Property Is Moving Fast If you have talked to any Realtor, they are likely telling you buyers are here and ready to make a move. I have composed a list of questions many are asking about real estate today.

How is the market? It appears real estate is recovering much faster than most other sectors in the economy in the current recession. Pending sales through the Hilton Head MLS were up from June of 2019 where 500 properties went under contract, in June of 2020 that number is 903! Closed sales showed an increase for June, but still lagging year to date from the impact of March, April, and the beginning of May. Just sit tight, when those pending going to close, that number will jump! What is selling? There has been considerable movement of properties over $650,000. We have seen the inventory at that price point decrease by 45% from last June, currently at 7.2 months of inventory. The price point below it at $375,001 - $650,000 is down by 27.6% at 4.2 months of inventory. I hear sellers are receiving multiple offers. REALTORS have seen an increase in multiple offers. When inventory is low, and demand is high, multiple offers are not uncommon. Sellers should use the counsel of their REALTOR if they find themselves in multiple offer situations. Buyer’s agents can provide data and strategic options when making a “best and final” offer.

Who is buying and where are they coming from? Immediately Ohio comes to most everyone’s mind. But buyers are from Atlanta, Charlotte, New York, Connecticut, and Pennsylvania. However, we are seeing a new set of interested parties from California, Texas, Kentucky, Wisconsin and more! Are prices increasing? Year to date we are seeing the sales price increasing. Hilton Head Island (condos and villas) median price point $270,000 up 8%, Hilton Head Island (detached homes) $580,000 up 8.9% and for the Bluffton market (zip code 29909, 29910) $320,000 up 6.7%. Should I buy or sell now? You need to assess your personal financial portfolio and lifestyle choices to determine if it is time to sell or buy. A mortgage lender can provide you financial advice and lending options to determine a budget you would be comfortable with. A professional REALTOR can assist you with both and provide real time data to help you make an informed decision. While buyer activity continues to be robust, seller activity continues to be a bit softer, with fewer homes being listed for sale than a year ago. Many housing experts believe sellers remain reluctant to list their homes due to continued concerns over COVID-19. Until sellers regain confidence housing inventory will continue to be constrained during what is expected to be an active summer selling season.
