First of all, we reported on some of the items that are impacting all Realtors in California and nationally. This has to do with bulk sale of foreclosure properties that will be rented for approximately five years. Second, the issuance of visa’s for foreign investors when they buy homes as a principle residence in the United States. Your California representatives have lobbied our State and National representatives in regards to bulk sales, mortgage interest deduction and short sale problems. At our Broker Meeting, we shared the organizational structure of CAR and the process and dialogue that goes into making decisions. We each are assigned specific committees to attend and then share our knowledge with the other Contra Costa representatives and our members. We attended Housing, Taxation and Regulatory, Standard Forms, Local Government Relations, MLS and Business Technology, Membership, and Legislative (California) and Federal Committee, Land Use and

Environmental, Public Policy, Professional Standards, Risk Management, YPN, HAF and more. Please see our individual writeups and check out CAR.org for specific information. Local Association Presidents and sometimes President Elects also attend an early morning Leadership Forum that discussed Strategic Planning for the Association in relation to goals, budgeting and working with your Executive Officer. 2013 President Don Faught created a “Faces of Leadership” video that he graciously shared, in absentia, with us at our local meeting. To me, this was the highlight in that there were “Faces” of national leaders but we could also create “Faces” of your local leaders. We are all leaders in some capacity whether it is creating a plan for a family outing, working on local charity or community boards or yes, being an association leader of some sort. Leadership starts at home and your Board is working tirelessly for you. We need your involvement and your participation to be successful if we are to be a local resource inspiring excellence for our members and that means YOU!

What’s in it for Me? That is the most common question underlying most membership questions. How can the Board help me grow my business? Proper Ventilation and Insulation for Traditional Attic Spaces

Improper venting and inadequate amounts of insulation can reduce the life expectancy of the average type of roof coverings- composite and wood. In warmer temperatures, this can crack and blister shingles, and in colder temperatures, cause ice dams and moisture problems, including condensation and mold. In warmer climates and temperatures, the ambient temperature in a traditionally vented attic should be no more than 25 to 30 degrees warmer than what the outside ambient temperature is. Ventilation In order to achieve the correct amount of ventilation for a traditionally vented attic, building standards have established for every 150 sq. ft. of footprint layout there should be 1 ft. total of upper and lower ventilation opening. This can be achieved by a combination of soffit vents and static vents, soffit and ridge vents, soffit and gable vents or soffit vents and power ventilators. Insulation With today’s building standards, the recommended amount of insulation should be about an R-40, which is equivalent to about 12 to 14 inches of blown-in or loose fill insulation. In colder climates, ice dams can occur when there is a combination of inadequate ventilation and insulation. Condensation and Mold It typically takes several things to start a mold problem: moisture, water or condensation, temperatures 60 degrees or warmer, and lack of air flow or movement. Contributing factors to attics and moisture problems are bathroom exhaust fans that either terminate in the attic or terminate at a soffit vent opening. A 50 CFM exhaust fan doesn’t stand a chance against a 10 to 15 mph updraft wind entering a soffit vent. Bathroom exhaust fans must terminate to an independent opening or to an upper vent opening, depending upon jurisdictional rules. Realtors® will be voting on two separate issues beginning on Thursday, July 17, 2012

You’ll be voting for three director positions on the Board of

Directors, along with a President-Elect and a Treasurer for 2013. And you’ll be asked to vote YES or NO on a proposed change to DAR’s bylaws. Here’s some background for you:

Delta’s bylaws allow the board of directors to amend the bylaws under most circumstances. There are some exceptions where

bylaws changes require a vote of the membership, for example; a change affecting the membership rights as to voting, dissolution, redemption , or transfer of membership.

Notwithstanding the above, once the directors make any change, the change must be published for 45 days so that any member

who disagrees with the change can circulate a petition amongst

the members to request that the membership be allowed to vote yes or no on the change.

Members were previously informed that the Board of Directors

had agreed to amend the bylaws to remove verbiage that limited the number of persons serving on DAR’s board of directors to

no more than 2 persons from any one real estate office. In other words, the recommended change would allow more than two

persons from any one office to serve on the Board of Directors without limit.

Subsequently, a petition was turned in requiring this matter

to be placed on the ballot for eligible members to vote YES or NO on the issue.

If you vote YES, you will be approving the action of the Board of Directors to remove provisions that limit the number of directors

to be elected from any one office to 2 members so that more than two from the same office could serve on the board. If you vote NO, the bylaws remain unchanged. 14 www.deltaaor.com DeltaCurrents

QUALIFICATIONS FOR ELECTION AS AN OFFICER OR DIRECTOR (rev Aug 31, 2011*) General Requirements for Officers and Directors: (a)

Nominees for the position of Officer or Director shall meet the following minimum eligibility criteria: 1)

Possess a current, valid California real estate license, or appraisal certification or licensure from an appraisal certification or licensure from an appropriate regulatory agency of the State of California.

2)

Be a REALTOR® member in good standing of the A.O.R. for at least one year, whose financial obligations to the A.O.R. are paid in full and whose dues are current.

3)

Be of sound professional character conducting business in compliance with the NAR Code of Ethics. All final findings of NAR Code of Ethics violations and violations of other membership duties in this or any other association of REALTORS® within the past three years, and any unsatisfied discipline pending at the A.O.R. shall be taken into consideration when determining qualifications.

4)

Not serve concurrently as an Officer or Director of another local or regional Board/Association of REALTORS®, or its MLS. State and National Association service excluded.

5)

Be associated full time with an established office within the jurisdictional boundaries of the A.O.R.

6)

Shall have served as a committee member, director or officer of any A.O.R for at least one year.

7)

Meet other requirements as may be established, as policy by the Board of Directors.

President-Elect Any person nominated for President-Elect must: 1)

Have been a REALTOR® member of the A.O.R. for two years immediately preceding nomination, and

2)

Have completed two years of uninterrupted service as A.O.R. Director prior to taking office as President-Elect. The President-Elect shall automatically succeed to the Office of President.

Treasurer. Any person nominated for Treasurer must: 1)

Have been a REALTOR® member of the A.O.R. for two years, and

2)

Have completed any one year of uninterrupted service as a Director or Officer prior to taking office as Treasurer, and

3)

Have one year of prior experience on the Budget and Finance Committee of the A.O.R. prior to taking office as Treasurer or have a college degree in accounting or have held the position of treasurer, controller or CFO of another organization.

No more than two Directors, including elected Officers, from any one office shall be elected to serve on the Board of Directors at any one time.
