2022 began where 2021 left off: Mortgage rates werenear historic lows, buyer competition was fierce, and homes were selling at a breakneck pace, often with multiple bids and all-cash offers, due to pent-up demand and a shortage of housing supply, causing sales prices to soar to new heights. But all that changed a few months later as mortgage rates began to rise, adding hundreds of dollars to monthly mortgage payments and causing housing affordability to plummet to its lowest level in decades. As borrowing costs continued to increase, home sales and home prices began to slow, and after two years of recordbreaking activity, the red-hot housing market was finally cooling.

Sales: Pending sales decreased 24.1 percent, finishing 2022at 5,673. Closed sales were down 21.8 percent to end the year at 5,747.

Listings: Comparing 2022 to the prior year, the number ofhomes available for sale was up by 88.6 percent. There were 977 active listings at the end of 2022. Prices: Home prices were up compared to last year. The overallmedian sales price increased 18.3 percent to $485,000 for the year. Detached home prices were up 15.0 percent compared to last year, and attached home prices were up 20.0 percent.

List Price Received: Sellers received, on average, 99.6percent of their original list price at sale, a year-over-year improvement of 0.4 percent.

Home sales continued to decline throughout much of the year, as affordability challenges took their toll on market participants, forcing many prospective buyers and sellers to the sidelines. To help offset rising costs, some buyers moved from bigger, more expensive cities to smaller, more affordable areas, while others turned to the rental market, where competition and rental prices surged. As mortgage rates continued to climb and market conditions shifted, many homeowners were reluctant to sell their homes, and with buyer demand down, homebuilders eased production, further constraining an already limited supply of housing.

Looking ahead to 2023, much depends on inflation, mortgage interest rates, and the broader state of the economy, although economists predict many of 2022’s housing trends will continue into the new year: home sales will soften, price growth will moderate, inventory will remain tight, and there will be greater variability between markets nationally, with some regions possibly seeing price declines while other, more affordable areas of the country remain in high demand and experience price growth.

Annual LightHouse Awards

Recognizes Lowcountry’s Finest Builders and Designers

Elite building industry professionals attended the 23rd Annual LightHouse Awards Gala to learn who judges selected as the Lowcountry’s most talented builders and designers. The awards gala, which is presented by the Hilton Head Area Home Builders Association with the support of Title Sponsor Coastal States Bank, took place November 18th at the Westin Hilton Head Island Resort & Spa.

“ The LightHouse Awards is truly like the Academy Awards for our local building industry. It gives builders and designers the opportunity to be recognized for the hard work, talent and vision they put forward in building some of the most remarkable homes found in this area and beyond,” stated Dan Monroe, chairman of the LightHouse Awards program since its inception. Monroe added, “We are so blessed as a community to have such imaginative architects, talented interior designers, quality builders and exceptional trades craftsman whose hands touch each project in the Lowcountry.”

First held twenty-three years ago in 1999, the LightHouse Awards are presented annually to qualified members of the Hilton Head Area Home Builders Association for the demonstration of quality craftsmanship and design excellence in the construction of homes throughout the Lowcountry.

Twenty-eight HBA member firms, including remodelers, custom, semicustom, light commercial building companies, Architectural and Interior Design Firms, submitted 70 qualifying projects including new home, full remodel, partial remodel, light commercial entries, interior and architectural design as well as special feature for our physical judging event for 2022.

We honor each participant for being part of this distinguished group of area building professionals. The construction cost of this year’s remodeled or newly built home entries ranged from $150,000 to over $3 million. Each award was subdivided into categories based on project cost of construction and similar square footage.

Nine judges were welcomed to Hilton Head Island in mid-September to physically judge the construction quality of each home entered; a practice rarely seen in this digital age. The 2022 LightHouse Awards judging panel included builders, remodelers, architects and other industry professionals from all over North Carolina and South Carolina. Split into three teams, the judges spent two full days visiting entries from Hilton Head Island to Fripp Island to Ridgeland. Additional judges, all construction and real estate sales and marketing professionals, were later enlisted to judge the LightHouse Awards program’s Sales & Marketing and Special Feature awards categories. In many instances, the separation between runner-up and winner was a fraction of a point and in many instances the judges felt a tie was in order.

Master of Ceremony, Monty Jett announced award winners as attendees followed along to a visual presentation of entry homes and features. Associate members of the Home Builders Association, including building industry professionals, subcontractors and suppliers, who participated in the design and construction of each of the competing new and remodeled homes, were also recognized at the gala. Winners received marble obelisk awards representing lighthouses.

“For many of these builders, after spending 12 to 15 months or longer working on a project, where even the smallest detail could impact the overall

outcome, the LightHouse Awards symbolize one of the highest career honors, and is a true testament to their vision and talent,” stated Dan Monroe.

Help Thy Neighbor

It was an ordinary September morning at The Bargain Box thrift store on Hilton Head Island. Volunteers showed up, put on their blue aprons, and got to work organizing donated items. The Bargain Box has been a successful non-profit venture since 1965, selling all manner of gently used goods. It sits beside the First Presbyterian Church on Hwy 278. Before we open, there is almost always a line of eager shoppers waiting to get in. Customers range from those who frequent Brooks Brothers, to regular Walmart shoppers, and those who have little left after their necessary monthly expenditures.

On this morning, a man appeared at the back door where donations are unloaded. He had an awesome request. He wanted to give us a check for $5,000 to purchase items from The Bargain Box to take to a small village in Mexico. “I have been fortunate, with much financial success in my life. I have an employee who grew up in a very poor village in Mexico. He has been telling me about the dire conditions and basic needs in his mountainous homeland region. The pictures that he showed me were shocking. We can get started with this check and your merchandise to support better lives for these people,” he said.

“I can support the people of Beaufort Co. with the purchase as well as those that these goods will be sent to.”

It was hard to believe! Yet as the plan unfolded, volunteers and staff got to work. They were all so pleased to be able to support this big idea. They sorted clothing for infants to elders, for many weather conditions, even winter jackets. Items for cooking, carpentry, recreation, arts and crafts, sewing, education, and holidays were boxed up. Small Beanie Babies for kids packed into box corners nicely. All was delivered to the man’s garage, where he loaded everything in a large truck and his employee drove it down to his Mexican village.

He said telling this story would be fine, but requested his name remain completely anonymous. “Maybe it would inspire someone else to get creative and generous. That would really mean something.” When we reflect on what this story means, this creative generosity, we know anything can happen in a place like The Bargain Box. This community thrift store continues to be a place to recycle donated belongings, a place for volunteers to work and have fun together for a common good, and a way to distribute profits to thousands of Beaufort Co. residents. In 2021, thirty nine nonprofits received over $450,000. A soup kitchen, medical clinic, summer camp, arts center, food pantry, pregnancy center, environmental museum, memory care, legal volunteers and more, all received financial support via grants from the Bargain Box.

Over sixteen million dollars has been donated since the Bargain Box began as a 501c3 more than fifty years ago. That is a lot of repurposed socks and hammers, an abundance of good will, and countless hours of volunteer labor. And in September of 2022, there was an additional $5000, thanks to one man’s creative generosity!

What You Do Not Know About Mosquitoes

The World Health Organization reports that the most deadly animal on the continent of Africa is not the lion or the crocodile, but mosquitoes. Although tiny, they carry diseases that can have consequences that range from serious to deadly.

Diseases spread by mosquitoes include Malaria, Zika Virus, West Nile Virus, Yellow Fever, Dengue, and several forms of Encephalitis.

Comparing termite protection and treatment options in the LowCountry can be overwhelming, leaving you feeling like you’re comparing apples to french fries. Warranties, treatments, coverages, lifetime contracts vs. limited contracts, exclusions... we specialize in offering the ideal treatment tailored to each and every situation. At TTPC we don’t expect our clients to be entomologists, that’s our job and we’re here to help while you select the termite company that best fits your needs.

In the pest control industry, the LowCountry is considered to be an extremely high risk area for termite infestation. Between our native Subterranean termites and invasive Formosan Termites, termite infestations are a “when“ and not “if” in the LowCountry. If your home or structure does not currently have a protection program in place, then you’re leaving yourself vulnerable to devastating damage. We recommend that everyone fully understands and evaluates their current protection policy.

Specifically, look to see if Formosan Termites are included. If not, consider alternative options. You also want to have an

awareness of the control efforts that are in place to reduce your risk. Was a conventional liquid treatment used or was it something else?

What Home Buyers Want and How Builders Can Provide It

With 60% of potential buyers saying they’d prefer a newly built home over an existing one, builders have a great opportunity. Though lumber prices have made completing homes much more challenging, there is a huge potential market for new construction. But what, exactly, do homeowners want, and how can you provide it? Let’s look.

Laundry rooms are a must for most

Of everything home buyers want and expect in a home, a laundry room (preferably on the first floor) is #1. In fact, 47% of buyers said it was essential (40% said it was desirable as well). It’s important for you to consider including laundry rooms in your homes to attract the most buyers possible.

Outdoor features are important to many

A close second to laundry rooms is outdoor features. Particularly, exterior lighting is important to buyers. It makes sense, given that their new home will likely be in newer suburban developments that don’t have the glut of lighting urban centers do.

But ex terior lighting makes even more

sense when you consider the other popular outdoor amenities buyers want. These include a front and back porch, a patio, and a deck. Being outdoors from the comfort of your home is crucial for home buyers, day and night.

Energy efficiency is key (just don’t make buyers pay more for it)

Energy efficiency is important to homeowners. Buyers tend to expect ENERGY STAR windows and appliances in their homes. Ceiling fans—a traditional energy-saving cooling method—also appear high on buyers’ want list.

Interestingly, though buyers say they want greener homes that have a smaller environmental impact, they simply aren’t willing to pay much more for it. According to the NAHB, a mere 15% of buyers would be willing to pay more for an environmentally friendly home. That tracks consistently with past data, which showed that only 16% of millennial buyers would be willing to pay more for an environmentally friendly home. However, there is a caveat. Buyers said that they are willing to pay more if energy-efficient items will lower their utility costs.

A structural warranty is always a good idea

Finally, buyers of new construction have an overwhelming want for a structural warranty. According to a joint survey from 2-10 Home Buyers Warranty (2-10 HBW) and NAHB, 94% of prospective buyers said that they’d be more likely to purchase a new home from a builder who offers a structural warranty.

Financing your Custom Home

The process of building a dream home is a very exciting time for homeowners, but it can also be a little daunting with all the choices and decisions that need to be made. One of the most important decisions in the process will be how to finance the construction. In residential financing there are two primary financing options: a standard construction loan, and one-time close, construction-topermanent loan.

Standard construction loans are short term loans, normally 9 to 15 months in duration. These loans are a line of credit for the homeowner which is funded gradually as the property is being built. When the line is fully funded and the property is complete, the homeowner will need to pay off the

line, which could mean refinancing it into a longterm permanent mortgage or paying it off with other funds. The primary advantage with these loans is that the borrower is not committed to a long-term mortgage and has some flexibility when deciding how to finance the completed property.

The second option is a one-time close, construction-to-permanent (C to P) loan. In this scenario the client still gets a credit line which is drawn to finance the construction, but the line will automatically convert to a permanent mortgage when the construction is complete. In this case the borrower will choose their

permanent financing loan upfront before the construction is started. The big advantage of C to P loans is that the client can lock in their final rate before construction begins and there may be fewer closing costs overall.

One of the best decisions homeowners can make is to consult with a local construction lending specialist to discuss their options and really understand the construction financing process before they start.

In an initiative known as Beat the Peak, Palmetto Electric Cooperative and other South Carolina electric cooperatives are working hard to manage energy use during peak times. Peaks occur on the coldest winter mornings and hottest summer afternoons, when the demand for electricity, and the cost for it, is the highest. By keeping energy usage low during these peak times, the co-op can lower total power costs. Because electric cooperatives are not-for-profit companies, the savings are passed on to the co-op’s members.

By joining Beat the Peak, members can save both energy and money in a variety of ways. First, voluntarily sign up for Beat the Peak alerts to be notified by email, text or voice message at times when you can help reduce electricity use by turning off lights, adjusting your thermostat and delaying the use of major appliances such as hot water heaters, washing machines and clothes dryers. the Peak participants throughout the state of South Carolina have helped save a projected $848,000 in wholesale power costs.

Tips and Trends for Window Treatments

Windows are more than the eyes of our home. Windows allow us to view the world, but they also must frame that view in an attractive, pleasing manner. Window treatments will be noticed each time you walk into a room, regardless of whether you look outdoors.

So the question is where should you start when choosing window treatments. Walk through your home to focus on how your windows will function in each room. Where view is most desired you will want a treatment that will allow the view to shine, but still have the ability to control the privacy and lighting needs.

Both shutters and blinds “tilt” to allow the view, but also can be easily closed for privacy in the evening. Draperies that provide a “frame” of your view, can also be closed and provide additional softness, color, and texture to a space.

Most shade products are valued for their ability to fold or roll up during the day, and lowered for glare or privacy when needed. This is a category with many varied and sophisticated choices now. Roller shades and sun screen shades come in lots of fabrics and textures. Cellular are prized for their ability to fold up really small and practically “disappear” when raised. Many shades also have a top-down, bottom-up feature, to allow you to look over them, and still have some privacy at the same time. Woven woods come

in hundreds of patterns and textures, and are great for layering with draperies. Many are made of eco-friendly materials, such as rattan, grasses, and bamboo. Draperies, which provide elegance and add that finishing touch, can easily set the mood of the room or the style. Lighten up with current colors such as neutrals, soft sea colors, cheerful tones, and charcoals (the new neutrals). Try texture. The use of fabric tapes to accent your

treatments is very popular. Both floral and geometric patterns are experiencing a revival. Draperies with wide stripes, contrasting hues, or color blocking are being shown in a big way.

Cost-Efficient Heating for your Pool Provided

Many pool owners tell us that they really enjoy the experience of a warm pool, but the cost of heating a pool can be significant even with a highly efficient system like a Heat Pump Pool Heater (HPPH).

Here are six methods that will help. Each pool environment is different, and while the value of each method is universal, they are not all universally applicable to a particular pool.

1 | Solar heating is essentially free (there are some small increases in the cost to pump the water through the large solar panels, but it is minimal). The downside of solar is that it rarely meets the needs for a full season of heating demand, or it fails to provide heat fast enough or when the sun isn’t shining. But when solar is available and you have the budget to purchase a solar system with a Heat Pump Pool Heater backup, you can have the best, most economical system available.

2 | If you have a Heat Pump Pool Heater (HPPH) system only, the time of day that you run your HPPH is a system operation parameter you should address. HPPH’s get their heat from the air. So, logically, the best time to run a HPPH is when the air temperature is at its warmest. As long as your filtration is running at the warmest time of the day,

your HPPH will operate at its optimum Coefficiency of Performance (COP). COP is the measure of energy output divided by energy input.

3 | And speaking of COP…the COP is the efficiency rating of the HPPH. As mentioned in item 2, this measure of efficiency changes as the air temperature changes. The unit is more efficient the warmer the air temperature. Another aspect of COP to consider the overall COP rating as applied to the individual model of HPPH you purchase. Not all HPPHs are created equal. If we do a comparison of HPPHs and assume all have the same heating capacity, or BTUh, you will find a variety of COP ratings available on the market. The higher the COP rating, the more efficient the HPPH will be. The percentage difference between one COP rating and another will equate to the percentage savings available between the lower and higher rated COP heater. This means you should buy the highest COP-rated unit your budget allows while making sure the model you select has the capacity, or BTUh, to meet your heating demand. Your Pool Professional can help you with this decision process.

4 | Controlling evaporation. Heat loss on any pool, heated by any means, is primarily driven by evaporation from the surface of the pool. Upwards

of 75% of heat loss is through this method. So controlling that evaporative loss is key to reducing heating cost. There are three types of blankets that can help control evaporation: Solid, Floating and Liquid. The Liquid blanket is easy to use, and is inexpensive, but also carries the lowest level of effectiveness.

5 | Wind at the surface of the pool creates ripples or small waves on the surface of the pool ultimately accelerating evaporation. So, creating a pool environment that is shielded from wind will greatly help reduce heating cost.

6 | The last method is the pool temperature set point. The warmer you heat your pool water, the more it will cost to keep it warm. Each degree rise in temperature can equate to an approximate 15-18% increase in operation cost. So, while an 88°F pool is nice and toasty warm, it will cost a lot more to maintain than a pool that is held at 85°F.

There is nothing better than a warm pool. These are some tried and true ways to help keep that cost to a minimum.

Fibromyalgia is a disorder involving chronic pain and fatigue throughout the body, often resulting in disturbed sleep and an impaired ability to concentrate. It can cause disruptions at work and at home. A study of the effects of hydrotherapy on fibromyalgia patients showed marked benefits. Following a course of hydrotherapy treatment, patients reported improvements in physical functionality, sleep quality, and the ability to do their jobs, accompanied by a reduction in pain intensity, fatigue, stiffness, anxiety, and depression.

RELIEF FROM LOWER BACK PAIN

According to one estimate, 80% of all Americans will suffer from lower back pain at some point. It can make performing everyday activities a difficult and painful challenge. In multiple studies, people living with chronic back pain who underwent hydrotherapy treatment, either on its own or in combination with other treatments, saw a reduction in their symptoms. While these studies do indicate the positive effects of hydrotherapy, they do not replace the advice of a doctor.

DECREASED ANXIETY AND STRESS

Time spent in a hot tub encourages stress-free

relaxation. Before you leave for work in the morning, soaking in your spa for fifteen or twenty minutes can help you begin your day feeling rested and focused. What can a Property Management Company do for me?

Owning a vacation rental property sounds like a great idea until you, the owner, realize all of the details that must be attended to in order for it to be successful. A property rental company will manage every aspect of keeping your vacation rental booked and ready for guests and owners to enjoy. Their primary goal is to enable you to maximize revenue from your rental without having to do any of the work involved with managing it. That means taking photos, writing descriptions, marketing your vacation rental property, working with potential guests to make bookings, dispatching emergency

maintenance, and managing logistics like reservations, payments, check-in and check-out, and housekeeping. The company will also manage maintenance technicians for regular maintenance, improvements, and emergencies. Attending to the small details gives homeowners peace of mind, knowing their property is being taken care of and generating the most revenue possible in the Hilton Head vacation rental market.

What is the cost for these services?

National commission rates for property manager services average roughly 35% and range as low as 20% and as high as 60% depending on the type of home and market. Most vacation rental companies, like Beach Properties of Hilton Head have two static costs; the commission and the cleaning cost. The commission will depend on several factors such as size, number of bedrooms, location, etc. We provide full-service management without cutting any corners, and we may offer new owners, during limited time promotions, lower commissions for their first year. Guests expect a fully-functioning home when they arrive complete with furniture, appliances, cookware, tableware, internet, TV, etc. as well as a standard supply of bed linens, bath and hand towels, and typical consumables like light-bulbs and batteries. A vacation rental company will work with you to make sure that you have everything in place. They may even utilize inventory

forms to ensure you have the right quantity of each item. Beach Properties does require internet and phone connections in every home. Nicely decorated homes tend to achieve more bookings, and we always encourage owners to have a home that shows well. A good test of whether or not you need to have something in your rental is to put yourself in a guest’s shoes. If you were to stay somewhere for a week or so, what would you expect to have in that rental home?

When and how do I get paid as an owner?

With Beach Properties, owners can expect to receive their rental income monthly along with a statement. Payments are made through automatic direct deposit to your bank account. You can view an electronic version of your statement once we post it in the website’s owner area. This statement and deposit will cover all guests that check-out during that month. Your statement will also include a breakdown of expenses and maintenance costs, including any invoices from your preferred outside vendors.

How do I get started?

Getting started with Beach Properties is easy and risk-free. We can activate homes that are existing vacation rentals, usually within a couple of business days. Our contract has no start-up fees. Activation includes taking new photos, putting together detailed listings, setting a rate structure, creating advertising marketing on the internet channels, and beginning to accept reservations—all in as little as a few days! Whatever needs to be done, a Beach Properties representative will work with you every step of the way.
