Welcome to our beach house at 803 East Beach Avenue in Brigantine, NJ (Jersey’s best kept secret). Since 2010, this house has served as an oasis for our family and friends. Countless birthdays, Memorial Day BBQs, New Year’s Eve celebrations and Thanksgiving feasts have been shared within these walls. This house has brought laughter and tons of memories for everyone who has visited.
We hope that you enjoy this place as much as we have over the years. This binder includes important phone numbers, house rules, and instructions, as well as some dining and entertainment suggestions for the island and surrounding areas. There is a lock box to the left of the front door. Prior to check-in, you will be given a 4-digit code to open the lock box and access the key for the house. This key opens both the bottom and top locks on the front door as well as the door leading from the garage to the first floor. You'll also be given a 4-digit garage code to use during your stay.

There is absolutely no smoking, illegal drugs, or underage drinking permitted by anyone staying or visiting this house.

All overnight guests must be approved in advance through the booking process.

Please leave the house key in the lock box for easy accessibility for all guests throughout your stay. Make sure the key is placed back in the lockbox upon checkout.

No pets are allowed.

Parties of any kind are not allowed in the house or on the property. Loud music is also prohibited. Please be courteous to our neighbors.

If you are celebrating an event, we ask that you do not use glitter or confetti in your decorations and to not hang anything with push pins.


4 plastic chairs are provided on the second deck they must be brought inside when you leave. Brigantine is prone to high winds.

We understand accidents happen, if any dishware or glassware breaks, please let us know so we can replace it.

There are limited beach chairs and toys available. Please clean them off after each use. There is a hose on the side of the house and an open outdoor shower.

Please be respectful to everyone and clean the grill after each use. No grilling is allowed on any balcony of the house. Grilling must be done in the driveway only.

Please sign out of all your accounts if used on the television streaming apps before you check-out.

All thermostats must be set to 77 degrees upon check-out. Please do not drop the thermostats below 68 during your stay.


If beach tags we provided are lost during your stay you will need to replace them and contact us to know that you did. If we are not informed of this and the next renters cannot find the tags, you will be charged.

Please keep all doors and windows locked when you are not home, especially on the ground floor.

Please follow the trash and recycling schedule and move the cans to the curb on the designated days before 7:00 am. More information can be found in the "How Things Work" of this brochure.

Discard all items perishable and non-perishable upon check-out that you will not be taking with you. Our cleaning company is not responsible for this.

Three thermostats are located in the house that control 3 zones/floors.
First Floor- across from bathroom
Second Floor- next to the bedroom, at the foot of the staircase going up Third Floor- in the master bedroom outside the bedroom door

Trash pick-up is every Wednesday morning. Bins must be out before 7:00 am. Please use the designated trash bin in the rear of the house. Recycling pick-up is every Wednesday during July and August. Please see the trash/recycling calendar at the end of this guide for more information.

TELEVISION OPERATION & STREAMING SERVICES
There are 3 televisions in the house. First TV is located in the cabinet of the living room on the first floor. This is a smart TV. The second TV is located in the living room on the second floor and has Roku. The third TV is located in the master bedroom on the third floor and has Roku.
WIFI ACCESS
WiFi access points are located on the 2nd floor next to the television. Please note the internet is considered high-speed, however, it slows down when multiple devices are using the connection.

USING THE BARBECUE
The BBQ grill is located in the garage and must be used in the driveway to cook. Please remember to turn the gas off after each use. There is a spare propane tank in the garage for the BBQ grill. If you end up needing to use it, please let us know so that we can replace the empty. BBQ utensils can be found on one of the island drawers.

Bed sheets are provided for each bed. The linen company will take care of stripping beds and washing sheets. There is no need to strip beds at the end of your stay. If for some reason you need to wash streets during your visit, the laundry room is located on the second floor.
Bath towels, hand towels, & washcloths are provided for guests (1 set of each towel type per each guest, up to 14 sets). The towels are located throughout each of the 4 bathrooms. We kindly ask that you place all used towels in the basket in the laundry room before you leave.

STOVE AND OTHER APPLIANCES
Kitchen appliances available are oven and gas stovetop, refrigerator, toaster, griddle, microwave, can opener, regular coffee pot and keurig.

WASHING & DRYING
A washer and dryer are available on the second floor just off the kitchen. Please check the washer and dryer before you leave and clean the lint trap.

USING THE DISHWASHER
Please unload the dishwasher before you check-out and place all dishware, utensils, and glassware back in their cabinets. The cleaning company will not do this.
We have supplied 10 beach tags for use. They are located on the hook on the cabinets closest to the television. Please put all beach tags back in this location after each use.
Additional tags can be purchased at the Beach Fee Office located at 265 42nd Street, it's open 7 days a week, 9am-3:30pm ending August 31st.
Fall/Winter Hours: Thursday-Saturday from 9:00am-3:30 pm starting September 4th.
Seasonal: $25.00 Daily: $10.00 Weekly: $15.00
Senior over 65: Come in with identification for a free tag! You are only allowed 1 Beach Tag per identification.
Active Military Members: Tags are free (4 free per family). Also, for veterans, beach tags are free only for that veteran.
Seasonal: Purchased by May 31- $20.00
Seniors (60-64): Purchased by May 31- $10.00
Senior over 65: Come in with identification for a free tag! You are only allowed 1 Beach Tag per identification.
Active Military Members: Tags are free (4 free per family). Also, for veterans, beach tags are free only for that veteran.
Seasonal: $30.00 Daily: $10.00

This is just a friendly heads up! Unfortunately Greenhead fly season runs from late June through September, but its peak is during the month of July. Which is just perfect for all of our summer vacations!
Greenhead fly bites can be a bit painful....and we've noticed the flies are the worst on really humid days with no breeze.
Some helpful tips on how to combat these annoying bugs:
1) Spray your beach umbrella or canopy and beach chairs with bug spray to help stave off a swarm of them.
2) Make sure to thoroughly dry once you are out of the saltwater and reapply your bug spray, they love the salt!
3) We have found that Repel Plant-base Lemon Eucalyptus Insect Repellent keeps them at bay (for the most part), just make sure to respray and reapply throughout the day.
4.) Some local surf shops swear by Cactus Juice, you can find this on Amazon along with the Repel.
The Brigantine Farmer's market is located in the parking lot of the Brigantine Community School (Sheridan Blvd Side). It's open starting Memorial Day weekend and runs every Saturday (rain or shine) until Labor Day week from 8:00 am to 12:00 pm.
Make sure to find the Key Lime Pie Lady!!! Soooo good!!!

When you leave, please ensure all exterior windows and doors are closed and securely locked. In addition, please turn off lights and adjust the thermostat to 77 degrees.
Please leave the kitchen in the same condition as when you arrived and take all items that you brought with you. Please throw away all perishable and non-perishable items you will not be taking with you. Dishes in the dishwasher and dish rack must be put away as the cleaning company is not responsible for this.
When you leave, please check each room, under the beds, closets, and drawers to ensure that no personal items have been left behind. In addition, ensure that you are signed out of all streaming services accessed on the screens in the property.
