am glad someone did.

he old adage of not fixing things that aren't broken is flawed. Now we don't subscribe to the opposite viewpoint of change for change's sake either though. Here's the go. In business there is a state of constant evolution. It's a dynamic and living state where if you stand still you will simply fall behind. If you stop and think about the whole scenario it can become totally overwhelming. You can be washed with a flood of near terror and it all seems too hard to keep going. There's a very simple solution though and it starts with a positive mind set. If you go looking for trouble, guess what? You find trouble! Go looking for silver linings and more often than not that's exactly what you will find. Okay, so enough theory. Stop for a moment and think about those closest to you in business, those who you are exposed most often to, the ones who perhaps intentionally or unintentionally guide your mood - partners, staff, managers or advisors. Identify them and then rank them. Rank them from pessimist (the world is ending) to optimist (the sun's always shining). If you don't have enough up the positive end then it's time to do something about it RIGHT NOW. Bring in some positive influence. With positivity comes a natural inclination to embrace change, to find better solutions and to overcome problems more easily. It's a bit like some see problems as hurdles, others as stepping stones to get where they want to go. Track down your positive drivers and spend more time with them, share your issues more with them and watch the positive change in your business flourish – even when you thought everything was perfect in the first place.

fter the rebuild – what happens then to the many hundreds of businesses that have relied on post quake activity for the greater, if not all, of their income? With Fletcher managed repair work expected to slow down dramatically by the end of this year, I am increasingly working with businesses to ensure they start now to build longevity into their business model. Robert Bloom, in his book The inside advantage, talks about focusing on the “who” that will grow your business that fit the following criteria: 1 - Look at your clients – who are the great ones? Identify the clients that are organised, pay on time, are easy to work with and do not cause stress. 2 -.Then identify those that give you profitable work.

3 - If these clients meet the above, then what do you need to do to keep them coming back? These clients understand the value you add and if they come back to you repeatedly, you save dollars by doing less marketing. 4 - Lastly, what can you do to get these clients to refer you to similar people? Identify those in your database that meet these criteria, where they came from, what it is about them that makes them like your business, and then go and directly market to others that are the same or similar. If you can encourage clients like this, your business will quickly become self sustaining.

T

he call for expressions of interest in designing the form of the Canterbury Earthquake Memorial signals an important milestone for our city and all those who were affected by the sequence of earthquakes that changed our lives forever. On Saturday 12 July I participated with Earthquake Recovery Minister Gerry Brownlee, Kaiwhakahaere for Te Rūnanga o Ngāi Tahu Tā Mark Solomon and local MP Ruth Dyson in announcing the site for what will become a national memorial. The chosen site will be part of Te Papa Ōtākaro/Avon River Precinct between Montreal Street and Rhododendron Island. I know that this will be a place of belonging – a place of memory for those who have experienced the pain of loss and at the same time a place of inspiration and hope for all. The international call for expressions of interest will excite the energy of many of creative people locally and internationally. And you don't have to be a landscape architect to submit your ideas, because the top six or so ideas will be fully developed as proposals for the final decision. This call will again turn the international spotlight back on Christchurch in a positive way that speaks to our recovery.

For details of the submission process, go to www.ccdu.govt.nz/projects-and-precincts/theearthquake-memorial

e're just over two months away from a general election and here in New Zealand the political environment nationally still remains hugely influential at a local level in cities and provincial towns and rural communities nationwide. Back in 2012 the National led Government identified four priorities for their current term in office, which were included responsibly managing the Government's finances; building a more competitive and productive economy; delivering better public services; and rebuilding Christchurch. Post-quake reconstruction in Christchurch continues to play a substantial part in an increasingly vibrant New Zealand economy, and a surge in building consents over the past year supports the view of most leading economists that full rebuilds are on track to overtake repairs as the dominant driver of growth this year. Another factor at play in our confident local economy is a sharp and sustained lift in national income. And consumers are spending. Shopping-wise, there are almost 4,000 retail 'stores' in Canterbury, including some leading lights locally in Christchurch. These developments are changing everyone's shopping experiences for the better, from the innovative Re:Start 'container mall' in Cashel Street, through to The Colombo in Sydenham and Alasdair Cassels ground-breaking development at The Tannery in Woolston. Change really is all around us. It's simply become the new business as usual.

w

ithin the last couple of months we have seen a real tipping point in the central city. The fear of under-utilising land within the central city frame has been a real concern of many of our citizens. That concern is dissipating daily with more and more exciting announcements about developments in the city. I have been critical in the past of a lack of a “framework of certainty” as we rebuild our central city and I am pleased to be now in a position where that framework has become more and more obvious and the announcements of exciting new builds in our central city are accelerating. In fact with the now clearly programmed key projects, the precinct development in the central city and the large number of private investors making a commitment to return with novel and exciting new constructions, we are seeing surplus land in the central city rapidly disappearing. Key announcements precipitate other investors to think about their role in the central city and we are starting to see a flurry of activity to ensure that those interested are not left out. The next phase of this will be the announcement of finite plans for construction, particularly from the private sector, and the steady and increasing commitment of tenants determined to return to what will be one of the most exciting downtown areas in Australasia. It is so good to see more cranes putting buildings up rather than taking them down!

S

ince the first residential red zone decisions, back in mid 2011, people have come forward with a variety of ideas for the recovery of the

east. These ideas have been collated by groups like Avon-Otakaro Network and Eastern Vision and then presented back to the community as an integrated map for comment. EVO::SPACE, Eastern Vision's Online Spatial Planning Application for Community Engagement is the “evolutionary space” or website vehicle for gathering this feedback. There are about 30 proposals included, from flatwater sports lakes, city-to-sea river park, eco-sanctuary, wave garden, aquatic facilities, new high schools, new villages and heritage initiatives. The east took a big hit with the earthquakes and many are still stuck with horrendous challenges, however the earthquakes also provide us with wonderful opportunities. It is now timely to make the most of these and work to reinvent the east as a great place to live, learn, work and play. Everyone, wherever you live and whatever your age, is urged to pop online and tell us what you think: http://evospace.co.nz The website will be closed on 7 September and the feedback analysed to create a recovery road map for the eastern flatlands.

REBUILD OR REPAIR IF YOU ARE OPTING OUT OR HAVING A PAYOUT.. THEN OPT WITH US

Opting out with iconstruct was the best decision we ever made! From the moment we contacted Ben to get repairs underway it was a stress-free and simple process. We were always well informed along the way and the fact that we were given a timeline before the work started was invaluable, especially when trying to organise our temporary accommodation. Nothing was a bother for Ben and the team, they were always very easy to contact and we even had some additional work done on our house at the same time. The process was far simpler than we could have imagined and the end result was fantastic.

A competitive cladding solution W

hen new clients Greg and Mandy Slaughter engaged them to build a home in Papanui there was an important decision to make about building materials. The geotechnical report categorised the land as TC2, so although they could go ahead with building the owners needed to ensure that the building materials were lightweight. Andrew had recently built his own home in Christchurch - and wanting a light product that was durable and strong, he had chosen to go with Jenkin A-lign Concealed Fix. Having seen the benefits of the product first hand, Andrew knew it would be ideal. The Slaughters were impressed with the product because they wanted a classic weatherboard look. The lightweight nature of A-lign Concealed Fix meant the engineers were happy too. The innovative system locks the engineered timber weatherboards tightly in place without the use of nails, so the surface is unbroken. That means high moisture protection, no filling and puttying of nail holes and reduced painting costs. The system allows builders to install the cladding to the highest traditional standards in record

time. Kelly Wood explains, “This was actually the first job where we have used the A-lign system, aside from Andrew’s own home - mainly because we haven’t been asked to use much weatherboard. Many older houses in Christchurch are now being rebuilt and because A-lign Concealed Fix (and

Having seen the benefits of the product first hand, Andrew knew it would be ideal, particularly in this earthquake prone city.

Nail-Fix) is so lightweight it is a great product to use”. Now that the owners have moved in, they couldn't be happier with their new two-storey home. “We are thrilled with the A-lign cladding system; it was exactly what we wanted as we really did want that older-style classic look. And with the lack of nails, the weatherboarding was easy to install and put together. The Slaughters say they did make one little mistake though. The A-lign system is primed and undercoated with Dulux paint in the factory, including final colour coat options. This leaves just the final top coat of paint to apply, allowing for an excellent paint finish and savings on time and cost. But a little hold-up occurred when the owners decided (once the house was complete), that they wanted to change the colour scheme, ever so slightly! An extra coat of paint and the job was done. With its great weatherboard and paint system, it’s easy to agree, the overall finish of this outstanding home is perfect. Support crucial to coping through quakes Support from partners, husbands, wives and spouses softened the impacts of depression following the 2010 and 2011 earthquakes, University of Canterbury research has found.

P

sychology researchers Dr Roeline Kuijer and PhD student and Fulbright scholar Emma Marshall say their investigations show help from a spouse buffered the negative impact of neuroticism following the earthquakes. “Support from the spouse was seen as a protective factor that helped people who were more vulnerable to experiencing posttraumatic stress, or those with high levels of neuroticism, cope with the aftermath of the earthquakes,’’ Dr Kuijer says. “Post-traumatic stress symptoms are the most frequently studied outcome variable in disaster research and it is important to find out who is most at risk for high levels of stress after a major event. “We followed a sample of Christchurch residents from before the earthquakes to 12 months after February 2011 earthquake and found that those participants reporting higher levels of neuroticism and worse pre-earthquake mental health were more at risk for experiencing post-traumatic stress symptoms after the earthquakes.’’ The findings were recently published in the journal Psychological Trauma: Theory, Research, Practice, and Policy. At the recent International Association for Relationship Research Conference in Melbourne, Dr Kuijer presented new findings from the study. “In line with other research overseas, we found that only a small proportion of our sample reported high levels of posttraumatic stress shortly after the earthquakes. About 14 percent of people reported high post-traumatic stress levels one month after the September 2010 earthquake and 22 percent reported

high post-traumatic stress levels three months after the February 2011 earthquake. “This percentage reduced to just eight percent a year after the February 2011 quake. Although most participants in our sample reported some post-traumatic stress, the percentage of people reporting high levels of stress was low.’ “In the current paper, we examined whether supportive interactions with the spouse could buffer the negative impact of neuroticism on post-

“ earthquake adjustment. We argued that support from the spouse could be especially beneficial for people high in neuroticism as they tend to appraise stressors as more negative and experience more difficulty in coping. The reverse was expected to be true for unsupportive or negative interactions.’’ Dr Kuijer has also carried out research which showed Christchurch women’s eating habits became unhealthier after the earthquakes to cope with stress. Christchurch women who suffered post-traumatic stress after the quakes reported unhealthier eating habits.
