What’s changed in the lowcountry most since growing up here? While most of the island remains preserved, the development of Bluffton is the most significant change. It has transformed into its own must-visit destination with the charm of Old Town and walkability to the May River. Young families are moving to Bluffton in droves.

What unique skillset do you offer? Perspective and motivation. Growing up here and then building my career in Charlotte after college, I recognize the intangibles this area has that ultimately drew my family back and makes it appealing for anyone in just about any stage of life.

What was your journey like before coming to work with your father?

I was with the Carolina Panthers for 12 seasons, working most recently as the Ticket Sales Manager, setting 2 consecutive team revenue records in my final seasons. That chapter for me was highlighted in 2016 by attending Super Bowl 50 with my dad in Santa Clara days after my wife, Sami, gave birth to our son!

What was your reaction when your daughter decided to come work for you?

I was just totally delighted when Sunny decided to join me and create the Cunningham/Nolde Team. Since she’s retired from her interior design career, her experiences have become a real asset to our team. Additionally, having grown up here since 1975 and graduated from Hilton Head Prep, she’s completely knowledgeable of all areas of HHI and Bluffton. The collaboration with Sun is a real joy.

SUNNY’S PERSPECTIVE

How has the lowcountry changed since you grew up here?

So much has changed since 1974, however, some of my favorite additions are the abundance of rich and varied arts, cultural, musical, dance, theatrical, educational and culinary experiences to be enjoyed in this beautiful region of the South! When we first moved here it took immense vision and courage as highway 278 was only a two lane road without a single stoplight...huge live oak trees dripping with Spanish moss, tall pine trees and lots of woods everywhere. I learned to drive on a path of pine needles. The only public highschool was located near the May River in Bluffton. The elementary school was opening to its first class of students, which included my sister. There was one movie theatre, a grocery store and gift shops and clothing shops, which were opening up near The William Hilton Inn, Harbourtown and Coligny. During my high school years at Sea Pines Academy, our teachers held class in a circle and we called the teachers by their first names. Marine biology class often took place

at South Beach, with shrimp nets and spartina grass. I rode my bicycle to my first job at Nelle’s Gift Shop and also selling hot dogs at the concession booth at The Plantation Club. Mom worked in the Heritage Tournament Public Relations Department selling ads for the magazine. I’ve raised my children here and the fourth generation is here too!

What unique skill set do you offer?

I bring many years of professional interior design and furniture sales experience, as well as, management and leadership skills through running a successful Montessori childcare and preschool business, Carolina Day Academy/Cradle-N-All. I held numerous volunteer roles including President of the Coastal Empire chapter of IIDA (International Interior Design Association), president of Hilton Head Dance Theatre and support of other arts, musical, church and school organizations. Growing up here and having lived in Windmill Harbour, Sea Pines, Palmetto Dunes and Long Cove, I have a local perspective that helps clients understand the island.

What was your journey like before coming to work with your mother?

While living most of my life in this part of the South I have also lived and/or worked in New York City, London, Washington DC, Savannah, Philadelphia and a few towns in New Jersey. My college years took me to Auburn, Alabama, and Winston-Salem, NC. Yet, this part of the country is extraordinarily beautiful with all of its gorgeous waterways, marshes, rivers, oceans, flora, fauna, and wildlife to explore. I was working for a design/ furnishings business which closed during the pandemic. So mom suggested I go to real estate school. I never thought I would even pass the exam!

What’s changed in the lowcountry most since growing up here?

I was born and raised right here in Sea Pines. The growth and improvements that the owners of Sea Pines (The Goodwin Family) has done has been truly remarkable. From the new Clubhouse at Harbour Town and Plantation Club to the new Beach Club and Quarterdeck, Sea Pines has become one of the most popular vacation spots on the East Coast.

What unique skillset do you bring to the business?

What was your reaction when your son decided to come work for you? It was last quarter of 2020 when Charlie called me to say he was coming home to work with me. I was over the moon excited!! Our market had changed significantly through 2020 and his decision to join me was a very welcome surprise! I had always said I wish I had someone behind me to pass along my knowledge and experience. I was first licensed as a college student and worked at “Bunting Group Real Estate” with my mother teaching me the business from her many years of experience. Charlie is the third generation of Bunting Realtors.

What does a mother/son team uniquely provide to your clients? We bring three generations of local knowledge to our clients. Charlies entire life has been around Sea Pines Real Estate and my clients. As Charlie likes to say, he had 25 years of training before he actually joined me in business. I stand back now and watch and listen to him interact with clients and I love to see how much he has learned and the confidence he exudes.

My mom, Lindsay, is in her 41st year having her Real Estate license, while I am in my 3rd year. I bring the young energy, fresh perspective and eagerness to learn from the best. Mom has worked 25 hours/8 days a week for close to 4 decades now and she has me to trust and rely on taking a lot of that work off her hands. Learning and working with her every day is like getting a putting lesson from Tiger Woods, I’m truly learning from the best!

What was your journey like before coming to work with your mother?

I was living in Atlanta for a few years out of college working for the PGA Tour and PGA of America. After a few years of traveling all over the country for multiple tournaments, I realized how much I missed the low country. I called my mom one random day and said “Hey mom I just wanted to let you know I just put my 2 weeks in and signed up for Real Estate School.” She couldn’t believe it at first and was thrilled when she realized I was being serious. Over the years, I have built close relationships with many of Lindsay’s clients. I knew that I could thrive in the Real Estate market and continue to keep and build strong connections to her clients of 40+ years.

Mine was working in Big Box Retail Management, operating Stores for Sears, Roebuck and Co, later traveling and opening SuperCenters for Wal-Mart Stores. Marisa was in Hospitality and she really has that Customer Service “Gene” working for her. Our days are spent “scouting” the local Market to keep up-to-date on Market trends and opportunities and this is the most exciting part of working together. Our clients benefit from our combined knowledge of the business and from different generational perspectives. The clients can tell that we really enjoy working with each other to help them achieve their dreams.

State and after graduation never left. So many things have changed, shopping for one. I used to frequent the mall on Hilton Head and even worked one winter season at William Sonoma, that was pretty much what we had, otherwise I would take a trip to Savannah to shop.

What was your reaction when your daughter decided to come work for you? Very ecstatic though it wasn’t like we didn’t have a plan. Always a treat to watch your children work and very rewarding to participate in their achievements. Marisa was the reason that we moved to the lowcountry in the first place back in 2002. As I entered Real Estate in 2005, I can’t say it was the plan to work together as she had other career aspirations and encouraged her to continue on her path. She joined Gateway Realty at the time as office manager and really bloomed in the Real Estate business enough to get her Broker’s license as well. During the transition to Charter One Realty in 2016, Marisa had the opportunity to work for a local builder which really enhanced her knowledge of the Real Estate Business adding that perspective when working with friends and clients to find the perfect housing option.

What does a father/daughter team uniquely provide to your clients? Each generation provides a perspective on the business as well as different skill

What is something people would find surprising about how you work together? We do consult with each other on a daily basis. Marisa really makes the final decision on what homes might fit our clients. She has an innate sense to pick up signals from them and determine which client is the decision maker.

In your perspective, what’s changed in the lowcountry over the years?

I moved to the lowcountry in 1999 for an internship with Marriott Vacation Club International. I was recruited from Penn

My undergraduate degree from Penn State was in Commercial Recreation and that is a very customer service based business and in Real Estate we are all about customer service! My masters is from The University of South Carolina in Education and that definitely helps when showcasing to our clients how much the Lowcountry has to offer and educating them on the different areas in The Lowcountry.

What was your journey like before coming to work with your father?

I worked in Operations with Marriott Vacation Club International but never felt as though that is where I was supposed to be. So, I went back to school to get my Masters as I had always loved working with children and thought teaching was my calling. Teaching didn’t work out exactly as I had planned. In the meantime, Mom and Dad decided to make Bluffton their full time residence and when Dad said he was going to get his Real Estate License, I decided I would too. We didn’t start as a team right away. I decided to utilize my skills in management and education to work at a Real Estate office. I was fortunate to be offered a position as an office manager with Gateway Realty where I spent 11 years learning everything I could about the Real Estate business while Dad started building the business. Gateway Realty went through a transition and I was very fortunate to spend 2 years working with a builder to learn that area of the business. Finally in 2018 I decided it was time to join the team.

In the past, we have worked with other legacy teams such as the Scott Team. Barbara Scott, a long time islander, a real estate legend, and a client of Lowcountry Living & Real Estate, formerly Island Real Estate Magazine, was one of these. She welcomed her son, Thurber Scott, to her team and taught him all she knew. Thurber Scott continues the legacy they built together at Sea Pines Real Estate Harbour Town Cottages.

Another Realtor that Lowcountry Living & Real Estate Magazine worked with for many years was Rick Murray. Today, his son Ritchie follows in his dad’s footsteps continuing the legacy that Rick started.

There are many tax districts in Beaufort County each with a corresponding tax rate. The map above will guide to for the local area.

REAL ESTATE TAX AT PURCHASE

When you purchase real estate the county will use the purchase value to calculate the taxes due. This will be reduced to 4% of the purchase if you are to reside in the property and 6% if you use it for any other purpose. The result will then be subject to the millage for your district.

The county uses an assessed value, determined by them, to calculate continuing real estate taxes. This is also reduced to 4% for residents or 6% for nonresidents. That number is multiplied by the corresponding millage rate to determine the amount of taxes. Resident millage rate is lower than nonresidents as residents do not pay that portion of the millage relating to school operations.

IF YOU ARE OVER 65

One-year residents, or more, who are over 64, or blind, or have a disability may reduce their assessed value of their primary residence by $50,000 before reducing the assessed value to 4%.

AN EXAMPLE

Purchase Price = $300,000 X 4 or 6 percent X the millage rate shown on the map above for your district = taxes due. 300,000 X 4% (resident) = 12,000 X .102 millage rate in Hilton Head Plantation = $1,224 in taxes due.

Formosan Termites Require Above and Beyond Diligence

In recent months we have received an increasing number of calls inquiring about Formosan Subterranean Termites. These are newcomers to our region, close cousins of the more commonly known Eastern Subterranean Termites. I’d like to point out similarities and significant differences in these two related termite species.

A large Eastern Subterranean Termite colony can number around 300,000. A large Formosan Subterranean Termite colony can number from 3,000,000 to 10,000,000. Formosans are not super termites, but the vast size of the colonies is what endangers structures in our region. Ten times the number means ten times the damage at ten times the speed. For example, where normal termites can take years to cause detectable damage, Formosan termites can only take 6 months to a year depending on colony size.

Treatment for both species of termites is essentially the same. Normally, Sentricon Colony Elimination Systems are employed to provide additional protection, particularly in areas with a large Formosan presence. These stations are normally checked once or twice a year, but based on our 53 years of experience in Hilton Head and the low country, we check our stations every 60-90 days. We go above and beyond the manufacturer standards to give our customers the peace of mind and protection they deserve.

The potential damage that Formosan Subterranean Termites can cause is not a reason for fear. Instead, it is a cause for diligence in both the pest control provider and the homeowner.

You can watch for signs in and around your home. Signs of Formosan termites include mud tunnels from the ground up outside walls that

provide a highway that preserves lifegiving moisture. You might take some common-sense preventive measures like removing all wood to ground contact around your home including stored lumber or firewood, repairing any moisture problems, and removing any wood damaged by wood-destroying fungi.

Southern architecture is steeped in tradition. Features like wide porches, tall windows and high ceilings are remnants of a time when air circulation was key to staying cool, but these elements can still

be found in modern designs. In the same way, building materials have transcended time. Plank siding, Savannah brick, wood floors and tabby surfaces are traditional materials that can still be found in many modern coastal homes.

Traditional tabby “coastal concrete,” is a mix of lime, sand and water and is primarily found in communities along the Southern Atlantic coast. Commonly used during colonial days because of its sturdiness and resilience to humidity, the lime portion of the recipe was often acquired by burning and crushing oyster shells. This is why tabby contains the shell pieces that give it a unique appearance.

In a nod to this classic Southern material, Savannah Surfaces now offers a durable paver that showcases the beauty of tabby. Saving money is really a byproduct of saving energy

If you are a member of an electric cooperative, you might already be aware of the energy saving programs available to you. In an initiative known as Beat the Peak, Palmetto Electric Cooperative and other South Carolina electric cooperatives are working hard to manage energy use during peak times. Peaks occur on the coldest winter mornings and hottest summer afternoons, when the demand for electricity, and the cost for it, is the highest. By keeping energy usage low during these peak times, the co-op can lower total power costs. Because electric cooperatives are not-for-profit companies, the savings are passed on to the co-op’s members.

By joining Beat the Peak, members can save both energy and money in a variety of ways. First, voluntarily sign up for Beat the Peak alerts to be notified by email, text or voice message at times when you can help reduce electricity use by turning off lights, adjusting your thermostat and delaying the use of major appliances such as hot water heaters, washing machines and clothes dryers. In 2020, more than 50,000 Beat the Peak participants throughout the state of South Carolina have helped save a projected $580,000 in wholesale power costs.

For years, Palmetto Electric Cooperative members have had access to H2O Select, an electric water heater program that saves members money each year in water heater rebates and incentives. By heating water when the demand for electricity is low and storing that thermal energy for later use, electric water heaters save members and the cooperative money.

In a similar way, the Smart Thermostat program helps members

save by allowing Palmetto Electric to adjust your thermostat during peak energy periods. After enrolling, members will receive a FREE smart thermostat with FREE standard installation and could be eligible for Smart Rewards bill credits. Smart thermostats are designed to ensure that your home is at a specific temperature when it needs to be and eliminates unnecessary HVAC usage. Smart thermostats are more accurate at measuring the current indoor temperature and more efficient at raising or lowering it to your desired indoor temperature. They are wi-fi enabled and therefore, you can monitor and control them using a smartphone, tablet or computer – no matter where you are.

When you install an smart thermostat, you can:

• CONTROL: Conveniently adjust your home’s temperature from anywhere, anytime. Operate it from your mobile device, computer or tablet.

• TRACK: View monthly energy reports that show use. You can even compare your use to what others are using.

• SAVE: The thermostat adjusts when you’re not home. The thermostat also adjusts for a few degrees during peak periods. During peak control events, the thermostat’s temperature settings will be adjusted as needed, up to 4 degrees above or below your desired setting. You will be notified prior to an upcoming peak event and will have the opportunity to opt-out if desired.

• To save some money when painting your house look at the ceilings. Your walls and trim might need to be painted but your ceiling should be fine unless you want to change the color.

Many pool owners tell us that they really enjoy the experience of a warm pool, but the cost of heating a pool can be significant even with a highly efficient system like a Heat Pump Pool Heater (HPPH).

Here are six methods that will help. Each pool environment is different, and while the value of each method is universal, they are not all universally applicable to a particular pool.

1 | Solar heating is essentially free (there are some small increases in the cost to pump the water through the large solar panels, but it is minimal). The downside of solar is that it rarely meets the needs for a full season of heating demand, or it fails to provide heat fast enough or when the sun isn’t shining. But when solar is available and you have the budget to purchase a solar system with a Heat Pump Pool Heater backup, you can have the best, most economical system available.

2 | If you have a Heat Pump Pool Heater (HPPH) system only, the time of day that you run your

HPPH is a system operation parameter you should address. HPPH’s get their heat from the air. So, logically, the best time to run a HPPH is when the air temperature is at its warmest. As long as your filtration is running at the warmest time of the day, your HPPH will operate at its optimum Coefficiency of Performance (COP). COP is the measure of energy output divided by energy input.

3 | And speaking of COP…the COP is the efficiency rating of the HPPH. As mentioned in item 2, this measure of efficiency changes as the air temperature changes. The unit is more efficient the warmer the air temperature. Another aspect of COP to consider the overall COP rating as applied to the individual model of HPPH you purchase. Not all HPPHs are created equal. If we do a comparison of HPPHs and assume all have the same heating capacity, or BTUh, you will find a variety of COP ratings available on the market. The higher the COP rating, the more efficient the HPPH will be. The percentage difference between one COP rating and another will equate to the percentage savings available between the lower and higher rated COP heater. This means you should buy the highest COP-rated unit your budget allows while making sure the model you select has the capacity, or BTUh, to meet your heating demand. 4 | Controlling evaporation. Heat loss on any pool, heated by any means, is primarily driven by evaporation from the surface of the pool. Upwards

of 75% of heat loss is through this method. So controlling that evaporative loss is key to reducing heating cost. There are three types of blankets that can help control evaporation: Solid, Floating and Liquid. The Liquid blanket is easy to use, and is inexpensive, but also carries the lowest level of effectiveness.

5 | Wind at the surface of the pool creates ripples or small waves on the surface of the pool ultimately accelerating evaporation. So, creating a pool environment that is shielded from wind will greatly help reduce heating cost.

6 | The last method is the pool temperature set point. The warmer you heat your pool water, the more it will cost to keep it warm. Each degree rise in temperature can equate to an approximate 1518% increase in operation cost. So, while an 88°F pool is nice and toasty warm, it will cost a lot more to maintain than a pool that is held at 85°F. There is nothing better than a warm pool. These are some tried and true ways to help keep that cost to a minimum.

Protection from the storm

Whether you plan to evacuate for a storm or shelter in place, get prepared now by asking yourself these questions.

WHAT IS ALLOWED BY COMMUNITY GUIDELINES? There may be certain styles or colors that can be selected. You may also have to submit paperwork and wait for approval which can delay further action on your order.

DO YOU HAVE ANY WINDOWS THAT ARE NOT EASILY ACCESSIBLE? Second story windows and dormer windows can be tough to reach and may require a ladder for operation of the shutters or install of storm panels. If this is the case, you may want rolling shutters for at least these windows.

HOW QUICKLY WILL YOU WANT TO EVACUATE? Items such as storm panels will have to be installed before the storm

arrives. This may leave you with little time to prepare with supplies and other needs on a large home.

If you are unable to push a lot of weight for large accordion shutters or operate the manual rolling shutters hand crank, then it may be best to use motorized shutters.

If your property is a rental and you need to secure the home when not in use, you will need to consider what is the easiest for renters to use with minimal instruction.

WHAT BEST MATCHES YOUR HOME’S EXTERIOR STYLE? Choose permanent options such as accordion shutters or rolling shutters for year round protection. Add remote control to your rolling shutters to operate from anywhere in the world. The neutral color options make this very easy to match any home’s style and current color pallet.

Permanent options are great for vacation or rental homes that aren’t regularly inhabited by homeowners.

If you are looking for a system that looks “natural” when not in use, choose colonial or bahama shutters. These styles are normally seen on homes and can be upgraded from a decorative style to the miami dade rated storm shutters.

HOW MUCH STORAGE CAN YOU SPARE? Storm panels, flat panels, and fabric shield

offer great temporary protection. But once it’s time to remove these options, you will need to consider where to store the panels and hardware since panels often vary in size.

HOW MUCH MAINTENANCE WOULD YOU LIKE TO PERFORM?

Maintenance varies product to product. With removable options, the maintenance is very minimal. At most you will need to rinse the panels or fabric off with water to remove and dirt or debris. Then simply dry and store until the next use.

For our permanent options, you will need to do anywhere from biannual to monthly maintenance.

This maintenance consists of making sure they operate smoothly, removing debris such as twigs, dirt, ant hills or any other items that would obstruct the shutter and tracks. You will need to also lubricate the tracks with a silicone lubricant to keep the smooth operation.

With great care for the shutters and its parts, these systems can be a sound investment for your home. If you are considering any storm protection options, don’t delay a consultation and ordering. The sooner you’re home is protected, the better off you’ll be!
