LEADER’S FOREWORD

Thank you for picking up and taking a look at our first ever Hounslow Business Guide.

Whether you are already trading in the Borough, an aspiring start up or just interested in what we’ve got to offer, we know you won’t be disappointed.

Hounslow has been making great business waves of late. We’re already well known for the multi-nationals who base themselves on what we call the Golden Mile (see page XX) – including Sky, GSK, Dell EMC, JC Decaux, to name but a few.

Our flagship business parks in the east and west of the borough (Chiswick Business Park and Bedfont Lakes, pg?) are also home to other big names in technology and broadcasting like Cisco, IBM, Disney, The Discovery Channel and QVC. But it’s under the radar where the thousands of smaller Hounslow businesses are innovating, employing local people and working all hours that inspire us and make this Borough one of the most entrepreneurial in London. The latest number of businesses in Hounslow nears a staggering 13,000.

We have some big challenges ahead, such as providing the workspace, homes for employees and associated infrastructure required to service a first class business destination. The announcement of Heathrow as the Government’s preferred location for a new runway will have an enormous impact and we’re aiming to be ahead of the curve in terms of the implications for businesses and skills.

Inside this guide is more on what we’re doing to help businesses and residents continue the success story of Hounslow as a great borough for business. Now more than ever we need to work together.

We value tremendously the partnerships that we have with the public and private sectors, voluntary organisations and our local communities and the part they continue to play played in supporting our businesses and residents.

Also, when you get a chance, take a look at our It’s Local Business Directory and if at all possible please shop locally to help boost your local economy.

We continue to be ambitious for the prosperity of businesses in Hounslow and we look forward to working with you to achieve it.

WORKSPACE

Awesome offices

Chiswick Business Park

Who wouldn’t Enjoy Work at the multi award-winning Chiswick Park? Immaculately landscaped, flawless evergreens providing shade for packed-lunching workers and duck gliding by in the centrepiece lake. One could be forgiven for forgetting that this Grade A office space is located just a few hundred metres from Chiswick roundabout where the A4 main arterial route from Heathrow to central London meets the bustling North Circular Road.

No wonder then that the roll call of businesses choosing to base themselves here reads like a who’s who of industry trailblazers – PepsiCo, Starbucks, Haliburton, Paramount Pictures, Discovery Channel, Disney... we could go on.

The ethos is simple – happy workers do business better. It seems to be doing the trick at Enjoy Work’s Chiswick Park.

Bedfont Lakes

Set in a Site of Metropolitan Importance for Nature Conservation, the businesses at Bedfont Lakes share this setting with more than 350 species of plants and over 150 types of birds.

This environmental success story – the area was used as landfill as recently as 1973 – is only part of what make Bedfont Lakes such an attractive proposition for its tenants. Top quality office space is inhabited by the likes of Cisco, SAP, BP and Targus who relish the chance of working in a non-urban location with a wealth of recreational opportunities in the vicinity. Golf lovers are especially spoilt with championship courses Sunningdale and Wentworth nearby.

BUSINESS SERVICES

Business Services and Investment

The Business Services and Investment team is the business hub of the Council – they want to hear from you whatever your business query. As the saying goes, if they don’t know the answer they’ll know someone who will.

Councils and businesses work together in a number of ways, whether it’s licensing, premises use, promotional events, procurement or apprenticeships. The job of the Business Services team is to be your port of call for any of the Council business touch points and make sure you get the information or service you need.

The team also want to encourage businesses to locate, start-up or grow up in the borough so they have a great all-round knowledge to support any company, irrespective of size or sector. For instance, aspiring startups have been able to take advantage of a free training and mentoring programme, while more established businesses have been invited to meet the Council’s procurement team to find out about becoming suppliers to the local authority.

REGENERATION

LEADER’S FOREWORD

Thank you for picking up and taking a look at our first ever Hounslow Business Guide.

Hounslow’s Golden Opportunity

The Great West Road was built in the 1930s and established itself as a leading strategic industrial location, named the ‘Golden Mile’. Remnants of the industrial spirit of its heyday can still be traced today in a number of special Art Deco factory buildings lining the corridor. In the 1960s, the M4 motorway was built over the Great West Road, and the corridor attracted a series of office buildings including the Headquarters of GlaxoSmithKline, and the development of the Sky campus at Osterley. The Chiswick Business Park at its eastern end has attracted a range of high profile businesses.

In 2014 the Council established a high level strategic vision for the Golden Mile which covered the entire length of the Great West Road corridor. The Council’s vision is to drive the renaissance of the Golden Mile as a prime employment hub in the borough and to maximise on its strategic location as the western gateway into central London.

In recent years the Golden Mile corridor has seen increased development activity. A number of mixed-use schemes have recently been completed in the mid-section of the Golden Mile, Sky has continued to enhance its Digital and Media Campus, a number of office buildings have been given a face-lift, and a new 20,000 seater Brentford Community Stadium together with 910 residential units is planned at Lionel Road in the east of the Golden Mile. There is significant other development interest in the corridor on a number of larger sites, including the ambitious Will Alsop scheme at Capital Interchange Way.

The Council is now preparing a Local Plan Update for the Great West Corridor, and the Golden Mile Masterplanning Study will form the evidence base for this plan. The masterplan will establish a bold new vision and plan for the transformation of the Golden Mile into a 21st Century business hub that is supported by a high quality environment, sustainable transport solutions, a vibrant mix of uses, good integration with its surrounding communities, and a strong image and identity.

15

The West Way Forward

Feltham and the west of borough are areas with significant and exciting growth opportunities. Heathrow Airport is a major economic driver for the sub-region employing well over 100,000 people locally and supporting a further 100,000 jobs in the wider west London areas and corridors beyond. The substantial growth of Heathrow Airport – the Government’s preferred option for expansion – presents a major opportunity for improving the accessibility and attractiveness of the west of Borough for new business and housing growth.

The Council’s West of Borough Plan aims to optimise the potential of the area to support housing delivery, job creation and the provision of new infrastructures to serve the local community and new development. As part of the plan, the Green Belt is being reviewed to establish which parts are fit for purpose.

As part of the wider west of Borough plan, the designation of Housing Zone status for Feltham has put sharply into focus a vision to strengthen and transform this district centre into a thriving place for its growing residential population. The masterplan is building on its rich businesses and cultural heritage with companies such as Bentley Advanced Materials (see case study on page 17) being typical of the entrepreneurial spirit alive within Feltham’s businesses estates which house numerous and varied SMEs. Feltham town centre enhancements will bring a wider range of shops, cafés, bars and restaurants and a strong evening economy. It will be the place for the people of Feltham to meet and socialise, with regular events and festivals fostering civic pride.

Feltham and the west of Borough offer the potential to deliver over 8,000 new homes, in excess of 150,000 sq m of office space, a new local centre, hotels and leisure facilities, and a new primary school, as well as at least 145,000 sq m of light industrial space for distribution, air freight and other airport related businesses. These plans also support the delivery of a new Southern Rail Access into Heathrow Airport including a new station at Bedfont. This will radically re-position this part of the borough and enhance public transport accessibility.

16

Case Study

Lights, Camera…Feltham!

Thor, Star Wars, Avengers Assemble, Harry Potter, Batman Begins… the list of films that have used products supplied by Bentley Advanced Materials is seemingly endless. Each day a 26 tonne truck departs the Feltham depot and delivers BenAM’s range of liquid plastics, rubbers, plasters and foams to film studios, including Shepperton, Pinewood, Warner Brothers and Elstree, for use in the production of costumes, sets and props.

Aside from the film industry, the company stocks moulding materials for all kinds of applications, from homecrafts to high performance vehicles. The Feltham depot is housed in an unassuming building on the Five Ways Business Centre and contains a warehouse, offices, seminar room and retail space. The retail space doubles as a curiosity shop displaying foam arms, silicone alien torsos and rotocast Batman masks, all of which have been produced using BenAM’s specialist materials. The company runs frequent public seminars in order to share their specialist knowledge, the most recent of which was titled ‘Life Casting and Special Effects’.

TOWN CENTRES

Hounslow

The town of Hounslow lies in the middle of the borough and is perhaps the most multicultural, with temples and mosques joining the area’s churches. As further evidence of this, the town centre will soon be home to the best Bollywood cinema outside India. The High Street Quarter development will house a 10-screen cinema, 527 apartments, and shops and restaurants are also planned for the site just off the High Street.

Hounslow town centre, designated as a Metropolitan Centre in the London Plan, is the borough’s largest town centre, serving the widest catchment, extending into other parts of west London. It is served by three train stations – Hounslow Central and Hounslow East on the Piccadilly underground line and Hounslow Mainline to Waterloo Station (South West Trains). There are two managed shopping centres (Treaty Centre and Blenheim Centre), a range of national multiple retailers and anchor high street fashion stores. It also contains leisure and cultural uses, such as a library and theatre as well as the newly redeveloped High Street with market and Bell Square performance space.

To the west of the town is Hounslow Heath which was once home to the infamous highwaymen of the 17th and 18th centuries. Thankfully nowadays it is more common to find a variety of birds, small mammals and insects at home in this nature reserve with its protected heathland and grasslands.

22

Chiswick

Chiswick is the borough’s second largest town centre, primarily serving the east of the borough. It is a successful upmarket retail destination with a range of chain and independent shops which are prominent in the charming Devonshire Road and bustling Turnham Green Terrace. Businesses in financial and professional services are also evident and enjoy a great selection of restaurants and bars, creating a vibrant evening economy.

Chiswick town centre has a special local character, largely due to its heritage and the layout of the low rise buildings in grid patterned leafy streets, riverfront walks and excellent hospitality on offer. It is conveniently served by two tube lines (District and Piccadilly).

The town centre sits in the middle of what is known as west London’s TV Triangle and is within walking distance to Chiswick Business Park which is the home of companies such as Disney, Paramount, QVC, CBS news and Vue Entertainment.

Turnham Green and Chiswick Common provide the all-important green spaces that enhance the town centre giving residents and workers the chance to picnic or have an impromptu game of rounders.

23

Brentford and Isleworth

Brentford and Isleworth sit on the north bank of the River Thames across from Kew Gardens. There are further waterways in the area including the River Brent and the Grand Union Canal. The canal provides links to northwest London and the Midlands. The intersection of these waterways provides distinctive character where modern development meets historic waterside industry and recreation.

These two town centres are separated by Syon Park where day trippers can enjoy the splendour of Syon House or even take the Pocahontas tour (the famed Native American resided in the area). The London Hilton Syon Park hotel is a popular base for tourists and international sports teams alike.

Brentford and Isleworth both boast popular markets. Isleworth’s monthly Church Street market treats visitors to a farmers’ market and a selection of craft goods, with its summer and Christmas version going into overdrive. Brentford’s weekly Sunday market is a foodie’s paradise and is held in the redeveloped market place.

Brentford is also home to the borough’s only professional football club, who have turned heads in the Championship with their attractive style of play. Fans will soon be saying a sad farewell to Griffin Park (home since 1904) but excitement is building ahead of construction of a new 20,000 all-seater stadium. The Brentford Community Stadium will also be home to a professional rugby team and is at the heart of plans to regenerate the area, bringing new homes and commercial opportunities.

24

Feltham

Apart from once being the home of rock legend Freddie Mercury, Feltham was famous as a prominent market garden until well into the 20th Century. Whilst agriculture has diminished, trade continues to flourish at the town’s shopping centre (The Centre), leisure complex (Leisure West) and the High Street’s range of national multiple retailers and fashion stores.

Part of Feltham town centre is a designated conservation area and includes a number of listed buildings such as St Catherine’s Church Spire, Cardinal Road Infant and Nursery School, the Red Lion Pub, Feltham House and Manor House on Manor Lane.

Feltham is undoubtedly influenced by its proximity to Heathrow and the centre’s surrounding areas are a hive of activity with trading estates containing a mix of businesses from airport related industries. In addition to manufacturing civil engineering, logistics and distribution warehouses, there is also a cluster of technology, IT and media companies.

Feltham town centre is situated in the western part of the borough and benefits from a mainline station with regular direct services to London Waterloo and Reading. Nearby Hatton Cross Tube Station is on the Heathrow branch to the Piccadilly Line.

25

HOUNSLOW FESTIVAL OF BUSINESS

Hounslow Festival of Business 2018

The Hounslow Festival of Business has become a must attend event in the borough’s business calendar for start-ups and seasoned entrepreneurs. The 2018 edition, held at the London Hilton Syon Park on February 8th, managed to top the success of the previous inaugural year with over 350 visitors and 80 exhibitors taking full advantage of the opportunity to kick-start the business year. Speed networking, inspiring presentations from expert practitioners and workshops tackling everything from finance to social media were just some of the day’s activities.

The Council partnered with the Hounslow Chamber of Commerce and organiser FHW Events and Marketing to create a day which would celebrate the vibrancy of Hounslow’s and west London’s economy and it didn’t disappoint. Watch this space for details of the next Hounslow Festival of Business. If you came in 2017 or 2018, we can’t wait to welcome you back, but if not, can you afford not to miss the business event of 2019?

“The Festival of Business far exceeded my expectations. Connecting with local businesses face-to-face is so much more engaging and opens up opportunities on personal and business level. It has given us huge local brand exposure and engagement that PMGC was looking for. PMGC is already committed to exhibit at the Hounslow Festival of Business 2019.

London Tenders Portal is an e-tendering system built specifically for the public sector, and is currently used by 17 London boroughs. It is free for suppliers to register. The provider of the portal, Due North, launched a new system in 2015, giving suppliers the ability to search for opportunities nationally, not just across London. To access the system please visit londontenders.org.

Details of all contracting opportunities are listed on the London Tenders Portal.

Aros are passionate about creating architecture which works; for users, for the environment, for passers-by, and for the community.

We care deeply about context, and the surrounding history and culture of a site; what is unique, what is needed, and how we can help to make the best of an existing site. Our team of talented and enthusiastic architects and designers are proud to be working on a number of projects in the vibrant London Borough of Hounslow.
