On move-in day, a runway of quilted blankets formed a path between the moving truck and our new front door. Five insanely strong men made a steady trek from truck to door like a trail of army ants, each one carrying an item three times his weight and size.
Meanwhile, my arms flail like a Dutch windmill’s sending the movers in various directions.
“Where does this go, Ma’am?” one asks while holding a Bombay chest as though it were a cereal box.
“Uh, living room,” I say and flail an arm.
“And this?” another asks.
“Bedroom No. 1,” I say

waving. I fire off directions trying not to stammer as I make speed-of-light decisions.
Even though I had mapped out in my mind and on paper what pieces of furniture would go where, and even though I had thoroughly, even compulsively, labeled every box, I had not thought of everything.
Not even close.
“Oh, wait, would you mind moving the armoire to this wall?” I ask, smiling through clenched teeth.
“What if we put that 9 x 13 rug here? No, how about here?”
Four weeks earlier this same moving crew had packed up our old house and stowed our belongings until we were ready to unleash them. In the intervening month, we tore out and replaced the old tile floors in the new house, gutted two bathrooms, painted the interior, gathered estimates for built-in wall units, removed old light fixtures and added new ones, replaced dated ceiling fans, revamped closet systems, epoxied the garage floor and ordered new tile, cabinets and fixtures for the bathrooms. By move-in day, though the remodeling wasn’t

over, the house was livable. So, I dispatched the movers to haul our

days before we tripped a second 30-day storage fee. (You probably know what I think about paying for storage.) The strong men and their block-long truck appeared at 8 a.m. Nine blurry, highspeed hours and four extra-large pizzas later, the strong men left, but the job of moving in was far from over. Although I was thrilled that after 28 days from our move out, we were finally going to sleep in our new house, I felt overwhelmed by all the work that still lay ahead.
Because I wouldn’t feel “at home” until the last box was empty, I did not sit down for three days. Day one, my step counter logged six miles and over 13,000 steps though I never left the house. My husband and I emptied boxes and put their contents away to create a new order. (My favorite part of moving is the do-over of all your drawers and cupboards.) We made up and styled beds, and hung art and drapes. In short, we purposefully tackled the central job of moving, which is to find the best new place for every single thing we own, including ourselves.
Moving all your belongings into a new house is like trying to build a 5,000-piece jigsaw puzzle without knowing what the big picture looks like. You try pieces in various places until they fit. These seven moving tips made the job easier:
1. Phase your move-in. Our move-in had two phases. Because our kitchen, primary bathrooms and his and her closets had protective doors to keep construction dust out, we packed the contents of those areas in a U-Haul. That way we could move those items in as soon as we got keys to the new place. Having our kitchen, main bathroom and closets in place was a huge leg up come move-in day.
2. Map out where things go. In the weeks before move-in day, I made sketches on quarter-inch graph paper of where most of the furniture would go. Moving furniture around on paper is a lot easier than moving actual furniture.
While not everything will land exactly as you envision or hope, plotting furniture placement in advance greatly decreases the chances of having to move heavy furniture twice.
3. Place rugs first. When sketching out your rooms, decide where your area rugs will go. When moving in, lay these down first, before placing furniture. Your back will thank you.
4. Look beyond what was. Just because an area rug went in the family room in your old place doesn’t mean it can’t go in the new home’s bedroom. A rug we used in our former den became my new office rug and looks great.
5. Stage an art gallery. Set aside an area of the new place to park all your wall art and accessories creating a sort of gallery. After rugs and furniture are in place, shop your art. Again, try to see your pieces in new ways. The painting that looked great over your old fireplace may look better in the new dining room. Don’t default into old patterns.
6. Phone a friend. Because busting out of old décor ruts is hard, I asked a friend with a good eye to help me place my art. She saw my pieces objectively. At her suggestion, some vintage French prints I’ve always hung in my office became featured pieces in the family room. Pro tip: When hanging wall art, hang it so the center of the art is 63 inches off the ground.
7. Make beds a priority. The first item off the truck should be your mattress, bed and bedding. Make up your bed early on. Don’t wait until the end of moving day when you’re exhausted. That way, when you’re ready to collapse, you will at least have a place to sleep.

“Rising delistings and the growth of refuge markets capture the push and pull defining today’s housing market,” said Danielle Hale, chief economist at Realtor. com. “A number of sellers are retreating after listing if the market doesn’t meet their price expectations, while buyers are strategically redirecting to the metros that remain affordable. These dynamics reflect how higher rates and years of rapid price growth have rewritten the rules of engagement for both buyers and sellers. As we move into 2026, gradual improvements in affordability and more consistent inventory will be key to unlocking a more balanced market.”
The November Monthly Housing Report aligns with Realtor.com’s
newly released 2026 Housing Forecast, which anticipates a slow but steady improvement in buyer conditions as more inventory comes online and affordability begins to ease. With mortgage rates expected to stabilize and inventory growth continuing into 2026, the housing landscape is gradually shifting toward an environment where buyers have more options and slightly more leverage, even as overall activity remains subdued.
Buyers are increasingly finding opportunities in smaller, traditionally affordable “refuge markets,” a defining trend of 2025. These metros are seeing notable growth in price per square foot, not because they are expensive, but because they remain affordable.

this refuge market profile. Prices remain well below national and regional medians, yet demand is strong enough to push sustained appreciation. Many are located near pricier coastal or major metros, offering budgetconscious buyers a feasible commute or hybrid-work option.
Top-performing refuge markets include:
• Grand Rapids, Mich.: +5.5% YoY PPSF, +15.4% since 2022
• St. Louis, Mo.: +5.0% YoY PPSF, + 7.7% since 2022
• Cleveland, Ohio: +4.5% YoY PPSF, +20.3% since 2022
• Milwaukee, Wisc.: +4.2% YoY PPSF, +21.0% since 2022
• Pittsburgh, Penn.: +3.7% YoY PPSF, + 7.8% since 2022
These markets reveal how affordability pressures are re-drawing the map of U.S. housing demand. With mortgage rates having surged past 6%
in 2022 and remaining elevated, many buyers are moving “down-market” toward metros where prices are 20–30% below the national median, even at their 2022 peak.
Sellers continued to pull back at an unusually high rate this fall. Delistings in October, reported with a one-month lag, rose 45.5% year to date and 37.9% year over year, marking 2025 as the highest delisting year since Realtor.com began tracking the metric in 2022.
While delistings normally increase in late fall, this year’s pattern tells a different story. The run-up began in June and has remained elevated for five straight months, with roughly 6% of active listings coming off the market each month — levels typically seen only during the slowest winter weeks.
• Houston, Texas: 37per 100 new listings, up from 31 in Oct. 2024
This reflects a growing mismatch between buyer affordability and seller price expectations, with more homeowners choosing to step back rather than continue to market homes that aren’t attracting offers.
Pending home sales dipped 1% year over year in November and homes spent a median of 64 days on the market, three days longer than last year. Yet homes are still selling four days faster than 2017–19 norms.
Price cuts remained elevated at 18% of listings, up 1.3 percentage points from a year ago, a sign that many sellers must adjust expectations to meet buyers where they are.






A key indicator, the delisting-to-new-listing ratio, climbed to 0.27 in October. For every 100 new listings brought to market, 27 homes were removed, about the same level as in August, but up from 20 per 100 in October 2024. The markets with the highest ratios were:
• Miami, Fla.: 45 delistings per 100 new listings, up from 34 in Oct. 2024
• Denver, Colo.: 39 per 100 new listings, up from 24 in Oct. 2024
The national median list price fell to $415,000 in November, down 0.4% year over year and 2.2% from October. Price per square foot — a measure that accounts for the size of homes for sale — declined 1% annually and 1.2% month over month. Despite this year’s softness, long-term gains remain substantial. Since November 2019, the typical list price is up 36.1%, while price per square foot has climbed 48.4%,
reshaping affordability even before accounting for higher mortgage rates. And although inventory has risen 42.9% and time on market has lengthened by 9 days since October 2022, list prices are just 0.2% below their October 2022 level and price per square foot is up 3.3%.
Price cuts remain prevalent. Nationally, 18% of listings had price reductions in November, up 1.3 percentage points from a year ago. Price cuts were least common in the tight Northeast (12.8%), followed by the Midwest (18.2%), West (18.5%) and South
(19.1%).
Active listings rose 12.6% year over year in November, marking the 25th consecutive month of annual inventory gains. But growth has decelerated steadily from a roughly 30% peak in May and June. Inventory remained above 1 million for the seventh straight month and close to midsummer levels, though still 11.7% below 2017–2019 norms.

At the metro level, 47 of the 50 largest markets saw annual inventory increases. Charlotte. N.C. (+34.7%), Las Vegas (+33.0%) and Washington, D.C. (+32.0%) posted the biggest gains.
Even so, inventory relative to pre-pandemic levels remains deeply divided. The West (+3.1%) and South (+5.7%) are above their 2017–19 norms, while the Midwest (-32.9%) and Northeast (-48.4%) continue to lag sharply.

(-49.7%) the furthest behind.
Newly listed homes ticked up 1.7% year over year and declined 14.4% month over month, a typical seasonal shift. Annual new-listing growth occurred in all regions except the South.
