Regal Plaza Corporate Centre The Regal Hotel Group Ltd. and SAMM Developments have launched sales at Regal Plaza Corporate Centre, which is now under construction. This $130-million, 35,650-sq.ft. mixed-use business complex is located at 600 Dixon Rd. (at Martin Grove Road) in Toronto. An add-on to the existing Holiday Inn hotel, the new facility is located next to Hwy. 401 onramps, Hwys. 427 and 27 and Toronto Pearson Airport. The new complex will consist of an 11-storey above-grade Staybridge Inn hotel and a commercial centre,

with two new underground parking levels offering 245 spots, and an atrium connecting it with the existing hotel. Regal Plaza is part of SAMM Developments’ ongoing commitment to innovative initiatives that improve local markets and economies. All condominiums are required to have a reserve fund under the Condominium Act. A reserve fund is a special account, separate from the condominium’s operating fund, and it is used to pay for major repairs and replacements to the condominium’s common elements. A portion of every common expense fee is deposited into the reserve fund monthly. The reserve fund is intended to act like an insurance policy, to ensure that the corporation has enough money to cover future repairs. WHEN CAN YOU DIP INTO THE RESERVE FUND? The reserve fund can only be used to pay for major renovations or repairs; this includes replacement and nonroutine repairs of common elements and assets of the condominium. If condos didn’t have reserve funds, or their reserve funds are depleted, they 18

would need to raise large amounts of money from the owners when major repairs are required. This lack of funds most frequently results in a special assessment.

THE RESERVE FUND STUDY A reserve fund study determines how much money needs to be in

the fund to ensure the repairs will be covered in the future. The study is usually prepared by an engineer and includes both a physical assessment of the condominium and a financial plan during the first year of the condominium corporation, then every three years.

THE STUDY WILL COVER: • All parts of the building that need repair or replacement (ex. windows, balconies) • Estimates when the repairs and/or replacements are expected to occur • Estimates of the cost of each expenditure in each year • A recommended reserve fund contribution amount • Recommended increases in reserve fund contributions for the following three fiscal years. It is important to note that the reserve fund study is based on assumptions and educated guesses. July 16–August 13, 2022

THE OWNERS’ PERSPECTIVE All previous and current owners have contributed to the reserve fund. That’s because every owner who received the benefits of common elements, including the lobby, hallways and elevator, shares the responsibility of the replacement costs. Long term, as an owner, your unit will fetch a higher asking price if your property is well-maintained and the reserve fund is healthy. Owners have the right to review the reserve fund study by asking the corporation for a copy. When you purchase a unit, a copy of the most

recent reserve fund study is included with the status certificate. As an owner, it’s important to be mindful that the reserve fund balance will fluctuate from year to year. In some years, the fund’s balance is high. After planned expenditures, the

Should you buy a business?

Buying a business rather than starting one from scratch allows you to skip the expensive – and risky – start-up stage. Given the stakes, it’s important to thoroughly weigh your business goals, risk tolerance and market opportunities before making an acquisition. Here are some pros and cons of buying a business. Pros 1. Track record – Buying a business gives you an established customer base, team, business plan and operation. No need to start from scratch. 2. Income – The best acquisition targets are likely to already have solid sales and profits. A new venture, on the other hand, can take a long time to build revenue and become profitable, and the risk of failure is significant. Only about half of Canadian start-ups are still operating after five years, according to Innovation, Science and Economic Development Canada. 3. Financing – The assets of the company you are buying can be used to help secure financing needed for the purchase. Lenders 22

are less likely to take a chance on a start-up. 4. Vendor assistance – Existing owners often help finance the purchase of their business by providing vendor financing. Besides being a good source of patient capital, the vendor’s investment provides motivation to the former owner to help make a smooth transition. 5. Market knowledge – Acquisition may be a good strategy if you want to expand into a new industry or geographic location where you lack contacts and knowledge.

Vision conflict – It may be harder to impose your vision on a company that already has its own culture and history than if you were to expand a business you already own. Some entrepreneurs like the challenge and excitement of starting an entirely new company or embarking on an expansion where they can put their stamp on from the beginning. 4. Dependence on the old guard – A rocky ownership change can prompt key staff to leave and imperil customer relationships. That can be especially problematic in a business that is highly dependent on the involvement of the owner or certain employees. The decision may rest on market and growth opportunities. Acquisition may be a good strategy if prospective companies are undervalued because of market conditions. Conversely, if valuations are high, you may need to obtain more financing, potentially reducing the long-term returns from the acquisition.
