Welcome from the President 2025

marks an exciting new era for the Master Builders Western Australia awards program. The new Building Excellence Awards launch with refreshed categories, a streamlined judging process, and a sharper focus on celebrating true industry excellence; they have been reimagined to raise the bar higher than ever before. It’s been a huge effort, and the MBAWA team have done an outstanding job.

Being an MBAWA award winner now means more than ever.

For the first time, regional members now compete on equal footing with their metropolitan counterparts, with many winners advancing to represent WA on the national stage. By reducing more than 900 categories down to just 55, the competition has never been tougher – making victory a genuine mark of distinction.

The past year has been one of real progress for MBAWA: doubling training delivery across the state, launching the FutureBuild Academy to address workforce needs, and securing major advocacy wins such as free access to Australian Standards and reforms to procurement and training subsidies. These achievements reflect MBAWA’s commitment to supporting members and strengthening the industry’s future.

In 2025 we bid farewell to outgoing CEO Matthew Pollock, who leaves a lasting legacy of innovation and impact, and warmly welcomed incoming CEO Matt Moran, who will guide MBAWA as it continues into its next chapter.

The Building Excellence Awards would not be possible without our judges, who volunteer their time each year to ensure every entry – no matter where it is located in WA – is judged in-person. I wish to thank and acknowledge this incredible team of people, led by Rob Shaw and Glenn Smith, for their support and dedication.

In our first year combining the programs, these awards represent the pinnacle of achievement within our industry, recognising not only the technical skills of building and construction but also the vision, innovation, and dedication that set new benchmarks for excellence in Western Australia.

Local labour and machinery were key to its success, with tidal conditions carefully managed to ensure smooth progress. A standout architectural feature is the extensive use of 2205-grade stainless steel for all stairs, ramps, and handrails, combining durability with contemporary design.

The scope included demolition of old structures, including concrete ramps, wooden and concrete stairs, and existing paving. Stage 1A introduced a new stainless-steel central staircase on concrete piles, sandstone block feature walls, dune re-profiling, and environmental dune protection measures. Stage 1B delivered stainless-steel stairs on the southern side, a pedestrian ramp to the Surf Life Saving Club, and a new vehicular access ramp.

Additional works included new paving and natural stone pathways, a skatepark, basketball court, shade structures, BBQ areas, seating, garden beds, and a full lighting system designed for both functionality and turtle breeding periods. Delivering 21 kilometres of new rail and five stations at Morley, Noranda, Ballajura, Whiteman Park, and Ellenbrook, the project integrates seamlessly with existing road and bus networks.

Sustainability was central to the design, with digital engineering and Modern Methods of Construction (MMC) reducing material use, waste, and environmental impact. Notable achievements include two fauna underpasses supporting safe crossings for local kangaroos, demonstrating a strong commitment to biodiversity conservation.

Key infrastructure elements include rail viaducts, bridges, intersections, pedestrian underpasses, and 3300 parking bays. MMC strategies, such as modularised stairs, lifts, canopies, and platforms, enhanced consistency, quality, and productivity – 70% of the Bayswater viaduct was precast, improving efficiency by 60% and accelerating delivery by 30%.

Adjacent to St John of God Murdoch and Fiona Stanley Hospitals, Murdoch Square transforms five separate lots into a cohesive, 3-lot mixed-use precinct built around a central outdoor space.

Spanning 1.2 hectares, the development comprises five buildings over a shared basement, delivering 150 hotel rooms, 27 residential apartments (including 12 NDIS units), 182 aged care rooms, 60 medi-hotel beds, a 77-bed mental health facility, commercial offices, specialist medical suites and consulting rooms, retail and F&B outlets, a childcare centre, and basement parking with loading and waste facilities.

The project overcame complex challenges, including multiple clients, mid-construction design changes, and COVIDera constraints, while maintaining uninterrupted operation of neighbouring hospitals. Works were carefully sequenced and managed to minimise disruption, with progressive handovers across seven stages.

Delivered under a 5 Star Green Star Design v1.2 rating, Murdoch Square exemplifies a sophisticated, sustainable, and collaborative urban healthcare and mixed-use development.

Renascent was engaged by St John WA to deliver an ongoing program of redevelopment works across their Belmont and Geraldton assets in 2023. The Lapage Street project transformed the 1970s building through extensive internal and external refurbishment, including major demolition, lift replacement, structural remediation, façade upgrades, and extensions.

Completed under an ECI model alongside two other St John buildings in proximity to Lapage Street, Renascent guided design, programming, logistics, scope, and budget, progressing all documentation to IFC.

The renovated ground and first floors feature premium fit-outs, including new training and meeting rooms, breakout areas, and offices, as well as mechanical, data, and lighting upgrades, a café, and a museum celebrating 130 years of St John WA.

The redesign enhances operational efficiency, optimises departmental adjacencies, and provides open-plan, user-friendly spaces. The updated façade, entrance, and signage reflect St John’s identity, creating a cohesive, functional, and visually engaging workplace that meets modern operational and training needs.

Originally blessed in 1925 by His Grace Archbishop Clune as both a school and parish hall, the Star of the Sea Hall has long been a cornerstone of Cottesloe’s community. Over the years, lack of maintenance left the building in a state of disrepair, with cracked external walls, rotting timber windows, broken flooring, and a deteriorating kitchen.

In 2024, current Parish Priest Fr Marcelo initiated a parish-led restoration to preserve the hall for future generations. Colli Constructions was engaged to deliver the renovation, with quantity surveyors Wild Woollard overseeing auditing.

Works included external render removal and new tuck-pointing, replacement of 28 timber windows, new doors, skirting, and feature cornices, upgraded kitchen and toilets, ceiling replacement with insulation, airconditioning, updated lighting, audio-visual systems, security enhancements, and accessible ramps and stairs.

The renovation ensures this historic hall remains a vibrant community space, allowing parishioners to enjoy parish events, morning teas, and gatherings for years to come, safeguarding its heritage and continuing its role at the heart of the community.

Completed for the City of Wanneroo, this $9.4 million facility delivers a contemporary, functional, and sustainable space for both recreational and professional use. Spanning two multi-sport ovals, 16 hardcourts, cricket nets, playgrounds, picnic areas, and a dual-use path, it caters to a wide range of community needs.

The Pavilion is the project’s heart, providing versatile support spaces for local sporting clubs, including change rooms, toilets, showers, umpires’ rooms, first aid, storage, kitchens/kiosks, and specialised areas such as communication and cleaners’ rooms.

Façade treatments combined structural steel, aluminium fins, timber-look cladding, COLORBOND® sheeting, face brickwork, and glazing, all carefully coordinated to achieve the required finish. Inside, acoustic feature ceilings, integrated lighting, and mechanical vents create a modern, functional interior.

An advanced BMS-connected ventilation system ensures energy-efficient air quality, while construction planning maintained public access to parks, courts, and playgrounds throughout. The project exemplifies careful design, sustainability, and community-focused delivery.

The RUAH Centre for Women and Children in Northbridge is Australia’s first dedicated healing and recovery centre for women and children escaping family and domestic violence. Designed in consultation with women with lived experience, the centre prioritises safety, support, and empowerment.

The seven-storey building accommodates back-of-house services, client services, corporate functions, and secure shortterm accommodation. Two floors provide direct support, including daily services, women’s health, and economic and legal assistance, while the upper floors feature an ‘internal street’ –outdoor-style circulation spaces designed for discrete movement and enhanced safety.

Constructed on a challenging inner-urban site with boundaryto-boundary constraints and high-pressure gas mains, the project required innovative solutions, including a unique glazing installation. Sustainability and resourcefulness are reflected in the repurposing of roof trusses from a demolished structure as feature cladding for reception desks.

Delivered to the client’s satisfaction with no outstanding items at Practical Completion, the centre is considered a Centre of Excellence.

Initial architectural concept drawings were provided by the client through Marocchi Engineering / Plato Consulting, with Shelford taking over the design and working drawings in collaboration with new and existing consultants.

The building is divided into two wings: one for administration, featuring a reception area, meeting rooms, offices, staff amenities, sensory spaces, and a medical room; the other, for several spacious Early Years classrooms, each 108sqm, with central collaborative areas, kitchens, and Kindy-sized amenities.

A contemporary skillion roof tops a façade of classic face brick, COLORBOND® cladding, and timber-look panels, highlighted by a signature blade wall. Timberframed verandas with 3m-wide coverage and washed aggregate concrete complement raked mini-strip ceilings, skylights, and bespoke cabinetry.

Completed in just 42 weeks, the project was ready for client fit-out and playground construction ahead of the 2025 school year.

In collaboration with Matthew Crawford Architects and TPM, Byte Construct delivered a two-level centre that includes activity rooms, sleep areas, staff offices, a reception, and a kitchen, all thoughtfully integrated with the natural slope of the site. Tilt panels were cast on-site to overcome material shortages, requiring precision to achieve a Class 2 unpainted finish with a burnished wax coating.

Construction took place in an active school environment, demanding strict safety protocols, careful scheduling, and close collaboration with stakeholders to minimise disruption.

Challenging site conditions – including limited access, existing buildings, and slope – were addressed through specialist access equipment, temporary shoring, underpinning, and retaining walls to maintain stability throughout construction. Early handover of the undercroft space allowed school operations to continue seamlessly, while shutdown periods were precisely scheduled to integrate new services.

High-quality finishes define the interior, including polished concrete floors, exposed concrete soffits and services, timber ceiling and wall linings, bespoke joinery, illuminated timber handrails, acoustic panels, and custom metalwork. Externally, landscaping integrates limestone and masonry retaining walls, exposed aggregate paving, a stainless-steel slide, water play feature, nature play elements, and extensive soft landscaping.

Geared Construction

The City of Armadale engaged Geared to deliver the new Piara Waters Library, following a needs assessment for the local community. The facility incorporates traditional library areas, children’s spaces, youth zones, IT and AV areas, and offices, providing a state-of-the-art environment for all demographics of residents.

The project benefited from several approved valueengineering initiatives, including alternative cladding, structural details, and lighting solutions, which generated savings that were reinvested in upgraded AV and other enhancements. Constructed within an existing swale, the site required extensive dewatering and retaining works, as well as the careful redirection of drainage – all completed during winter without affecting the project program.

Geared’s close collaboration with the City of Armadale, Hunt Architects, and DCWC ensured smooth coordination, timely delivery, and adherence to budget. The result is a considered, functional, and modern library that meets community needs and sets a benchmark for future civic facilities.

Stories Yagan Square is a premier multi-level entertainment precinct in the heart of the Perth CBD, spanning 4,000sqm and featuring three restaurants and nine bars. As the largest hospitality venue in Western Australia, it accommodates up to 2,500 patrons at once.

Originally developed by the State Government in 2017, the building struggled to function as the intended hospitality hub linking Northbridge and the CBD. Nokturnl, securing the government lease, partnered with Builden – experienced collaborators on previous hospitality projects – to reimagine the space. The joint vision was to create a venue offering multiple, distinct experiences for patrons, while seamlessly integrating with Railway Lane and Yagan Square to maintain public interest and foot traffic during construction.

Construction posed significant challenges, including working over active train tunnels, managing live transport operations, limited site access, and coordinating with multiple independent tenants.

Demolition began in December 2022, and the transformed venue officially opened in May 2024, delivering a vibrant and dynamic entertainment destination.

Located on one of the upper-most floors of the One Subiaco Residence, this luxury penthouse offers breathtaking views across the Perth city skyline, Swan River, Fremantle, Perth hills, and the Indian Ocean. Leeder Residential was entrusted with transforming the concrete shell into a refined, high-end living space.

Collaborating closely with the client, our team ensured the design intent was fully realised while maintaining buildability. Material logistics posed a unique challenge, with all items transported via the building’s modest lift access. Patagonian granite slabs and American walnut panels were pre-cut and carefully planned for access, with templates and jigs developed to facilitate delivery and installation.

The project features exquisite craftsmanship: aside from the aforementioned American walnut joinery and Patagonian granite benchtops, it features herringbone French oak floors, honed marble portals, polished Venetian plaster, European fixtures, and custom lighting and appliances.

Through meticulous planning, skilled trades, and unwavering attention to detail, Leeder Residential delivered a penthouse that perfectly balances elegance, functionality, and panoramic vistas.

Arup’s office fit-out at Westralia Square 2 spans three levels, totalling 2,598sqm, with each floor featuring a nearly identical layout centred around a void that visually and socially connects the spaces. This project exemplifies sustainable design, achieving WELL Platinum Certification and aligning with the Living Building Challenge.

Material selection focused on quality, local sourcing, and non-toxic products to reduce environmental impact and ensure healthy indoor air. Local trades and artisans were engaged, supporting the community while maintaining the highest standards of workmanship. Energy-efficient lighting and climate control further reduced the office’s carbon footprint.

Aiming for a zero-waste lifecycle, the project targets 100% diversion of construction waste from landfill, a pioneering achievement in Western Australia. Every element of the fit-out, from planning to execution, reflects a commitment to sustainability, creating a workspace that balances beauty, functionality, and environmental responsibility – a true milestone in Australia’s green building landscape.

PERTH HQ STAGE 1

The BHP Tower fit-out spanned nine floors, incorporating highly complex structural and architectural elements. A key challenge was relocating an existing interconnecting stair between Levels 33 and 34, requiring precise dismantling, repositioning 15 metres into a new penetration, and accounting for slab load capacity and access flooring.

On Level 45, two internal pergolas weighing 8,800 kg were installed across 144 sections with 212 visible splice joints, highlighting the ceiling height while demanding a flawless architectural finish. The project also managed an extensive palette: 37 paint colours, six acoustic panel colours, and 4,194 pieces of furniture, coordinated with detailed markup guides to ensure the architects’ vision was executed accurately.

The fit-out included diverse workspaces such as wellness rooms, co-lab areas, libraries, lounges, games rooms, and contemplation rooms.

Completing the fit-out within an operational tower required careful coordination to minimise disruption to daily building operations and public spaces. Sustainability was prioritised, with the fit-out targeting a 6 Star Green Star rating through rigorous material tracking and management.

ROCKINGHAM DENTAL ON THORPE

Thorpe Street, Rockingham

Rockingham Dental, designed and delivered by Medifit Design & Construct, replaces a 1970s facility with a purpose-built, modern practice tailored to contemporary dental care.

The new clinic features eight treatment rooms arranged around a central sterilisation hub, improving workflow and efficiency. Advanced technology integration includes a CBCT room, CEREC facilities, and a 3D-printing-equipped lab to facilitate in-house digital dentistry.

Patient comfort was a priority, with a recovery lounge providing discreet exits for sedation patients, while staff benefit from expanded offices, a break area, and a noise-reducing phone room. Accessibility upgrades include sliding entry doors, compliant amenities, and a patient-friendly layout.

The design incorporates high ceilings, abundant natural light, and a coastal-inspired palette with timber accents and curved detailing for a professional yet comfortable setting. Completed with minimal disruption, the facility now offers a future-ready environment that enhances both clinical efficiency and patient experience.

This project demonstrates how well-considered design and construction methodologies can elevate healthcare environments without unnecessary complexity.

St. John of God Hospital Murdoch (SJGHM) stands as a premier private health campus in WA. Witnessing a surge in demand, the client embarked on a transformative journey that focused on the Endoscopy Unit and Emergency Department.

The Emergency Department redevelopment included an expanded and refurbished waiting area, new triage and admissions spaces, additional examination rooms, an extended flight deck, and a redesigned ambulance entry – enhancing patient flow and emergency response capacity.

The Endoscopy Unit expansion delivered a new procedure room, six additional recovery bays, upgraded clean scope storage, reconfigured layouts for efficiency, and fully compliant decontamination areas.

Works were carefully staged to maintain uninterrupted hospital operations. Cooper & Oxley’s opendoor policy encouraged collaboration with hospital staff and subcontractors, ensuring challenges were addressed in real time. Clear communication, a strong focus on patient and caregiver experience and active risk management – including mitigating infectious respiratory risks – underpinned the project’s success.

The result is a modern, efficient healthcare environment designed to improve patient care today, while allowing for seamless integration of future expansions.

MURDOCH SQUARE

Murdoch Square is a health-focused mixed-use precinct that unites residential, aged care, medi-hotel, and specialist medical facilities within a cohesive, community-centred design.

Located alongside St John of God Murdoch and Fiona Stanley Hospitals, the 1.2-hectare development integrates five buildings around a shared outdoor space, supported by a common basement and a new pedestrian bridge directly linking to Fiona Stanley Hospital.

The design brings together diverse functions – from NDIS apartments and aged care to mental health and consulting suites – creating a seamless continuum of healthcare, accommodation, and support services in one connected precinct. Careful urban planning ensures the precinct operates harmoniously within its busy hospital setting, while staged delivery allowed early occupation and smooth transition for tenants.

Achieving a 5 Star Green Star Design v1.2 rating, Murdoch Square demonstrates how integrated design can deliver sustainable, peoplefocused outcomes in large-scale health precincts.

One Richardson is a landmark mixed-use development in South Perth, delivered under a Design & Construct contract after the project had stalled for nearly a decade. Originally commenced in 2014, the works were revitalised by EMCO Building, whose proactive design and construction solutions ensured its successful completion.

Significant re-engineering addressed challenges from the hiatus, including compromised foundations and outdated planning. EMCO’s redesign removed car stackers, rationalised services, and introduced an alternative foundation solution – enhancing structural integrity, reducing costs, and improving sustainability outcomes.

The completed development comprises 65 luxury residences across 13 floors, a bespoke two-level mezzanine apartment, 6,000sqm of A-grade office space, and activated street-level retail including a café. By balancing structural innovation with design excellence, EMCO delivered a sophisticated precinct that integrates residential, commercial, and community life while redefining South Perth’s urban landscape.

Delivered by Multiplex under an ECI Design & Construct contract, The Grove Residences is a luxury residential development spanning a 15,741sqm site in Claremont.

The project comprises four buildings over a shared twolevel basement and features 228 dwellings, 578 parking bays, and five commercial tenancies.

Residents can enjoy extensive private amenities at The Sanctuary, including a lap pool, spa, cold plunge, gym, multipurpose studio, sauna, steam room, media room, golf simulator, workshop, and landscaped garden. The Sunset Rooftop on Level 16 offers private lounge, dining and cocktail areas, with an external terrace deck providing sweeping coastal, river, and city skyline views.

The development features a diverse range of apartments – from studios to four-bedroom penthouses – with opportunities for bespoke upgrades and premium finishes, while the three main buildings – Brighton, Oceanside, and Riverside – are seamlessly integrated with landscaped spaces, wellness facilities, and commercial offerings.

The final result is a sophisticated, amenity-rich lifestyle that elevates Claremont’s urban residential environment.

The Murdoch Square Lot 2A aged care building forms part of a three-lot mixed-use precinct spanning 1.2 hectares, located adjacent to St John of God Murdoch and Fiona Stanley Hospitals.

The precinct includes 182 aged care rooms with common areas, integrated with hospital, residential, retail, and commercial facilities. The building’s façade combines punched windows, double-height glazing, window walls, awnings, aluminium louvers, and perforated screens, creating a modern and welcoming aesthetic.

Internal finishes were carefully specified to be low-maintenance and easy to clean while enhancing resident safety, comfort, and well-being. Slip-resistant vinyls and low-pile rubber-backed carpet for flooring were chosen to minimise trip hazards and ensure compatibility with mobility aids, while contrasting colour schemes support wayfinding for residents with cognitive impairments. Durable joinery and ceiling fans improve comfort and hygiene, and a curved floating stair case links the lower ground and podium levels to promote connectivity and integration with the central precinct.

Delivered under a 5 Star Green Star Design v1.2 rating, the aged care facility exemplifies thoughtful design that balances safety, accessibility, and a homely environment for seniors.

Located in Shark Bay, Denham, this 12-unit retirement village delivers modern, comfortable, and accessible living for seniors, seamlessly integrating with 13 existing independent living units. The single-story units feature spacious openplan living areas, modern kitchens, and bathrooms designed for ease of mobility, ensuring a safe and practical environment for residents.

In line with the region’s unique climate and environmental concerns, and alongside its UNESCO World Heritage site listing, the village incorporates sustainable design principles. The units are equipped with energy-efficient features such as timber frame and double glazed windows, thus reducing the development’s environmental impact while providing cost-effective utilities for residents.

The compact units are thoughtfully designed to maximise space efficiency and liveability, supporting independent living in a remote coastal setting.

Despite challenges posed by limited site access and the lack of available materials and trades, the village provides high-quality, affordable housing that enhances the quality of life for seniors, while complementing the natural and historic beauty of Shark Bay.

The Arup Perth office fit-out is a benchmark in sustainable commercial design, combining environmental responsibility with innovative, human-centered spaces.

Guided by the stringent standards of The Living Building Challenge and achieving the WELL Building Standard Platinum Certification, the priority for the three level, 2,598sqm fit-out was material selection, with a discerning eye not just for quality but for local sourcing. Penguin Facades’ scope on the new Public Transport Operations Control Centre (PTOCC) project encompassed the design, supply, and installation of window wall systems, steel-encased strip windows, vertical aluminium fins, and balustrades.

The project presented complex detailing challenges, particularly integrating steel-framed strip windows and projecting fins into the precast structure. Through close collaboration with the builder and other trades, the team delivered a high-performance, visually striking façade that met the architectural intent and construction sequencing requirements while maintaining a strong focus on quality, safety, and program delivery.

The outcome is a refined exterior that demonstrates Penguin Facades’ commitment to craftsmanship, teamwork, and smart construction – delivered safely, on time, and with zero defects at handover.
