If you are looking to buy a new home in 2026, you’re in luck! Affordability is still in play, interest rates have stabilized, and the length and breadth of choices in homes styles and communities in Calgary has expanded in an ever-astonishing rate. And we’re here to guide you through all the noise.
The Calgary Builder and Developer Annual present a comprehensive outlook on what’s happening in 2026 in the city’s booming new home industry. We gathered some of the best minds in the Calgary new home industry in our Expert Panel series to give us their views on how the past year worked out and what homebuyers can expect in the year ahead. We also shine a spotlight on some of Calgary’s important movers and shakers in the homebuilding and land development business, as they chart their course through the changing currents of the marketplace.
By and large, the outlook for 2026 among many industry insiders is an optimistic one. There is ample supply in both multi- and single-family homes, even as more new communities are launched in and around the city. This annual provides a good primer on what to expect, and don’t forget our monthly Calgary New Home + Condo Guide publications to see the most current developments.

QUALICO COMMUNITIES: SHAPING CALGARY FOR

Qualico Communities traces its roots back to 1951 and this year, they are celebrating their 75th anniversary with several new endeavours that will further cement their standing as one of western Canada’s most prolific land developers.
“We have a lot going on in 2026, including the grand openings of two of our latest communities: Ambleridge and Vantage Rise. We will also be introducing two new communities, both inside the City of Calgary! So, stay tuned for details in the coming months,” says Qualico Communities Director of Marketing & Customer Care, Emily Smith.
“We will be celebrating our 75th anniversary by celebrating our legacy but also continuing our focus on building Calgarians futures.”
A passion for communities
The story of how Qualico came to be is the story of its founders — Dr. David Friesen and Katherine Friesen. It was their vision, incredible work ethics, and entrepreneurial spirit that laid the foundation for what Qualico has been able to achieve

since its inception in 1951. A vision that began with the construction of six homes and grew to become one of Canada’s most successful integrated real estate companies.
When Qualico Communities started in Calgary, the city was enjoying phenomenal growth fuelled by a booming oil and gas sector. The city exploded from a population of around 170,000 in 1951 then to becoming Canada’s fastest-growing city, soaring past 200,000 by 1955 and 325,000 by 1965 – and Qualico has been a part of the fabric of that growth ever since.
Today, with Calgary’s population at the 1.6 million mark, Qualico Communities remains a fixture in the residential land development landscape, influencing the way families live their lives in over 30 communities they have designed and built in that span. And now they are on their way to even more growth in 2026.
Phenomenal growth
Qualico Communities Calgary has been running in high gear with the development of several


new communities. In just the last three years, Qualico has launched Vermilion Hill in the southwest, Ambleton and Ambleridge in the northwest, Southbow Landing in Cochrane, and Bridgeport in Chestermere. They are currently developing a dozen communities in and around Calgary. And more are coming.
“The year 2026 will be another busy and exciting year for Qualico Communities,” says Rishika Dave, Communications Specialist at Qualico Communities Calgary. “We’re gearing up for grand show home openings in Ambleridge (Northwest Calgary) and Vantage Rise (Airdrie) and the release of their initial phases.”
She adds that several communities will see new phase launches, including Qualico’s newer communities, Bridgeport in Chestermere and Southbow Landing in Cochrane. “Our more established communities of Vermilion Hill and Dawson’s Landing will enter their final phases,” Dave says.
“We’re also looking forward to welcoming more communities to




our portfolio and are working on something special in Vermilion Hill.”
Building on 2025’s successes
Smith says 2026 will continue what Qualico Communities has accomplished over the last 75 years, and the momentum they have gained in 2025 has paved the way.
“We launched the spectacular new amenity-focused lots and showhomes in Dawson’s Landing (including mountain views!) in 2025. If people haven’t seen them yet, they absolutely should check them out!” she says. Qualico also held the grand opening of neighbouring Bridgeport last summer.

At the same time, the 24-acre Eco Park in Dawson’s Landing will welcome residents in 2026 as well. “Amenities across all our communities are progressing right on schedule,” she adds.
“When you include the two stormwater kidney™ areas and their pathways, and two school sites underway, Dawson’s Landing is easily one of the most
established areas we have in our current land portfolio,” Smith says.
The lake community of Harmony also saw a major achievement in 2025 with the opening of the bridge that connects the north and south sides of the community, leading to the opening of its newest phases this year.
“Harmony, our 8-time BILD Calgary Community of the Year winner, has launched Harmony Harbour, featuring diverse home types, and we will launch more laned and front garage homes in the coming phases,” she says. Qualico Communities jointly develops Harmony with Bordeaux Developments.

There’s more to look forward to in 2026, as Harmony Harbour is now up and running and has already introduced new products to the community: duplex, laned, moveup. Front garage zero-lot line is coming with the next phase in early 2026.
Harmony Harbour brings exciting housing options to Harmony, and this area offers unique living experiences crafted by both new and established award-winning builders in the community.
Rear laned duplexes and singlefamily homes are by Broadview Homes and Homes by Avi, while front drive duplexes and singlefamily homes are from Genesis Builds and Sterling Homes. Genesis and Sterling will also be building the new zero-lot line product.
Trico Homes and Streetside are going to start pre-selling in the multi-family area in the Harmony Harbour in 2026. These homes will be on the waterfront with each project having their own access, and walkable to all of the future Harbour area amenities.
Additionally, there are semiestate showhomes on the north side by Baywest Homes, Daytona Homes, and NuVista that are already open. Baywest Homes and NuVista home also have spectacular estate showhomes that showcase the most glamorous plans currently available in the community.
“Over the next year, Harmony has an exciting agenda. We’ll finalize the first portion of the second lake and expect it to be filled with water by the end of year. We will also be doing significant construction on the Harbour, which we anticipate opening in 2027,” she says.

Partners Rising Higher in 2026
From its first townhome development in Okotoks, to its third major community development in Calgary, Partners Development Group has been on a rapid ascent to growth and 2026 is looking to be another banner year.
For almost three decades, Partners has been shaping thoughtfully planned communities and building homes that combine timeless design with modern functionality
The past few years have seen them expand quickly with the launch of communities like Homestead, and Upper Greenwich, and just last fall, Keystone Creek, with a homebuilding presence in an ever-growing number of new communities in the Calgary region. In 2026, they take this momentum up another notch.
“In 2026, Partners Development Group will advance its vision of shaping Calgary and area’s
residential landscape through new phases, innovative product launches, and strategic community growth,” says Dan Hippe, Vice President, Sales and Marketing.
Continued growth
One of the biggest will be the launch of Heritage Crossing in DeWinton, just south of Calgary’s city limits. A grand opening is scheduled for Fall 2026 that will see premium single-family showhomes from Crystal Creek Homes, Genesis Builders, and NuVista Homes. “Partners Homes will bring in new Bungalow Villa styled duplex and street towns,” says Director of Marketing, Ryan Hall.
He adds that there are several other initiatives planned for 2026 that buyers should be aware of, including the launch of new phases in their hit northeast community of Homestead.
“We continue to expand in Homestead with new phases, and a newly built commercial hub offer strong value to meet demand in Calgary’s cultural community,” Hall says. Builders include Excel Homes, Genesis Builders, Trico Homes and Partners Homes.”
Their boutique urban enclave of Upper Greenwich community in the northwest is making further progress with an ever-growing number of new amenities.
“It continues to evolve in its third year with a growing variety of premium housing opportunities, including The Vintage Condos by Partners, Partners Homes Luxury Paired, Modern Brownstones and the newest Classic Townhomes launching winter 2026.”
Hall adds that Crystal Creek Homes will join the Upper Greenwich builder group and unveil its new urban estate showhome in the spring of 2026. Upper


Greenwich remains a bastion of estate living, with Fifty6 Homes offering a luxurious Urban Estate showhome, and New West Luxury Homes bringing a brand new showhome in January 2026. Partners is just as excited for the freshly launched northwest community of Keystone Creek that launched in September 2025. It was a hot start and Hall says they expect continued momentum. Builders here include single-family offerings from Genesis Builders and NuVista Homes. “Partners Homes offers their best-selling duplex products and new Street Towns,” he adds. Also on the homes side, Partners will start building in two new communities in the Calgary region in 2026. The first is a new street town project in the southwest community of Sirocco in Pine Creek, anticipated in the summer, and the next will be duplex homes in the new Okotoks community of Ridgemont later this same year.

HOW TO SPOT a great mortgage beyond the interest rate

Mortgage rates are still in the higher range compared to a few years ago, and many buyers feel that pressure when they run the numbers on monthly payments. The good news is that most experts expect rates to keep dropping over the next year. At the same time, home prices in many parts of Canada are trending down. That creates an interesting moment for buyers: The chance to enter the market at a lower price point, even if today’s borrowing costs feel heavy.
When you are making a decision, it’s easy to focus only on the rate. A lower rate feels like a win because it lowers your payments right away. But the truth is that the rate is only one part of the full picture. The saying goes, you date your rate but you marry your amortization. Rates are temporary. You can refinance when they fall. The structure of your mortgage and the terms you agree to will stick with you for much longer.
WHY RATES MATTER LESS THAN YOU THINK
A lower interest rate does help with monthly affordability, but it should not be the only thing guiding your choice. The breathless pace of the housing market may be slowing down a bit in 2026, as Calgary is looking towards a more balanced market. But Alberta’s biggest city remains a top destination for homebuyers of all types. It continues to rank high in surveys for the most livable cities in the world, it’s economy remains strong, and relative affordability of homes remains to be the ace it holds.
Challenges remain for 2026, but the local new home industry is well prepared to meet those. In this year’s Expert Panel, we spoke to some of the city’s most renowned industry insiders, homebuilders and land developers. They offer some insight and guidance to homebuyers looking to start new lives in one of the city’s new residential neighbourhoods, and tells us what gives them confidence in the year ahead.

The biggest hurdle we anticipate next year is continued uncertainty – from potential tariffs and a shifting political landscape to concerns around customers’ ability to purchase homes. Our strategy is to stay grounded in what we can control: being transparent, communicating clearly, delivering value, and keeping our customers at the heart of every decision we make.

In a year of uncertainty, our team and customers worked strategically to lean into adversity and ensure we went above and beyond to deliver the same quality homes Trico has for over 30 years. WHAT WAS A POPULAR DESIGN INNOVATION YOU SAW LAST YEAR?
I would say the most popular design innovation that we saw last year was a continuation of what we’ve seen in the previous years, which is a multi-generational home.
In addition to features like secondary suites being added, we’re now seeing buyers prioritize homes that can accommodate multiple generations. Many families want the ability to accommodate their parents, their own immediate family, and even extended family living together under one roof. As a result, we’re noticing a growing demand for larger homes that offer the space and flexibility to support this lifestyle.
WHY SHOULD HOMEBUYERS CONSIDER BUYING A NEW BUILD IN 2026?
Interest rates are currently at some of the lowest levels we’ve seen in years. At the same time, home prices have continued to decline compared to previous years. If you’re looking for exceptional value, this is the year to purchase a home.
WHAT WOULD BE YOUR BEST ADVICE NEW HOMEBUYERS NEXT YEAR?
The best advice I can offer when shopping for a home is to take the time to truly understand what value means to you. Look closely at the quality of the home and ensure it meets your needs – not just today, but well into the future. A home with the lowest price isn’t always the best choice. If you make a decision based solely on cost, it may end up costing you more in the long run.

2025 was an exceptional year for Brookfield Residential. In Calgary, we opened the new communities of Starling in the north and Seton Ridge in the south. We also
launched our Rhythm townhomes in Taza Park, giving Calgarians the opportunity to live in a community built around a unique cultural vision. Across the province, we unveiled eighteen new showhomes in Calgary and six in Edmonton. It was a year marked by fresh, well-thought-out home designs and expertly planned communities we are genuinely proud to share with homebuyers.

The strongest design trend we saw last year was the growing demand for main floor bedrooms. We have incorporated this feature across nearly every product type, from townhomes to estate homes. Alberta’s housing affordability advantage didn’t happen by chance, and it can disappear quickly if we lose focus. Protecting it means continuing to push for the conditions that allow builders to deliver new homes at affordable prices. Recognizing this, BILD Alberta recently concluded consultations with the provincial government and several municipalities on targeted legislative reforms aimed at streamlining approvals and reducing housing costs. We’re hopeful the province will introduce these changes in the spring, helping to solidify Alberta’s housing affordability advantage for years to come.
WHAT WOULD YOU SAY IS A MAJOR ACCOMPLISHMENT IN 2025?
Despite record population growth, our industry has adapted remarkably well to meet demand – particularly in the rental housing sector. This flexibility and responsiveness are a testament to the strength and resilience of Alberta’s builders,
developers, municipalities and provincial government. More work is required to maintain our advantage, but we are confident the provincial government and many municipalities share our commitment to maintaining the affordability advantage.
WHAT’S
IN STORE FOR 2026 FOR BILD AB AND HOW WILL THIS AFFECT NEW HOME BUYERS?
After several record-setting years across much of the province, we expect housing starts to moderate in 2026 as builders and developers adjust to slower international immigration. This could tighten the market slightly. We also anticipate that the forthcoming federal GST rebate on new homes purchased by first time home buyers will support many new entrants to home ownership.
WHAT WOULD BE YOUR ADVICE TO HOMEBUYERS NEXT YEAR?
Even with slower international immigration, Alberta will continue to attract Canadians due to our affordability and quality of life. While housing construction is expected to moderate, we don’t foresee significant declines in average sale prices. Buyers can remain confident that Alberta will continue to offer strong value and opportunity.

This achievement reflects the collective efforts of BILDCR’s members –builders, developers, suppliers, trades, planners, and professional service providers – who continue to deliver world-class housing and communities to meet Calgary’s ever-growing demand.
Some of the key successes from the past year include expedited permitting processes, innovative housing solutions,
and landmark events like the Unlocking Doors: Housing Supply & Affordability Summit.
In addition, our association continues to work closely with high school and post-secondary institutions to showcase programs and the incredibly rewarding careers that the residential home building industry offers.

The biggest hurdle we experienced in 2025, that is likely to carry on into 2026 will be keeping pace with Calgary’s growth while navigating servicing and municipal approval timelines. Even with strong demand, timing and infrastructure delivery can create bottlenecks that impact launches and sales momentum. To address this, we do our best to plan further ahead and maintain strong relationships with the City and our consultant teams. Our diversified structure also allows us to manage timelines effectively while delivering high-quality, wellplanned communities.

WAS A SIGNIFICANT ACHIEVEMENT IN 2025?
A major achievement for Highfield in 2025 was expanding our residential footprint with new master-planned communities (Spring Valley) while advancing key phases across our portfolio (Hudson). We also began acquiring some other land positions to support continued growth for years to come. We have a lot going on in 2026, including the grand openings for two new communities (Ambleridge and Vantage Rise). We will also be introducing two new communities, both inside the City of Calgary! Stay tuned for details in the coming months. Buyers are wary about the economy and the effect of trade policies. However, with interest rates down, inter-provincial migration still strong, and new communities offering more than ever, we’re optimistic about 2026.
WHAT GIVES YOU CONFIDENCE IN CALGARY’S GROWTH?
Calgary is an amazing city and area to live in. There are so many beautiful locations both in and out of the city, and the mountains as the most spectacular backdrop that entices people from all over the world to explore the area. We still continue to have larger interprovincial migration and new Canadians coming to Calgary.
WHAT WAS A SIGNIFICANT ACHIEVEMENT IN 2025?
In Harmony, we launched new showhome parades (including town, starter single family, move-up, semi-estate and estate showhomes. We opened the new bridge, added two new playgrounds, and released more lake lots which was really exciting! There’s always so much going on, and so much more coming every year.
We opened the new community of Bridgeport in Chestermere in August. Chestermere is such a great city to work with, and we have had a lot of success with both Bridgeport and Dawson’s Landing.
We also launched the spectacular new amenityfocused lots and showhomes in Dawson’s Landing (including mountain views!). If people haven’t seen them yet, they absolutely should check them out! Both communities will definitely benefit from the Bridgeport commercial area with retail anticipated to start opening in 2026. We’ve also just finished the dog park, and the Eco Park is underway there too. When you include the two stormwater kidney™ areas and their pathways, and two school sites underway, Dawson’s Landing is easily one of the most established areas we have in our current land portfolio. Vermilion Hill continues to be one of the most spectacular communities in Calgary, and we got to showcase that with our new showhome opening in June. With views of the city and mountains.
WHAT WAS AN IMPORTANT INNOVATION THAT YOU HAVE INTRODUCED IN YOUR COMMUNITIES?
Harmony Harbour is our first community node that we have specifically branded within a bigger community. We plan to do a lot more of this in both Harmony and a couple of future communities as well.

The Canadian housing market could be on the upswing looking ahead to 2026, with more buyers preparing to enter the market and home sales expected to increase by 3.4 per cent next year, according to ReMax Canada’s 2026 Housing Market Outlook. This follows signs of renewed buyer intent earlier this fall, compared to the first half of the year.
There is light at the end of the tunnel following a decline in home sales from coast to coast in 2025. According to data supplied by ReMax Canada brokers and agents, as well as local boards, home sales fell year-over-year in 32 of 38 markets analyzed between Jan. 1 and Oct. 31, 2025. In contrast to the inventory shortfall that defined many markets in 2024, 2025 saw listings increase year-over-year across all regions, by as much as 21 per cent in Ontario alone.
A Leger survey commissioned by ReMax Canada reveals that one in 10 Canadians is planning to buy a home in the next 12 months, half of them being firsttime buyers. One-quarter of Canadians (23 per cent) said they’d be ready to enter the market if interest rates dropped another 0.5 to one per cent. Tempering average prices, along with easing pressure on the interest-rate front, could indicate gradual market improvement.
“Amid looming economic clouds, Canadians are maintaining their interest in homeownership,” says Don Kottick, president, ReMax Canada. “The resilience that began to emerge in the fall is anticipated to continue into 2026, with first-time buyers in particular finding creative ways to save and enter the market.”
Ten per cent of Canadians say they’re planning to purchase a home in the next 12 months – an improvement from seven per cent in the fall, ReMax says. Although more than half of Canadians are
feeling the economy could worsen in 2026, following an initial economic stall as seen in the earlier part of 2025, Canadians aged 18 to 35 are more hopeful, with 21 per cent feeling the economy will fare better next year.
Following looming economic headwinds, an emerging concern among first-time homebuyers is a rise in return-to-office mandates. While nearly half of respondents overall do not believe return-to-office will impact their situation, respondents aged 18 to 34 and those planning to buy in the future are thinking more about how this might affect their search and 17 per cent of Canadians are concerned about return to office mandates.
“Return-to-office mandates are beginning to weigh on first-time buyers’ decisions, prompting many to reconsider not just where they want to live, but how their daily routines, commute times and lifestyle needs will fit into an in-person work environment,” says Kottick. “Transit access is becoming an increasingly important factor for younger Canadians seeking their first home. Many are weighing commute times and workplace flexibility more carefully in their search, while sellers continue to adapt to a market that’s still finding its footing in this new reality.”
ReMax brokers and agents across Canada found that families, new Canadians and retirees drove a larger share of sales in 2025, marking a significant shift from 2024, when first-time buyers led sales.
