SURVEY: KEY TO A SUCCESSFUL PROJECT

Land Surveying is the basis for all construction projects. Everything starts by understanding the Terrestrial position of structures, angles, and distances between them to define where to build the structure. The first evidence of land surveying is from the Ancient Egyptians over 3400 years ago. They used lines, plumb bobs, rope measures, and leveling tools for building wonders of the world, such as the pyramids. The Romans were the first to establish Land Surveying as a profession for providing land boundaries after conquering new territories. Early survey tools and methods, such as Gunter's chain and pacing, were eventually replaced with steel tapes and triangulation.

The holidays are upon us!

The McCourt company Christmas Dinner will be on Saturday, December 9th at The Intercontinental Hotel. The Yard Christmas Celebration will be Thursday, December 14th from 4 - 7 PM.

Modern survey advancements to electromagnetic distance measurement and total stations have created the basis for more accurate and efficient survey approaches. The most current and cutting-edge survey approaches have started to blur the lines between survey, construction, and design. Global positioning systems have put accurate real-time surveys directly into the hands of construction workers on the ground. The immense advancements in equipment automation combined with robotic total stations have made it seem like the surveyor is sitting in the cab with the operator to provide guidance. Implementing 3D design coupled with laser scanning and Geographic Information Systems has allowed survey teams and designers to collaborate to identify conflicts before a single shovel has broken ground. Virtual reality is now a tool that lets designers walk through their designs to confirm their vision for the project before the start of work. Ground penetrating radar allows surveyors to x-ray the ground and identify unforeseen obstructions before the start of construction to avoid future conflicts and delays. Researchers continue to push the boundaries of survey advancement to the limits. The McCourt survey team prides itself on excelling in this field and providing these advancements to our clients.

SAFETY COUNTS - MORE THAN EVER!

Since we set all our clocks back one hour to Standard Time in early November, we ’ ve been at an increased risk of being involved in a motor vehicle or pedestrian incident The time change is just a reminder of the extra challenges we ’ re in store for: the start of darkness falling upon us much earlier and the start of deteriorating road conditions You must remember here before starting the car and getting on the road

Standard Time and Your Brain

Studies indicate that periodic shifts in time- falling back to standard time or springing forward to daylight saving time- can affect your body's internal clock, leading to more significant risks on the road Statistics show that people walking during rush hour in the first two to three weeks of November after the clocks were set back were more than three times as likely to be struck and killed by a vehicle than in the week before the time change It's not sleep issues that increase this number; Instead, motorists and pedestrians are used to eight months of daylight-saving time and may wait to adjust their driving behaviors to account for darkness falling earlier in the day. Remember that our drivers are responsible for always being on top of these changing conditions and adjusting our strategies accordingly

What Can You Do As A Driver?

First and foremost, you want to ensure you ’ re always alert Be extra aware of the behaviors of other drivers -- wildly if they're swerving between lanes or making abrupt stops If you start feeling drowsy while driving, pull over as soon as you can find a safe space (such as a parking lot or rest stop along the highway) and get some rest or a quick nap before continuing

Never, Ever Drive Distracted

Distracted driving is now the leading cause of road deaths. Yet, recent studies find that one in three drivers admit to driving while distracted by their mobile devices With darkness falling earlier, taking more extraordinary precautions at this time of year and being highly aware of your surroundings is imperative Slow down when driving through school zones and residential neighborhoods, and come to complete stops at stop signs and red lights If you're turning, ensure the way is clear before making your next move Regularly check your blind spots for any obstacles you may not anticipate Remember that you must limit your focus to the only activity you should be doing while behind the wheel---driving

Job 2310 - HYM Suffolk Downs Off-Site Roadway Improvements

In September, McCourt was awarded a project for roadway improvements in Revere The project is part of the Suffolk Downs redevelopment McCourt will work for HYM Investments, which owns the Suffolk Downs parcel and manages the redevelopment. The roadway improvements project is worth $5 million and will entail roadway and intersection construction at four different intersections The work will begin in late winter 2024, with a completion date of September 2024 In October, McCourt was awarded some additional work for HYM to perform earthwork on the Suffolk Downs site. The work will include moving 8,000-10,000 CY of soil into the old racetrack area surcharge areas The Suffolk Downs redevelopment is a 160-acre site that will create a new urban district including neighborhood, retail, life science, and office spaces McCourt is excited to be involved in some of the Suffolk Downs project's early phases and looks forward to continuing working with HYM Investments

Job 2312 - Terminal B Roadway & Garage Optimization

On September 13th, McCourt was the low bidder on a Massport project The work entails improving the ride App drop-off pickup area for Terminal B McCourt will be coordinating numerous subcontractors to remove and replace pavement markings and install new wayfinding signs and traffic control devices The work will also involve installing new lighting and heaters in the pedestrian waiting area The ride app area sees an average of 2,500 vehicles daily, and the coordination of working productively and maintaining pedestrian and vehicle movements will be a challenge. Work will begin in late October with an interim milestone to install all the heaters by November 21st The project completion date is April 2024 - Kevin Cleary

Job 2303 - Rehabilitation Runway 15R33L, Geometry Improvements - Logan International Airport

Job 2007 - MicroSilica Overlay Replacement

mechanical, electrical, and plumbing were completed in August Interior finishes, including sheetrock walls, paint, tile, and millwork, will continue into November Suns will also install a prefabricated steel pavilion to provide an outdoor classroom for the sailing center. With a substantial completion date of November 27th and a park dedication slated for mid-December, McCourt and all of the sub-contractors will be pushing to complete the project

Job 2212 - Piers Park II

The last few months on the Piers Park project have been very busy Crews started in the spring by importing over 10,000 CY of gravel to shape the site’s subgrade project’s design The project’s design is to raise the existing grade and create a natural berm for flood control This berm is topped off with an elliptical cast-in-place wall and granite cap Crews installed over 5,500 LF of conduit and 36 light bases throughout the site for ornamental lighting and placed dense graded material to shape the walking paths. At the end of the summer, the site began transforming into a premier urban green space Our landscaper sub is in the process of installing over 70 trees and 1,500 shrubs and bushes In the late summer, McCourt crews began some of the site furnishings, which included building a playground climbing structure, a water play splash pad, shade sail structures, and numerous tables, benches, and bike racks At the sailing center, the building began to take on its final appearance. We have been recently awarded the 5th Fuel Tank Storage Tank from Massport. The project will be starting on 12/5, and the work consists of Furnish and Installing a 40,000 Barrels Jet Fuel ground storage tank, which consists of Containment walls around the new jet fuel tank and connecting the walls to existing fuel farm containment walls, site work, electrical, jet fuel system, and site utilities. Job 1804 - South Shore Garages

The South Shore Garages Joint Venture project continues to be the South Shore version of the Big Dig At this point, we are 95% complete with the original contract work We continue to work on a substantial amount of extra work We have completed demolition on the 3+ million-dollar Flyover Bridge Change Order. Sean Woods will be managing the work, and Mike Marvel will spearhead the fieldwork, including the blasting and painting of the existing steel, which is ongoing

As we approach another winter at McCourt Construction, Mike Murphy and the team continue to work on a utility relocation Project for the MBTA. The project is located at Mass Ave. and Huntington Ave in Boston. The goal is to relocate multiple utilities to facilitate the construction of four new handicapped entrances to the existing T station located below Mass Ave The project has moved productively all season; we have completed approximately 800 feet of duct bank, including Eversource, Comcast, and Verizon as well as some water relocations and manhole installs The team has just begun the steam work and hopes to finish the first of the three sections by Thanksgiving Assisting Mike Murphy are Pat Little (APM), Gio Guerrera (OE), Luke Champy (superintendent), and Luis Jacob (foreman) The team continues working with the MBTA to work through challenges and overcome them daily

McCourt is in the middle of construction for the E Kendall Street Plaza Deck Renovation Project (Phase 3). The project consists of approximately 8,600 SF of existing plaza demolition (asphalt pavers this phase while the last two phases were a concrete finish), excavation to expose the existing underground garage foundation/roof, replacement waterproofing of the existing garage foundation/roof (which is performed by a subcontractor of the Project General Contractor PIDC), drainage replacement, backfilling, and placement of a concrete slab on grade then asphalt pavers across the plaza In addition to the work above, McCourt will construct a 160 FT Retaining Wall and a 20 FT section of stairs with Granite Steps on top. Work in the garage was wrapped up over the summer, with the completion of concrete repairs, waterproofing, drainage, fire protection, lighting, painting, and upgrades to the existing headhouses & staircases. Dave McLean and crew have been working alongside our many subcontractors to prepare the new Staircase #4 for opening The staircase is expected to open in early November, which will wrap up the project - Pat Little

The courthouse project is still progressing along with the concrete work Colby Tidd is working in the field, coordinating the concrete work to finish before the winter. The lower walls have been completed, and the roof slabs are being formed and prepped for placement Jessica Mello is working diligently to coordinate the delegated design submittal to release the custom curtain wall components for fabrication. These two contracts for our client, Suffolk Construction at 400 Summer Street, are almost done Suffolk is seeking a temporary certificate of occupancy in November, and we are busy helping them wrap things up. It has been three years of crazy phasing and coordinating, plenty of nights, and other subcontractor interference Luke Frick (Superintendent) has done an excellent job managing the field and managing Suffolk’s demands. Matt McLelland (Office Engineer) has been invaluable for support. Mike Bouffard (Survey Director) has been a tremendous help in developing BWSC asbuilts

fluid fill the line to 200 PSI and return to Eversource Eversource allowed McCourt to change the PTC in station 110 for the 110510/511 Circuit to XLPE direct bury cable. McCourt worked with Shane Plonka, Edgar Martinez, and crews to vacuum excavate over 600 LF and shore until Eversource subs can complete this circuit, and McCourt will backfill and restore. McCourt and Ferreira UTEC have overcome every obstacle during the project, including over 40 Excavations necessary to repair and certify the 60-yearold steel conduit Upon completion, McCourt and Ferreira will deliver two rebuilt and upgraded transmission lines to Eversource. Mike Murphy, Steve Weston, and Brendan Lyons are assisting these crew to ensure the highest quality project will be turned over to Eversource

The steel erection by Boston Bridge Services is underway, with steel fabrication performed by LMC Industrial Contractors

Once this is achieved, we will then have multiple subcontractors on site helping Bob McCarthy and Gerald Ahmeti with getting the Building Enclosure watertight with the help of Premier Mechanical, Central Ceilings, Titan Roofing, The Cheviot Corporation, J C Cannistraro & Costa Brothers Masonry Work continues to progress inside the existing substation, with Michels Power having installed 3 of the 4 sections of Switchgear, with the hopes of the 4th Section coming in March of 2024 They are also awaiting delivery of the 480V switchboards for installation, which should arrive in the next month In the meantime, they continue to install conduit and cable trays needed to transfer over from the existing system to the new one

This new addition to Conte Forum opened in August and it looks amazing It is another improvement to BC’s lower campus McCourt has been involved in many upgrades to the lower campus in the past few years This was another project where we worked for Suffolk Construction We formed a strong partnership with BC and Suffolk, and we all helped to get this project

Job 2306 - Boston College Alumni Stadium Bubble

McCourt is in the inflatable arena (bubble) business. Boston College selected McCourt to construction manage this project for them It involves replacing their winter bubble over Alumni Stadium The old bubble had reached its shelf life This project will be a big push in December – the installation will begin in late November after the last football game and needs to be complete by the end of December when the winter clinics begin We are managing the bubble manufacture, infrastructure, and electrical upgrades Joe Scolaro (Superintendent) and Matt McClelland (Office Engineer) are working on this project and many others.

Job 2115 - Eversource 510 – 511

Reconductoring Project

McCourt and our subcontractor are working diligently to close out the two contracts with Eversource to replace the two 115KV lines 110-510 & 110-511. This project started in August of 2021 and has reached substantial completion in October 2023 The remaining is a punch list item for Ferreira UTEC & 6 PTC pipe repairs for McCourt In August, McCourt was given an additional 14 pipe repairs, with 8 out of 14 having a 60% or more significant wall loss. This put the end date in question. However, Dan Signori and his crew worked tirelessly with Ferreira UTEC and their IBEW 104 workforce to pinpoint said repairs and complete them in time to

Job 2218 - MBTA Fiber Optic Resiliency

We are well underway on our $78 million design/build MBTA fiber installation project The project includes installing underground fiber along seventy-five miles of commuter rail on the Fitchburg and New Hampshire Main lines The fiber will be used for PTC (Positive train control), a federally mandated safety initiative. HNTB, our design partner, has completed the design for the Fitchburg Line and is making substantial progress on the design of the New Hampshire Main Line After various interference episodes, construction began in August with plowing on the Fitchburg Line. About twenty-five miles of plowing are complete as of the end of October Now, we are feverishly connecting the gaps where we could not plow Construction is scheduled to wrap up by early 2025 We have a good group of subcontractors with HNTB, MON, Pacella, Michels, and Mass Electric. The existing standpipe system will be abandoned and demolished after the new system has been tested and put into service The project will improve the ability to try and maintain the system and provide greater firefighting capacity with an increased water supply. The new anchored supports and standpipe will be installed in the lobby and station platform The work in the lobby has been completed, and the William M Collins Company / McCourt is currently working on the station platform standpipe, with Platform Access being our most significant issue.

in October on the two-year project with the start of test piles and vacuum excavation The project comprises 686 piles under a concrete footing and a flood wall that is 3700 feet long and projected five feet out of the ground. On top of the concrete flood wall will be a structural steel framing system to support a metal screen wall cladding system with decorative “fins” to replicate ocean waves along the exterior wall The wall will completely wrap the substation along K Street, East 1st Street, and the Harbor Walk, standing 15 feet tall. In addition, seven motorized and manual sliding gates will be installed that match the height and finish of the metal cladding McCourt’s scope also includes new lighting mounted to the wall, a site security camera and access control system, underground conduits, and a grounding grid for the new wall The management team includes Mike Murphy (Senior Project manager), Pat Little (Assistant Project Manager), Matt Coleman (Superintendent), and Gio Guerrera (Office Engineer).

2307 Boston College – Modular Housing Electrical Upgrades

McCourt Construction was recently selected for a project to improve the distribution electrical grid inside the Modular Housing Complex (MODS) at Boston College. The Mods are made up of 80 six-person apartments and are located in the center of lower campus The project includes installing thousands of feet of concrete encased duct bank, several manholes and handholes and finally the installation of new switchgear and transformers. McCourt is being led on the project by Joe Scolaro and Matt McLelland Justin Oliviera and his crew made quick work of the first phase of the project which included the duct bank, manholes and handholes Next summer we will be back to complete the first switchover of the project. McCourt is nearing completion of restoration this season of six miles of roadway winding through the communities of Winchester, Medford, Somerville, and Boston as part of the overall Eversource Mystic-to-Woburn transmission project Crews working under the direction of Eddy Pereira, Mike Beauregard Sr , and John Almeida contributed to the variety of sidewalks, curbing, drainage, bike paths, milling, paving, and pavement marking activities completed this year

Popovers

Fall is here, and Winter is not far behind Who doesn't love a warm popover filled with scrambled eggs and topped with bacon? Remember to use an oven mitt for all hot surfaces!

1 cup of milk, warmed

1 1/4 cups cornstarch

5 large eggs, room temp

4 tablespoons unsalted butter

Heat the muffin pan in the oven to 425 degrees

Heat the milk until warm to room temperature

1 1/2 tsp pure vanilla extract

1/2 tsp salt

Optional - bacon

Optional - powdered sugar

Whisk together in a medium bowl the cornstarch and eggs. To this, whisk the 1 1/2 tbsp of the butter, the vanilla, and the salt together. While whisking, add the milk and continue whisking until thoroughly mixed and smooth

With a mitt, remove the pan from the oven and quickly add 1/2 tsp of the butter into each muffin cup Now carefully pour or ladle the batter into each cup, just over half full Put the pan back in the oven and bake for 20 minutes

Turn the oven down to 350 degrees and bake for 10 minutes more Do not open the oven until the end of the ten minutes, or the popovers will collapse!

Remove the popovers from the oven and let stand for 5 minutes. Use a fork to remove them from the pan and a knife if you need to loosen them

Enjoy them warm with butter and your favorite filling!

Estimating is closing out 2023 on a solid note! This year, we have landed 18 large jobs from 10 different owners (and I’m writing this with two months left in the year) Highlights include additional work at Boston College, a $28M city streets job in Boston, our first project as a prime contractor for M I T in over a decade, and a $40M substation project right outside the K Street office.

For 2024, we have organized some powerful teams to go after large design-build projects that we expect to hit the street from MassDOT and Massport Some have told us of our favorite private clients like B C and Eversource to expect a big year for investment in their infrastructure. Congrats to all for a great 2023!

Don’t Fall Back With The Clock!

Since setting the clocks back on November 5th, keeping yourself aligned during this change is vital Studies have examined the impacts of standard time and daylight saving time on things like sleep, physical and mental health, car accidents, energy consumption, crime, economic activity, school and work performance

Despite many Americans’ aversion to having to “spring forward” and “fall back” each year, all signs point to continued twice-yearly clock changes No significant legislative changes to daylight saving time (DST) have been enacted yet in 2023, so clocks fell back on Sunday, November 5th. Federal law prohibits states from switching to permanent daylight saving time Changes to federal law, including the Sunshine Protection Act, have yet to come up for a vote in 2023 Dozens of U S states are considering legislation to eliminate clock changes Until then, here are some things you can do to keep the winter blues away

Staying active, eating healthy and well-balanced meals, sunlight therapy, taking Vitamin D supplements, keeping a journal, trying light-simulating alarm clocks, prioritizing social activities, sticking to a schedule, avoiding drugs and alcohol, talking with someone, limiting screen time, cooking a new recipe, and fresh air.
