NEW DEVELOPMENT

Hell’s Kitchen features some of the largest and most significant new developments in Manhattan. The area is becoming popular for smaller luxary developments particularly in the charming Special Clinton District surrounding 407-413 West 46th Street, where building heights are limited.

The establishment of the Special Hudson Yards District has spurred the successful creation of in excess of one million square feet of retail and mixed-use space, 18 million square feet of commercial offices and residential space, including 4,000 residences and 14 acres of gardens and open areas. The enormous success of the district has been felt across Midtown drawing more companies and people from the traditional Midtown core. 407-413 West 46th Street sits squarely in the middle of this movement.

Upon taking over the design and management of TMA’s social media accounts:

• Brand standards and templates specific to social media were created to ensure an aligned visual story across Facebook, Instragram, Twitter and LinkedIn.

• Photo and video content was then designed and produced in alignement with those standards

• Engagement rose 60% across all platforms.

For TMA, the main goal for social media was to keep our clients updated as well as retain and attract talent. I succeeded in this by highlighting all recent public relations, completed projects, staff and initiatives.

How we design office space has changed. How we understand pricing needs to change. The tenants that last built out their space in 2009 are currently in renewals. The way we work is di erent; building a space for $100/SF is no longer an appropriate expectation. What Led Us to Think About This? What’s Changed from 2009 to 2019? We have recently gone through a series of projects that had to be value-engineered starting in the programming phase. Before we started the design and construction process, the client was unable to a ord to build their space. Why was that? Were our expectations wrong? What needs had changed? The distribution of how we spend money has remained relatively similar. For the high level, what has changed is the volume of scope and units of infrastructure required to support the increased headcount on the floor. These increases change the displacement of money within each high level category. The following pages will dissect each of the four primary categories, along with furniture, to illustrate the distribution of dollars. Pricing is based upon work being completed in 2019 within the Central Business District of Chicago. Developed, designed, and managed production of signage for my wedding, including but not limited to: save the dates, invitations, welcome signs, keep out signs, table numbers, bar signage, card/gift table and memorial table signs.

Illustrations used throughout were designed specifically to symbolize things that are important to myself and my husband including: heritage, personal beliefs, love, fertility, our dog, etc.

All-Star moments:

The pommegranate was used through out the entire branding package, as it represents fertility, prosperity and acts as a unity symbol to my Italian heritage and my husband’s Armenian roots.

All 14 table signs had a different illustrative design, that would match the accompanying place cards.
