If you have large or unexpected expenses on the horizon, you may have access to an untapped resource: your home. You could use some of the equity you’ve built up in your house to meet nancial goals, depending on how much equity you have and how you use it.

Here’s a guide from the experts at Navy Federal Credit Union to explain how home equity loans work and when you should — or shouldn’t — use your home’s equity.

What is a home equity loan?

In basic terms, a home equity loan is money you’re borrowing using your home as collateral. The equity in your home equals how much of your home’s value you actually own (not counting the mortgage you’re still paying o ).

You can determine how much equity you have in your home, and how much your home equity loan payments are likely to be, using online calculators.

Here are the two most common types of home equity loans:

• Fixed-rate equity loan: This is a lump sum amount you’ll draw from your home’s equity, paying back monthly at a xed interest rate for the life of the loan, so you’ll know exactly what to expect. Fixed-rate home equity loans are typically used for:

• Home improvements/repairs

• Debt consolidation

• Large purchases

• Life events

Home equity line of credit: This is a line of credit secured by the home, which lets you borrow funds if and when needed, up to a set maximum credit limit. You only have to repay the funds

any long-time homeowners are sitting on substantial equity gains, but today’s shi ing market means selling successfully requires more strategy and preparation than in years past. According to a new Realtor.com report, starting the process early — before the peak spring season — can make the di erence between a smooth sale and missed opportunities.

Nearly half (45.2%) of homeowners have lived in their homes for more than 15 years, with one in four staying put for over 25 years. Among households aged 65-plus, about 70% moved in before 2009 and nearly half before 2000. Over that time, U.S. home prices have tripled — from $145,000 in June 2000 to $435,300 in June 2025, according to the National Association of Realtors.

For many owners, that means hundreds of thousands of dollars in potential equity. At the same

time, a nationwide shortage of an estimated 4 million homes continues to reshape a ordability and competition in today’s market.

“Today’s housing market is very di erent from the one many long-time owners last sold in,” said Danielle Hale, chief economist at Realtor.com.” Even though homes are taking longer to sell and buyers have more options than a few years ago, sellers who plan ahead and price strategically can still come away with meaningful nancial gains. Starting early gives homeowners the best chance to nd the right agent, prepare their home, and position it well for the spring selling season.”

Equity gains are substantial: A typical homeowner who bought in 2005 has seen their home value rise by about 90%, boosting equity by more than $200,000. Owners who purchased in the 1990s may have gained even more.

Survey signals need to prepare early: Homeowners surveyed

you borrow. HELOCs are typically used for:

• Home improvements

• Emergency funds

• Medical expenses

• Debt consolidation

The best use of a home equity loan or home equity line of credit is when the money you borrow increases your home’s value via renovations or repairs, as this continues building the equity you’re borrowing against. You may also have tax bene ts for using the loan toward home improvements, so it’s recommended to consult a tax professional.

When NOT to use a home equity loan or HELOC

Because these loans use your home as collateral, remember that you’ll want to be sure you can stay on track with loan repayments. For this reason, nancial experts

expect it will take an average of 10 months from decision to list through closing in 2025. Baby Boomers are more optimistic at 6 months, but either way, those targeting spring 2026 should begin preparations now. Survey results also show the value of working with an agent — 36.1% of sellers reported better access to market data and 37.1% said their agent helped set realistic pricing and timelines, leading to a smoother experience. Seller regrets point to better planning: Nearly 80% of recent sellers wish they had listed sooner. One of the top regrets was not interviewing enough agents — underscoring the importance of selecting the right partner early.

Reshaped landscape

The long-term housing shortage continues to weigh on a ordability. A er construction plunged during the housing crash of 2006-09, builder recovery has lagged behind household

• A car purchase: An auto loan is usually a better choice for purchasing a new or used vehicle. Interest rates on auto loans tend to be similar or lower than home equity loans, and auto loans usually require little paperwork and fewer fees.

• Vacations: It’s better to save up for nearterm wants like vacations or large-screen TVs than using your home’s equity for something o ering no nancial return.

• College: Consider all options — including federal student loans, scholarships, grants and private student loans — before tapping into home equity. A home equity loan may be a consideration if current mortgage rates are signi cantly lower than federal student loan rates, especially for graduate or professional degrees. But unlike federal student loans, if you use home equity to pay for college, you won’t qualify for income-driven

formation, leaving an estimated 4 million–home shortfall. Pandemic-era demand then collided with limited supply, sending prices soaring, while higher mortgage rates in recent years have sidelined buyers and slowed activity. As a result, more homes are on the market, but a ordability challenges keep many buyers on the sidelines — creating a more competitive environment for sellers. Still, with 4.1 months of supply in June 2025, sellers remain in a stronger position than during the late 1990s, and longtime owners continue to bene t from decades of appreciation. “Unlike in recent years, when sellers could list quickly and attract multiple o ers, today’s environment rewards preparation,” said Hale. “By starting early — interviewing multiple agents, addressing needed repairs and setting a clear timeline — homeowners can better take advantage of spring demand while navigating a market that is increasingly buyersensitive.”

• Recurring expenses: Using home equity to cover everyday bills can be a slippery slope. Consider your long-term ability to repay the loan. Since your home is your collateral, missed payments could lead to foreclosure.

On Sept. 5 President Trump signed into law H.R. 2808, the Homebuyers Privacy Protection Act, bipartisan legislation that prevents homebuyers from being inundated with unsolicited calls, texts and emails from competing lenders o ering loans.

Representatives John Rose (R-Tenn.) and Ritchie Torres (D-N.Y.) introduced the bill that seeks to restrict the widespread and o en abusive practice of selling mortgage credit “trigger leads.” Trigger leads are generated when a consumer applies for a mortgage, prompting a lender to make a credit inquiry with a consumer reporting agency.

“The National Association of Realtors strongly supported this legislation from day one, ghting to end a practice that bombards homebuyers with unwanted calls, texts and emails at one of the most important moments of their lives,” said Shannon McGahn, NAR executive vice president and chief advocacy o cer.

“This is a win for transparency, consumer control and privacy in the mortgage process,” McGahn continued. “We are grateful to the president for signing this act into law; to Representatives Rose and Torres for leading this e ort; and to the bipartisan coalition in Congress that made it possible. Homebuyers now have a stronger shield to protect their personal information and that’s a victory for every future homeowner in America.”
