THE HADLEY SHOWHOME

The 2,474-square-foot home has three bedrooms and two-and-ahalf baths and a double-attached front garage, but it is more than just the sum of all its parts.

The Hadley can start at 2,237 square-feet and features a flowing

open concept design that starts right as you enter.

It has an open-to-above foyer that adds a dramatic presence in the home, and a walk-through mudroom that leads into the walk-through pantry for extra convenience.

“I love the central staircase of the home that I feel holds the

entire main floor design together and brings so much character to the home,” McDonald says.

Huge, expansive windows emphasize the beautiful views around all three levels of the walkout home and bring the calm, natural beauty of West Hawk inside. Warm tones accentuated by the wood-grain luxury vinyl plank flooring lend plenty of elegance to the proceedings.

“The Hadley has been quite popular among buyers, and many young families are attracted to its uncompromising functionality and style,” he adds.

McDonald points out that Bedrock’s homes here are designed to attract a wide range of buyers. “We get everyone from young couples just starting in life and are looking for affordability, families with growing kids who value the elegant and functional spaces, and even downsizers who value their privacy.”

And the kicker, of course, is the views that are available from most anywhere in the community.

“West Hawk offers a wide range of homes styles, ample park spaces, and spectacular views all at a very attractive price point,” says Bedrock Homes Marketing Manager, Peter ono. “It is really all about ‘nature-inspired living’. West Hawk will be very attractive to families with more spacious lots,

parks, dog park, walking trails and a quieter feel.”

West Hawk is located right off Highway 1A, providing easy access to major thoroughfares. “It’s a quick drive to downtown either through Crowchild Trail or Highway 1, a mountain getaway to Canmore or Banff is closer than ever, and there are already plenty of existing amenities in town to make life so much easier without the hustleand-bustle,” McDonald says.

Even with the benefit of being surrounded by natural beauty and convenience, Bedrock Homes in West Hawk is still relatively affordable. “You can still get into a front-drive garage move-up home here under $700,000,” McDonald says. “Even our walkout homes are very competitively priced in the mid $700,000s.”

BEDROCK EXPANDS

Bedrock Homes is currently offering front drive single family homes over 2,200 square-feet in West Hawk starting at $687,645, including GST.

Bedrock Homes will also have no-condo-fee street towns in West Hawk and they are already under construction and will be introduced shortly and duplexes will be added later on. “We really love the community and want to see as many families enjoy all it offers,” McDonald adds.

Bedrock Homes prides itself on innovative home designs that cater to the wants and needs of the market, and these skills come to bear as they make a push into the Calgary and region new home market.

“We now have showhomes open in Calgary, Cochrane, Airdrie, with Okotoks and Rockyview County developments under way,” Ono tells NextHome. “Our Osprey Hill showhome in northwest Calgary will be opening early October, where we will feature front drive homes also with amazing views, quick access to the mountains

and only a couple minutes for Canadian Olympic Park (Winsport) and the surround amenities. We are also joint ventured with Homes by Avi in the land development of this community.”

They also build in the Key Ranch community in Airdrie where they are nearly sold out in the first phase. Bedrock Homes also recently opened new laned

and front-attached garage showhomes in the very popular community of Heartwood in southeast Calgary.

SMALL TOWN CHARM SPURS COCHRANE GROWTH

Cochrane’s growth is on the fast track, as new communities continue to sprout, and new infrastructure investments are being put in place - including a much-needed interchange at the intersection of Highways 1A and 22 - to try to keep pace with the needs the quick pace of growth brings.

Housing is trying to keep pace even as more residential communities come on, including Southbow Landing by Qualico Communities which has already opened showhomes, and Rivercrest by Qualico Communities and Slokker Homes is rolling along nicely. Fireside by Calbridge is growing at a healthy pace. As is Greystone by Burnswest Properties just on the south edge of downtown Cochrane. Rohit is also ramping up development of Heartland with the opening of its latest phase this summer.

NEW COMMUNITIES GALORE

JL Developments is confident that this small Western Heritage town will continue to grow. They have recently unveiled West Hawk on the western side of town and will soon be opening their new Sky Ranch community located just outside the Town of Cochrane in Rocky View County.

“Cochrane just has so much to offer,” JL Development’s LaFrance says. “Fantastic views, a quaint and peaceful way of life, with lots of recreational opportunities around. Biking, hiking or just walking the dog around the various interconnected pathway systems is right outside the doorstep,” he adds.

West Hawk offers something that Cochrane has yet to see, he adds. “We’re located on a quiet hillside that allows us to offer slope-adaptive homes that maintains the view corridor for every home. Over half of our

homes will be on walk-out lots. It has gone so well that the 197 lots of their first phase is sold out to builders.” The Bedrock Homes showhome in West Hawk is already open and those from Cantiro and Luxuria Homes will also be ready for the community’s grand opening coming soon..

Located, just outside the Town of Cochrane in Rocky View County, JL Development is developing a second community, Sky Ranch. Sky Ranch’s first phase includes 254 residential lots with a total build out of 646 lots.

Qualico Communities is also receiving positive response for their community of Southbow Landing on the south side of Cochrane. Showhomes opened last year, and sales have been more than steady.

“Southbow Landing is already welcoming new residents and growing steadily,” says Qualico Communities Marketing Manager

Monica Bilyk. “Our first park and playground is now open, adding even more to the outdoor lifestyle the community is known for. With several homes that are movein ready, it’s the ideal option for families looking to put down roots in Cochrane.”

She adds that Southbow Landing is seeing strong interest from people who already have roots in Cochrane and want to stay close to family while enjoying better access to Calgary. “The mix of move-in-ready homes, future parks and commercial space, and the town’s natural surroundings make it a compelling choice.”

Daytona Homes is also getting in on the action big time in Cochrane, opening new showhomes in Heartland and Southbow Landing. They also have new semi-estate showhomes in the nearby lake community of Harmony, between Cochrane and Calgary.

“Heartland is a young Cochrane community that offers small town charm, proximity to nature and most importantly, a family friendly feel,” says Daytona sales consultant, Meghan Scott. “Here you’ll find the home you love for less without sacrificing the options or amenities that are most important to you.”

NEWCOMERS ARE WELCOME

Brittaney Anders, a Calgarian who is moving this fall to Fireside, is excited to move into what she calls her and her partner’s “first grown-up home.”

She tells Calgary New Home + Condo Guide that the relative

affordability of homes in Cochrane made the decision easy. “My job is in Calgary’s downtown, but I mostly work from home. Besides, it’s just a 30-minute drive there, and my family lives in northwest Calgary so I’m close enough to them as well.”

Cochrane is coping with the explosive growth by creating efficiencies that match the needs of the community today and in the future.

A major addition is The Station at Cochrane Crossing, a transit hub and service point that will allow residents to access amenities

through COLT, the town’s local transit program, and expand their access to Calgary Universities and Downtown in partnership with On-it Regional Transit.

The Station at Cochrane Crossing is all about connection, from the pedestrian link from Historic Downtown to the Quarry shopping district, the open park space for everyone to enjoy, and the transit component, literally connecting people to our core, he adds.

The town is also in the midst of improving the Highway 1A corridor through Cochrane, with construction of a new interchange set to be completed by 2025. This will enhance the town’s accessibility and smoothen traffic flow.

The completion of the Jack Tennant Bridge in 2020 and the work on James Walker Trail extension are major accomplishments in improving accessibility through the town, and more are to come.

KEEPING PACE WITH COCHRANE’S GROWTH

Daytona Homes is making a serious push to be Cochrane’s top new homebuilder as it expands into more communities and offers more new home options in this rapidly growing Western Heritage town.

Cochrane, just 20 minutes west of Calgary, is one of the hottest growing municipalities in Alberta, enjoying an estimated 22.6 per cent population increase in the last five years. Daytona Homes is aiming for a bigger share of the market as it strengthens its presence in the young and rapidly growing Cochrane communities of Heartland and Southbow Landing.

“Daytona has long term commitments to the town of Cochrane, and we are on track

Despite all its growth, Cochrane has retained much of the smalltown charm that has made it so attractive to homebuyers in the first place. The town hosts plenty of events throughout the year to keep the bonds of community strong, including Culture Fest in the fall, and their Discovery

Days that tells of the history and culture of Cochrane is one of the most popular.

SOUTHBOW LANDING’S CHARMS

Southbow Landing is one of the youngest communities in Cochrane. Developed by Qualico Communities, this young community on the south part of town opened its first showhome parade last year, including frontattached garage and duplex homes from Daytona Homes.

“In Southbow, we have our front attached garage showhome, as well as our 2 duplex showhomes so we can really showcase the different product lines and different styles,” Warner says.

The 2,259-square-foot The Austyn R front-attached garage showhome here brings all the class, style, and functionality that Daytona Homes has built a name for. The L-shaped kitchen counter with a central island brings so much convenience and entertainment possibilities. While their Breeze and Canyon II duplex showhomes mix elegance with affordability. “Our Breeze duplex showhome even features a legal basement suite.”

HEARTLAND’S HEARTBEAT

Heartland, now developed by Rohit, is one of the more established communities in Cochrane. Located on the western part of town, it already has a full

set of amenities surrounding it, including a lively commercial centre at its entrance. Winding nature pathways offer quiet solitude and showcase Cochrane’s enviable close-to-nature attributes. A soon-to-open dog park is one of the most highlyanticipated events this fall.

Heartland’s latest phase just opened, and Daytona Homes’ Palisade II was one of the biggest hits at the launch.

“Our new showhome in Heartland has a 3rd storey loft which we themed as a gaming room. We even have a functioning arcade style street fighter game up there that the kids have been loving,” Warner says.

CATERING TO BUYERS NEEDS

To lower the upfront cost of buying a new home for young Canadians and spur the construction of new homes across the country, the federal government is eliminating the Goods and Services Tax (GST) for first-time home buyers on new homes up to $1 million and reducing the GST for first-time home buyers on new homes between $1 million and $1.5 million. This measure is expected to deliver $3.9 billion in tax savings to Canadians over five years, starting in 2025-26.

Large islands and peninsulas continue to be a favourite, especially when paired with smart pantry solutions that maximize storage and accessibility.”

Plank says recent trends Excel is seeing include extended islands with seating, walk-through pantries that connect directly

to the mudroom and garage for easy grocery unloading, and spice kitchens perfect for cooking aromatic dishes.

”Appliance upgrades such as built-in wall ovens, gas cooktops, and smart home technology are also becoming more popular. Modern finishes such as quartz countertops, fullheight backsplashes, and black or gold hardware add a touch of sophistication.”

RAISING YOUR GAME

The standard kitchens that both Partners Homes and Excel already include all the essentials and designed with functionality and convenience in mind. But they are flexible enough and easy to upgrade should the buyer choose.

Among the most requested kitchen upgrades Partners is seeing is for cabinetry, storage is, after all, a big component of what

makes a kitchen work. “Cabinetry is a big one. Our clients love the ¾-inch Shaker style, and we’re often mixing painted cabinets with natural wood finishes for a more custom feel,” Vant Erve says.

“Appliance upgrades are also high on the list, along with hardware in warm bronze or matte black, which adds a modern yet timeless touch. These upgrades not only elevate the aesthetic but also improve the kitchen’s functionality,” she adds.

Plank says the kitchen might be the one place buyers should include in their upgrade plans, because they are harder to change later.

“We often suggest investing in timeless features like cabinetry and countertops since these create the foundation of the kitchen and are harder to change later, while smaller details can be updated over time,” Plank says.
