With works now underway at Mulgrove Farm Village in South Gloucestershire, on the eastern-edge of Bristol, Wainhomes is set to deliver in excess of 700 homes across its Severn Valley region over the next three years.

New beginnings

Set to become the seventh live development for the homebuilder, Mulgrove Far m Village located in Gloucestershire features one, two, three, four and five-bedroom homes in the highly sought-after area of Harry Stoke. Giving back

As a responsible homebuilder, Wainhomes is committed to giving back by investing and contributing to the surrounding local communities.

Building on the success of our soon-tobe-completed development at Blenheim Heights, Wainhomes’ development, Mulgrove Farm Village at Harry Stoke opened its show homes and sales office earlier this year.

Two further developments will follow on from Mulgrove Farm Village in the Severn Valley region, with planned openings in 2022/23.

As a business based in South Gloucestershire, we are dedicated to providing high quality new homes and community benefits in the area. If you have land that is suitable for residential development, we’d love to hear from you.

South Gloucestershire, a great place to work and live

Whether you are looking to start, grow or relocate your business, you’ll find opportunities, support, inspiration and innovation in South Gloucestershire.

South Gloucestershire lies between the city of Bristol, the rolling Cotswold hills and the mighty River Severn estuary. The close connections between its urban centres and rolling countryside is just one reason why residents enjoy one of the best qualities of life rating in the country.

South Gloucestershire is home to a range of nationally and internationally known businesses and a thriving local economy. It has been described as the economic engine room of the West of England with the 11th highest GDP in England outside of London and the highest per capita GDP in the West of England region.

South Gloucestershire is the spiritual home of aerospace innovation and aviation technology in the UK. The place where Concorde was designed and built, and an important base for the aviation industry’s major players of today.

The region is also home to the UK’s most centrally located deep-sea port and its easy access to air, rail and road networks supports South Gloucestershire’s position as a key regional distribution hub, serving the rest of the UK and across the world.

This is a place that innovation calls home with hightech manufacturing industries working together with

local universities on pioneering projects delivering smart city technologies, automotive propulsion, advanced composites, robotics and nuclear fusion energy.

Enterprise Areas

Across South Gloucestershire there are three dedicated enterprise areas, each with its own unique identity and business community.

Avonmouth and Severnside: Warehousing and distribution

Severnside is part of the Avonmouth Severnside Enterprise Area, a globally significant enterprise area covering around 1,800 hectares (almost 4,500 acres) of land along the River Severn estuary and incorporating Avonmouth and Portbury Docks.

Its accessible location and high-quality facilities appeal to regional, national and international industrial businesses.

The three largest employment sectors in Severnside are transport & storage, wholesale and manufacturing. These reflect the area’s attractiveness for large-scale industrial, warehousing, distribution, energy and waste processing uses, in addition to the activities of the port and its storage and distribution facilities and associated industries.

Key facts:

• Ideal location for large scale warehousing and distribution

• Adjacent to the deep-sea harbour at Bristol Port

• Potential to serve 75% of the UK population within 4-hour HGV drive time

• Straddles Bristol and South Gloucestershire

• Bristol Airport is a 30-minute drive away

• The area is adjacent to the M4 and M5 major motorway networks

• The new M49 junction is currently being built to improve access to the area

• Greater connectivity across the region is being supported by MetroWest and Mass Transit. The early stages of these projects will improve transport services between Bristol Temple Meads train station and Severn Beach

• The area’s future is currently being secured by 17 kilometres of flood defences being built along the coastline

Filton: Aerospace powerhouse

The Filton Enterprise Area has the UK’s largest aerospace cluster and is the home of innovative aerospace and aviation technology. The presence of Airbus, Rolls-Royce and GKN have sealed Filton’s status as a business hub for various sectors.

The Filton Enterprise Area is located in South Gloucestershire in the north fringe of Bristol, alongside the A38 in very close proximity to the M4 and M5 motorway interchange. This provides direct east-west access to London and Cardiff and north-south access to the midlands and southwest.

At the heart of the Filton Enterprise area is the Brabazon development. YTL Developments is delivering a £2-billion project and the largest development in Bristol’s history with Brabazon, a new mixed-use neighbourhood.

10

YTL submitted an updated outline planning application for 6,500 homes, student and later-living uses. Alongside this, 3.1 million square feet of B1 and B2 commercial space and higher and further education provision will offer city centre-quality accommodation in a ‘green’ environment.

Brabazon will be well-connected with a new train station opening in 2023. Journeys to Bristol Temple Meads station will take just 12 minutes. MetroBus services will pass through the site, and cycleways and pedestrian routes will be built. Brabazon is also close to the M4 and M5 motorways.

Emersons Green Enterprise area is a world-leading centre of research and technical innovation.

At the heart of the Emersons Green Enterprise area lies the Bristol & Bath Science Park, which is owned by South Gloucestershire Council. The science park comprises both existing buildings and land with planning consent for appropriate future commercial development.

Bristol & Bath Science Park is an established world-class entrepreneurial environment providing space, flexibility and support for science and technology businesses to accelerate their growth and success.

It is designed to foster creativity and 68% of its tenants work with at least one of the other science park tenants. Often these relationships begin because of a chance encounter in the building, and the resulting innovation crosses sectors and connects industries that might not otherwise have considered working together.

The science park is home to a variety of science, technology, research and development companies and the wider estate includes anchor organisations, such as the National Composites Centre and IAAPS (the Institute for Advanced Automotive Propulsion Systems) which together provide 29,000 m² (312,150 sq ft) of research and development floorspace.

Located in a strategically important position alongside the A4174 ring road in South Gloucestershire, the Enterprise Area benefits from excellent transport access around the eastern fringe of Bristol and directly to the M32 and M4/ M5 motorway corridors.

Key facts:

• Hosts businesses from the digital, creative and microelectronics sectors

• Supported by local universities and colleges

• 9 miles to Bristol city centre, 13 miles to Bath city centre, 66 miles to Oxford, 111 miles to London

• Bristol Airport is 17 miles away, Heathrow 97 miles

Seizing the day - pub turns lockdown blues into new opportunities

Sandra Davies, landlady of The Swan in Thornbury, talks about the difference the support, delivered by Cool Ventures, made to her business.

Sandra spent a decade building up her pub business, only to see trade wiped out by the coronavirus pandemic.

Thornbury’s original coach house, The Swan, wasn’t in the best shape when Sandra took over in 2011, but that didn’t deter her. A natural optimist, she says, “I had a gut feeling. If you don’t try it, you’ll never know!” Her mother had helped at the pub as a schoolgirl, so she had a nostalgic family connection, as well as a determination that she could win the community’s support and turn business around.

18

The transformation didn’t happen overnight, but Sandra gradually built up a strong clientele from the closeknit local area, getting the food offer right and opening facilities like the skittle alley. Added to this was the pub’s role in charity fundraising: Sandra says they have raised staggering £143,000 for charity to date, which has helped secure the pub’s place at the heart of Thornbury life.

Using enforced downtime to learn new skills

Despite this back story, all Sandra’s hard work was threatened overnight, when the pandemic restrictions hit. Finding herself with time on her hands, she read a South Gloucestershire Council newsletter, and learned that she could get free business support from Cool Ventures. Sandra wanted to use the time she had to develop the food side of her business, as well as to brush up on her digital marketing and social media skills.

Sandra had a free one-to-one consultation with an expert business advisor.

“They were helpful, friendly, and understanding, and talked at a level I could understand, it was excellent. As well as providing free training, they told me about grants I could apply for. Cool Ventures helped me through the application process… and they always returned my calls!”

She was successful, securing funding from South Gloucestershire Council’s ‘Help us thrive fund’. This enabled the pub to develop an attractive new outdoor trading area, with furniture and planters. “It’s been my life saver,” says Sandra.

Free training webinars

On the skills front, Sandra attended a series of Cool Ventures online training webinars, including on social media strategy, winning more customers and Twitter for business. “I found the training really useful,” she enthuses. And getting more familiar with technology like

Zoom video-conferencing, helped open conversations and idea sharing with other business owners, which she found valuable.

The Swan remains firmly established as a community hub in Thornbury. Sandra’s got custom back above precoronavirus levels already, but she’s not for standing still, with exciting plans to refurbish and continue increasing business. “Thornbury’s stuck with me… I love the job I do, and I love the customers I have. And I’ve found that sometimes, even small changes can make a big difference to your business.”

For many of us, the Covid-19 pandemic meant working from home but with restrictions lifted, many people have returned to their workplaces, whether that’s full-time or adopting a hybrid mix of home and office working.

South Gloucestershire Council is committed to tackling climate change by encouraging more people out of their cars and onto sustainable transport options, helping to reduce carbon emissions and improve air quality.

MetroBus

MetroBus is an express bus service that started operating in the West of England in 2018. The construction of the existing network was a joint a project between South Gloucestershire, Bristol City and North Somerset Councils.

There are currently three MetroBus routes in operation m1, m2 and m3. The m1 and m3 provide fast and reliable connections between South Gloucestershire and Bristol city centre. The m2 runs from Long Ashton Park & Ride to Bristol city centre.

South Gloucestershire Council is now developing the Cribbs Patchway MetroBus Extension (CPME) which will help to reduce congestion and improve journey times for all road users. CPME will provide a new quick, reliable public transport system between Bristol Parkway Station and the Mall at Cribbs Causeway and offer a convenient alternative to travelling by car.

By offering faster, reliable bus travel on modern, environmentally friendly vehicles with USB sockets and free Wi-Fi, the aim is to increase the number of people

travelling on public transport and reduce the amount of traffic on local roads.
