Preparing for a Successful Sale

with Barbara Simon & Robin Cale

Welcome

We realize that you have a choice when hiring an agent to represent you with the sale of your home and appreciate the upcoming opportunity to meet with you to discuss the proven strategies that we employ to not only get your home sold, but to sell it in a timely fashion for the best price possible and with the least amount of stress.

As your agents, there are several services you can expect us to provide, including: accurately pricing your home; enhancing the perceived - and real - value of your home, enabling you to command a higher asking price; providing unmatched marketing including staging consultation, professional photography, custom property web sites and much more; securing a qualified buyer within your specific time frame; helping you avoid the two main reasons sales fall apart - low lender’s appraisals and problems with the home inspection.

Regardless of the price of your home, when you hire us as your Realtors, both you - and your home - will be prepared for a successful sale.

We look forward to meeting with you!

10 Questions to Ask When Choosing Your Realtor®

1. How long have you been in residential real estate sales? Is it your fulltime job? While experience is no proof of skill, real estate – like many other professions – is mostly learned on the job.

Barbara and Robin have been specializing in residential real estate, working together full time, for more than 33 years. We have both earned the Lifetime Top Producers award recognizing success in many consecutive years and across all kinds of markets.

2. What designations do you hold? Designations such as GRI and CRS ® , which require that agents take additional, specialized real estate training, are held only by about one-quarter of real estate practitioners.

We both hold the GRI, Graduate of Realtor® Institute, CRS, Certified Residential Specialist, and ABR, Accredited Buyer Representative, designations and Barbara is a SRES, Seniors Real Estate Specialist.

3. How many days did it take you to sell the average home? How did that compare to the overall market? The Realtor® you interview should have these facts on hand, and be able to present market statistics from the local MLS to provide a comparison.

Our average days on market in the last 5 years was 13 days.

4. How close to the initial asking price of the homes you sold were the final sale prices? This is one indication of how skilled the Realtor® is at pricing homes and marketing to suitable buyers. Of course, other factors also may be at play, including an exceptionally hot or cool real estate market.

Our listings sold for an average of 101.1% of original list price.

5. What types of specific marketing systems and approaches will you use to sell my home? You don’t want someone who’s going to put a “For Sale” sign in the yard and hope for the best. Look for someone who has aggressive and innovative approaches, and knows how to market your property competitively on the Internet. Buyers today want information fast, so it’s important that your Realtor® is responsive.

We will show you our complete marketing plan including, but not limited to, direct mail, email and Internet marketing. We also offer free staging consultations for our seller clients.

6. Can you recommend service providers who can help me obtain a mortgage, make home repairs, and help with other things I need done? Because Realtors® are immersed in the industry, they’re wonderful resources as you seek lenders, home improvement companies, and other home service providers. Practitioners should generally recommend more than one provider and let you know if they have any special relationship with or receive compensation from any of the providers.

We have a group of contractors that can help with any work or service needed.

7. What type of support and supervision does your brokerage office provide to you? Having resources such as in-house support staff, access to a real estate attorney, and assistance with technology can help an agent sell your home.

Our office provides full support for us for everything from desktop publishing to our IT department or legal.

8. What’s your business philosophy? While there’s no right answer to this question, the response will help you assess what’s important to the agent and determine how closely the agent’s goals and business emphasis mesh with your own.

Preparation and persistence describe our approach. From the very first time we meet until your home is sold, you will find us there as your advocate, working on your behalf.

9. How will you keep me informed about the progress of my transaction? How frequently? Again, this is not a question with a correct answer, but how you judge the response will reflect your own desires. Do you want updates twice a week or do you prefer not to be bothered unless there’s a hot prospect? Do you prefer phone, email, or a personal visit?

We provide written updates on a weekly basis including showing feedback and market updates so that you know what we are doing to get your home sold. You will find that communication is one of our strengths.

10. Could you please give me the names and phone numbers of your three most recent clients? Ask recent clients if they would work with this Realtor® again. Find out whether they were please with the communication style, follow-up, and work ethic of the Realtors®.

We will provide a list upon request.

What Clients Say About Barbara Simon & Robin Cale

“Robin has helped us buy and sell several houses over the last 14 years. She is incredibly patient and has always been our advocate, both things you need during the stress of being and selling your home!”

BRITTANY C.

BUYER & SELLER CLIENT

“Robin was amazing! She is very experienced and competent, and represents “your” interests throughout the entire process – nothing slips by her. She was always available. We moved out, gave her the keys, and she did the rest. She coordinated and supervised whatever needed to be done – repairs, cleaning, hauling, etc. The contractors she recommended were super responsive – they met with us immediately (same day or next day). She kept all on track for a swift and efficient sell. It was a pleasure working with Robin.”

DAVE W.

SELLER CLIENT

“We worked with Barbara to buy our first house 10 years ago and then to sell it and buy our second house a year ago. Loved working with Barbara. She is patient, kind, and professional through and through. Super responsive and a good guide through the process – from the legal to the psychology.”

MAGGIE B.

BUYER CLIENT

“Robin was a life-saver when my husband and I had to suddenly sell an inherited house, in the middle of a pandemic winter, from out-of-state. With her long-established relationships with local contractors, Robin was able to get the house ready for market in a very short time, taking that burden off of us. Robin handled all of the nut-and-bolt tasks necessary to present the house at its best. She arranged for a contractor to make minor repairs, including touch-up painting; a cleaning service to deep clean every surface; a carpet and upholstery cleaning service; had the windows washed (made a huge difference); and hired the stager and photographer whose work was invaluable in marketing the house. Robin’s years of experience and deep knowledge of the local market were key in drawing an astonishing number of potential buyers to the house. She very effectively placed the listing for maximum exposure. The words “efficient” and “professional” are barely adequate to describe Robin. She is a dynamo, energetic, organized, knowledgeable, and unflappable. Her skill and optimism carried us through a difficult process, and took the anxiety out of selling a house from five states away. I am happy to unreservedly recommend Robin to handle your sale.

“I can’t imagine doing anything with real estate without Robin! I’ve worked with her on a few transactions this past decade and would only buy or sell with her as my agent. I’ve even recommended her to two friends because she’s simply the best. This year she helped us sell our townhouse and at the same time complete a purchase. She helped us make the right upgrades to position our house to sell for a good price and within a very fast time frame. There’s no way without her marketing expertise we would have had as successful a sale. It was great and she made the process as easy as possible for us. The purchase was also great! It was a new neighborhood to us and she made sure we were comfortable and in the best position to make a competitive offer and get the house of our dreams. We also appreciate her network of professionals for things we need after the purchase (like new counters or chimney cleaning!). She walked us through all the steps and effortless coordinated the logistics of buying and selling at the same time. She’s amazing and I have the most trust in her. She makes two of the most stressful things in life (buying and selling) seems easy. I’d never complete a real estate transaction without her! You won’t be disappointed working with her.”
