Spring 2025
A collection of our finest rural properties

A collection of our finest rural properties
Sowing the seeds –Spring’s moment has arrived
In this edition of the McGrath Rural Spring Collections Magazine, we present a carefully curated selection of lifestyle and agricultural properties brought to market by those who understand that success in Spring begins with strategic preparation.
Traditionally the busiest and most competitive period in the rural property calendar, Spring is when the market awakens with renewed energy and truly committed buyers make their move. While many are scrambling to become market-ready, the discerning vendors featured in these pages have been preparing for months.
The calibre of properties in this collection reflects the strength of our network and our position in the market. Our partnership with Knight Frank continues to deliver tangible results, connecting local opportunities with international capital and private buyers through a database that spans the globe. As Australia’s most followed real estate brand with the largest digital footprint, we combine metropolitan market reach with genuine grassroots presence and an understanding of local nuances that simply cannot be replicated.
From generational holdings to contemporary rural enterprises, these are the opportunities that buyers have been waiting for. In a truly competitive market, being prepared isn’t just an advantage, it’s everything.
We hope you love these properties as much as we do.
Interest in regenerative agriculture is growing across Australia and globally, driven by farmers seeking progressive alternatives, industry recognising environmental solutions, and consumers demanding sustainably produced food.
This surge in popularity was evident at the seventh annual Wilmot Field Day at Hernani NSW, where close to 450 agricultural leaders gathered at what has become Australia's preeminent regenerative agriculture event.
The diverse attendance - including Hollywood filmmakers, international experts and local producers - demonstrates how regenerative agriculture is capturing attention across multiple sectors.
The star attraction was Gabe Brown, the North Dakota grazier widely regarded as the doyen of regenerative agriculture, who confirmed the movement's exponential growth. "Whether it be from farmers, industry, brands, policymakers, or more importantly, consumers," he said, “interest is surging across all sectors”.
What is regenerative agriculture?
Regenerative agriculture is a holistic land management philosophy designed to actively restore and regenerate ecosystem health. Rather than simply maintaining an ecosystem’s current conditions, regenerative practices aim to revitalise existing natural resources by improving soil health, increasing biodiversity and strengthening farming system resilience.
The philosophy is a fundamental shift from conventional farming practices that often rely heavily on external inputs like synthetic fertilisers and pesticides. Instead, regenerative agriculture harnesses natural processes to do the heavy lifting. These natural processes are enriched through a suite of regenerative farming techniques including cover cropping, rotational grazing, no-till farming, composting and agroforestry.
As Wilmot’s Executive Chairman Alasdair MacLeod explains, “to maximise profits, you need to allow
nature to do as much of the work as possible. After all, nature will provide productivity services to your farm for free.”
The economic drivers behind regenerative agriculture adoption are compelling. Rising input costs make conventional farming increasingly expensive, while depleted soils become less productive over time. Speaking at the Wilmot Field days, Alasdair warned against the industry’s relentless focus on productivity: “this shouldn’t be our focus - our focus should be on profit, particularly profit that can be sustained through cycles of markets and climate,” he said.
Regenerative practices also offer new ways to generate income. Australia’s well-established carbon market allows farmers to get paid for increasing soil carbon through projects supported by organisations like Atlas Carbon. With the Safeguard Mechanism driving up demand for carbon offsets, naturebased solutions are becoming a real
financial opportunity for landholders. The international spotlight on Wilmot Field Day is proof that regenerative agriculture’s relevance now reaches well beyond Australia. US filmmakers Josh and Rebecca Tickell were on-site to capture footage for the third film in their award-winning Kiss the Ground series, with local producers playing a lead role.
“There’s a real openness to regenerative agriculture in Australia,” said Rebecca Tickell. “We’re seeing soil organic matter improve, carbon being sequestered, and the early signs of climate stability - all because farmers are embracing these principles.”
This growing global recognition is backed by consumer demand. Gabe Brown noted that more people want food that’s “good for the farmer, good for the environment, and good for society.” As premium food brands increasingly seek regeneratively grown ingredients, farmers who adopt these methods early are well placed to capture a new wave of market opportunity.
Australia’s competitive advantage
Gabe believes Australia could be a global leader in regenerative agriculture, citing the country’s supportive policy framework and market mechanisms. “Here in Australia, there is a carbon program and other activities in development to support farmers. Quite frankly, Australia is probably leading the world in that regard.”
With the Australian carbon credit market (ACCU Scheme) and the first of the nature repair market methods now in effect, Australian farmers will soon have multiple revenue streams for environmental stewardship - enabling them to combine conventional agricultural returns with payments for carbon sequestration, biodiversity improvement and ecosystem services.
As Alasdair concluded at the Wilmot Field Days: “I hope we can build an ag system led by family farmers that’s profitable, climate-resilient, naturepositive, and backed by a supply chain that rewards these outcomes.”
There’s something refreshingly authentic about Jonny Tighe that sets him apart in the real estate world. The Principal of McGrath Gloucester doesn’t just talk about community values - he’s living proof of them, having made one of life’s biggest decisions based on what truly matters: family, health, and finding the right place to call home.
Jonny’s path to Gloucester wasn’t exactly conventional. After more than a decade at Macquarie Bank and years establishing himself as a leading agent in the Southern Highlands, a cancer diagnosis three years ago changed everything. “I had tumours in my bowel, liver, and lung,” Jonny explained matter-of-factly. “Lost half my left lung, a third of my liver, and a chunk of my bowel. I was given the strongest dose of chemotherapy they’d ever given at the hospital.”
Jonny is intentionally candid about his health battle in the hopes it might help others. “In your 30s, it’s easy to shrug things off. But if something feels wrong, you should always take it seriously - see a doctor and keep pushing for help until you’re satisfied.”
A blessing badly wrapped
It was his wife Amelia – a Gloucester local – who suggested the move that would reshape their lives. “We’d always loved Gloucester, had been visiting for 20 years, and it just felt right,” he says. Within months of arriving, Jonny had knocked on the door of a local independent agency, leading to the acquisition and rebrand of what’s now McGrath Gloucester.
“It was a blessing badly wrapped,” Jonny reflects on his health battle. “You do make big changes. Everything tastes
sweeter now. The opportunity to have our own agency, work with my wife, and see the kids loving their new school and friends – we’re really blessed.”
This isn’t just a small-town sentiment. Jonny brings serious credentials to the role, with over two decades in finance, property, and estate management. His Southern Highlands success as a Premier Performer speaks to his ability to navigate complex markets, while his Macquarie Bank background provides the strategic insight that separates good agents from great ones.
“Whatever job you do, there are transferable skills you’ll carry with you,” he noted. “I spent over ten years at Macquarie Bank, and I still use what I learned there in real estate.”
That experience shows in how he reads the current market. “What’s driving everything right now is the cost of living,” he said. “Steep rises in interest rates, inflation hitting people’s borrowing capacity and living expenses. That flows into every part of the market – residential to rural. Farmers are facing higher costs for fencing, diesel, labour, which all eat into the bottom line.”
Yet there’s measured optimism in his assessment. “There are encouraging
signs the market is improving - we’ve got several deals under offer at the moment.”
The family-run McGrath Gloucester operates from a prominent corner location, offering the full spectrum of services from rural and lifestyle sales to property management. Jonny and his wife, Amelia, have assembled an experienced team including Sales Agent Peter Markey and Property Manager Sarah Fulton, combining local market knowledge with McGrath’s extensive network across 25 regional NSW offices.
“From a standing start, our first goal is to build market share and become the go-to agency in town,” Jonny says. “The place people come to for the best service, the best price, and a great experience.”
For a man who’s faced life’s biggest challenges and emerged stronger, that goal seems well within reach.
Troy Pinder doesn't mince words about what drives him in business: people matter more than profit margins. It's a philosophy that might sound like corporate speak, except Troy backed it up by walking away from a senior role at Woolworths - and the comfortable salary that came with it - to start over in real estate at 38. Today, as Director and Licensee of McGrath, Troy runs a business with 35 employees and a track record that speaks for itself. His approach remains refreshingly straightforward: "I want to do cool stuff with cool people."
The catalyst wasn’t a midlife crisis or corporate burnout - it was a pitchfork.
A serious accident left Troy on a medical drip for six months, with plenty of time to reassess his priorities.
“I realised I was still young enough to change direction,” he says. “It was risky, but I’d do it again in a heartbeat.”
Troy started in the business as a General Manager and, last year, he and his wife purchased the businesssomething that had always been part of their plan. With five business partners by his side, Troy sees this move not as an endpoint, but as the foundation for building the kind of business culture he believes in.
“People don’t leave businesses, they leave leaders,” he explained. “My job is to empower the team. I always say that if you make a mistake, we fix it
and learn from it. If it’s a process issue, we fix the process. If it’s training, we train. I’m not interested in fingerpointing.” That mindset, drawn from his Woolworths background, has shaped a culture of accountability, growth and shared success.
When Troy and his partners took ownership fourteen months ago, they consolidated from three offices to two, a decision that seemed counterintuitive in an industry obsessed with expansion. “The decision to consolidate wasn’t about size,” Troy clarified. “It was about creating the right foundation, rebuilding, and investing in people. And now we’re seeing the rewards.”
Those rewards include REINSW Operational Leadership recognition, Rate My Agent awards, and national accolades for both sales and property management. More importantly for Troy, the team culture he’s built means people actually want to stay.
He describes his leadership style as direct but fair - a trait his wife jokes makes him particularly good at handling “awkward conversations.” Troy doesn’t see them as awkward at all, but as essential. “If someone’s not aligned, that’s fine - I just want to talk about it. We’re striving for high performance, but always in the right way: be a good human, look after your family, and good things will follow.”
After years of corporate travel and living out of hotel rooms, joining McGrath represented more than a career change - it was a lifestyle choice. These days, you’re as likely to find Troy coaching junior rugby league, Oz-tag, soccer or volunteering with surf lifesaving as you are reviewing sales figures.
“My order is simple: dad first, husband second, leader third,” he says. This personal philosophy is reflected in the business, too, where the team makes a point of sponsoring causes that mirror their values - from active and healthy kids’ in sport to women’s in sport programs.
For clients, this people-first approach translates into something increasingly rare in real estate: genuine partnership. “If the client’s winning, you’re winning,” he says. And for Troy, helping people, whether clients, team members, or community, will always be the best part of the job.
