420 Key Hotel; Biotech Offices; Retail 481,000 sq ft Design Development Oliver Companies $180,000,000

The central concept for our development proposal at 121 East Grand Ave is to transform an otherwise typical corporate hotel into a vibrant anchor for the accelerated and future growth of South San Francisco. The project aims to reverse the traditional suburban style office towers that surround themselves with vast landscapes of asphalt, light poles and disengaging environments. Typically, office tower configurations support bad habits where automotive-centric commuting and isolation from public interaction prevail. In contrast, we are proposing an interactive site that fosters continuing participation from its guests, community, businesses, and area residents through dynamic interactive spaces. This flexible hub shall serve as a central campus connecting the old downtown district with the biotech district, wherein the project site sits. It combines value-generating spaces with strategically stable, sustainable, and engaging programming. Located at the gateway of what is currently known as the birthplace of the Biotech industry, the proposed development shall be in service of the Downtown Station Area Specific Plan of South San Francisco and will lead the charge in the development and implementation of the downtown specific plan. The proposed site begins with an intelligent mix of programs at a highly concentrated density to allow for maximum interaction between the Research and Development biotech community, short and long term hotel residents, and public and professional users of curated commercial retail. Next comes an active exchange through a redeveloped Grand Avenue corridor that encourages both foot and bicycle traffic through the 101 barrier as well as targeting our neighboring offices to encourage a cross-pollination of relationships, ideas and interactions.

Hints of the interior program are seen in the overall gestures of crescendo peaks and tranquil interludes of the continuous wrapping skin. The Cultural Island includes a 1,600 seat main theatre, a 400 seat secondary theatre, studios, education facilities, an exhibition space and a variety of retail and plaza space. Manhattan is a vertical city. It’s easy to get lost amongst the vertical lines and never look up. It’s easy to get caught up in the energy and not stop to change our perspective. Hudson Americano is set up to do just that - to skew our expectation of the linear verticality of Manhattan through a four-dimensinal facade pattern that shifts with the depth of light and perspective. It breaks up the monotanous fabric of Manhattan and hopefully offers moments of serendipty. The facade projects inward and outward at certain angles to increase natural light and heat absorption while also framing views of the city and the Hudson river. It is a beautiful combination of sustainable practice and ground-breaking desigin and construction.

PRINT HOUSE Program Size Status Client Budget

Residential 16,000 sq ft Concept Development Tony Capasso $20,000,000

Print House springs from the need to optimize a method of constructing buildings that has become a dominant practice for well over a century. Concrete construction has become pervasive due to its high compressive strength and aversion to corrosion and weathering effects. Unfortunately, its excess material usage in forming and strengthening the material has become costly and inefficient. We aim to change the way concrete materials are made. We will create new formal and sustainable opportunities through a layering or ‘3D printing’ of concrete. We look back to the ancient methods of laying brick and building arches. By combining the construction principles of an arch with the catenary elasticity as seen in the silk of a spider’s web, we create the Print House. ings and, perhaps more importantly, as cues of sun paths and water collection devices. The house is innovative in design, sustainability and construction. It is absolutely the house of the future… today. The roof peaks reach to the sky both in an aesthetic gesture to the rolling hills of its Malibu surroundings and, perhaps more importantly, as cues of sun paths and water collection devices. The jutting landscape over Taiping Lake makes Huangshan Mountain a canvas that is both inspiring and phenomenal. We wanted to integrate a smart and sustainable community development and provide the client with as many rooms as possible that would face the water. In Chinese culture, water is thought to exude pliant and yielding characteristics that are necessary for ease in both interpersonal relationships and in the relationship between building and land. The intention was not to build on the mountains but to build amongst them. Much like an ancient Chinese painting, the design is meant to dance across the landscape, blurring thresholds of nature’s elements with the built environment. Here, the undulating terrain defines the placement of each lakeside building, while the views situate each unit within those plots. The rugged sloping terrain allows the integration of natural irrigation, aeration, and water filtration, while also offering opportunities for natural rain waterfalls and saline pools. Nestling the buildings into the earth allows for natural heating and cooling solutions where heat is absorbed in the concrete walls in the peak hours of the day and is released at cooler times in the evening. Natural airflow through the buildings occurs through common atriums that also act as common gathering areas for the residents. These features, alongside the Avatarlike terrain and integrated design, provide a new type of environment for people and nature to come together.

Stitch House was designed for a well versed developer with almost one million square feet of developed property in Malibu, California. The concept comes from the desire to create a house where its residents and guests alike can feel as if they have places for both meditative solitude and heightened interactions. Four distinct wings intersect in a vortex of grand staircases and circulation that are flanked by a japanese rock garden and infinity coy pond. Stitch House draws from the sheering shale rock of the Malibu mountains. The residence creates a deep connection to nature when the levels of the house begin to reference the layers of the rock peeling off from one another and stitching back together in such a rugged yet magnificent way.

Located in the Brentwood neighborhood of Los Angeles, the single family residence takes advantage of a long urban lot that allows for a 6,000 square foot home, expansive rear lawn, pool, and guest house. The plan of the home takes the shape of an “H” with the kitchen and dining room joining the lengthier bar geometries of the first level, and an aluminum louvered glass bridge connecting the two bedroom sections of the second level. An open interior living room adjoins an outdoor living space with exterior dining area, kitchen bar, grill, and fireplace shaded by western red cedar roof overhangs that support the master bedroom terrace above. A heated and illuminated outdoor lounge provides a place to relax and take in views of the pool. Three bedrooms on the upper level, plus a den and office on the lower level, comprise the additional interior spaces of the house. Green roofs that extend from the bedroom terraces and windows bring foliage inside. Black ironspot brick and cedar wood ceilings on both the exterior and interior further unifies the outdoors and indoors. In addition, a materials pallet of grey acrylic plaster and weathered wood siding anchors the guest house to the main residence

FRESHHILLS PLAN

As we approach Fresh Hills the undulating mounds appear to be natural elements growing from the earth. The closer we get, however, it is clear this structure, like the mounds below it, are not native to the recently capped Fresh Kills landfill site. Its form rests lightly on the existing topography and creates definition across the expansive horizon. It caresses the East mound creating a seamless integration between utility scale energy harnessing and a program filled landscape. It creates a harmonious relationship between earth and wind. Fresh Hills is a remedy for the typical turbine farm that so often isolates the landscape and discourages communities from engaging the space. The artificial landscape lifts higher at levels of increased energy potential where more predominant wind speeds and duration exist. It is a direct relationship between energy and land. The apparatus is generated from the grafting of Fresh Kills windrose data onto the site, creating a seamless exchange between the site specific data and the structure used to harness that information. The project is site specific, but the concept provides global versatility. The apparatus supports the wind turbines while also acting as a buffer that redirects and dissipates airflow towards the turbines’ vortex. The expansive surface area at the mouth of the mounds helps funnel wind towards the turbine and takes advantage of the fluid dynamic nature of airflow. The structure guides the airflow creating a low pressure system on the other side of the mounds resulting in a pastoral central plaza. As if standing at the eye of a storm, the central hub becomes a place to gather, reflect, play, and explore. At the same time, the hub acts as a departure point guiding the user through its valleys to the extending vista platforms. The platforms set up a relationship between the user and the park as they reach out to frame the surrounding context. As site lines extend beyond the immediate park all the way to the Manhattan skyline, a richer meaning to the history of Fresh Kills transpires. Fresh Hills is more than a CO2 filtering, energy generating landscape. Fresh Hills is a beacon tuned to its specific frequency. It illustrates to the world what the future of Fresh Kills stands for and delivers a promise for a healthier future. It is a symbol that people will recognize, learn from, and interact with for many years to come.

Across the Nova Scotia landscape on the Canadian East coast are vast fields of marshlands and natural terrain. The local people have preserved the land for centuries by building elevated wooden trails to maintain a cultural bond and connection to nature. The wooden trails have become a defining aesthetic across the Eastern landscape and provided the inspiration for the sauna’s design. The sauna draws visually from the meandering trails and creates a cohesive physical integration by allowing natural foliage to grow through removed planks along the structure. In harmony with land preservation, lightweight structural principles were used to minimize the footprint. Permeations were introduced into the leaning walls to extend the users’ gaze from inside the sauna toward the expansive ocean horizon.

The perfect waves stand still. This formal language represents the dominant active water culture of the Gold Coast. Swell becomes an authentic symbol that acts as a global attractor of creative culture and innovation, and will be sure to ripple inspiration throughout the international art and architecture community. Swell exemplifies Australia’s inherent aboriginal roots and a visionary future of innovation. It aims to foster and facilitate collaborative innovation through its connected network of circulation. Pavilions and pathways that create the Artscape are arranged to entice visitors to explore the site in Aboriginal Australian symbols are a rooting influence in the idea of the Swell and are evident in the arrangement of the Artscape. Much like the aboriginal symbol of a circular campfire that ensured a sense of storytelling and community, the circular pavilions set the stage for a global community through idea-sharing and collaboration. Innovation and cultural definition is built over time and through layers of ideas and exploration. The environment that hosts such provocative ideals must be stimulating in its own right, offering the global community a hint of what’s to come from this inspiring hub. The Swell builds upon the history of its ancestors with a clear and dramatic vision for the future. It will connect, enable, and provoke the global community in a way that only the Gold Coast can do.

Imagine an eco-conscious live/work environment that eliminates your vehicular commute to and from work, all while providing stimulus for collaborative spirit and serendipitous encounters within your creative community. Matthew Rosenberg of M-Rad Studio in Los Angeles is proposing precisely this with a stunning set of towers called Inter-Act Residence for Tony Hsieh’s Downtown Project in Las Vegas, Nevada. The concept is simple: create a building or buildings that houses both spaces and are sold or rented together but are situated away from each other. The short distance between the work unit and the live unit acts as a common area for residents and employees to meet and encounter one another more frequently. Inter- Act is designed to enrich Las Vegas’s burgeoning creative community with a participatory ethos. In helping shape the Las Vegas landscape we will also change the lives of those who currently live there, hopefully in a very positive way. InterAct incorporates Rosenberg’s three guiding principles for designing architecture: to foster community, to respect the local culture(s), and to use the climate data available to lessen our ecological footprint.

Voids along the facade create an immediate link between the hotel and the city and act to bring the outside in. Interior voids stretch sitelines from private suites across the three story atriums into other guest’s rooms and event spaces. The hotel comes to life as suites look down into the restaurant, the lobby looks up to the artist studio and the infinity pool watches over the city.

The Craic House challenges the prototypical hotel model and offers guests a heightened voyeuristic awareness to their temporary surroundings. The voids create authentic relationships between guests. They also host gallery spaces for the resident artists and edible gardens for the in-house restaurant. The transient patterns within the hotel offer an ideal template for guests to explore their curious imaginations. It is a place for chosen exploration and provocation. The Craic house is made to provoke inspiration and cultivate creativity.

CULTURE Diverse cultures exist within larger populations. This is clear. The success of our public and private works has been based in an understanding of how these communities interact, or perhaps do not interact with each other. With a holistic understanding of local cultures, it is possible to elevate architecture beyond utility and aesthetic and begin resolving issues that affect the community at large. We want our buildings and products to be as unique as the people who live in and use them.

COMMUNITY At M-Rad, we aim to create work that fosters connections between people as well as with the structure itself. For us, an object or building is successful when it engages, nourishes, and creates community.

CLIMATE We believe in sustainability. After everything this planet has afforded us, prioritizing sustainable ideas and practices is the least that we can do. Our structures are conceived to leave the minimum impact while maximizing the ample resources made available to us by nature itself. They also encourage sustainability more indirectly by accenting the individual’s role in the greater context of the landscape and community. If our work can help remind people of their role in the delicate fabric of the natural world, then we can feel confident that we are providing more than just utility and beauty; we are building solutions.
