The Edmonton Builder and Developer Annual present a comprehensive outlook on what’s happening in 2026 in the city’s booming new home industry. We gathered some of the best minds in the Edmonton new home industry in our Expert Panel series to give us their views on how the past year worked out and what homebuyers can expect in the year ahead. We also shine a spotlight on some of Edmonton’s important movers and shakers in the homebuilding and land development business, as they chart their course through the changing currents of the marketplace.

By and large, the outlook for 2026 among many industry insiders is an optimistic one. There is ample supply in both multi- and single-family homes, even as more new communities are launched in and around the city. This annual provides a good primer on what to expect, and don’t forget our monthly Edmonton New Home+Condo Guide publications to see the most current developments.

Welcome to Blatchford: Crafted for connection, built for the future

Blatchford is redefining what a neighbourhood can be in Edmonton – where thoughtful design, modern homes, and lively public spaces come together to create a community unlike any other. With major progress in 2025 and even bigger milestones ahead, Blatchford is emerging as a standout option for homebuyers who want sustainable, future-forward living right in the heart of the city. And as the past year has shown, the momentum behind this community is only getting stronger.

Blatchford’s transformation reached an exciting point in

2025. “We’re closing out the year with about 57 per cent of the site’s developable land either constructed, under construction, or in planning and development,” says Tom Lumsden, Blatchford Development Manager. For context, the site spans 536 acres – making it one of the largest sustainable urban redevelopment projects in Canada. Even more impressive: that 57 per cent is an increase from approximately 42 per cent last year, with growth partly due to development work on a new 19-acre stage that will bring nearly 200 townhomes and new park space to the community.

Blatchford has captured the city’s attention for years, and its transformation is happening more quickly than most realize. “Residents started moving in less than seven years after the final plane lifted off the runway in 2013,” Lumsden adds. “The actual development of Blatchford as a community –including having to dismantle a former active airport – has actually been at least on par with private sector pace.” Today, nearly 400 homes are completed or under construction, and the growing neighbourhood is feeling like the walkable, connected community it was designed to become.

Blatchford has evolved quite extensively over the last several years – and if you haven’t visited the community lately, the transformation is truly impressive. Streets are filling in, parks are taking shape, and every new stage adds another layer to the community’s character. For buyers, it means real choice and a clear vision: thoughtfully designed homes surrounded by amenities, greenspace, and transit access.

In 2026, that vision is expanding even further. Construction is underway on Blatchford’s second linear park, building on the success of Littlewood Park – home to the now-iconic Tomato Playground, community garden, warming hut, and winter skating rink. An interim off-leash dog park near the storm pond is nearly complete, and plans are in motion to begin building a

striking new promenade along the picturesque storm pond. “It’s going to include gathering spaces, seating, and some really uniquely designed shade structures,” says Lumsden.

On the residential side, Blatchford will introduce new builders and new home options in 2026. With prices currently starting in the mid$300s, buyers can choose from a variety of townhome styles, including larger models with rental suites, starter townhomes and townhouse bungalows with direct pond views. The first apartment-style buildings – complete with ground-floor retail –are also set to begin construction next year, adding density and convenience to the growing urban core.

Blatchford isn’t just another community with sustainability “features.” The entire neighbourhood is built around

green design from the ground up. The City of Edmonton created custom architectural and green building standards that all builders must follow – resulting in homes with highly insulated walls, highperformance windows, water- and energy-saving features, and solar.

Homes also come standard with a ground source heat pump connected to Blatchford’s renewable energy system. “Heat pumps are currently the most efficient heating and cooling option on the market,” Lumsden explains. “They have around 300 to 400 per cent efficiency in electrical use for thermal energy production. For context, your typical natural gas furnace usually has less than 100 per cent efficiency.”

layout. With density three to four times higher than a typical Edmonton neighbourhood, Blatchford can dedicate significantly more land to parks, plazas, and pathways. The current park design and ponds will bring residents within proximity of about 50 per cent more green space compared to a typical Edmonton community – all within a few minutes’ walk from their home. These “third spaces” are designed to encourage connection, belonging, and vibrancy in the community.

Blatchford was intentionally designed to reduce car dependency and make daily life easier. Wider sidewalks, separated bike lanes, pedestrian-first streets, and direct access to the NAIT/Blatchford Market LRT station create a truly transit-oriented community.

There are countless reasons to be excited about Blatchford, but its location stands out above all. As Lumsden explains, “It’s rare to find a brand-new community this central – especially one that spans 536 acres and includes 80 acres of green space.

This milestone strengthened our collective voice and positioned us to better advocate for the region’s building and development industry.

This environment ultimately benefits buyers, who now have more choice and a more balanced market where urgency has eased. Even as competition grows, the fundamentals of real estate remain constant. Well designed homes in well planned communities continue to resonate, and that is where Brookfield Residential will stay focused as a leading community developer and homebuilder.

WHAT GIVES BROOKFIELD CONFIDENCE IN CALGARY’S AND EDMONTON’S GROWTH?

Calgary and Edmonton continue to stand out for their relative affordability compared with other major Canadian cities, and we see steady in-migration from across the country as a result. WHAT WAS A SIGNIFICANT ACHIEVEMENT IN 2025?

2025 was an exceptional year for Brookfield Residential. In Calgary, we opened the new communities of Starling in the north and Seton Ridge in the south. We also

launched our Rhythm townhomes in Taza Park, giving Calgarians the opportunity to live in a community built around a unique cultural vision. Across the province, we unveiled eighteen new showhomes in Calgary and six in Edmonton. It was a year marked by fresh, well-thought-out home designs and expertly planned communities we are genuinely proud to share with homebuyers.

WHAT WAS A POPULAR DESIGN INNOVATION YOU SAW LAST YEAR? WHY WAS IT POPULAR?

The strongest design trend we saw last year was the growing demand for main floor bedrooms. We have incorporated this feature across nearly every product type, from townhomes to estate homes. Homebuyers appreciate the flexibility of this layout. It creates a welcoming space for visiting family and supports multigenerational living, particularly as more parents choose to age in place.

WHY SHOULD HOMEBUYERS CONSIDER A NEW BUILD IN 2026, ESPECIALLY IN A COMMUNITY UNDER CONSTRUCTION?

New homes today are built to some of the highest standards of energy efficiency and future readiness. Whether it is EV charging, smart home capabilities or the option of a NetZero ready home with advanced wall assemblies, new builds are designed to meet both current and future expectations.

WE ALL HEAR HOW ALBERTA IS OUTPERFORMING THE REST OF THE COUNTRY IN GROWTH. HOW CAN ALBERTA MAKE THE MOST OF ITS ADVANTAGES? AND HOW CAN BILD AB HELP TO ACHIEVE THIS?

Alberta’s housing affordability advantage didn’t happen by chance, and it can disappear quickly if we lose focus. Protecting it means continuing to push for the conditions that allow builders to deliver new homes at affordable prices. Recognizing this, BILD Alberta recently concluded consultations with the provincial government and several municipalities on targeted legislative reforms aimed at streamlining approvals and reducing housing costs. We’re hopeful the province will introduce these changes in the spring, helping to solidify Alberta’s housing affordability advantage for years to come.

WHAT WOULD YOU SAY IS A MAJOR ACCOMPLISHMENT IN 2025?

Despite record population growth, our industry has adapted remarkably well to meet demand – particularly in the rental housing sector. This flexibility and responsiveness are a testament to the strength and resilience of Alberta’s builders, developers, municipalities and

provincial government. More work is required to maintain our advantage, but we are confident the provincial government and many municipalities share our commitment to maintaining the affordability advantage.

WHAT’S IN STORE FOR 2026 FOR BILD AB AND HOW WILL THIS AFFECT NEW HOME BUYERS?

After several record-setting years across much of the province, we expect housing starts to moderate in 2026 as builders and developers adjust to slower international immigration. This could tighten the market slightly. We also anticipate that the forthcoming federal GST rebate on new homes purchased by first time home buyers will support many new entrants to home ownership.

WHAT WOULD BE YOUR ADVICE TO HOMEBUYERS NEXT YEAR?

Even with slower international immigration, Alberta will continue to attract Canadians due to our affordability and quality of life. While housing construction is expected to moderate, we don’t foresee significant declines in average sale prices. Buyers can remain confident that Alberta will continue to offer strong value and opportunity.

BLATCHFORD DEVELOPMENT MANAGER, CITY OF EDMONTON

WHAT CAN BUYERS EXPECT FROM BLATCHFORD IN 2026? WHAT IS THE BIGGEST CHALLENGE?

The City of Edmonton is Blatchford’s land developer, so we develop and sell the land to homebuilders, who then build and sell the homes to buyers.

Buyers who think Blatchford is all large townhomes, will be excited to learn there is now a diversity of home types, sizes, and price points starting in the mid$300,000s. And hundreds more homes are planned to be under construction in 2026. StreetSide Developments recently opened a show home for their new pondfacing bungalow townhomes.

Stratosphere Properties’ 90unit rental townhomes are now leasing. And the first apartmentstyle buildings are on the way, including several buildings that will bring the first retail shops to the community.

One of our biggest challenges is getting the word out that there is actually an established community of people living here and there’s lots of activity underway. So, Blatchford really should be on homebuyers’ and realtors’ radars as an option to consider. There’s already around 400 homes built or under construction by homebuilders with hundreds more on the way.

WHAT GIVES YOU CONFIDENCE IN EDMONTON’S GROWTH?

With Canada’s current housing shortage, the demand for wellbuilt homes and thoughtfullydesigned communities will only continue as the population grows. Blatchford is one part of the solution to create more homes in Edmonton. Not only that, it’s doing so in a central, urban location that gives homebuyers

the opportunity to live in a newly-built home in a community custom-designed to meet your daily needs without needing to get behind a wheel.

WHAT WAS A SIGNIFICANT ACHIEVEMENT IN 2025?

Blatchford used to be Edmonton’s municipal airport, so it’s a huge site – 536 acres, in fact. So keeping that 536 acres in mind, we’re closing out 2025 with about 57 per cent of the developable land either constructed, under construction or in the planning and development stage. That’s up from around 42 per cent this time last year. It’s a significant achievement and really speaks to the momentum we’re seeing here.

Blatchford is geared to creating more homes for Edmontonians to live as the city’s population grows – and in a way that’s environmentally sustainable. So not surprisingly, there are many green innovations in Blatchford, from the custom green building standards that homebuilders agree to follow, to landscaping that not only looks beautiful but helps to filter rainwater, to an internationally award-winning renewable energy system, to unique ways of encouraging people to enjoy the outdoors. Our streets are custom designed to create amenities that make it easier for people of all ages to safely spend time outside. For example, Yorke Mews, a wide, pedestrian-only street – so no vehicles – is a favourite among residents and visitors for activities like street hockey, basketball, and block parties.

WHAT CAN BUYERS EXPECT FROM QUALICO COMMUNITIES EDMONTON IN 2026? WHAT IS THE BIGGEST CHALLENGE?

In 2026, buyers can expect Qualico Communities Edmonton to remain focused on delivering stable, wellplanned, and market-responsive communities, even as the broader industry adjusts from the rapid growth experienced in recent years.

The biggest challenge facing the industry in 2026 will be managing inventory while keeping lot supply aligned with true market demand. Over the past few years, developers and builders significantly increased production to meet record population growth and exceptional housing needs. While demand is expected to remain strong, the pace of growth will moderate from the accelerated levels seen in recent years.

At the same time, we anticipate a shortage of developable and serviced land emerging within the Edmonton Region over the next few years if proactive steps are not taken now. As one of the region’s largest developers, holding over 20% market share, we will continue to take a leadership role in collaborating with regional municipalities to ensure future growth areas are properly planned, serviced, and delivered to market in a timely manner.

WHAT GIVES YOU CONFIDENCE IN EDMONTON’S GROWTH?

Edmonton’s long-term growth is supported by several key fundamentals that continue to set the region apart. Affordability remains one of the city’s greatest competitive advantages, offering a diverse range of housing options

that appeal to newcomers, firsttime buyers, families, and investors. At the same time, Edmonton benefits from strong job growth, a high proportion of well-paying professional and trades positions, and a significantly lower cost of living compared to other major Canadian markets. This combination allows residents to not only afford a home, but also maintain a higher quality of life – with more disposable income for family, lifestyle, and savings than is often possible in Toronto, Vancouver, or other higher-cost cities.

WHAT WAS A WERE SOME SIGNIFICANT ACHIEVEMENTS IN 2025?

As the final neighbourhood to be developed in the highly soughtafter Windermere area, Kendal, received Edmonton City Council approval of the Neighbourhood Structure Plan; marking a major milestone for the development of 120 acres of land owned by Qualico Communities. This approval follows nearly five years of collaboration with City administration, stakeholders, and consulting partners and now enables the project to advance into detailed planning and development.

Fields of Evans marked a significant milestone in September 2025 as topsoil stripping and grading commenced, turning years of planning into visible progress. This work sets the stage for Strathcona County’s next urban growth area. Along with these above milestones, Qualico Communities In Edmonton was able to achieve one of our largest production plans in 2025 of just over 1,600 lots.

HOW TO SPOT a great mortgage beyond the interest rate

Mortgage rates are still in the higher range compared to a few years ago, and many buyers feel that pressure when they run the numbers on monthly payments. The good news is that most experts expect rates to keep dropping over the next year. At the same time, home prices in many parts of Canada are trending down. That creates an interesting moment for buyers: The chance to enter the market at a lower price point, even if today’s borrowing costs feel heavy.

When you are making a decision, it’s easy to focus only on the rate. A lower rate feels like a win because it lowers your payments right away. But

the truth is that the rate is only one part of the full picture. The saying goes, you date your rate but you marry your amortization. Rates are temporary. You can refinance when they fall. The structure of your mortgage and the terms you agree to will stick with you for much longer.

WHY RATES MATTER LESS THAN YOU THINK

A lower interest rate does help with monthly affordability, but it should not be the only thing guiding your choice. For example, if you buy a home today at a reduced price compared to last year, that price cut could save you more than a temporary difference in rates. You also have the option to refinance later when rates fall.

Waiting for the “perfect” rate can backfire. If home prices climb again, you may end up paying more overall even if you lock in a slightly cheaper rate. Thinking short term about rates can lead you to miss the long-term savings that come from buying at a lower price today.

WHAT ELSE TO LOOK AT IN A MORTGAGE

There are key features beyond the interest rate that will affect your financial future:

• Amortization period: This is the length of time you will take to pay off your mortgage. A longer amortization makes monthly payments easier to handle, but you will pay more interest over the life of the loan. A shorter amortization means higher monthly payments but far less interest overall.

Picking the right balance is just as important as the rate itself.

• Prepayment options: These give you the chance to pay down your mortgage faster without facing penalties. Even adding small extra payments each year can save you thousands of dollars in interest and cut years off your mortgage term. Some lenders are far more flexible than others, so this is worth looking at closely.

• Portability: If you plan to move before your mortgage term ends, portability lets you take your mortgage with you. Without this feature, moving can mean breaking your mortgage and paying a large penalty. Having portability built in gives you peace of mind and more freedom in case life changes sooner than you expect.

• Penalties for breaking a mortgage: These penalties are often overlooked, but they can be massive. Some lenders calculate penalties in a way that costs borrowers far more than others. Before signing, it is important to know exactly how penalties are calculated and what they might cost in real scenarios.

• Fixed vs variable: Choosing between a fixed or variable rate is another decision that goes beyond the headline number. A variable rate may look risky in a high-rate environment, but if rates drop over the coming years, it could pay off. A fixed rate locks in stability, but you might miss the benefit of falling rates. The right choice depends on your comfort level and financial plan.

THE BIGGER PICTURE

If higher short-term rates are your main concern, it is worth stepping back and looking at the full landscape. Home prices are lower today, which can reduce your down payment needs and keep your overall debt smaller. Rates are also expected to continue dropping, which gives you a path to refinance into something more affordable down the road.

This means the bigger question is not just what your rate will be today. It is whether the mortgage you choose sets you up with the right amortization, flexibility, and terms for the future. A great mortgage is the one that works for you not just this year but through the changes ahead.

Rates get the most attention, but they are only one piece of the puzzle. If you focus only on the number, you may miss the chance to save by buying at a lower price today and setting yourself up with a mortgage that supports your long-term goals.
