STRATEGY M-Rad is here to fix the business of architecture.

m-rad.com

PHILOSOPHY CULTURE . COMMUNITY . CLIMATE Our inspiration draws on a deep respect for the cultures and individuals that our work immediately affects. We envision landscapes that enrich communities, inspiring people to interact with each other as well as the structures that we draft. Incorporating science and climate data allows us to produce buildings that push the frontiers of environmental sustainability. In this way, we are both locally and globally minded. Small details can impact our world in great ways. Clients are considered partners and we take our relationships very seriously. By seeking strategic partnerships, we work alongside like-minded, ambitious people to create high-functioning, environmental and aesthetically-progressive projects. By achieving these goals, it means that we have succeeded in building better businesses for ourselves, our clients, and our communities. M-Rad provides bespoke solutions to universal problems.

m-rad.com

TEAM EXPERIENCED . INTERNATIONAL . INNOVATIVE M-Rad is an international, award-winning design studio that looks to reconceptualize architecture through social and environmental research. The Los Angeles-based design firm was founded in 2012 by Matthew Rosenberg, a Canadian-born designer who has worked and studied across twenty-four countries. M-Rad Architecture is dedicated to exploring progressive solutions with clients who are interested in redefining the architectural style of our time. The work, while varied in scale and eclectic in scope, is harmonized by alternative sustainable solutions and enhanced social exchanges. We are working to facilitate the development of socially-generated solutions that will maximize the function of our buildings or strengthen a community’s infrastructure. Our goal at M-Rad is to introduce elements that reinvigorate the existing landscape into public spaces and offer the community a chance to define a thriving culture. Our hope is that our designs help to build a stronger bond between the community and their built environment by offering them a part in its development.

The inspiration for the flowing form of this government-funded project was the continuous ribbons of cracks through the massive ice blocks that drift along the Harbin River. Hints of the interior program are seen in the overall gestures of crescendo peaks and tranquil interludes of the continuous wrapping skin. The Cultural Island includes a 1,600 seat main theatre, a 400 seat secondary theatre, studios, education facilities, an exhibition space and a variety of retail and plaza space. The site rests on a preserved wetland that guided the incorporation of waterways through the various built programs allowing 70% of the site to retain its wetland characteristics.

Associated Office Associated M-Rad Staff Associated Staff Role Program Status

MAD Matthew Rosenberg Project Manager, Head of Design Residential / Commercial / Hotel Built, Completed 2015

The jutting landscape over Taiping Lake makes Huangshan Mountain a canvas that is both inspiring and phenomenal. We wanted to integrate a smart and sustainable community development and provide the client with as many waterfront rooms as possible. In Chinese culture, water is thought to exude pliant and yielding characteristics that are necessary for ease in both interpersonal relationships and in the relationship between building and land. The intention was to build among rather than on the mountains. Much like an ancient Chinese painting, the design dances across the landscape, blurring thresholds of nature and built environment. The undulating terrain defines the placement of each lakeside building, while the views situate each unit within those plots.

M-Rad Architecture Hotel / Retail / Bio-Tech Research / Offices 750,000 SF Design Development Oliver Companies $265,000,000

The proposed site begins with an intelligent mix of programs at a highly concentrated density to allow for maximum interaction between the Research and Development (R&D) creative biotech community, transient hotel residents, and public and professional users of curated commercial retail. Next comes an active exchange through a redeveloped Grand Avenue corridor that encourages both foot and bicycle traffic through the 101 barrier, as well as targeting our neighboring offices to encourage a cross-pollination of relationships and ideas. The flexible arrangement of the buildings in terms of configuration and layout creates an opportunity for multiple operators and future flexibility with program uses. The Project offers a wide variety spaces and uses: the hotel, various amenities and the office spaces can be run and operated independently from each other, thereby allowing the projects to be based on more flexible economic assumptions.

M-Rad Architecture Hotel / Retail / Bio-Tech Research / Offices 750,000 SF Design Development Oliver Companies $265,000,000

The central concept for our development proposal at 121 East Grand Ave is to transform an otherwise typical corporate hotel into a vibrant anchor for the accelerated, and future, growth of South San Francisco. The project aims to transform the traditional suburban style office towers which all-too-often find themselves surrounded by seas of parking, a litany of light poles and vast, disengaging environments into a destination. We seek to create a flexible hub which combines value-generating spaces with strategically stable, sustainable, and engaging programming. The typical office tower configuration supports bad habits, where automotive-centric commuting and isolation from public interaction prevail. In contrast, we are proposing an interactive site that fosters continuing participation from its guests, community, businesses, and area residents through dynamic circulation.

Hollywood will always be an international draw for tourists, but Hollywood Apartments looks to redefine the neighborhood as a hub for creative culture and economic diversity among both local and international clientele. As the building steps back, each floor shifts to feature views of the Hollywood Hills while flooding the terraces with natural light. The most exciting aspect to the project is the public park that steps up the front of the building and defines the entire front facade. The building almost disappears as guests, residents, and visitors begin to activate the building edge and blur the lines between urban fabric and building envelope.

HiPoint Apartments focuses on the relationships of building to individual unit as well as building to street. By pressing down a corner of this square development, common open space is no longer insular in nature, but rather looks outward toward the city. This not only provides each unit with more exposure to sunlight, but also allows for green balconies and access to city views atypical in most low-income, affordable housing developments.

We removed the building’s center, splitting the mass to create an elevated platform that serves as a ‘walk in the forest’ amidst the tree tops, as well as allowing for additional sunlight to reach the residences’ interiors. Smaller volumes are carved from the initial massing to provide each unit with extra balcony space and immediate exterior access.

Manhattan is a vertical city. At the base of these vertical extrusions, lost in the gridded urban fabric, we forget to look up. It’s easy to get caught up in the energy of the city, not stopping to change our perspectives. Hudson Americano aims to do just that - to challenge our expectation of Manhattan’s linear verticality with a 4-dimensional facade that shifts with light and perspective. It works to break up the monotonous fabric of Manhattan, offering moments of serendipity in doing so. The tower’s facade projects inward and outward at specific angles to increase natural light, control heat absoprtion, and frame views of the city and the Hudson River. It is a stunning display of ground-breaking design, construction, and sustainability.

Situated on a prestine hilltop in Beverly Hills, the Beverly Estates residence is inspired by its unique and dynamic topography of which it sits. The structure embraces large courtyards and terraced spaces throughout its two levels. Light wells are created on both sides of the project, connecting the first level courtyards to the second level terraces. The occupants are constantly exposed to the outdoor environment while navigating along the paths of the house. At the end of these paths, the edge of the hill allows for an extensive view of the the city we all love, Los Angeles. The first level is angled to project a view corridor towards Beverly Hills while the second level looks out facing Santa Monica and Catalina beyond. These angled ends of the project also create additional outdoor open and covered decks to enjoy the pool view on the first level and the landscape of the city from the second level.

The ‘Dundas Dandelions’ is ambitious. It will grow to create an integrated identity for a place that does not yet exist, an unusual hinterland of a place. We will engage with the true qualities of the site, resist the urge to tidy up and create a genuine, authentic and distinctive response. ‘Dundas Dandelions’ is a chance for people to imagine an alternative way of living together, engage in cutting edge thinking and explore the future of their city. It is a landscape of learning; transforming familiar surroundings and provoking us to challenge our preconceived ideas about the future. Through LAGI we will embrace the opportunity to create interruptions across Dundas Hill that will provide new venues for everyday, and extraordinary, activities which will open up people’s eyes to new possibilities and educational experiences.

The LEED Gold Mandarin Oriental Hotel at MGM City Center is a model of sustainability on the Las Vegas Strip. Atelier Ten optimized the building’s facade to exceed the stringent local energy code while still creating an iconic presence in the skyline. In extreme climates like Las Vegas, facade performance is critical to reducing a building’s energy demand. Atelier Ten optimized the tower and podium facades to respond to many environmental factors. Shading, frit, and glazing options were designed and analyzed to reduce solar gains while providing useful daylight to all interior spaces – a rarity in Las Vegas. Atelier Ten evaluated mechanical system options and advanced building controls through detailed energy models to further reduce the building’s energy performance.

Seawall Lot 337, one of the most prominent lots and a key gateway development in the Mission Bay Neighborhood of San Francisco, is being developed to anticipate increasingly stringent green building city regulations. Atelier Ten is currently advising on potential strategies for greening the site’s “horizontal development.” At a minimum, the area will need to meet the energy and sustainability codes relevant in San Francisco at the time of permit. Multiple sustainable site strategies considered from the outset will create a ‘LEED ready’ site that will enable the design proposals to go beyond code compliance and achieve the highest ambitions for integrated sustainable design and low carbon communities.

This ambitious LEED Gold targeted project will transform downtown San Francisco and its regional transportation system. It creates an iconic central station that forms the new center of a sustainable transit-friendly region and integrates an innovative urban park on its roof. Atelier Ten was instrumental in defining key project goals for energy use and carbon emissions reductions, water conservation, comprehensive waste management, use of sustainable and durable materials, and sustainable design education. Atelier Ten optimized the water reuse cycle to reduce its size, cost of storage, and improve system reliability. The water system also includes a graywater filtration wetland, habitat for local species, and native/adapted plant species on the roof park.

At the heart of one of the largest redevelopments in Northern California, LEED Gold targeted Candlestick Point has the opportunity to raise the bar for environmental performance in the region and to reduce its environmental impact significantly. Atelier Ten recommended ambitious energy cost savings measures including efficient and cost effective mechanical systems, optimized envelope design and on-site photo-voltaic panels. Atelier Ten also led the water system design to reduce water storage needs, reduce pipework, and increase water savings, while maintaining equivalent storm-water filtration benefits. The system design targets “zero water waste” and reduces the initial concept’s capital cost by 68%.

m-rad.com

UNILEVER BRAND ENVIRONMENTS Kingston, UK; Four Acres, SGP

Unilever is a global organization with the ambitious goal of doubling the size of their business by 2020, while committing to increase their positive social impact and reduce their environmental footprint. BMD was tasked with creating a new communications framework and visual identity system that would humanize the brand and demonstrate Unilever’s Sustainable Living commitments. The system, founded on the idea of telling real stories about real people, relies heavily on photography, patterning and typography to create a more approachable brand, as a means by which to communicate the small ways in which Unilever is making a big difference around the world. Once the basic framework had been defined, BMD worked with Unilever’s global brand team to direct the roll-out internally and externally. We also developed a series of global guidelines for the application of the refreshed brand across various collateral, including digital and social media platforms, packaging, corporate communications, materials, and stationery. One of these guidelines documents, the Global Building Guidelines, describes the application of the branding system to the built environment. BMD developed a framework for how the brand comes to life in space. As real world demonstration projects to test and refine the guidelines, we rolled out two key sites: Kingston in the UK, and Four Acres, a residential training facility in Singapore. At each site, we designed and implemented an architecturally integrated and impactful expression of Unilever, authentic to the global brand, while relevant to the local market.

m-rad.com

PENNOVATION WORKS Philadelphia, PA, USA

The Pennovation Works is a unique blend of offices, labs, and production space being developed by The University of Pennsylvania to bridge the intellectual and entrepreneurial initiatives for advancing knowledge and generating economic development. The site will be anchored by the Pennovation Center, a business incubator and laboratory that will align and integrate researchers, innovators, and entrepreneurs for the commercialization of research discoveries. The identity is divided into three brands: Pennovation Center, Pennovation Works, and Pennovation. Each brand has a specific purpose, but they all blend within the same graphic system, allowing for clear brand equity to and from the master brand. The logo is accompanied by a set of patterns resembling abstract vertical shapes alluding to coding characters, alluding to the startup and technology-focused projects. The identity uses a refreshed color palette based on the existing visual identity of the University. The blue and red colors are vibrant and bold, while the gray color instills harmony within the palette. BMD applied the new visual identity to a responsive content-rich website, a customizable marketing kit for potential tenants, as well as a comprehensive and flexible environmental graphics, signage and wayfinding system for the site and the building.

JOURNAL SQUARED Hoboken, NJ, USA

Journal Squared is a 3-tower, mixed-use condominium development in Hoboken, New Jersey. Upon completion, it will be one of New Jersey’s largest urban developments, with offices, retail space, and over 2,000 residential units. Working closely with design architects, HWKN, and architects of record, Handel Architects, BMD’s role was to develop a full visual identity, including brand and messaging guidelines, schematic wayfinding & signage, and environmental graphics. Based on stakeholder interviews and conceptual research, BMD created a look and feel that reflected Journal Squared’s core values as a bold, modern brand that speaks to the lifestyle of those who live there. Sophisticated and energetic, Journal Squared is accessible, modern luxury while staying true to the history of the neighborhood. As phase one is nearing completion, BMD will continue to develop the brand into phase two, with roll-out of the identity, marketing materials, and environmental graphics.

GRAND JUNCTION PLAZA Westfield, IN, USA

Grand Junction Plaza is the new heart of downtown Westfield, Indiana. A 10.5-acre park, the site of this new civic hub brings together various elements for an active community. Retained in 2014 by landscape architects, Land Collective, Bruce Mau Design was engaged to envision a new brand for the park with a visual identity and signage and wayfinding system. Our brand and visual identity system gestures to the shape of the park: a unique plan at the nexus of trail systems and an active community. Within the park’s logo, the anchor of the visual identity system is a fractured wordmark that serves to highlight the meaning of “meeting,” but remains flexible as it integrates itself within the greater system of icons. Grand Junction Plaza’s signage and wayfinding system takes cues from the strong icon system, and creates its own set of icons to identify each facility. Every sign type celebrates the icons by emphasizing its scale within each marker, but allowing a level of transparency to frame the nature behind it. Formally, the signage and wayfinding system was carefully placed within the embedded infrastructure of the park, as each sign type wraps and twists itself to the architecture or direction it is referencing. Cor-ten steel was used as a nod to the industrial past of Westfield, giving each sign a unique nature-based patina that evolves as the park does.

Following their success creating luxury hotel experiences, the Kor Group approached Bruce Mau Design to help plan a new hospitality concept launching in multiple locations across the US. BMD worked intimately with the Kor Group team and Kelly Wearstler Interiors to bring the Proper vision to life through its new brand expression. The Proper identity was designed with a respect for centuries-old traditions and discerning guests. In addition to the bespoke Proper logo and wordmark creation, BMD developed a rich and varied typographic style, a material driven color palette and a candid photographic direction for a stylish look. The identity system included city-specific visual modulations for each of Proper’s locations and property types. The brand roll-out consisted of a multi-city stationery package, a full suite of marketing materials, a brand video, a website and amenities packaging. Proper will begin opening hotels in 2016 in emerging urban innovation districts within the most exciting U.S. cities and boroughs including Austin, Brooklyn, Los Angeles, Hollywood, Miami, Napa Valley, San Francisco and Santa Monica.

BuroHappold Engineering Hospitality 27,000 SF Completed 2013 Hall Winery Private

BuroHappold provided structural engineering expertise for this new state of the art winery. The dramatic floor to ceiling windows in the new tasting room are a vital design element and constitute an important part of the winery experience. Our specialist team developed an innovative structural solution to realize the design and avoid a highly visible structural system. The resulting curtain of transparent, low iron structural glazing is both stunning and dynamic, creating a strong link between interior and exterior spaces. Due to the location in a high seismic zone we also ensured that the structure is not vulnerable to natural hazards.

BuroHappold Engineering Commercial Office 350,000 SF Completed 2003 Lyme Properties $107 million

BuroHappold Engineering provided structural/MEP engineering and sustainability services for this LEED Platinum facility. More than 32% of the exterior envelope is a ventilated double facade that blocks solar gains in summer and captures solar gains in the winter, with operable windows on all 12 floors. Further, steam from a nearby power plant is used for central heating and cooling. The building’s central atrium acts as a return air duct and light shaft allowing fresh air to circulate. Natural light from the fully glazed facade and from the atrium brought in by solar-tracking mirrors above the skylight is reflected deep into the building.
